For the purposes of:

  • Management of tickets for the different visits to places of cultural interest, where advance ticket purchase is not allowed without ID or passport number.
  • Logistics of our trains, where sometimes it is necessary to contact the client.
  • Location of passengers before the trip, not presented at reception, lost, special cases, etc.
  • Their use will be only internally, without advertising purposes and without transferring them to third parties.

If there are incidents with clients, derived from this lack of information, it will be responsibility of the Travel Agency or Passenger, for not including this information in the reservation.

Renfe is this train's operator. They apply the Covid rules laid out by the Spanish Government.

Comfortable day wear and comfortable shoes for walking (many towns have cobbles). Smart casual is recommended for the evenings. There is also an end of tour party on the train.

Deluxe also includes: A choice of two lunches/dinners in your suite; all extra non-alcoholic beverages; the crew may unpack your luggage into the wardrobe on arrival and repack on the last day.

There are no laundry facilities on the train. The laundry service is paid by the passenger - a third party laundry service collects and returns clothes. Pick up at various points of the trip and return at other points. It is common sense not to consign treasured garments to this process.

Gratuities / Tips

Any gratuities you wish to give are entirely at your discretion. If the service has been excellent, we suggest you give a gratuity in an envelope to the train manager to be divided between all the crew and/or a separate tip to your carriage steward.

The Al Andalus has Wifi, in the lounge car. However it is the most reliable when the train is static in stations.

Unforeseen events/changes

itineraries, routes and times may change at any time for reasons outside the control of the train company. Every effort will be made by train staff to minimise any impact; the Luxury Train Club cannot accept any responsibility for any changes. The Club aims to keep itineraries as up to date as possible. Please note itineraries are as notified to us by Renfe.

It is not advisable to book flights within a few hours of the approximate departure or arrival times, in case of delay. It is best to consider arriving the day before and leaving the day after the tour.

Child Policy

Children up to 4 years old travel free but do so under the tutelage and full responsibility of an adult. They must always be covered by the adult travellers' travel insurance. Renfe allows children under 4 years of age to travel in the Suites, Rooms or Compartments of the Luxury Trains always accompanied by an adult and to make use of all the onboard services of the train. Any off the train expenses such as lunches, dinners, tickets and visits must be borne by the adult companion.

In double occupancy, the adult companion pays single supplement and travels with the child.

Children over 4 years old pay 100% of the adult price.

Cancellations

You may cancel the reservation and be refunded, minus 15% of the total payable fare, as registration and reservation guarantee fee, which will increase as follows: Cancellation between 30 and 15 days: 25% of the total; Cancellation between 14 and 05 days: 50% of the total; Cancellation between 04 and 01 days: 80% of the total; Cancellation with less than 24 hours or failure to turn up: 100% of the total. You will be liable for any bank and currency costs incurred by us related to the refund to you.

Changes are only allowed for the same season / year. Changes are free (except for €60 Club admin) if requested more than 120 days before the departure. Changes between 120 and 31 days in advance: 10% of the total. No changes are allowed on the date of the trip less than 31 days before the departure date. If, after changing the reservation, you cancel it, the expenses will be the 100% of the total.

The train will then meander back through the hills to Bilbao. As the Basque Country’s largest city, your guided tour will take you beyond its faded neo-baroque old town to its gleaming icon – the Guggenheim Museum. Its titanium shimmer is just as impressive as its world-class exhibits.

Dipping inland, the train will sweep on to Unquera, where you’ll be brought through the scenic gorge of La Hermida to arrive at Potes. Disembarking today, you’ll be brought into the region’s green heart – the Picos de Europa National Park. Your first stop is pretty Lake Enol before you continue to the Shrine of Covadonga, a thousand-year-old sacred jewel hidden away in a cragged cave. Your expert guide will bring its legends to life. Then, back on the train, you’ll wind on through verdant-green hills to Oviedo.

Known as the epicentre for Asturian Romanesque art, your guided tour will take in its tumble of old-town streets, spectacular cathedral and the 9th-century severity of the San Julián de los Prados basilica.

You’ll begin today with Avilés, a historic town blessed with colonnaded streets and a plaza fronted by fine 17th-century buildings. You’ll then end the day in Luarca, a charming port town backed by a steep valley and fronted by colourful fishing boats.

Having passed over into Galicia, the train arrives into the historic town of Ribadeo. After a final breakfast on board, you’ll roll into seaside Ferrol where you’ll be brought on to Santiago de Compostela. Your touring here will focus on its world-wonder cathedral – a UNESCO World Heritage Site that’s attracted pilgrims to its Gothic splendour for some 800 years. However, the city is much more than its crown jewel, with the chance to take in everything from its cobblestone plazas to its Baroque monasteries.

Countries Visited

Day 1: santiago de compostela-viveiro.

Meet your group at 12 p.m. (noon) today in the lobby of the Parador de los Reyes Católicos. Santiago de Compostela is a destination of pilgrims for a millennium, a city full of artistic jewels. Tour of the city’s old town, including the magnificent cathedral, followed by lunch in the city.

Then motorcoach to Ferrol and board El Transcantábrico Gran Lujo . Sip welcome champagne while traveling northeast to the walled town of Viveiro for a tour, dinner and overnight on board.

Day 2: Viveiro-Oviedo

Continue by train east to Ribadeo. Disembark and travel by coach to Las Caterales Beach, one of the most spectacular beaches in Europe. Panoramic tour of Ribadeo and lunch.

This afternoon, the train enters the Asturian region and arrives in Luarca, “the white town of the green coast,” for a tour. Return to the train and head towards Oviedo, where we stable for the night.

Day 3: Oviedo-Llanes

Begin the day by visiting the coastal city of Gijón, the largest in Asturias, for a visit followed by lunch. We then travel to Oviedo, the Principality of Asturias’ capital with its array of pre-Romanesque monuments. City tour, returning thereafter to the train. Dinner on board as we travel to Llanes, where we will spend the night.

Day 4: Picos de Europa; Llanes

Travel to Picos de Europa National Park, a highlight of this journey. Visit Lake Enol (weather permitting) and the historic Covadonga Sanctuary, a sacred site full of tradition and legend. Next is Cangas de Onı́s and lunch.

Later, the train will travel to the charming fishing village of Llanes for a visit, free time, dinner, and overnight.

Day 5: Llanes-Cabezón de la Sal

After breakfast, transfer by coach through the impressive gorge of La Hermida until we reach the town of Potes. After visiting this charming Cantabrian town, enjoy a spa circuit at La Hermida Spa.

After lunch, we will visit El Capricho, in Comillas, a colorful 19th-century villa designed by Antonio Gaudı́. Dinner and overnight stay in Cabezón de la Sal.

Day 6: Cabezón de la Sal-Santander

Our first visit will be to the Altamira Neocave, a museum and accurate reproduction of the greatest exponent of rock art in the Upper Palaeolithic. Then onto the town of Santillana del Mar with its magnificently preserved medieval center.

After lunch, we will travel by train to Santander, the elegant capital of Cantabria, where we will enjoy a guided tour and have some free time. Dinner and overnight in Santander.

Day 7: Santander-Carranza

Breakfast on board while traveling to Bilbao, a dynamic city that has managed to reinvent itself after the decline of its traditional heavy industry. The tour includes a visit to the famous Guggenheim Museum, the symbol of this new Bilbao.

After lunch, we will have some free time before returning to the train for the journey to Carranza. Dinner and overnight in Carranza.

Day 8: Carranza-San Sebastián

This morning, as we enjoy our last breakfast on board, the train returns to Bilbao, where a motorcoach will take us to San Sebastián, a lively cultural city with beautiful beaches and excellent restaurants. Enjoy a tour of this beautiful, elegant city. Trip ends around 1 p.m. at Hotel Barceló Costa Vasca.

Day 1: San Sebastián-Carranza

Meet your tour group and train manager at Hotel Barceló Costa Vasca at 1 p.m. Enjoy a welcome, guided tour and lunch in San Sebastián, a city of coastal beauty and home to major cultural events.

Transfer by luxury coach to Bilbao, where the El Transcantábrico Gran Lujo train is waiting. Enjoy a welcome drink and meet the train crew before settling into your private cabin. The train will then head to Carranza while your first dinner is served on board. Overnight in Carranza.

Day 2: Carranza-Santander

Return to Bilbao while enjoying breakfast on the train. City tour, which includes admission to the famous Guggenheim Museum, iconic symbol of Bilbao. Late morning we will set off to Santander with spectacular views while lunching on board. Enjoy a panoramic visit to this elegant capital of Cantabria, followed by free time. Dinner and overnight in Santander.

Day 3: Santander-Cabezón de la Sal

After breakfast, travel by coach through the gorge of La Hermida to Potes, known for its bridges and towers. After visiting this charming village, enjoy the thermal baths in La Hermida Spa. This afternoon, visit El Capricho, in Comillas — a fantastic and colorful 19th-century palace designed by Antonio Gaudí. Dinner and overnight stay on board the train in Cabezón de la Sal.

Day 4: Cabezón de la Sal-Llanes

The day begins by visiting the Altamira Neocave, a museum and accurate reproduction of the finest Upper Paleolithic rock art ever found. Then it’s on to explore the town of Santillana del Mar, with its beautifully preserved medieval historic center.

After lunch, return to the train to enter the enchanting lands of Asturias on the way to Llanes. Dinner and overnight on board while stabled in Llanes.

Day 5: Llanes-Oviedo

After breakfast, travel by coach bus into the heart of the Picos de Europa National Park. Visit Lake Enol, followed by Covadonga Sanctuary, a sacred place full of tradition and legends.

Return to the train for lunch as it travels to Oviedo, the capital of the Asturias Principality and the heart of pre-Romanesque Asturias, with treasures such as San Julián de los Prados. Visit and dinner in Oviedo.

Day 6: Gijón-Luarca

The day begins in Gijón; a city that is wide open to the great Cantabrian Sea. Lunch in Gijon before returning to El Transcantábrico. Back on board we travel along the Asturian coast to Luarca, the “white town on the green coast,” for a guided tour in this charming seaside town. Dinner and overnight stay in Luarca.

Day 7: Luarca-Viveiro

Travel to Ribadeo, a historic Galician town bordering the Principality of Asturias. Our coach takes us to Las Catedrales Beach, one of the most spectacular beaches in the world when the sea is at low tide. Sightseeing tour of Ribadeo and lunch.

In the afternoon, we will travel by train to Viveiro, where, after a guided tour, there is some free time before dinner. Train stays overnight in Viveiro.

Day 8: Viveiro-Santiago de Compostela

The train will travel from Viveiro to Ferrol while the final breakfast is served on board. By coach we will reach the final destination of our journey: Santiago de Compostela, destination of pilgrims for a millennium, a city full of artistic jewels.

Tour of the city’s old town, including the magnificent cathedral. Trip ends around 1 p.m. at the Parador de los Reyes Católicos.

Travelling on the El Transcantábrico train is a once-in-a-lifetime experience. Imagine spending a week in a five-star hotel, except this one operates on a rail. The historic carriages will take you back to the 20th-century, as most of the decorations and interiors are reminiscent of that bygone era.

For eight days, passengers will travel back in time on a journey across Northern Spain. Once inside the train, you will enjoy scenic views along the coast and experience fine dining meals on-board or in top-quality restaurants across the region, all included in the ticket fare.

The train travels from the Basque Country to Galicia, connecting San Sebastián to Santiago de Compostela. Below is everything you need to know about the El Transcantábrico train, including the itinerary and price details.

Suite Gran Lujo (Grand Luxury Suite)

The El Transcantábrico train features 14 Deluxe Suites. These are very spacious and include a bedroom, a living room (with a sofa-bed) and a bathroom with a hydromassage shower or steam sauna. You can choose a large double bed or go for the two twin beds. In either case, you’ll find a handful of amenities, like a wardrobe, safe, desk and minibar. To keep you entertained, there’s also a TV, telephone, radio and a computer with free internet available. Don’t worry about getting a peaceful sleep, as the train stops each night so passengers can rest comfortably. This also gives you the chance of hopping off to dine at a local restaurant and enjoy the area’s nightlife.

Lounge Cars

The train’s lounges are set in original Pullman cars from 1923. They were all renovated and decorated to fit this luxurious train. These feature a glass-panoramic room and common areas where breakfast (à la carte), lunch, and dinner are served daily. There’s also a tea room and a bar (open until past midnight) where passengers can often enjoy parties and live music performances. Customer service is available here 24 hours a day.

8 Days / 7 Nights (San Sebastián - Santiago de Compostela)

San Sebastián - Carranza

The journey starts with a reception in San Sebastián around noon, in a hotel chosen in advance by the staff. You’ll have a guided tour around this lively Basque city and then sit down for lunch. Afterwards, a luxury bus will take you to Bilbao, where the El Transcantábrico awaits. Your trip begins with a welcome drink, served by the staff, as you board the train. It’s now time to enjoy your first dinner as the coach approaches Carranza, where you’ll spend the night.

San Sebastián, Spain

Carranza - Bilbao - Santander

Enjoy your first à la carte or buffet breakfast on the train. The El Transcantábrico will return to Bilbao, so you can see the city properly. A guided tour is included, with tickets to the renowned Guggenheim museum. Return to the train for lunch as you set off to Santander. Once you arrive at Cantabria’s capital, you’ll have free time to explore the area. After dinner, you can head to the El Gran Casino de Santander, as the entry ticket is included.

The train journey continues to Unquera. From there, you’ll get on the luxury coach to Potes, travelling across the Pass of La Hermida. Have a walk around this small village and then relax at the Balneario de La Hermida thermal baths. In the afternoon, you’ll visit the El Capricho in Comillas, a 19th-century palace designed by Gaudí. Head back to the train for dinner and an overnight stay in Cabezón de la Sal.

Start the day visiting the beautifully preserved town of Santillana del Mar and its medieval centre. Afterwards, head to Altamira’s Neocueva, a museum featuring cave paintings from the Upper Palaeolithic era. Return to the train after lunch and prepare to enter the Asturian region. Dinner is served on board as you arrive at Arriondas, where you’ll spend the night.

After a delicious breakfast, it’s time to visit the Picos de Europa National Park. A bus will leave you in the area for a visit to Lake Enol and the Covadonga Sanctuary. Return to the El Transcantábrico for lunch as you head to Oviedo, the capital of Asturias. You’ll have time to visit the city at your pace and admire its pre-Romanesque buildings. Make sure to stop by San Julián de los Prados, a magnificent 9th-century church. Go back to the train for dinner and overnight stay in Candás.

Candás - Avilés - Gijón - Luarca

The day begins with a trip to Avilés, a preserved millenary town with an incredible historic centre. Then, back to the train until you reach Gijón, a city with privileged views over the Cantabrian Sea and plenty of cultural events. After visiting Gijón, you’ll head back to the train and travel along the Asturias coast towards the “white village” of Luarca. Here you’ll join a guided tour to learn more about this picturesque fishing village. Dinner is served still in Luarca, where you’ll also spend the night.

Luarca - Ribadeo - Viveiro

As the sun rises, the train takes you to Ribadeo, a Galician village close to the Asturias border. The journey continues along the coast by bus to the Praia As Catedrais, one of the world’s most incredible beaches. Then, a panoramic tour of Ribadeo awaits you with a lunch stop. Return to the train afterwards to continue your journey to Viveiro. Once you arrive at the town, there will be a guided tour and then you’ll have free time to explore it as you wish. Dinner is served on board as the train stays for the night in Viveiro.

Viveiro - Santiago de Compostela

It’s your last breakfast on board, as the train calmly takes you to Ferrol, where a bus will pick you up and drive you to Santiago de Compostela . Surrounded by historical buildings, this city is famous for being the final pilgrimage stop of the Camino de Santiago. Stroll around Santiago and don’t forget to visit the city’s striking cathedral. The trip ends afterwards, at the Reyes Católicos Parador, around 1 p.m.

Costa Verde Express Train

Previously known as the El Transcantábrico Clasico, the Costa Verde Express train takes you across the Spanish “Green Coast”, passing through the Basque Country, Cantabria, Asturias and Galicia—all on a luxury train, with exquisite service.

The journey is similar to the El Transcantábrico Gran Lujo but shorter as it starts in Bilbao instead of San Sebastián. This six-day trip also includes gourmet meals inside spacious lounges that will take you back to the golden age of train travel. All the coaches are connected, so you can walk from the front to the back as you please.

6 Days / 5 Nights (Bilbao - Santiago de Compostela)

Bilbao - Santander

Passengers will meet at 10 a.m. for the reception at the Concordia-Bilbao station. The crew will then welcome you aboard and show you the room you’ll be staying in. Before leaving Bilbao , you’ll enjoy a panoramic tour of the city and a visit to the Guggenheim museum. Food will be served on board after the activities, as the train leaves for Santander. You can have a stroll around the city during the afternoon in your free time. Dinner will be served at a top restaurant, outside the train. You can then head to the Casino del Sardinero before boarding, as the night is spent in Santander .

Santander - Santillana - Arriondas

Enjoy your first breakfast on board as the train arrives at Cabezón de la Sal. A bus will pick you up there to take you to Santillana del Mar. Once there, make sure to visit the medieval centre and the Cave of Altamira. Have lunch in town and return to the train, as the journey will now enter the Asturias region. The Costa Verde Express Train will stop at Ribadesella for a visit. You’ll then have dinner on board and spend the night in Arriondas.

Enter the bus awaiting after breakfast. You’ll head to Cangas de Onís, the first capital of the Kingdom of Asturias. The bus will then take you to Picos de Europa to visit Lake Enol and the Covadonga Sanctuary. After that, it’s back to the train to continue the journey to Candás, while you eat dinner. When in Avilés, you can leave for quality free time before heading back for dinner and overnight in Candás.

The day starts with a visit to Oviedo , the capital of Asturias. You’ll then head to Gijón , a vibrant seaside city, where you can enjoy your free time and have lunch. The train will then depart to Luarca for a visit, dinner and overnight stay.

The train arrives at Ribadeo around breakfast. It’s the first Galician stop on the route, and you’ll have plenty of time to wander around. Enjoy your free time and lunch in the town and head back to the train afterwards, as the trip continues to Viveiro. Hop off for a tour of the city and then return to the train for dinner and overnight stay.

It’s the last day on board. You’ll arrive at Ferrol during breakfast, where a bus awaits you. It’s time to say goodbye to the crew and hop on the bus to Santiago de Compostela. Visit the pilgrimage city and enjoy lunch at the Reyes Católicos Parador, where the trip officially ends around 4 p.m.

However, if you like to travel by train for the scenery, there are some truly epic routes across mountains, seaside and the backcountry. Here’s our pick of the best train journeys you can experience in Spain.

Transcantabrico.

Perhaps the most well-known of the Spanish train routes, the Transcantabrico takes you across northwestern Spain, from the pilgrimage town of Santiago de Compostela to the food capital San Sebastian. What makes the Transcantabrico so remarkable is the possibility of travelling in the Grand Luxe five-star cabins which have their own fine dining restaurant and on-board entertainment in the social carriages. A journey on the Transcantabrico is a holiday in its own right, and expectedly comes with quite a price tag.

Tren dels Llacs

The so-called ‘Train of the Lakes’ is a sightseeing train ride which runs from Lleida in Spain to Saint Girons in France and was first inaugurated in 1929. The train runs along the course of the Noguera Pallaressa and Segre rivers, offering views of the nearby mountains, valley and water reservoirs – hence its name. Highlights include some great birdwatching opportunities, as well as geological and historical sites which can be visited along the way.

Offering a similar experience to the Transcantabrico but with less glamour – and an equally reduced price tag – La Robla is a train experience across northwester Spain, from Léon to Bilbao in the Basque Country. The vintage locomotive stops off at different points of interest along the way where guests can enjoy sightseeing as well as traditional meals in local restaurants. The train is stationary during the night though, so that passengers can be well rested and enjoy breakfast with a view as the journey continues in the morning.

Tren de la Fresa

One of the quirkier train rides in Spain, the Tren de la Fresa runs between Madrid and the town of Aranjuez, famed for its juicy strawberries or fresas in Spanish. The train runs from April to October (except July and August) and follows the route of the second ever Spanish train line, inaugurated over 160 years ago. What really makes the Tren de la Fresa memorable is the fact that passengers are fed strawberries by train workers in 19th century dress before arriving in the UNESCO World Heritage Site town of Aranjuez.

Barcelona to A Coruña

If you’re not put off by the idea of spending 12 hours in a train seat, the journey from Barcelona in the northeast to A Coruña in the northwest takes you across some of the most epic scenery in Spain. Starting on the shores of the Mediterranean, make your way through the Catalan backcountry, through the open pastures of Castile and Léon before arriving in the verdant valleys of Galicia and the Atlantic coast.

No longer officially named the Costa Blanca Express, this train route runs between Alicante and the infamous beach resort Benidorm. These days the train is part of the Alicante suburban rail network and makes frequent stops along the coastline of the Costa Blanca. If the thought of exploring Benidorm doesn’t sound quite up your street, opt for the neighbouring town of Villajoyosa, which has retained a more authentic spirit.

Bilbao to Santander

If some of Spain’s most famous train routes are to be found in the northwest it’s not surprising: the Basque Country, Asturias, Cantabria and Galicia boast some truly epic landscapes, from rolling hillsides, dramatic mountain landscapes and breathtaking coastline. The short train ride between Bilbao and Santander offers amazing views of the Cantabrian shoreline as it winds its way through small fishing villages.

Madrid to Oviedo

Leave the Spanish capital behind and head north to the Asturian capital, Oviedo , on the shores of the Bay of Biscay. This train journey takes you through the heartland of Spain and along one of the country’s most impressive mountain ranges, the Picos de Europa – so named as they are said to have been one of the first things sailors would see on their return to Europe from the Americas.

Ronda to Córdoba

If the northwest of Spain is marked by verdant pastures and epic coastline, then the south is an altogether different story. If the cities of Seville, Córdoba and Granada are famous for their Moorish architecture, the backcountry is home to the so-called pueblos blancos or ‘white villages’. Explore the beauty and charm of Andalusia by catching the train from the mountain top town of Ronda and winding your way through the mountainous arid landscape.

Nuria Valley Rack Railway

The Núria Valley Rack Railway may only run for 12.5km (7.7 miles), but the journey also climbs a 1,000m (3,280 feet) elevation through the Pyrenees mountains. The Vall de Núria is picture-perfect, with peaceful mid-mountain lakes, diverse wildlife and many species of wild animal to be admired. The rack railway, inaugurated in 1931, is in fact the only the way to access the valley which makes the journey all the more special.

“Anything is possible on a train…” wrote Paul Theroux in The Great Railway Bazaar: By Train Through Asia … “a great meal, a binge, a visit from card players, an intrigue, a good night's sleep, and strangers' monologues framed like Russian short stories.” In other words, on a train the journey can be just as good as the destination, when done right. This is certainly true of Europe ’s rail network, which has been busily expanding over the last few years, offering discerning and increasingly sustainability-conscious travellers the opportunity to travel on sleeper trains to and from iconic European cities.

Here, we list some of the best new sleeper trains to take in 2024 and beyond, from the super luxe to more affordable, and the ones with the best views.

Brussels to Prague on the European Sleeper

The Belgian-Dutch company, European Sleeper, launched in 2021 to ‘connect Europe by night’. With three tiers of cabin (seats, couchettes and sleepers) offering basic but comfortable snoozing options, they certainly make the idea of an overnight journey by train more appealing. The inaugural route from Brussels to Berlin stops in Amsterdam, so you can hop from bar to carriage, bed down for the night and wake up the next day with a pastry and a coffee in hand, while gazing out at the beautiful Elbe Valley in Switzerland. In March 2024, the line was extended to Prague, and European Sleeper plans to roll out a new route each year with connections to Scandinavia in the works.

Iconic Italy on La Dolce Vita Orient Express

The Orient Express needs no introduction, so it’s with great excitement that La Dolce Vita Orient Express will launch eight routes across Italy in 2025. Totalling over 16,000km of track, these routes weave slowly along iconic Italian routes, such as Venezia to Portofino, Sicily and the Italian Riviera. Suite cabins are like hotel rooms, with proper double beds, a sofa, table and two armchairs from which to enjoy the incredible views. There’s also a formal restaurant and a stylish bar, all designed by Dimorestudio as a resplendent ode to the golden age of Hollywood and rail travel. Food is also a key part of the offering, with menus curated by three-Michelin-starred Chef Heinz Beck that reflect the cuisine of the regions the train travels to. Obviously this isn’t a wallet-friendly experience, and given that pre-reservation opened in 2023, a golden ticket might be out of reach for most.

Paris to Berlin with ÖBB Nightjet

Working with Swiss Federal Railways and Germany’s Deutsche Bahn, ÖBB has reinvigorated overnight routes linking cities in Vienna, Zürich, Germany, Austria, Italy, Hungary, Poland, the Czech Republic and, more recently, Paris , Brussels and Amsterdam. Since December 2024, Paris to Berlin trains run three times a week on Tuesdays, Thursdays and Saturdays from Paris, and Mondays, Wednesdays and Fridays from Berlin, taking between 13 and 15 hours. While these sleeper trains aren’t winning awards for style or luxe factor, they are comfortable and affordable, with showers and toilets in single and double cabins and a mini cabin option for those looking for the most affordable way to travel.

Rome to the Dolomites by Espresso Cadore

Before December 2023, the usual way for Italians living in the capital to get to the slopes was to take on an arduous eight-hour drive. But since the state-owned railway network FS Treni Turistici Italiani (TTI) launched the Espresso Cadore, it’s possible to leave Rome on a Friday evening at 9:40 p.m., and arrive at the resort of Calalzo di Cadore near Cortina, just in time for breakfast on Saturday morning. The views as you slide into the Alpine countryside are nothing short of mesmerising and the carriages themselves aren’t too shabby. The Espresso Cadore trains are recommissioned trains from the 1980s and 90s and have a delightfully retro feel as well as hotel-like services such as an all-night bar, in-room dining and a dedicated member of staff. TTI has plans for a Rome to Marseille route to come and Rome to Puglia in time for summer beach sojourns.

Paris to Nice by Intercités

In 2023, France introduced new restrictions on air travel; namely, if the journey takes less than two-and-a-half hours by train, then it cannot be taken as a domestic flight. Lucky, then, that the country ’s rail network is a good one. The Paris to Nice sleeper route recently relaunched and makes a weekend minibreak par la mer post-Olympics a perfectly reasonable expectation. Trains depart from Paris Austerlitz at 8.51pm and arrive in Marseille at 6.55am. From there, the train weaves its way along the French Riviera, with the most picturesque parts of the journey viewed from carriages on the right-hand side, with fantastic sea views from Les Arcs all the way to Nice.

Warsaw to Munich with EuroNight

This is ÖBB again, run in collaboration with other countries’ national railways. EuroNight trains connect Warsaw to Munich via stops in Hungary, Croatia, Poland, Slovakia, the Czech Republic and Germany. The ‘Comfort’ sleeper carriages sleep two in single beds and are basic but have small bathrooms with a shower and a toilet. The approach to Munich as the train coasts through the lush, mountainous Bavarian countryside is the most spectacular part of the journey, and as you arrive in Munich at 10am you’ve the morning to really take it all in.

Real Estate Insights 2024: Spain

Having been severely affected by the impacts of COVID-19, Spain’s economy has rebounded strongly to outperform the Eurozone average, marked by steady GDP growth, and falling unemployment. However, the recovery of the real estate market is expected to be uneven and depend on demand for individual asset classes and regional preferences. 

The market shows an imbalance between supply and demand, which intensified in 2023 as increased demand from foreign buyers encountered limited supply due to reduced developer activity, rising construction expenses, and higher labour costs. This imbalance is attracting investment, but interest rate fluctuations and demographic shifts emphasise the need for investors to monitor regional trends to ensure the timing of investments in key hotspots.

A strategic focus has been hospitality investment, specifically in luxury hotels located in popular tourist destinations, maintaining Spain as one of the most active markets for this class in Europe as sovereign funds and other investors drive activity. Demand for logistics real estate, motivated by consumer reliance on eCommerce during the pandemic, has also compelled significant investment in this area. 

In 2024, the growing emphasis on sustainability and environmental consciousness has elevated the demand for eco-friendly and energy-efficient properties, offering investors the chance to capitalise on the burgeoning market for sustainable real estate. Opportunities exist within each asset class and below we briefly explore the main dynamics of each:

Logistics & industrial

Spain has been experiencing significant growth in this sector over recent years, as the country's strategic location as a gateway between Europe, Africa, and the Americas, as well as its strong transportation infrastructure environment, make it an attractive destination for logistics and industrial investors. A key driver is the increasing demand for eCommerce, with the growing preference for online shopping among consumers dictating a need for efficient logistics and warehousing facilities to support the storage and distribution of goods, with the country’s well-connected road and rail networks well-positioned to meet this demand. Although take-up is forecasted to be slightly down year-on-year, rents are anticipated to show signs of growth.

The impact of COVID-19 created a limited pool of investors, but this resulted in faster price corrections and movement in transactions. As the economy continues its journey toward pre-pandemic norms, improvements to consumer fundamentals are having a positive effect as footfall sees a steady increase. Previously hesitant retailers’ intent on retaining an omnichannel presence are now showing greater interest in renting strategic locations at more affordable rates, creating potential for attractive rental yields and long-term capital appreciation.

Additionally, the focus on premium core assets with long-term contracts, particularly in high-demand areas such as supermarkets, offers a secure investment avenue. As the market continues to evolve, foreign and domestic investors can find promising opportunities to diversify and expand their portfolios in the thriving retail sector.

Residential

2023 saw a slight decrease in investment due to rising interest rates and new housing regulations, with impacts varying across different regions based on demand and the effects of the regulations. However, market predictions indicate a shift in the cycle this year, coupled with the fact that Spain is building less than 50% of the required number of residential homes annually. This suggests that despite challenges, the residential sector will remain one of the most active markets, offering ongoing opportunities for investors.

New rental housing law targeting reduced prices, increased supply, and improved access in the rental market, has been inconsistently implemented across Spain. Overall, the impacts could potentially be the direct opposite, with supply down and access reduced. In areas where rent limitations are in effect, the demand for Build-to-Rent (BTR) projects for permanent housing is expected to decrease. This shift may benefit other growing residential practices like co-living and seasonal renting, which remain unaffected by the current housing law.

Despite the significant growth of the student accommodation class in recent years, ample investment opportunities remain as the coverage ratio is still lower compared to other reference markets, indicating untapped potential. Moreover, investor interest is shifting towards secondary or tertiary locations outside of Barcelona and Madrid, driven by the search for imbalances in supply and demand that are becoming less prevalent in the primary markets.

The legacy of COVID-19 saw a fall in investment and subsequent correction in sale prices, transaction volumes, and financing activity.  

The flexibility, cost-effectiveness, and collaborative atmosphere of co-working spaces are making them increasingly popular options for investment and one of the factors shaping the market. Prime assets, a relatively scarce commodity, are showing strong resilience as tenants prioritise asset quality and location, leading to robust performance and forecasted increases in prime rents in popular urban centres.

In multiple urban centres there has been a general shift towards repurposing buildings for residential concepts where regulations allow, potentially opening new opportunities for investors.

Hospitality

Tourism is critical to the overall health of the Spanish economy and recent growth in hotels has cemented the country’s position among the world’s top tourist destinations. A highly developed infrastructure and professionalised industry has seen the hospitality market enjoy a strong recovery since the return of international travel with high occupancy rates and revenues.  Hotel investment reached €4.23 billion in 2023, the highest in Europe and 30%+ higher than in 2022. The asset class is proving the most popular for real estate investment, with foreign capital playing a central role, representing 75% of the total investments and a higher share in specific regions. Growth is at its highest in the luxury and premium sectors, with an owner/operator model increasingly prevalent for the higher potential for profitability and return on investment. 

Investments are split between the holiday and urban segments, with Barcelona and Madrid emerging as the leading urban destinations, and the Canary Islands and Balearic Islands as the main holiday destinations. This surge in investment reflects a unique opportunity to acquire prime assets with high liquidity and minimal exposure to market uncertainty.
