The wee village of Glenuig is a great base for a holiday with sandy beaches and walks nearby as well as being well positioned to explore, Moidart, Ardnamurchan and The Road to The Isles. The four bed roomed Viking Cottage is situated adjacent to The Glenuig Inn where food is served all year and nearby to Glenuig Hall which hosts occasional music and art nights. Tayvallich is a small village at the head of Loch Sween in Knapdale, Argyll.  It is ideal for water sports, walking, cycling or just chilling out. There is a lot of wildlife to see nearby e.g. otters, beavers, red squirrels, pine martens, deer and a variety of birds. The jura passenger ferry leaves from the jetty next to the shop to the Island of Jura during the summer months.

When should I book?

Some of the more popular locations will book up many months in advance, so booking early is essential.

Where on Skye should I book?

This is very much personal preference. As a guideline if you want a quiet holiday then choose a self catering house that is in one of the quieter corners of the island such as: Ord , Sleat , Elgol , Staffin , Glendale , Kylerhea or Waternish . For those that would like to be a bit closer to shops, restaurants and pubs then choosing somewhere near the larger villages such as: Portree , Uig , Broadford , Dunvegan or Kyleakin . If your not sure where to stay browse all self catering cottages.

Are self catering cottages graded or rated?

Self Catering business owners can apply to have their business graded by the Scottish Tourist Board. This is a rating out of 5 stars. To get 5 Stars the business must be ‘exceptional’, if a business has a rating of 3 or more you can be sure it will be very comfortable. This rating is not compulsory; there are many great unrated businesses to choose from.

What’s included with a typical self catering cottage?

You’ll get a full house to stay in, including bed rooms, a living room, Kitchen and Bathroom. Most cottages also include linen & towels and everything you will need to cook and serve meals.

How long can I stay at my chosen self catering house?

Most Self Catering businesses take bookings for 1 or more weeks, with the same turnaround day often a Saturday. Out of season, it can be arranged for shorter stays such as a weekend.

Will there be internet access?

Many of the properties do offer access to the internet.

How much is it likely to cost?

This depends on the location, the time of year, the rating of the business and the reputation of the business. Typically it will range from £300-£2000 per week.

What self catering homes offer disabled access?

Many businesses offering Self Catering are built as a family home, so as standard most do not offer this. There are a good few that do, simply check the business listing for details.

When self-catering cottages in Scotland are awarded 5 stars from Visit Scotland (formerly known as the Scottish Tourist Board) then they are classified as exceptional self-catering accommodation. The VisitScotland star grading is often criticised but if you want to stay in a Scottish holiday cottage with 5 stars then it does have their highest star grading possible so you can book with confidence that it offers top quality accommodation and facilities. The 5 star cottages in Scotland listed on www.scotland-holiday-cottage.com (and there are some in all areas) represent the top quality Scottish cottages and offer luxury self-catering. Many top quality cottages don't apply for the listing and so lots of the holiday homes on the site are of a 5-star quality and standard (or 6 star !) but don't have the logo from Visit Scotland. The difference between 4 stars and 5 stars can be just whether the glasses are crystal or there is a TV in every bedroom - and not all visitors would welcome or value these additional extras! Many of us looking for a vacation rental home would appreciate the charming holiday cottage set in an idyllic, peaceful location with an amazing view. ‘It’s a total nightmare’: The holiday let crackdown killing tourism in Scotland

S cottish holiday let owners feel as though they can’t catch a break . A new licensing regime and a potential loss of mortgage interest relief has led to higher costs for everyone – and tourism is suffering.

The businesses that made it through the pandemic were rewarded with an influx of visitors as restrictions were lifted. However, the impact of higher interest rates and inflation on families’ spending power has meant numbers are beginning to dwindle.

Spending linked to short-term lets was worth £3.8bn to the Scottish economy in 2021, according to research by Oxford Economics commissioned by Sykes Holiday Cottages, and supported 65,000 jobs.

It is a time when many expect governments – both in Holyrood and Westminster – to be looking at what they can do to help.

However, swathes of regulation is making it harder for owners of holiday rentals to turn a profit.

Last year the Scottish government introduced a licensing regime for the sector.

From October 2023, all short-term lets including self-catered accommodation and B&Bs are required to hold a licence in order to take bookings and receive guests . These are granted by the local authority which are allowed to set their own pricing for the permissions.

The average application fee for a three-year licence varies from around £260 for a double room to up to £520 for a short-term rental house with a maximum occupancy of 10, according official government figures.

This works out as an annual average of between £90 and £170 for these types of short-term lets. However, these vary based on location.

In addition, councils have been granted the power to designate “control areas” where there is a particularly high concentration of rental properties. If a property falls within a control area you need planning permission from the council to change its use.

This means property owners could be prevented from expanding or starting a holiday let business if the council feels there are already too many in the local area.

Edinburgh became Scotland’s first designated short-term let control area in September 2022.

The total number of licensing applications is around 26,000 according to a Freedom of Information request submitted by the Association of Scotland’s Self-Caterers in January.

It is below the 32,000 previously estimated by the Scottish government.

Furthermore, according to the Scottish Assessors Association, the number of self-catering units across Scotland on non-domestic rates has fallen to just over 17,000 by April 2024. In Edinburgh,  the number has fallen by 16pc over the past 11 months.

Fiona Campbell, chief executive of Association of Scotland’s Self-Caterers, said: “The fact that so few licences have been granted indicates how overburdened local authorities are and they are asking local authorities to make planning considerations. It is a total nightmare.”

Existing hosts that applied before October 1 2023 can continue to operate while their application is processed, the Scottish government confirmed.

Councils have up to 12 months to process these applications during the current transitional phase, which provides an additional three months to allow hosts to clarify their planning status if this is not already established.

“In Scotland we have had a whole licensing regime that has come in that has been difficult and it is a postcode lottery,” says David Smythe MBE, the owner of Cloag Farm Cottages in Perthshire.

Smythe, 66, says some holiday let owners have disappeared from the sector as it has become “too difficult”.

For those who want to continue there is also an element of uncertainty.

Andy Fenner, chief executive of the Short Term Accommodation Association, said: “We are sort of in a holding pattern at the moment because we have got that situation where people have applied for the licences and have the 12-month window to see if they have got them or not.”

Fenner agrees that business owners will leave the sector as a result of the change and that the regulation is misguided.

“We are talking about a couple down the road who have a house they rent out for years and years and they are now called an Airbnb. The cost is going to be passed on to the consumer and families who want to go on holiday.”

The feeling across the sector, he says, is that tourism from overseas is slowing due to increased costs.

Now owners face even further constraints on their businesses.

In the Budget , Chancellor Jeremy Hunt announced the removal of preferential treatment for furnished holiday lets (FHLs).

Currently FHL owners enjoy a more favourable tax regime than owners of long-term rental properties, including mortgage interest relief that allows borrowers to offset their interest payments against their profits. Landlords did enjoy the same relief but they can now only claim up to 20pc.

Income from holiday lets is classed as net relevant earnings for pension purposes, allowing you to make tax-advantaged pension contributions.

However, these allowances are set to be withdrawn, leaving short-term let owners £1,693 worse off on average, according to figures from Quilter based on the average house price in Scotland and a rental income of £13,500.

Smythe says that for those with mortgages it will impact the investment they can put into their properties and while it may not in itself cause owners to sell up, it will become more difficult to make ends meet.

The explanation given by the Government is that the changes will increase the housing supply of long-term rental properties, pushing down prices for tenants and reducing pressure on the system.

However, Campbell says this isn’t the case and instead the policy risks creating more second home owners who do not bring the same tourism and revenue to local areas.

“If you have a second home then the socially responsible thing to do is rent it out when you are not using it.

“But they are disincentivising people from doing that because of all of the changes. We are going to have many more second homes that really do hollow out communities.

“Those are the lights that don’t come on in winter whereas they do in self-catering properties This will shut down viable businesses and destroy people’s pensions.”

It is not only business owners who will suffer, but also those who rely on tourism to support their own income such as pub owners, gardeners and cleaners, says Campbell.

Why owning a second home is no longer worth it

While increased taxes on second homes are designed to discourage owners, Campbell argues many will just pay them and leave their properties empty.

“These regulations are failing every part of our communities, benefiting no one. It is time for a rethink and for industry and government to work together to amend the regulatory framework to benefit all stakeholders,” added Campbell.

Furthermore, in a bid to limit second homes, the Government announced the introduction of a register of short-term lets and a requirement for planning permission for any property rented out for 90 days or more a year.

However, critics say this will just act as a loophole allowing homeowners to rent out their properties at peak times while remaining vacant when there is a lull.

“This time now is the booking window for summer holidays and we need to start shouting that Scotland is open for business,” says Fenner.

“Tourism spreads wealth across rural areas, and drives jobs and investment. Platforms like Booking.com, Airbnb and Sykes Cottages should be welcomed with open arms by the Scottish government.”

A Scottish government spokesman said: “The introduction of licensing safeguards the important role short-term let accommodation plays in our economy by providing assurance to guests on safety and quality, such as gas certificate compliance and suitability of electrical equipment.

“Licensing authorities work with relevant bodies, such as planning authorities, to ensure hosts/operators have complied with relevant legal requirements and to ensure the accommodation can be used as a short-term let.

“The separate statutory requirement for planning permission to be granted for material changes of use is not new, it has been the legal position for decades and pre-dates licensing.”
