Nile Niami’s “The One,” the mega-mansion to end all mega-mansions , is finally on the market for $225 million. But you’ll never get inside.
Unless you can flash a bank account with more zeroes than the GDP of a small country, you’ll never walk the halls of the 105,000-square-foot glass-and-marble fortress. Unless you can land representation from one of L.A.’s top real estate agents, celebrities in themselves, you’ll never get a glimpse of the nightclub, or the moat, or the six-hole putting green, or the golf simulator, or the bowling alley, candy room or multiplex-size movie theater.
The One and its myriad extravagances are reserved for sheiks and nobles, celebrities and CEOs. But that doesn’t mean you can’t spend this weekend touring some of L.A.’s other mansions on the market.
At any given moment in Southern California, in markets hot and cold, hundreds of stellar estates are listed for sale. And each weekend, dozens of these houses open to the masses, letting potential buyers — or just people bored on a Sunday afternoon — experience the opulence that’s supposedly reserved for the ultra-rich.

The idea was simple: Nile Niami would build and sell The One, the biggest and most extravagant new home in the country. Then things went sideways.

Take it from a luxury real estate reporter who lives with roommates: There’s a bizarre thrill that comes from entering spaces meant for those in tax brackets several above your own. If developers insist on cramming huge houses onto tiny lots, replacing the few vacant hills that L.A. has left with massive monuments to opulence and excess, why shouldn’t the general public at least be able to bear witness to such estates?
The voyeurism of online photo galleries is great, but it’s much more surreal in person. The views are better. The cavernous floor plans, staged and ready to woo a deep-pocketed buyer, are more impressive.
Typically, open houses for listings of $10 million or more are either appointment-only or exclusively for other real estate agents, but the sheer number of mansions on the market in Southern California means that there are dozens open to the public every single weekend.
Finding them couldn’t be easier: just click this link , which automatically searches real estate database Redfin for open houses happening this weekend in L.A. County and sorts them from most expensive to least expensive. For example, this weekend, anyone and everyone can go tour a $34-million modern mansion in Beverly Hills, a $22.5-million compound in Holmby Hills and a $17.4-million retreat above the Sunset Strip.
As of Thursday, there are eight properties with open houses this weekend listed at $10 million or more. Getting inside is as simple as driving up, putting on a mask and writing your name down on the sign-in sheet.

Marcy Roth of Douglas Elliman is co-listing the $22.5-million compound in Holmby Hills, and said she usually doesn’t host open houses for such expensive properties, but after more than 100 brokers flocked to a recent agents-only showing, she wanted the general public to get a chance to see the place.
“For a while, we could only do virtual showings or private appointments because of the pandemic,” Roth said. “But people prefer open houses because they can show up whenever they want and explore at their own pace.”
Roth added that ultra-luxury listings usually attract a mix of serious buyers and casual passersby simply looking for design ideas.
But at her last open house for a property listed at $13 million, she received three offers and had a deal in hand less than a week later. She expects a few more offers to roll in Sunday when the open house runs from 2 to 4 p.m.
The house spans 13,000 square feet and comes with custom accents such as a three-story water wall and hand-poured concrete sinks. There’s also a movie theater, gym, elevator, pet spa and six fire pits.

John Giddins of Sotheby’s International Realty, who’s listing a $17.4-million home above the Sunset Strip, usually sets the cutoff for public open houses at around $10 million, but he decided to hold one at the home from 2 to 5 p.m. on Sunday.
He stays busy with his listings, holding events for agents twice a month and open houses once a month in addition to doing private showings for serious buyers. At his last showing, he had the Beignet Box food truck roll up for beignets and coffee.
“We’re running at full force at this point,” Giddins said. “Open houses were challenging during the pandemic since only a few people were allowed in at a time, but now it’s wide open.”
He’s well aware that the 60 or so people who typically come to one of his open houses will include a few “looky-loos” — those there to look around with no intention of buying — but he doesn’t mind as long as everyone behaves. Open house horror stories include such occurrences as surprise squatters and kids jumping on the bed with dirty shoes.
“I always tell clients to hide their jewelry before an open house. I had one in Cheviot Hills once where the seller had his watch stolen,” Giddins said.
Compass agent Lucas Cintra doesn’t mind the casual lookers; he welcomes them. He’s hosting an open house Sunday from 2 to 5 p.m. for a brand-new three-story mansion in Brentwood, and he’s hoping for as big a crowd as possible.
“You never know who that person’s going to tell or who that person knows,” he said. “Plus, if I lived in a neighborhood and watched a home being built for the last three years, I’d be curious too.”

In Los Angeles , where luxury comes with the territory, La Fin takes it to the next level. Located at 1200 Bel Air Road in the tony Bel-Air neighborhood, the mega-mansion is now on the market for $139 million.
Though LA is filled with glass box-style modern homes, La Fin’s level of opulence feels more apt for Dubai than the US. Shiny marble floors, gold accents, gleaming chandeliers and lacquered wood are just a few design details that are sure to attract a buyer who appreciates the finer things in life. More akin to a private hotel than a home, La Fin is perched high on a hill overlooking Bel-Air, downtown LA and Century City.

The spec home was developed and is being sold by real estate investor and physician Joseph Englanoff, who was also a lender for headline-grabbing home the One , which is set to be auctioned in early March for $295 million with no reserve. So it comes as no surprise that his development La Fin feels similar to the no-expense-spared nature of the One—albeit with a slightly lower price tag. Dr. Englanoff named it La Fin, which translates to ‘the end’ in French, because it signifies the buyer has reached the end of his search for the perfect home.

If your definition of the perfect home is “over-the-top,” then the good doctor just might be right. The mansion spans nearly 40,000-square-feet and has 12 bedrooms and 18 bathrooms. It’s hard not to think of the epic parties that could be thrown here when you take a peek inside, with its 23-foot ceilings and large-scale layout. Materials were sourced from around the world, including various types of marble from Italy and throughout Europe.
Of course, the home is wrapped in windows which welcome in plenty of natural light and frame views in each room. Throughout the home there are magnificent custom crystal chandeliers; most impressive, however, is the 44-foot chandelier that cascades through the center of the grand spiral staircase connecting the home’s three floors. Like most high-quality products, it’s all in the details here. The primary suite is particularly impressive: Wrapped in lacquered Italian oak walls, the gold-accented room features a marble fireplace imported from Portugal, a wraparound deck and a bathroom with 24 slabs of book-matched Calacatta gold marble and a 100-square-foot shower. The primary closets are couture showroom-style walk-in closets made for any size wardrobe.

You’ll also be hard-pressed to find a similar array of amenities elsewhere. These include a sub-zero vodka tasting room, which comes with faux-fur stoles to keep you warm; a ventilated cigar room; a 6,000-square-foot nightclub; and multiple bars. There’s also a private wine room with a custom Murano glass art installation inspired by a dress worn by former first lady Jackie O.
As this is a home designed for entertaining, La Fin exceeds the typical expectations there, too. While most homes come with a theater, La Fin has two. The first is an indoor theater with motorized seating wrapped in Belgian leather, while the second is an outdoor theater with a hydraulic, 23-foot LED screen.

Car aficionados will love the rotating garage display for up to six cars. The home also features a full-scale fitness center with a rock climbing wall and Peloton bikes and catering facilities for large events. For guests, there is a separate guest penthouse, and staff have their own caretaker residences. A dedicated security command center is also on the property to watch over the two-acre grounds.

So get off the beaten museum track and check out these landmark architectural homes, all within a few mile radius and (mostly) open to the public.

Eames House

Designing couple Charles and Ray Eames were known for their intelligence and their joie de vivre , both of which are apparent at the Eames House nestled in the Pacific Palisades. One of Southern California’s most beloved examples of modernist residential design, with its Mondrian-style color-block exterior and environmentally-sensitive siting, this home was the Eames’ residence from the time they moved in—on Christmas Eve of 1949—until their deaths in the '70s and '80s, respectively. Visitors park a couple blocks away and walk up the hilly driveway for a self-guided tour of the exterior ($10, reservations required). Interior tours are more difficult to come by: Members are invited for an appreciation day, always scheduled near the Eames’ June 20 anniversary. Anyone can book a one-hour personal tour ($275; $200 for members), but if you’re a real Eames fan, you may want to splurge on the picnic for four in the meadow ($750; $675 for members) and recreate the opening shots of the duo’s popular Powers of Ten video.

Sleeping baskets on the roof, communal kitchens and a revolving-door salon of artists. Nope, not a Burning Man camp: This is the Schindler House, designed by Austrian architect Rudolf Schindler, who built it as a dual-family residence in which his family cohabited for a time with his frenemy and fellow influential architect Richard Neutra. A quiet, Japanese-influenced concrete building hidden behind a bamboo grove on a street of condos, this experiment in living now houses the Mak Center , a Vienna-based institute that runs a fantastic program of events in the space, including experimental fashion shows, innovative performance art and concerts of new, original compositions. During the week, visitors can wander around the empty house and imagine themselves part of the freewheeling LA bohemia of the 1920s and '30s.
Lummis House (El Alisal)

Where would we be without those energetic civic boosters that built Los Angeles? The prolific Charles Fletcher Lummis founded the Southwest Museum, was an editor at the Los Angeles Times , and still managed to design this house (the name of which means “the Sycamore” in Spanish) on the banks of the Arroyo Seco. Its exterior is made almost entirely from river rock and the interior is heavily influenced by Pueblo Indian dwellings. Fans of today’s DIY movement will appreciate the rustic Craftsman charm of this home, which is furnished with hand-crafted wood pieces; it’s interesting to see how closely modern-day bohemian design mirrors that of Lummis House. The Historical Society of Southern California is now headquartered here, and it holds several Sunday afternoon programs a year, as well as an annual holiday open house in December.
Hollyhock House
This 1921, Mayan-inflected Frank Lloyd Wright house was originally built as a “progressive theatrical community” space by activist and oil heiress Aline Barnsdall. Today it’s the centerpiece of Barnsdall Park and is open for tours during the park’s popular Friday night wine tasting events . Rudolf Schindler, a protégé of Wright’s, was the overseeing architect on this project (unusual for Wright, who typically was on-site for all of his buildings) and by all reports it was a contentious building process, with the same delays and cost overruns familiar to anyone who’s attempted construction. After it was completed, frequent flooding of the living room in the short yet destructive rainy season and seismic concerns prevented Barnsdall from living in the gorgeous but impractical concrete and stucco house for long—though she did spend the rest of her life in a smaller house on the property, which the family called Olive Hill.
Sam Maloof House

Master woodworker Sam Maloof and his carpenters designed and built this lovely, thoughtful home piece by piece in his on-site workshop; no two door openings are the same here, and each joint is a wonder of craftsmanship. A MacArthur Genius Grant recipient, Maloof has had his iconic rocking chairs shown at the Smithsonian; he also designed the chairs that were used on-camera at the history-changing Nixon/Kennedy debates. Visitors can see some of this furniture, as well as the wide-ranging collection of arts-and-craft pieces that he and his wife of 50 years, Alfreda, amassed together. The garden, which he tended, and the house are both open for tours; if you ask, you might be able to peek into the workshop, where he continued building until his death in 2009 at the age of 93.
Greystone Mansion

Is the Greystone Mansion haunted ? The society that runs it certainly wants us to think so—haunted house tours and a popular interactive play capitalize on the 1929 scandal in which the owner of the mansion, oil heir Ned Doheny, died in a mysterious murder-suicide with his boyhood friend and employee. Doheny’s father was mired in the Teacup Dome Scandal at the time, and the deaths meant that he was excused from testifying; rumors also abounded that Ned, who was married with children, was trying to cover up a same-sex affair. Either way, a tour of this 55-room Tudor estate is a good way to get a glimpse into the lives of LA’s historical 1%—costly slate clads the façade and walkways, the windows are leaded glass and guests were entertained in the bowling alley and two movie theaters. When the home was finished in 1929, it cost a reported $3M, making it the most expensive private home in the city at the time.
Gamble House

Pasadena may think it owes much of its traditional Arts and Crafts style to Charles and Henry Greene, the brothers and architects responsible for designing many of the city’s landmark buildings, but really, they should be honoring Thomas Greene, the architects’ father. He was the one who decided on their profession, sending them off to MIT and then demanding they move out to Pasadena once they graduated. No word on whether he determined their style as well, but no matter who the progenitor, this graceful house originally built for one of the heirs of the Proctor & Gamble fortune remains one of the best examples of their work. Programming at the Gamble House is exceptional—there are tours that focus on things like the art glass or the details and joinery in the house, as well as more casual events like Brown Bag Tuesday, when visitors bring their own picnic lunch to eat on the grounds, followed by a 20-minute tour. However you decide to experience it, don’t miss the remarkable zig-zag staircase, a joyous element that adds a bit of fun to the perfection of the house.
Neutra VDL Research House

The original Neutra VDL Research House, a living laboratory for architect Richard Neutra’s theories on residential design, was built for $8,000 (including the site!) in 1932; it burned down in 1963 and two years later his son oversaw the rebuilding of an updated version. Neutra was something of a control-freak as a designer—he made recommendations to his clients that included the ideal flowers to display, and would occasionally make unannounced visits to see how, exactly, people were living in his homes. This remodel retains Neutra’s clarity of vision and is still a stunner. Today, this glass-walled paragon of modern design overlooking the Silver Lake Reservoir is an active part of LA’s design community and home to occasional art installations. Each Saturday, students in Cal Poly Pomona’s architecture program lead half-hour tours.
Avila Adobe
Visit this 1818 home to see what life was like in California when it was still governed by Mexico. This is the oldest standing residence in the city, built by wealthy cattle rancher Francisco Avila, whose extensive 4,439-acre land grant covered much of Beverly Hills and the Miracle Mile district. Built of tar from the La Brea Tar Pits , clay from the LA River and wood from the riverbank, this adobe structure is located near the Zanja Madre (in English, "mother ditch"), the original aqueduct that brought water to the LA River for El Pueblo de Nuestra Senora La Reina de Los Angeles (the original name of our fair city). Though visitors only see about half of the original house, it’s well-preserved with an interesting mix of Spanish, Mission and ranchero influences.
Frank Gehry House

The neighbors love to hate it, carloads of architecture students drop by to gawk at it: This unexpected intersection of chicken wire, plywood, corrugated metal and traditional Santa Monica house is famed architect Frank Gehry’s actual place of residence. This year the AIA gave it the Twenty-Five Year Award, for a building that has stood the test of time for 25 to 35 years. Rumor has it that when Gehry had a party for his firm here, design enthusiast Brad Pitt knocked on the door and invited himself in. You probably shouldn’t do the same, but you can take it in from the outside. There are no official visiting hours or tickets, but the house is very easy to view from the street.

At this moment there is no audio accompanying the Immersive 360 Tour. Throughout the tour experience, there are icons placed throughout the house that can be clicked on. When clicked on, these icons display a paragraph of information about what you are looking at in each room, details about Sarah Winchester and her beautiful home, or video descriptions of the house.

You can also view a classic floorplan, providing a perfect bird’s eye view, with the roof and ceilings removed. Unlike traditional floorplans or blueprints, this unique perspective features actual photos of the space. It is a more authentic way to engage with the property that would be impossible without the aid of technology.
During the tour, you can use the floor selector tool to toggle between floors of the house. Try using the floor selector while in both floorplan mode or dollhouse mode for a new view of the property.
