Are you looking for the best ways to enjoy the Florida panhandle’s most scenic highways? If so, you’ve come to the right place.

Traveling along East County Highway 30A is one of my favorite things to do. 

White sand beaches, crystal clear waters, great restaurants serving fresh seafood, live shows, and outdoor activities for the whole family make this a perfect place for a road trip or family vacation.

Let’s dive into the top things to do in 30A.

Paradise awaits in Seaside, Florida, United States.

Palm trees, turquoise waters, vibrant farmers’ markets, and gorgeous vacation rentals make this a prime spot for a beach vacation.

1. Visit The Truman Show House

One of the most popular things to do in Seaside is visit the Truman Show House.

Introduce your kids to the iconic movie during one of your family movie nights, then head over to 31 Natchez Street. (The owners have kept the movie address number 36 on the fence).

Heading over to see the house will be a fun adventure through a charming neighborhood.

If you drive, expect traffic to be slow. Alternatively, nab some bike rentals and pedal over.

2. Check Out Airstream Row And The Town Center Square Downtown Seaside

Airstream Row is famed for its food trucks.

This is a great place to come for grilled cheese, crepes, hot dogs, donuts, snow cones, and mouth-watering BBQ.

Fuel up on food, and/or shop in the farmers market every Tuesday and Saturday morning (from 9 a.m. to 1 p.m.)

While you’re in the town square, be sure to stop in at Sundog Books for new books with unique covers.

The Great Southern Cafe serves up fabulous food, while Fusion Art Glass offers amazing pieces of art.

3. Grab Some Food On The Rooftop At Bud & Alley’s

While we’re on the theme of food,  Bud & Alley’s  is another great spot to enjoy delicious food. 

But one of the best parts of this restaurant is that it is located right in the heart of Seaside, overlooking the Gulf of Mexico.

Indulge your taste buds on the rooftop terrace while drinking in views of the deep sea and Seaside’s beautiful scenery.

Relax on the soft sands of Van Butler Regional Beach Access while the sun descends into the ocean. This public beach is a popular spot between Seaside and Watercolor.

The large parking lot tends to fill up during the day but empties out toward evening.

There’s no better place to watch the sunset than the crackly hum of a bonfire and marshmallow roast.

Grayton Beach is chock-full of family-friendly options, green spaces, and fun things to do (like eating ice cream).

5. Relax At Grayton Beach

Powdery soft sand, rolling sand dunes, and a beautiful creek make the Grayton Beach Access a feast for the eyes.

If you get a beach permit, you can drive right onto the sand, which is super fun.

However, you can also make use of the free shuttle. It is quick and kept clean.

There is a shower and foot wash available on the boardwalk.

6. Eat At The Restaurants

If your belly is rumbling, consider heading to any of the following restaurants:

The Red Bar: This casual eatery is set in an old general store and offers live music and food with a Southern flare.

Chiringo: Enjoy Spanish-style dishes served in a bright and colorful setting with views of the ocean. 

AJ’s: This seafood shack offers a weekend brunch, regular live music, sports viewing, and a full bar.

Beach Camp Brew Pub: This brewing facility offers more than beer on the beach. Enjoy their cocktails, seafood, and barbecue.

7. Grayton Beach State Park

No trip to Grayton Beach would be complete without visiting its main attraction, Grayton Beach State Park.

This park is famous for its beach, but there is plenty more to see and do here.

Hike one of the many nature trails, and enjoy water sports on Western Lake.

Turn it into an overnight by booking a spot in one of the park’s cabins or their campgrounds.

A fresh coastal breeze, blue lupine flowers, delicious ice cream, and melt-in-your-mouth barbecue make Blue Mountain Beach a worthy stop on any 30A road trip.

One of the best things to do in 30A is visit the beach at Blue Mountain Beach.

The sand is powdery white, and the water is clean, clear, and variegated turquoise.

Float in the warm waters with the expansive sky stretching overhead, or catch some waves. Bliss.

9. Grab A Cold Treat At The Blue Mountain Beach Creamery

Make sure you have money in your wallet before you head to the Blue Mountain Beach Creamery.

You’re going to want plenty of greenbacks at this cash-only joint.

Order a traditional ice cream or a more unique flavor of Blue Mountain’s deliciously creamy homemade ice cream.

It is smooth and explodes with flavor. Even if there’s a line, it’ll be well worth the wait.

10. Johnny McTighe’s Irish Pub

Exceptional food awaits at Johnny McTighe’s Irish Pub.

This pub offers hearty and delicious Reuben sandwiches, juicy and tender cheesesteaks, battered onion rings, crispy tater tots, and amazing lobster bisque.

Head over for delicious eats, time at the bar, or rousing fun in the game room.

It’s sure to be a  great way to spend a few hours.

Santa Rosa Beach is the largest beach neighborhood in South Walton County.

It is incredibly diverse and offers everything from golf courses and fine dining to ax throwing (I bet you weren’t expecting  that ).

11. Shunk Gulley Oyster Bar

Oysters, oysters, get them here! Shunk Gulley Oyster Bar is the best place to enjoy fabulous coastal cuisine, live music, and ocean views from the bar top.

Feast your eyes on the views, delicious seafood, and southern hospitality.

Whether you opt for oysters, lime shrimp, snapper specials, or burgers, you’re sure to come away delighted.

12. Ed Walline Regional Beach Access

Spend a day or an evening at Ed Walline Regional Beach Access.

This fabulous wide beach offers great amenities and beautiful sand. There is a lifeguard on duty during the season.

It can get busy, but there is a decently large parking area, picnic shelters, showers, and nice bathrooms.

It’s also the perfect spot for a beach bonfire.

The beach meets the country at Gulf Place Town Center. Shop for glassware, enjoy a cocktail by the sea and fill your belly at a number of marvelous restaurants.

Don’t miss a visit to the Artists At Gulf Place.

Eight vibrant galleries feature local artwork ranging from pottery and jewelry to photography, sculpture, and painted vintage windows.

Enjoy the beauties of the Emerald Coast by spending time at Dune Allen Beach. Head down the boardwalk to reach 220 feet of delightful sand.

This beach access opened in 2019 and features parking for cars and golf carts, modern restrooms, and a lifeguard station.

Gumbo, fish tacos, and down-home digs await at Stinky’s Fish Camp.

You’ll have a party on your plate and cheerful surroundings.

If you can afford to wait for an inside table, you’ll save yourself some sweating.

However, even the outside tables are worth it in order to eat here.

Creative seafood, water-front eating, superb staff, and family-friendly surroundings–what more could you want?

16. Topsail Hill Preserve State Park

Topsail Hill Preserve State Park is an incredible park you won’t want to miss.

Old-growth pine forests, rare coastal dune lakes, abundant wildlife, and towering sand dunes make this state park well worth a visit.

Visit secluded beaches, enjoy fishing and camping, swim in the dune lakes, and view deer, otters, and birds.

If you’re into camping, the facilities here are prime.

17. 30A Axe Throwing Company

Test your aim and Viking battle cry at the 30A Axe Throwing Company.

This axe-throwing pub is a perfect spot to enjoy fun times with friends and family.

Play games, throw axes (of course), sip natural wines, try craft beers, and munch on small-plate appetizers.

This is one of the most unique things to do in 30A. You’ll make memories to last a lifetime and have a blast.

Take a break from the heat of the beach with some time in the forest. Zoom between trees on an ATV, hike beneath leafy boughs, and explore to your heart's content.

This free state forest offers loop trails perfect for biking, hiking, hunting, and wildlife viewing.

You can also camp here, though the bathrooms are a bit rustic.

19. Eden Gardens State Park

Immerse yourself in history at Eden Gardens State Park, home of the 1897 Wesley House mansion.

Take a guided tour through the home, admiring antiques and family heirlooms, wander through the beautiful gardens, or fish in Tucker Bayou for no extra cost.

If you want to make a day of it, consider taking a picnic along to eat among the moss-draped live oaks.

20. Watercolor Trails Loop

Walk, run, or bike along the Watercolor Trails Loop for a spectacular day in nature.

This 8.8-mile loop trail is an amazing way to sight-see through the beach communities of Seaside and Watercolor. 

The trail is dog-friendly and consists of a combination of gravel, dirt, pavement, and boardwalk paths.

Keep in mind that this loop can get busy in the summer months.

21. Cerulean Park

Enjoy a day of family fun in Cerulean Park.

This lovely park has over 3 miles of walking trails around Western Lake, complete with gardens, bridges, and docks.

The paths meander through beautiful flowers, past cute cottages, and areas with lake views.

The long stretches of green grass are perfect spots to play a rousing game of frisbee, soccer, volleyball, wiffleball, spikeball, and cornhole.

22. The Wine Bar- Watercolor

Enjoy charcuterie boards paired with delicious wine at The Wine Bar in Watercolor.

The snapper dip is super tasty, especially paired with Southern Bell and The Brut.

You also won’t want to miss the coconut cream pie.

This informal wine bar offers a massive selection of vintages, plus creative American dishes, superb cheeses, and fabulous service and vibes.

If you’re looking for one-off things to do in 30A, you don’t have to search hard to find top-notch cafés, beaches, farmer’s markets, and restaurants.

23. Seacrest Beach- Visit The beach

“Casual upscale” are two words used to describe Seacrest Beach.

This destination is a perfect place to relax, enjoy gorgeous surroundings, and spend time on Alys Beach.

Swim, enjoy the sand, and then meander through the charming shops and restaurants.

The architecture is striking. Just walking through here feels luxurious.

Wind down, relax, or go all out and rent your own cottage with a private pool.

24. George’s At Alys Beach

Chill on a breezy porch or in a bright dining room at George’s at Alys Beach.

This wonderful restaurant serves up incredible fish, refreshing drinks, and tasty desserts.

Order whatever you’re craving, whether that’s seafood, meat, vegan, or vegetarian options.

The flavors are sure to please, and the food will taste even better in the upscale cottage surroundings.

25. 30A Farmer’s Market In Rosemary Beach

Discover the best products and produce available at the Rosemary Beach Farmer’s Market.

I love exploring the local wares at these open-air markets.

Tupelo honey, beeswax candles, grass-fed beef, cheddar jalapeño bread, small-batch jams and mustards, fresh-caught seafood, and kombucha are only a few of the products for sale here.

There are also personal care products, essential oils, and treats for your pets.

Wander, smell, taste, and sip your way through the abundance of colors, aromas, flavors, and textures every Sunday from 9 a.m. to 1 p.m.

26. Cafe 30A – Seagrove

One of the best things to do in Seagrove is visit Cafe 30A.

This classy café has an island vibe and a mouth-watering menu that is updated frequently.

Their innovative food includes things like banana beignets, quail and grits, and delectable crab claws.

This place gets busy, so get a reservation if you can to ensure a spot. Otherwise, consider sitting in the bar area.

27. The Big Chill 30A – Watersound

The Big Chill 30A near Watersound is a one-stop shop for amazing fun.

Shop, listen to music, eat tasty food, have a picnic, or even watch a movie–all in one central spot.

Set your kids loose on the dance floor, dancing to the kid’s DJ while you enjoy whiskey, burgers, tacos, and ice cream from Mr. Freeze.

You’ll love the atmosphere, food, drinks, music, and movies for kids.

In the evening, you can eat barbecued meat by the fire.

If you enjoy biking, paddling, or boating, these are all activities you can enjoy on 30A.

28. Ride Bikes Along 30A

Don your helmet and hop on your bicycle because it’s time for a bike ride along 30A.

Trails here are in abundance, but one of the top ones to cycle is the 19-mile Timpoochee Trail.

This multi-use path connects Inlet Beach and one of the rare dune lakes at Dune Allen Beach.

29. Paddle Or Kayak On The Dune Lakes

Another amazing thing to do in 30A is to explore the Dune Lakes via paddle boards or kayaks.

The rare dune lakes are nestled among sand dunes, offering unparalleled opportunities for birding, salt and freshwater fishing, and paddle sports.

Note that no jet skis are allowed on coastal dune lakes (except for Lake Powell in Bay County).

Topsail Hill Preserve doesn’t allow any boats, kayaks, or canoes except on Campbell Lake.

Get out on the water on a boat, whether it’s your own rig or a charter, 100-foot yacht, or flat boat.

South Walton County offers amazing boating opportunities, whether you plan to explore grassy shallows or try your hand at fishing.

Are you looking for additional things to do inland of 30A?

Morrison Springs County Park is 50 minutes from Seaside and features a 250-foot-wide natural spring.

Swim in the crystalline water and enjoy the boardwalks.

The Village of Baytowne Wharf sits beside the shores of Choctawhatchee Bay.

This charming community is a fun place to explore, celebrate International Talk Like a Pirate Day, or visit the Beer Fest.

Other spots to visit include Camp Helen State Park and the Emerald Coast Theatre Company on Grand Boulevard.

If you don't live somewhere in the South, you may have never heard of the beaches of 30A. The area certainly experienced a surge in popularity and visibility during the pandemic. However, it still flies under the radar for many tourists.

Whether you've heard of it, the South's secret beach playground is a place you'll absolutely want to learn more about.

What is 30A?

Known as the "Emerald Coast," it's a collection of small, unique, beautiful Florida beach towns nestled quietly between the busier areas of Panama City and Destin along County Road 30A. The beach communities of Rosemary Beach, Seaside, Aly's and Santa Rosa Beach sit in this area.

You won't find many tourist traps, big hotels or massive condo units in 30A. Instead, you'll find a much calmer approach to beach life with more families than college kids and more local shops with cult-like followings than chains.

Also, the 30A towns have all the shrimp, grits and fantastic views your stomach and soul could possibly want.

Whether you've been intrigued by 30A for a while or are hearing about it for the very first time, once you visit, you may join the legions of families who return for a full week year after year.

Here's what you need to know to plan your first trip to this scenic portion of Florida's Emerald Coast.

Where is 30A?

The 30A name comes from an actual road in South Walton County (County Road 30A) that spans roughly 20 miles along the Florida Panhandle coastline. It's roughly in the middle of the stretch between Destin and Panama City.

The closest airport is Panama City's Northwest Florida Beaches International Airport (ECP), 35 miles from Seaside in the 30A area. It's a small, modern airport that's easy to get in and out of without hassle.

However, the Destin-Fort Walton Beach Airport (VPS) is another viable option, as is Pensacola International Airport (PNS), about a two-hour drive away. Regardless of which airport you choose, you'll likely want to rent a car to explore the area at your own leisure.

Beach communities within 30A

From west to east along road 30A, you'll find: Dune Allen Beach, Santa Rosa Beach, Blue Mountain Beach, Grayton Beach, Watercolor, Seaside, Seagrove Beach, WaterSound Beach, Seacrest Beach, Alys Beach, Rosemary Beach and Inlet Beach.

Some also consider Carillon Beach — technically just off U.S. 98 — an honorary member of 30A. I've also seen Sandestin and others included in the line-up, so the parameters of 30A may depend a bit on who you ask.

Aside from a specific line-up of town names, here's the very important thing to know about 30A: Each community has its own very distinct personality.

It seems to be common to prefer one community over the others. I've often heard people say things like, "My family only goes to Watercolor" or "Rosemary Beach is by far the best part of 30A."

Every area has its own fan base. Sometimes only a few hundred yards separate one little community from the next. So, while there aren't extremely distinct geographical areas in many cases, there are different vibes, layouts, architecture and price points.

Where to go in 30A

It's not a big area. However, there are many layers and nuances to 30A. Here's a stab at what a few of the communities within the area are like for those planning a first trip.

Santa Rosa Beach

This is a laid-back, mostly golf cart-friendly, architecturally diverse part of 30A. You'll see fancy four-story homes and smaller A-frame-style beach houses all on the same street.

There are public beaches in Santa Rosa with free parking, bike paths and plenty of street-ready golf carts (aka low-speed vehicles) available for rent.

You'll find plenty of houses to rent in Santa Rosa on sites ranging from Vrbo to Marriott Homes & Villas. For us, it served as a very easy entry point to vacations in 30A.

Some good places to eat in Santa Rosa include Goatfeathers (which also has a to-go seafood market), Cafe Tango and Local Catch Bar & Grill . Cafe Tango even offers small group catering and family-sized meals to go; this can come in handy when you don't feel like cooking for your crew but don't want to corral everyone for dinner out.

Grayton Beach

One of the oldest communities in the area, Grayton Beach has attracted vacationers from the inland towns of northwest Florida and Alabama for more than 100 years.

I've heard people describe Grayton Beach as the soul of 30A, a "crunchy" town or even a "funky little beach town full of free-spirited folks."

In Grayton, you'll find hand-painted peace signs along the streets and a prominently placed VW van. You'll also find Red Bar — an insanely popular institution. Unfortunately, the original Red Bar burned down in 2019, but a new one opened in the same spot in the summer of 2020.

There are obviously drinks and music here, the food is solid too. The crabcakes (available on Friday and Saturday nights) are popular, and I can personally vouch for the shrimp po'boy.

The cabins within Grayton Beach State Park are relatively basic, but starting at just $110 per night, they are also more affordable than many area lodging options .

If you've ever seen "The Truman Show," you've seen at least some of Seaside. It's a picturesque town so well-planned and photogenic it may seem fake … which made it perfect for that film.

It's real, though. It's perhaps slightly more upscale than Santa Rosa Beach, but it's still pretty approachable and extremely walkable. However, you'll have to pay for a cabana or beach chair to access the main beach area.

Airstream trailers serve the role of food trucks here, and there are plenty of places to sit outside and enjoy your food. Come with a fully charged smartphone, as several of these trucks require you to order and pay on your phone.

Bud & Alley's Taco Bar was a pretty good spot. Other popular options in the area are The Meltdown on 30A (think grilled cheese heaven) and Shrimp Shack .

I visited a two-bedroom cottage on Tupelo Street — directly across from where Jim Carrey went around and around the gazebo. If it's representative of the houses for rent in the area, you are in for a treat if you stay in Seaside.

Prominence, which is very close to WaterSound, is a master-planned community featuring adorable rental homes and cottages, a golf course, a lake and multiple pools.

This area also has a number of restaurants, food trucks, dedicated outdoor spaces and a stage for live music, yoga and more.

In the Big Chill area (formerly known as The Hub), you will find Macho Taco, Super Freeze ice cream, Hooked Sea to Table, Nectar Coffee and Wine and Duos Bar, as well as other shops and spots, to grab a bite.

Prices for some vacation home rentals here can be more reasonable than in Rosemary or Alys. It can be a good happy medium for those who want some community amenities without blowing the entire year's vacation budget just on the home rental.

Alys Beach is … fascinating.

I can all but guarantee if you aren't familiar with the area, you'd never guess Alys was located in the Florida Panhandle.

Alys is a secret hidden in plain sight. Whether by design or coincidence, even the name's pronunciation will give away whether you've been there or not. (Alys is actually pronounced Alice.)

The buildings are all white, and the Alys Beach website states that the area has "… its foundation in Moorish and Mediterranean flairs, with architectural styles founded in the beauty of Bermuda, and with courtyards inspired by homes in Antigua, Guatemala."

I'd give some nods to Mykonos, Turkey, Portugal and basically everywhere else in the world that's beautiful and exotic. While you can — and should — walk around Alys Beach and explore, it has a very "members only" atmosphere.

You can't get on that beach if you're not a resident or guest, and the area was wildly devoid of people just milling about.

If you are hungry while in Alys, George's at Alys Beach gets high marks for its lunch and dinner offerings. Even Charlie's Delights doughnut shop in Alys gets positive reviews.

Rental cottages in Alys are insanely beautiful, but they also start at about $1,000 per night and go up from there. On the plus side, your Instagram feed (and maybe even the next issue of Architectural Digest) will thank you for the photos you capture while in Alys.

Rosemary Beach

Rosemary Beach is somewhat of a mixture of the vibes of Seaside and Alys. It's such a good choice that it's even listed as one of the best places to visit in the U.S. in TPG's round-up.

It's beautiful but not quite as starkly uniform as Alys. It has bit more visible life and diversity mixed into the "Forrest Gump"-esque, tree-lined, cobblestone streets. You won't find the omnipresent golf carts like in Santa Rosa Beach, but you will see many bicycles (so drive slowly when coming into town).

There are charming restaurants and shops up and down the streets of Rosemary Beach. However, the actual beach here seems to require getting a beach rental chair that lines the sandy shores.

Where to stay in 30A

Most of the lodging in 30A consists of home and cottage rentals. Some rentals are available via a nationwide vacation home rental site, and local companies manage some with mini-monopolies in their area.

For example, good luck finding an Alys Beach cottage on Airbnb — you'll have to book directly.

In Seaside, those charming cottages on tree-lined streets around Tupelo would be hard to beat as long as you don't need front-row ocean views.

In Prominence, there are various ways to book homes and cottages, though many are under the management of Panhandle Getaways . Regardless of how you book, a home rental is a great option for the area.

During our visits, we first had a private pool at our Santa Rosa Beach home rental — a great amenity to add to the nearby public beach.

The five-bedroom home could easily fit two or three families. It starts at about $600 per night in the offseason and then goes to around three times that amount per night during the peak season.

Spring and summer break rates in 30A will double or triple the offseason rates, and longer minimum stays will also often be in effect.

On a recent trip to Prominence, we booked a four-bedroom home via Panhandle Getaways for $700 per night all-in during early August.

Our original home was actually sold, and they moved us to a different home in the same area. It didn't have a private pool like the Santa Rosa Beach house did the previous year. Still, it came with a golf cart, was walkable to a neighborhood pool and was very close to the hub area with shops and restaurants.

In that neighborhood, your house has to come with a low-speed vehicle (aka golf cart) in order for you to use one. In fact, these vehicles are becoming an increasingly hot topic in the area, so be sure to check up on the latest rules and allowed areas if having one is on your wish list.

There are more traditional hotels and resorts in the area, such as the Watercolor Inn, where standard rooms start at $500 to more than $600 in peak season.

Rates fall around $350 or more per night in the cooler offseason months. While you can't use traditional hotel points at this resort, you can book via Chase using your Ultimate Rewards points at a value of up to 1.5 cents each if you have the Chase Sapphire Reserve® .

Another option is The Pearl , which has similar rates to WaterColor Inn. It's in Rosemary Beach and includes complimentary beach chairs already set up for you next to the ocean.

If you want to use your traditional hotel points, you're pretty much out of luck in the heart of 30A because chains aren't really welcome. However, you can stay pretty close to the area in a chain hotel.

There is a Hilton Sandestin bookable for 70,000 to 80,000 Hilton points per night . It's not technically on 30A. However, this property is only about eight miles from Santa Rosa Beach.

Also in Sandestin, you'll find a Residence Inn and Courtyard bookable with Marriott points at the Marriott Category 4 and 5 award levels.

While it's not at all in 30A, there's also a new Hyatt Place on Panama City Beach nearby with a resort-style pool and lazy river.

If you are looking to redeem a stash of Marriott points, there are several lovely Marriott home rentals sprinkled about the area.

Just know that homes seem to come and go from one program and platform to the next , so things may change from when you book to when you check-in.

Tips for visiting 30A

Most people book homes in the area for a full week, from Saturday to Saturday. If you also have to follow this same travel pattern, know that traffic coming in and out of the area is at its peak during those Saturday timeframes.

You may want to get into the area a day early and just rent a hotel room in a nearby city to avoid some of the airport, grocery store and other congestion as everyone else is arriving and departing simultaneously.

If you have some date flexibility, prices can drop substantially outside the peak summer months. During the pandemic, the area's popularity expanded, and rates are now higher than they were a few years ago.

This makes early May, late August, September and even early October great times to visit. However, be aware that late summer and fall are during hurricane season for the area.

If you are OK visiting in the cooler winter months when high temperatures usually don't get out of the 60s or 70s, home rentals are a fraction of the price of the summer season.

You may benefit from having a golf cart (aka low-speed vehicle) rental if they are allowed in the 30A community you choose. Bike rentals are also very fun and popular in the area.

It's a great idea to reserve bikes and golf carts well in advance. Also, triple-check that the golf carts are allowed where you want to stay and visit.

Additionally, while you are double and triple-checking things, know that sometimes the neighborhood advertised by the home rental isn't always 100% accurate. Some homes near the fancier neighborhoods try to get away with saying they are actually in those neighborhoods, especially in the initial search results.

Read all the details about the booking and double-check the location by communicating with the owner and/or property management company if you are in doubt.

Public beach access varies from community to community. It's easy and free in places like Santa Rosa Beach, but other spots require fees. In some places, you're not even allowed to go if you're not staying there.

While you're in 30A, visit some of the other communities outside of the one you book. This way, you can sample some different areas and maybe find a place you'd like to stay next time.

Bottom line

More travelers have heard of Destin and Panama City than the 30A area sprinkled between those two tourism juggernauts.

I'm not here to knock Destin or Panama City, as they also offer beautiful white sugar sand and captivating blue-green water. However, I like my vacations a bit slower-paced and more laid-back than what those two well-known beach towns can offer.

For us, 30A was a shocking, wonderful Floridian surprise on our first trip. We already took a second trip there and are actively considering a third.

It was the easy-to-access domestic beach getaway that we didn't know much we needed until we found it.

I've taken beach vacations (thanks to points and miles) in destinations like French Polynesia, the Maldives, Hawaii and the Caribbean.

Still, I feel confident in saying that the beaches in 30A stack up to those big names quite nicely. The beaches of the Emerald Coast are beautiful, special and worth visiting at least once.

Of course, as the regulars already know, you'll probably come back after you visit once.

30-A Visitor’s Guide

Somewhere between 1497 and 1513, historians tell us, Europeans first beheld the great natural beauty of Florida. Juan Ponce de Leon named the region Pascua Florida or flowery Easter. Five-hundred-plus years later, stewards of Florida’s natural beauty are focused on sustainability, preserving what Mother Nature has provided, for all to enjoy. 

Known as the Crown Jewel of the Southern Riviera (the Southern Riviera is the 200 mile stretch of pristine coast that stretches from Gulf Shores, Alabama to St George Island, Florida)  Scenic 30-A runs through long-leaf pine flatwoods, along the white sand beach  and sea oat-covered dunes, past freshwater  coastal lakes  and saltwater inlets, over sand hills and coastal uplands, along wetlands and marshes, through hardwood hammocks and coastal scrub. Our area is known for the shimmering brilliance of the Gulf of Mexico and her white sand beaches. But it is the beauty of our landscape and its native plants and animals that are second to none…

  • Don’t miss the centuries-old live oaks at  Eden State Gardens  in Pt. Washington State Park, and the craggy, many-trunked scrub oaks in  Old Grayton Beach .
  • Look for the huge, fragrant white blooms of Southern Magnolia in early summer throughout the woods, at the crest of  Old Seagrove , and next to the obelisk beach walkover in  Seaside .
  • Admire the graceful arc of slash pine reflected in Western Lake.
  • Discover the tough little sand pine that grows all along the Gulf Coast, but nowhere else in the world! Look closely at the sharp-toothed edge of the stem of a palmetto frond that gives Saw Palmetto, a palm tree that grows its trunk underground, its name.
  • Wildflowers bloom year-round along Scenic 30-A. Watch for the lavender blossoms of wild rosemary and Gulf Coast lupine in the spring.
  • In the fall, the roadsides turn gold with goldenrod, woody goldenrod, golden asters and camphorweed. Sea oats, the grasses that hold the dunes in place, are a federally protected species
  • Enjoy the beauty of the plants, but please, don’t walk on the dunes or pick the seed heads. Please do enjoy and protect the beauty of our beaches, dunes, scrub and woodlands.

Taking the Scenic Route Along 30-A

From where it departs and connects with US 98, Scenic 30-A is comprised of 18.5-miles, plus 9.4 miles of connector roads—83 and 283—from the Gulf of Mexico to US 98, and 395 from the Gulf of Mexico to the Choctawhatchee Bay. “Taking the scenic route” by car, bicycle, or on foot, you’ll journey past four state parks, 27 miles of greenway trails, 11 rare coastal dune lakes, 12  beach communities . And you’ll behold miles of stunningly beautiful beaches. Scenic 30-A is a tourist attraction of major proportions. It is an exciting and eclectic mix of hot Caribbean colors and soft pastels, with architecture to match each beach community’s aesthetic, whether it be Old Florida’s traditional 2-3 story homes, or the cottages of Seaside with white picket fences and pedestrian pathways to New Urbanism, or its miles of greenway trails connecting state parks, preserves and residential areas.

Remarkably, all of Scenic 30-A’s famous beaches are certified as Blue Wave Beaches, akin to the Good Housekeeping Seal of Approval when it comes to cleanliness and safety. Scenic 30-A’s shimmering sugar-fine sands combined with shades of turquoise-blue and emerald-green waters are breathtakingly beautiful, sun up or sundown. Scenic 30-A’s beaches are naturally beautiful—no dredging and filling has replaced the crystalline grains of sand that squeak when you walk on them. Beach nourishment, the formation of sand dunes, and other educational programs to Keep Off the Dunes, are critical to protecting the Gulf Shores and Scenic 30-A’s reputation as the tourist destination known for its world-class beaches.

When Gulf breezes blow, a unique combination of sea oat grasses and coastal scrub vegetation trap the sugar sands, causing dunes to form. One of the most dazzling dunes—rising 25 feet above sea level— is at Topsail Hill Preserve. Traveling west along Scenic 30-A and just off US 98, you’ll come to Topsail, home to the endangered Choctawhatchee Beach Mouse, herons, egrets, white-tailed deer, fox, coyote, raccoon and gopher tortoises. Sea turtles come ashore late spring and summer to nest. Topsail is also home to 14 natural wild plant communities. Trailer Life magazine rated Topsail Hill RV Resort in the top 1% in the US.

Old Florida Architecture Along 30-A

Along Scenic 30-A, you’ll see numerous examples of Old Florida architecture–shingles, shutters, and shakes–overhangs that provide shade, and porches that suggest Southern hospitality. There are 12 distinct beach communities along the route and one just off the route on US98 (from west to east): Dune Allen Beach , Santa Rosa Beach , Blue Mountain Beach , Grayton Beach , WaterColor , Seaside , Seagrove Beach , WaterSound Beach , Seacrest Beach , Rosemary Beach , Inlet Beach and Carillon Beach (just off Scenic 30-A, on US98).

Scenic 30-A has 11 coastal dune lakes , known by kayaking and canoeing enthusiasts for their beauty and tranquility. Dune lakes are formed by the wind and found almost exclusively along the Gulf Coast. Classified as “critically imperiled” because of their extreme rarity, dune lakes are biologically diverse–saltwater combined with freshwater—an important source of freshwater to migrating birds and other beach organisms—and any alteration to their drainage is a threat. Conservationists say the dune lake system’s intrinsic value is “incalculable.”

Elegant, coastal pine forests and the century-old community of Grayton Beach border one of the largest and most scenic of the dune lakes, the 220-acre Western Lake. Army Major Charles T. Gray and his wife Elizabeth built a home there in 1885. It later burned down. In 1913 Grayton Beach became a resort community when the Butler family settled in, adding rental cottages and a General Store that— come Saturday night— became a dance hall. Even as it grows at a furious pace, with upscale shops, beach-y kiosks and restaurants that range from the fun ‘n’ funky new and improved Picolo’s/Red Bar to the Grayton Beer Pub, Grayton Beach has maintained it’s small-town flavor. Grayton Beach State Recreation Park’s 2,228 acres opened in 1968. Sea turtles nest in the summer and shorebirds are numerous. Wildflowers include lupine, gaillardia and golden aster. Tread Softly signs dot the landscape of rolling, sea oat-covered dunes and glistening-white sandy beaches that taper into the blue-green Gulf.

Development is taking placing all along Scenic 30-A, adding a sense of vitality and anticipation.  Zoning with an emphasis on place-making, conservation and responsible development,  Check out the master planned community of WaterColor . With its eye-pleasing palette of periwinkle blue and celadon green ceramic tiles in waterfalls, koi fish ponds, fountains, and numerous recreational opportunities, both WaterColor the community, and the small, 60-room WaterColor Inn, are fine examples of vernacular architecture. WaterColor blends right into the hustle and bustle of Seaside, which most consider the cultural and commercial center of Scenic 30-A.

Noting its numerous prestigious architectural awards, Time magazine described Seaside as the most astounding design achievement of its era. With a postage stamp-sized post office and a Town Center that boasts its own stage on the green, Seaside also has an artists’ colony and a full calendar of cultural events to put it on the map as a Must See. Picturesque as a postcard and the film location for The Truman Show, Seaside is a busy little success story—visitors flock to its shores in droves. The Seaside Institute sponsors significant intellectual and philosophical exchanges here and abroad on what makes a community vital.

Journeying on to Old Seagrove and Seagrove Beach , you’ll sense a slightly slower pace, but Seagrove is booming with residential and commercial development. Turning left at the corner of Scenic 30-A and 395, you’ll come to the Eastern Lake Bike/Hike Trail in Pt. Washington State Forest . Three greenway trails loop through sandhills, cypress ponds, wet prairies and titi swamps. Look for deer, coyote, alligator, and the gopher tortoise, a species of special concern. Pt. Washington State Park is a wonderful example of sandhill ecosystems. Rare species include flatwoods salamander, white-topped pitcher plant, and the world’s largest stand of Curtiss Sandgrass.

Across 98, follow the signs to Eden State Park and Eden Gardens-former Wesley-family mansion, and a splendid example of Panhandle architecture: two stories, equal number of rooms, each story divided by a centray hallway–and perched on piers for greater air circulation and flood protection. Moss-draped oaks, camellias and azaleas in season, this genteel home filled with lovely antiques offer visitors an historic view of the “real” Florida.

Backtracking to Scenic 30-A, turn left on 395 and follow the road around the bend to a small gem of a park, Deer Lake State Park, a 172-acre tract acquired by South Walton County Ecosystem. You’ll find the Chochtawhatchee Beach Mouse, the Red Cockaded Woodpecker, and other rare plant and animal species. The reflection of the Gulf of Mexico in Deer Lake is like nothing you’ll see anywhere else on Scenic 30-A. A spectacular view combines the huge expanse of the emerald-green water of the Gulf of Mexico with a sliver of shimmering sugar sand, and, next to it, the deep blue of Deer Lake. A photo opportunity if ever there was one!

Continuing on down Scenic 30-A, you’ll see WaterSound, an exquisite coastal community under development.   Then it’s on to Camp Creek Lake and the 18-hole Camp Creek Golf Club and full-time community of WaterSound Origins.

Scenic 30-A winds it way to Rosemary Beach , another planned community reminiscent of the Southwest—white stucco, bell towers, and upscale restaurants and shops. Scenic 30-A re-connects with Us 98 at Inlet Beach , the latest thriving community on Scenic 30-A,  a short distance from the charming community of Carillon Beach –beautiful homes, great shopping and brightly colored artist cabañas–and Panama City Beach, Fun City for Spring Breaker’s and Families.

30A Florida guide to the top restaurants & shops in Santa Rosa, Grayton, Watercolor, Seaside, Seagrove Beach, Watersound, & Rosemary Beach

The secret is out about Hwy 30A and its string of picturesque seaside villages (especially Seaside) that line its sugar sand beach coastline.

Yet, I still love a visit here.

Located in between the larger cities of Destin and Panama City, Hwy 30A still maintains its “Old Florida” charm, but more and more development and growth have turned this 2-lane highway into practically its own lifestyle brand, complete with a bumper sticker.

My favorite time to visit 30A is during the cusp of the off-season. By all means, try to avoid going at the height of summer or during Labor Day Weekend.

Late September through November is a beautiful time to visit as well as March through May (avoiding the Spring Break crowds). The rates are cheaper, the weather won’t scorch you, reservations are easier to come by, and you can actually walk and drive without the crowds.

Top 10 Places to Eat on 30A

(plus a hidden gem in grayton beach & a bonus restaurant in destin), 1. restaurant paradis, rosemary beach.

Restaurant Paradis really is a bite of paradise.

If I could eat at only one restaurant on 30A, this would be it. There have been trips where I’ve eaten here twice–once in the dining room and the other at the cozy bar (you can order the full menu there as well).

The careful attention paid to the food and cocktails makes Restaurant Paradis consistently delicious, and the ambiance is elegant and romantic, yet relaxed.

My go-to appetizer is the Beef & Blue Cheese Tortellini (crispy filet & Maytag blue cheese with roasted garlic cream, and truffle demi-glace). I crave these rich melt-in-your-mouth bites of savory heaven. Another appetizer favorite is their Crab Cakes served with slaw and a lemon caper dill remoulade.

For the dinner entree, I highly suggest the Lobster Encrusted Grouper served atop toasted orzo, shaved Brussels sprouts, spinach, hearts of palm, red onion coconut passion fruit, and drizzled with pineapple beurre blanc. If you’re not in the mood for seafood, the Cast Iron Filet is the way to go, seared & served with Yukon gold mash broccolini, and black truffle demi.

2. Ambrosia

If you enjoy Restaurant Paradis, I have a feeling you’re going to love a visit to Ambrosia , centrally located in the Watersound Town Center. Opened in 2022, Ambrosia is a more recent newcomer to the 30A dining scene, but it’s already considered a hotspot.

The menu features a rich variety of prime steaks and fresh seafood with a large selection of sides that are perfect for sharing. The table rolls are served with pineapple butter for a tropical twist, and if you can, try to save room for dessert.

3. The Great Southern Cafe

I usually go for their breakfast/brunch, but The Great Southern Cafe has fantastic food for lunch and dinner too.

If you’re there for breakfast, start with an order of their fluffy Beignets . Follow those powdered sugar puffs with their Biscuits & Gravy (lightly seasoned with sage) and a side order of Smoked Gouda Cheese Grits .

Lately, I can’t resist ordering the Crab Cake & Fried Green Tomato Benedict. It’s just that good. Pair it all with a Vodka-infused Mimosa , and you’re officially on vacation. 

For Lunch or Dinner, try the Grits a Ya-Ya (blackened shrimp, smoked bacon, spinach, portobello mushrooms, and cream on a bed of smoked Gouda cheese grits).

Unfortunately, The Great Southern Cafe no longer accepts reservations, but since the restaurant is large with plenty of covered outdoor seating, the wait isn’t usually too long.

4. Old Florida Fish House

There are many reasons to eat at this classic 30A establishment on Eastern Lake, but I mainly go for the sushi. Specifically, the “Yes Sir” roll:

If sushi isn’t your favorite, they serve a variety of fresh seafood entrees and a burger, filet, or chicken sandwich.  Old Florida Fish House is a sprawling restaurant, but you may still have to wait in line for a table. Reservations are not accepted, and live music is typically featured Thursday – Sunday.

5. Seagrove Village Market Cafe

Speaking of classic, the Seagrove Village Market Cafe has been in business since 1949. 

It’s a perfect, casual spot for lunch (although they serve dinner as well). The nostalgic vibe makes you feel like you’ve been transported to a simpler time, and their Fried Fish Tacos rank #1 on 30A, at least for me anyway. 

Reservations are now accepted and can be booked through Resy.

6. Bud and Alley’s

Bud and Alley’s is a consistent fixture on the 30A “best eats” list and with good reason. I’ve never had a bad meal there. Situated on prime oceanfront property in Seaside, Bud & Alley’s is casual and reliably fresh. 

Named after a dog and a cat, Bud and Alley’s serves breakfast, lunch, and dinner in their crisp white building, and the establishment also operates a separate Pizza Bar and a Taco Bar. 

My favorite time to go is lunch, where I usually order the best Sweet Potato Fries I’ve ever tasted along with a Shrimp Po Boy . 

Due to the casual atmosphere of Bud & Alley’s, reservations are not accepted. 

7. George’s

George’s at Alys Beach has been a 30A icon since 2008, and all dishes are crafted using organic, locally sourced produce. 

The lunch menu is divided into “Misbehave” & “Behave,” so, depending on your mood, you can either indulge in the Lobster Quesadilla or go for the lighter Avocado & Crab Flatbread .  The menu has something for everyone, whether you want to sink your teeth into an Angus Beef Burger , sample some fresh seafood, or keep it vegetarian.

George’s does not accept reservations (except for Valentine’s Day), but they are typically open daily (excepting winter hours), with lunch served from 11:00 to 3:00 and dinner from 5:00 to 9:00.

8. La Crema Tapas & Chocolate

La Crema Tapas & Chocolate is exactly what it sounds like–they serve tapas and lots of chocolate. 

Either go for a bite when you’re not super hungry or eat here when you’re starving and order basically everything. 

I love the Manchego, Cheddar, & Monterey Fondue , and the Patatas Bravas are always delicious. They also offer traditional Spanish dishes like Paella and Empanadas , but definitely save room for dessert.

If you want a sweet treat without the bulk, order a Sipping Chocolate or go all-in with an OMG Chocolate Espresso Cookie . 

Open daily | Reservations are not accepted except for Valentine’s Day.

9. Vue on 30A

It’s an appropriate name. Vue on 30A definitely has one of the best views on 30A.  

My favorite time to dine here is either for brunch or lunch so I can really soak up the oceanfront views. But, if you go for dinner, you can time it, so you catch the sunset. 

If you’re there for brunch, my favorite entree is the Crab Cake Benedict served on grilled sourdough topped with hollandaise. 

A lunchtime favorite is the Grouper Bowl a la Nicoise. For dinner, there are classic options like a Wedge Salad and Filet Mignon or try the Pistachio-Crusted Grouper served on saffron risotto.

10. Seaside Airstream Row

These vintage silver airstreams were here way before food trucks started trending. Not only are they adorable, but they serve up some really delicious food. 

From the classic Barefoot BBQ  and Wild Bill’s Beach Dogs to the more recent additions such as The Meltdown on 30A to  Crepes du Soleil –it’s a great way to cater to a variety of cravings as well as enjoy people-watching in the heart of Seaside.

Roux 30A is not just a restaurant — it’s an experience. With an open kitchen concept, guests sit at the rustic community tables as the chef prepares an exquisite meal from the freshest, locally sourced ingredients. 

Currently, Roux 30A offers a 12-dinner series centered on 6 courses with a regularly changing menu to reflect the season. Because the restaurant is so cozy with limited seating, a reservation is a must. This innovative dining space is located in the artsy district of the Shops of Grayton.

Bonus Dining Suggestion: Bijoux

From Bistro Bijoux to now just Bijoux , I’ve loved this restaurant for many years. I would make a point to visit here even if it were just for the Caramelized Pear Bread Pudding with Warm Whiskey Sauce & Goat Cheese Ice Cream . 

A fine dining restaurant, Bijoux suggests a sense of elegance (no cut-off shorts) but still maintains a relaxed feel. The bar offers quite a few discounted specials before 7:00 pm, but if you’re planning to go for dinner, you’ll want to make a reservation. 

My favorite dinner menu items are the Crab Beignets or Lobster Spring Roll appetizer and the Gulf Shrimp & Grits entree. But, definitely save room for that dessert.

Recommended Oceanfront Beach House in Miramar with Pool

While I normally try to stay on 30A, this Miramar house is the next best thing.

I had the pleasure of staying at Caribbean Breezes for a week in November. Its location with a private heated pool combined with sunrise and sunset views from the deck and pool with effortless access to the beach made for a vacation stay I can’t wait to repeat. 

Top 5 Places to Have a Drink on 30A

It’s new, it’s fun, and you should definitely go. The cocktails and small plates at Neat pack a flavorful punch, much like the style of drink the name suggests.

While you can order wine or beer here, take advantage of the well-crafted cocktails and pair it with one of their delicious small plates like the Whipped Feta served with Naan or the Baked Burrata Bolognese coupled with a baguette. 

When you’re finished, don’t forget to stroll through the Bottle Shop located to the left of the bar. Here you’ll find a large selection from small-batch producers with labels you may or may not recognize in addition to bottles from more standard distillers. I bought a bottle of Kirk and Sweeney 12-Year Dominican Rum , and it is yum!

Tuesday – Thursday: 12 pm – 10 pm

Friday – Saturday: 12 pm – 11 pm

2. Havana Beach Bar & Grill

Located inside The Pearl Hotel, the Havana Beach Bar exudes a library vintage vibe with its rolling laddered bar and 1950s Cuban style. 

I can’t resist ordering a Hemingway here, mainly because it’s delicious, but also because the space is inspired by El Floridita, Ernest Hemingway’s go-to spot in historic Havana.  

The Havana Bar is open daily from 9 am – 10:30 pm, with a daily Happy Hour from 3-6 pm.

3. Bud & Alley’s Rooftop

While Bud & Alley’s restaurant is already on this list, their Rooftop Bar deserves its own mention here. Ironically, it’s the only bar in Seaside with an oceanfront “seaside” view. 

The Roof Deck can get hot and crowded during the summer months, but the bar serves up consistently delicious drinks whether you’re in the mood for something tropical or frozen, like the Rumchata Bananas Foster with a Dark Rum Float. 

Or, even if you’re craving a classic margarita, manhattan, or your favorite beer, the Bud & Alley’s Roof Deck Bar has got you covered.

4. The Wine Bar

If you’re not in the mood for a mixed drink, never fear, Wine World is here.  Located on 30A across from the WaterColor Inn & Resort, The Wine Bar is exactly what it sounds like.

Select a glass of wine from the extensive list or sample a flight of either white or red. During Happy Hour (offered daily from 11 am – 6 pm), enjoy a 12 oz carafe of wine for the price of a large glass.  

Round out the experience with a curated fruit and cheese plate, then sit back and savor. 

5. Crabby Steve’s

Tucked away behind High Point Resort in Seacrest Beach, Crabby Steve’s is a hidden beach retreat located directly on the beach with some of the best views along 30A.

Crabby Steve’s serves fresh seafood alongside typical American fare. Still, it’s the full bar offering classic beach cocktails such as Pina Coladas, rum runners, hurricanes, and more relaxing thirst-quenchers, plus beer and wine, that keeps visitors coming back. 

The only difficulty is just getting there. If you’re staying at the High Pointe Resort , it’s easy because you can walk through the resort and directly into Crabby Steve’s. If you’re not staying there, you can still visit, but you have to walk along the beach to access it. 

While Crabby Steve’s doesn’t have an official website, they do have a Facebook page that you can check out for recent updates. Call for Hours: (850) 231 – 0999

Top 7 Places to Shop on 30A

1. the markets, seaside & rosemary beach.

I love an early morning market serving up fresh, local produce, cheese, and baked goods. 

Even if I don’t end up buying anything, walking through them is such a refreshing way to begin the day, which is why I’m listing both the Seaside and Rosemary Markets as #1 in this category. 

The Seaside Farmer’s Market takes place every Tuesday & Saturday from 9:00 am – 1:00 pm  along the pathway that surrounds Seaside central amphitheater.

The Rosemary Farmer’s Market takes place every Sunday in the heart of Rosemary from 9:00 am – 1:00 pm. In addition to fresh produce and other locally sourced food items, this market also features arts and crafts. 

2. The Shops of Seaside

After you finish the Seaside Farmer’s Market, be sure to check out at least a few of the wide variety of shops that Seaside has to offer. 

A few of my favorites include:

Sundog Books

This bookstore is a Seaside stable, and I always make sure I visit them at least once when I’m in town. While I enjoy having a Kindle, there’s still nothing quite like a physical book in my hands while I’m at the seashore.

At Sundog Books you can pick up the latest New York Times bestseller, classic fiction, history books, kids’ books, and even poetry. Plus, the staff are super helpful with recommendations as well.

  • Cabana by the Seaside Style –an open-air market near Bud & Alley’s offering a variety of hats, jewelry, beachwear, and shoes. 
  • La Vie Est Belle is a  beautiful store selling simple, elegant pearl and leather jewelry, historic old coins, and other shipwreck artifacts. 
  • An Apartment in Paris –situated in Ruskin Place, which is located directly behind The Great Southern Cafe, this snug shop is like a doorway to Paris. The boutique sells Parisian home decor, jewelry, luxury books, plus kitchen & dining items. 
  • Fusion Art Glass & Fine Jewelry : Prepare to be amazed. Walking through this store is basically like visiting an art and jewelry museum, except everything is for sale. The good news is there are quite a few affordable pieces available in addition to the high-priced items.

3. The Shops of Rosemary

Much like Seaside, Rosemary Beach is also filled with a beautiful variety of shops. Browse art galleries, candy shops, clothing stores, books, and more in this colorful beachside town. I recommend going in them all, but if you’re short on time, check out:

  •   Curate : This art gallery features some of the most striking pieces I’ve ever seen. Even if you’re not in the market to buy any art, step in for a browse. You won’t be disappointed. 
  •   Patchouli’s: A shop dedicated to helping you look and feel better with their bath, body, & fragrance selections. It’s a great place to discover a new luxury brand or replenish your powdered sunscreen for those days at the beach. 
  •   The Hidden Lantern : While I’m partial to bookstores, this one gets a mention here because not only does it have a great name plus great books, the interior is just so cozy and inviting.

4. The Shops of Grayton

Grayton Beach embodies the essence of Old Florida, and its shops reflect that same spirit. 

Their shop owners also reflect that carefree spirit, which might explain why it’s hard to pin down some of these shops’ open hours. That being said, if you happen to be there when these stores are open, you are in for a treat. 

  • Mary Hong Gallery : Connected to Shardworks Art, this gallery displays fixating works of art that make you pause and wonder for a second if you can (or should) find a way to both buy and ship the art back home.
  • Modus Photography : I enjoy paintings, but sometimes there is no art quite like photography. Modus Photography is also connected to Mahalo, which is a super fun gift shop.

The Hub is a relatively new shopping and dining center along 30a, but it is growing in popularity and with good reason. 

The Hub currently features 20 shops & 10 dining establishments, not to mention a massive screen and expansive green to watch movies or football. 

My favorite store here is Mermaids of 30A , mainly because I’ve actually purchased quite a bit of their jewelry. Hwy 30a has many options for pearl and leather jewelry, but Mermaids of 30A has them all beat.

6. The Shops of Watercolor

Watercolor has several unique shops, but the Blue Giraffe is my favorite. 

Located directly on 30a, a few steps away from Wine World, The Blue Giraffe offers exquisite local beach art at relatively affordable prices as well as jewelry and art supplies, should you be in the mood to paint something for yourself. 

7. The Artists of Gulf Place

I absolutely love browsing through the Artists of Gulf Place. It’s funky local art at its best.

Located in Santa Rosa adjacent to the Inn at Gulf Place , the artist huts are ever-present, and it’s here where you can find painted driftwood and whimsical mermaids.

The 11+ Best Things to Do in 30A Florida

30A is a stretch of coastline that runs through several small beach towns in the Florida panhandle. This picturesque area is known for its pristine white sand beaches, turquoise waters, and charming seaside communities. Whether you’re looking for relaxation or adventure, there are plenty of fun things to do in 30A!

We loved our little 2-day trip here! I wish we would’ve had more time to explore each of the beach communities. Initially, we planned on flying here but changed our mind at the last minute and decided to turn it into a fun little road trip making a pitstop in Ocala on our way back.

The drive from Tampa to Santa Rosa Beach was 6 hours (check out my long drive tips ). It went by pretty quickly! This is one of my new favorite weekend getaways from Tampa .

Why is it Called 30A?

The name “30A” refers to the scenic highway that runs along the Gulf of Mexico in the Florida Panhandle. The 24-mile highway connects multiple beach communities along the coast, including Rosemary Beach, Seaside, Grayton Beach, and Santa Rosa Beach.

The road offers stunning views of the Gulf of Mexico and the surrounding natural beauty. It has become a beloved destination for those seeking a relaxing beach vacation. The various communities along the highway each have their own unique charm and character, making 30A a diverse and exciting destination for travelers of all ages and interests!

When is the Best Time to Visit 30A?

The best time to visit 30A depends on your preferences, as each season offers something unique. The peak season for tourism is during the summer months, from June through August. The weather is warm and sunny and the water is perfect for swimming and water sports! However, this is also the busiest time of year, and crowds and prices can be high.

If you prefer a quieter atmosphere and cooler weather, you may want to consider visiting 30A during the spring (it’s a great Florida spring break destination ) or fall. The shoulder seasons, which run from March to May and September to November, offer mild temperatures, fewer crowds, and lower prices. You’ll still be able to enjoy the beautiful beaches and outdoor activities but with a more laid-back vibe.

Winter is the least popular time to visit 30A, but it can still be a great time for outdoor activities like biking and fishing. The weather during the winter months , from December to February, is cooler and sometimes rainy, with average temperatures ranging from the mid-50s to the low 60s.

The beaches along 30A are one of the biggest draws of the area! With sugar-white sand and crystal-clear water, they offer a relaxing and beautiful experience! Here are the most popular beaches along 30A and what you can expect at each:

Grayton Beach:

Grayton Beach is a great spot for swimming, sunbathing, and fishing. The state park here is home to some of the most pristine and undeveloped beaches in the area, as well as scenic trails and diverse wildlife.

Seaside Beach:

This beach is known for its picture-perfect scenery, with pastel-colored beach houses and a stunning white sand beach. Not to mention its lively town center with shops, restaurants, and entertainment. It’s a popular spot for families, and there are plenty of amenities nearby.

Rosemary Beach:

This upscale beach community features luxury homes, high-end shops and restaurants, and a bustling town center with plenty of activities and entertainment. It’s a quieter beach compared to some of the others in the area, making it a great spot for a relaxing day in the sun.

Santa Rosa Beach:

This family-friendly destination is home to a variety of shops, restaurants, and activities, including fishing, kayaking, and paddleboarding. The town has a laid-back and charming atmosphere. Alys Beach:

Known for its unique architectural style, the town features white stucco buildings with turquoise accents, and its narrow streets are lined with palm trees and beautifully landscaped gardens. Alys Beach is also known for its luxurious amenities, including a private beach club and pool, tennis courts, and an amphitheater that hosts concerts and events throughout the year. Alys Beach is a popular destination for those seeking a luxurious beach vacation.

Rent a bike

One of the best ways to explore 30A is by bike! Renting bikes from YOLO Board and Bikes is an excellent way to get some exercise and take in the beautiful scenery along the way. The bikes are actually electric, so technically you can get as much or little exercise as you want while exploring 😉

The 30A bike trail is approximately 19 miles long and runs parallel to the scenic highway. The trail is flat and easy to ride, making it suitable for all skill levels.

The bikes are comfortable and well-maintained, and they come with helmets, locks, and baskets. They also do pick up and delivery to wherever you are staying (it’s free if you rent for two days or more).

There are plenty of places to stop along the way, including beaches, state parks, and restaurants. Taking the bikes out and exploring the scenic coastal roads and quaint neighborhoods is easily one of the best things to do in 30A!

Take a boat tour

If you’re looking for a fun and adventurous activity to do on your 30A vacation, I highly recommend taking a boat tour with Destin Boat Rentals. Their Crab Island 4-hour Adventure Tour is a fantastic way to spend a day on the water.

The tour takes you to Crab Island, a popular spot for boaters and swimmers, where you can enjoy a variety of activities at this epic sandbar. Along the way, you’ll also get to visit their adventure park, which features an inflatable obstacle course, as well as go snorkeling, kayaking, or paddle boarding!

The tour is very family-friendly. You are able to bring a cooler with food and drinks, or you can snag your lunch from one of the vendors at Crab Island. We were blown away by the BBQ spot! It was the only food option, so my hopes weren’t high, but we were more than satisfied with the ribs and wings that fell off of the bone.

Visit the State Parks

30A is home to several state parks that offer a variety of outdoor activities. Grayton Beach State Park costs $5 per vehicle and offers visitors a chance to experience the stunning natural beauty of the area. The 2,000 acres of park includes crystal-clear waters, sugar-white sand beaches, towering sand dunes, and plenty of wildlife.

In addition to the beach, the park offers visitors several outdoor activities to enjoy. There are trails that wind through the park’s sand dunes and forests, as well as a boat ramp for kayaking or fishing in Western Lake. The park also has picnic pavilions, grills, and restroom facilities for visitors to use.

Topsail Hill Preserve State Park costs $6 per vehicle and covers over 1,600 acres. It’s home to a diverse range of wildlife, including deer, foxes, turtles, and various species of birds. One of the highlights of this park is the three-mile stretch of secluded beach, perfect for swimming, sunbathing, and beachcombing.

The park also offers several hiking and biking trails, including the popular Campbell Lake Trail, which takes you through a scenic pine forest to the edge of a coastal dune lake.

Those are the two most popular, but Deer Lake State Park and Camp Helen State Park are also nearby!

If you’re in the mood for some shopping, 30A has plenty of cute shops and boutiques to explore. The Hidden Lantern Bookstore is a must-visit spot for book lovers. It’s located in Rosemary Beach and has a great selection of books, as well as gifts and stationery. Seaside Beach is also a great spot for shopping, with charming boutiques offering clothing, art, jewelry, and more.

Enjoy local fare

There are plenty of delicious food and drink options along 30A. Be sure to get some of their delicious local seafood! Here are some of the best spots to grab a bite or a drink at:

  • Bud and Alley’s : This restaurant is known for its fresh seafood and stunning views of the Gulf of Mexico. Be sure to try their spicy pineapple mezcalita, and their all meat no filling crab cakes which are a fan favorite.
  • The Meltdown : The Meltdown is a food truck located in Seaside’s Airstream Row that serves gourmet grilled cheese sandwiches. Actually depressed I was unable to try one of these before leaving 30A.

  • Fonville Press : Fonville Press is a café and bookstore with a casual atmosphere. They serve coffee, pastries, sandwiches, and salads. We had a flatbread which was so flavorful!
  • George’s : George’s is a waterfront restaurant known for its seafood and upscale American fare. It’s a little on the pricier side, but has a lovely atmosphere for a nice dinner out.
  • The Citizen : The Citizen is a cozy restaurant and bar that serves coastal and creative local fare. Prices are moderate.

Santa Rosa Beach

  • Shunk Gulley Oyster Bar and Hurricane Oyster Bar and Grill: These restaurants serve up delicious seafood and some of the best oyster shooters in the area. Shunk Gulley is located right across the street from the beach and has a rooftop area as well.
  • Vue on 30A : As the name suggests, Vue on 30A offers stunning views of the coastline. They serve seafood and American cuisine, with prices on the higher side.
  • Mimmo’s 30A : A cozy Italian restaurant offering classic Italian pasta dishes, wood-fired pizza, and seafood. The restaurant has an intimate atmosphere perfect for a romantic dinner or a night out with friends.

  • Pescado : Also located in Alys Beach, Pescado is a rooftop restaurant with panoramic views of the Gulf of Mexico. They specialize in seafood and coastal cuisine, with prices on the higher side.

For breakfast or dessert, The Donut Hole also seems to be a right of passage, and I understand why. There were so many options and they were delicious! Not to mention the prices were so cheap.

Check out some of the adorable coffee shops

Speaking of breakfast, there are plenty of cute coffee shops in 30A. These are located throughout the area, offering a range of delicious coffee drinks and bites! One of the coffee shops we visited and enjoyed was Sunrise Coffee Co in Santa Rosa Beach.

It’s right across the street from the beach. It features a laid-back atmosphere while serving up a variety of hot and cold brews. Speaking of which, their coconut creme brulee cold brew was delish!

Another coffee spot we checked out was Badass Coffee in Santa Rosa Beach, which specializes in Hawaiian coffee blends and offers a variety of iced drinks perfect for sipping on a hot day. We actually loved this spot when we visited Maui and loved checking them out again on the east coast. This time we got a frozen coffee, and ya’ll! It was dangerously good.

Lastly, we stopped by Beachy Bean Coffee Co , a cozy waterfront coffee shop that offers locally roasted coffee and a variety of tasty treats to enjoy with your drink. Their rose latte was beautiful and yummy, but their cinnamon toast crunch cold brew was unmatched!

We also heard great things about Black Bear Bread Co and Amavida Coffee , but there were unfortunately only so many coffees we could sip in a day! Nonetheless, my coffee lovers will not be short of great coffee shops to choose from in 30A.

Visit the farmer’s market

If you’re a fan of locally sourced produce and artisanal goods, you won’t want to miss the 30A Farmers Market in Rosemary Beach. This market is held every Sunday, year-round, from 9 am to 1 pm in the heart of the Rosemary Beach community.

With over 30 vendors, visitors can find a wide variety of fresh fruits and vegetables, homemade jams and jellies, artisan breads, handmade soaps, and much more. The market is a great place to support local farmers and artisans while enjoying the beautiful outdoor setting of Rosemary Beach!

Have a beach bonfire

One of the more unique things to do in 30A is have a bonfire on the beach! In Tampa Bay this isn’t allowed, so my interest was piqued when I saw this is something common for 30A!

Setting up a safe and enjoyable bonfire can be time-consuming and complicated. Fortunately, there are companies like Native Fires 30A that can take care of everything for you!

Native Fires 30A is a locally owned and operated company that specializes in creating beautiful and safe beach bonfire experiences. They provide everything you need for a memorable evening on the beach, including a fire pit, firewood, chairs, and even s’mores supplies!

Their team takes care of all the details. From obtaining the necessary permits to ensuring that the fire is safely contained. All you have to do is show up and enjoy the cozy warmth of the fire and the beautiful beach surroundings.

30A is home to some fantastic breweries! Both of the most popular breweries in 30A are located in Santa Rosa Beach. Grayton Beer Company has a tap wall of 20+ unique beers. They are family and pet friendly and have games like darts, cornhole, and life-sized Jenga. Idyll Hounds Brewing Company offers everything from sours to stouts and has live music and food trucks on select days.

Where to Stay in 30A

There are plenty of options for where to stay along 30A ! Kick Ash 30A Beach Bungalow is a 2 bed 2 bath adorable home located in Santa Rosa Beach. This location was perfect for us since it was located centrally in between PCB and Destin and we had planned on going to Destin for the boat tour.

The rental comes equipped with all of your beach essentials, is pet friendly, offers games like cornhole, and has a grill for cooking out. 30A is one of Florida’s best locations for a unique beach vacation. It is a highway that stretches along 28 coastal miles of the Florida Panhandle between Miramar Beach and Panama City Beach. It’s located in Walton County, so this area is also often known as South Walton. The entire stretch is filled with charming individual beach communities that each have their own unique personalities, some of which have naturally formed over many years and some of which are planned communities developed in recent decades. Wherever you are on 30A, you’re guaranteed to find beautiful beaches with excellent views of the crystal clear Gulf waters.

There are tons of ways to visit this enchanting region. Take a drive along the path to experience everything it has to offer. Or choose your favorite spot and rent a beach home for the whole family.

If you’re trying to travel to this area, it can be confusing to figure out where one community ends and the next begins. This guide will help you make sense of it and take you through each community individually.

30A Communities in order

Side note: Many sources list Santa Rosa Beach as a 30A community, but Santa Rosa Beach does not represent any one specific community. It actually describes much of this area as a whole. It is the incorporated city that many of these unincorporated communities fall within. For instance, if you are staying in Seaside, your hotel will technically have a Santa Rosa Beach address.

This guide will travel from west to east. West of 30A is the Destin area. From Destin you will drive through Miramar Beach. 30A breaks away from U.S. Route 98 at Topsail Hill Preserve State Park, where you can experience some of the area’s most dramatic dunes.

Dune Allen is the perfect spot for a quiet beach vacation away from the traffic and action of most of the area. It has miles of pristine beaches that are more easily accessible than most of the communities here. It also has three coastal dune lakes to explore. Dune Allen is mostly home to houses and very few commercial businesses, so it’s a great place to buy a house or rent a large vacation home. It may lack some of the amenities that other communities offer, but its westernmost location on 30A means that it’s an easy drive from here to Miramar Beach and Destin for whatever you need.

Stinky’s Fish Camp  – If you want delicious seafood, wine, and southern cooking, Stinky’s Fish Camp is the place to be. It’s constantly rated as one of the best places to eat on 30A. They serve fresh seafood right out of the Gulf of Mexico with a large menu that offers options for every taste. You don’t want to miss brunch served every Sunday.

Santa Rosa Golf & Beach Club  – This is one of a few golf courses along 30A, but it’s the only one that is member owned and contains a private beach club. It has holes that stretch right down to the Gulf of Mexico to meet the gulf front club restaurant, Vue on 30a.

Gulf Place is a small planned community with a laid back attitude but plenty of fun things to do. The main plaza here is one of 30A’s best. It’s full of local shops and restaurants, plus the artist colony 30A Artists At Gulf Place, which allows you to buy goods from local artists. Gulf Place is also home to a wide open lawn with an amphitheater that welcomes all kinds of musicians and performers. This is an excellent home to lots of 30A’s best events, most notably the Wine Walk that takes place on the third Thursday of every month. All of this is designed to make you feel like a local, even if you’re only staying for a short time.

Artists at Gulf Place  – hidden behind the main Gulf Place plaza, this colorful colony is the ultimate place to visit if you want to shop local on 30A. It contains 8 galleries that sell affordable art such as clothing, jewelry, sculptures, and so much more.

Gulley Amphitheater  – This outdoor performance space is home to lots of live performances. If you don’t happen to catch a concert, you can still enjoy the green space around the amphitheater, which is a great place for some family leisure time.

Sunrise Coffee Co  – if you need a pick-me-up while you drive down 30A, Sunrise Coffee Co is one of the best places to stop for caffeination or a quick lunch.

Blue Mountain Beach is aptly named for its towering dunes (the highest elevation on 30A) and the beautiful blue lupine flowers that grow there. All of the beachfronts in South Walton are beautiful, but Blue Mountain Beach certainly seems to take it to the next level. It also contains two beautiful coastal dune lakes, Draper Lake and Big Red Fish Lake, and it neighbors Washington State Forest, so there are many ways to enjoy Florida’s natural seaside when you visit. As one of the least populated areas along 30A, it’s also a quiet place to take a stroll. But there’s lots of great places to eat and shop in Blue Mountain Beach as well, so you never feel like you’re too disconnected.

Blue Mountain Creamery  – After a long, hot day on the beautiful beaches here, you’ll need something to help you cool down. The ice cream from Blue Mountain Creamery is a delicious way to do exactly that.

Johnny McTighes Irish Pub  – One of the cool things about the food in Blue Mountain Beach is that it goes beyond the fresh seafood and southern fare that you’ll find in most seaside towns around here. You can’t go wrong with any of the restaurants here, but if you’re looking for a fun time, Johnny McTighes Irish Pub is one place you shouldn’t miss.

Grayton Beach is a hard place to describe in just a single paragraph. It contains one of the most well known parks in the Florida Panhandle, Grayton Beach State Park, with all of its pristine beaches and untouched sand dunes. It also borders Washington State Forest, so it draws in lots of birdwatchers, hikers, and nature enthusiasts of all kinds. But the town itself is eclectic, colorful, and artsy, filled with galleries and fun local restaurants that come together to make the place feel totally weird in the best possible way. “Nice dogs, strange people” is the motto. It’s one part cool artistic village, one part nature conservatory, and three parts tropical oasis, all coming together to make a place unlike any other. There are so many more fun shops and restaurants than we could possibly mention here, so make sure you drive through the town and stop by all the places that interest you.

Grayton Beach State Park  – Grayton Beach State Park has beaches that are constantly ranked in the top beaches across the country. It’s 2,000 acres of coastal paradise. If you want to spend your time in nature while you visit 30A, the state park is probably the best place to camp, whether in one of the park’s cabins or at a campground.

The Underwater Museum of Art  – Less than a mile off shore from Grayton Beach State Park is the country’s first permanent underwater sculpture installation. Each year new sculptural works added, designed specifically to attract all kinds of marine life and eventually become part of a living reef. In order to fully enjoy the museum, you must be a certified diver, but this unique experience is definitely worth checking out if you are one.

Grayton Beer Company  – This is the most popular brewery in the Panhandle. You can find some of their best beers in stores all across the region and all across the state, but you must visit the original location here in Grayton Beach for the full 30A experience.

The Red Bar  – For the ultimate in Grayton Beach weirdness, head to its most famous bar. Enjoying its amazing food and cocktails alongside live music is a great way to spend some time cooling down away from the beach.

WaterColor is exactly as colorful and adorable as the name suggests. Its incredibly walkable streets are lined with trees and filled with charming family homes, picturesque parks, and quaint local restaurants. It’s one of the best locations along 30A, bordering Grayton Beach and Seaside. If you stay here, you get easy access to Grayton Beach State Park and all of the amenities of Seaside as well, without quite as much of the traffic. The community is anchored by the beautiful WaterColor Inn & Resort, which borders most of the beachfront here. WaterColor is one of the best places on 30A for families with young kids to stay. It’s convenient and designed to easily explore by foot or bike.

Fish Out Of Water (FOOW)  – This is just one of several dining options at the WaterColor Inn & Resort, but most people agree it’s the best, in fact, it’s often listed as one of the best places to dine on 30A. You can enjoy its fresh seafood and other classic southern dishes while you enjoy direct views of the Gulf of Mexico.

The BoatHouse  – If you’re staying in WaterColor, you will get to know the BoatHouse well. It’s located on Western Lake, a coastal dune lake and it’s your gateway to exploring the lake. You can rent kayaks, canoes, and paddleboards to take out on the lake.

Wine World  – If you’re looking for an upscale dining experience, look no further than Wine World. Here you can try a number of wines from their extensive wine list or enjoy some of the delicious food they offer.

Seaside is the most famous community on 30A, and for good reason. It was built in 1981 as a planned community, the first of its kind. Since then, many of the other 30A communities have been modeled after it. Everything in Seaside was designed to make it the perfect place to vacation. The town is charmingly beach-y and photographable, with cute local shops where you can buy everything from shoes and clothes to books and records, and tons of places to eat including a strip of retro food trailers that let you enjoy your meal in the salty sea air. Basically, this is the idyllic beach town of your dreams. Unfortunately, it’s the beach town of everyone else’s dreams too. Even during the off season, crowds in Seaside can be overwhelming and parking can be nearly impossible. The good news: if you stay in Seaside, the town is small and extremely walkable and bike friendly, so you won’t have to deal with parking problems.

Airstream Row  – Basically all of Seaside is a must see, but this collection of food trailers is worth the trip itself. With plenty of options for affordable, portable snacks and meals, there will be something for the whole family to love.

Modica Market  – In the modern era of supermarket chains, Modica Market stands alone as an independent grocery store selling all kinds of unique items to give all of your meals an extra boost.

The REP theatre  – This is 30A’s only professional theatre, so if you want to experience something other than beach fun while you’re on your trip to South Walton, check out  the theatre  to see what shows they are putting on.

Seagrove Beach

Seagrove is one of the oldest communities along 30A, and as such it’s more laid back than many of the other communities. It doesn’t have as much of a unified identity as Seaside or Grayton Beach, but it doesn’t need one. People come here to relax by the Gulf in a chill environment that’s less high energy, but is still home to many interesting local businesses and things to do. Seagrove’s long beachfront has more public access points than any other and is full of windswept trees and beautiful views, so if you’re just looking for a beautiful beach vacation without all the fuss, this might be the spot for you.

Seagrove Village Market Cafe  – This is the oldest restaurant on 30A, it has been serving “deep fried love” to both locals and visitors since 1949. The original building no longer stands, but the current location still has the original building facade.

Old Florida Fish House  – If you want to have dinner in a beautiful outdoor environment, you can’t beat the Old Florida Fish House. It’s located right on Eastern Lake, with plenty of outside seating in a romantic setting.

Watersound Beach

Watersound Beach is a residential community that highlights the peaceful nature of the beach, giving you a place where you can stop and take a deep breath. It borders Deer Lake State Park, so there is plenty of nature to enjoy. Even outside of the park, most of the shoreline has remained untouched, with long boardwalks that stretch through the towering dunes to bring residents to the beach. There’s also a great community feel here, anchored by The Hub, the center of the neighborhood where the whole family can gather together to enjoy a meal and a game on the giant TV screen. Slightly north of Watersound Beach is Watersound Origins, a new community that is currently being developed.

The Hub  – The Hub has everything you need all in one place. There’s tons of shopping as well as plenty of options for dining all centered around an entertainment center that contains a large outdoor stage for live events and a giant jumbotron to show football games and other events.

Deer Lake State Park  – Watersound is a great community to experience nature, and Deer Lake State Park is the ultimate place to do so. It has a long stretch of pristine beach along a coastal dune lake that gives you an example of natural Florida at its finest.

Seacrest is the community on both sides of Alys Beach, so it’s a little hard to define where the community begins and ends. It has a relaxed feeling but lots of opportunities for luxury living on beautiful shores that are much less crowded than many of the surrounding areas. The center of Seacrest is The Merchants of Seacrest Beach, where you can find lots of opportunities for shopping and dining. There’s a little bit of everything in Seacrest, and its proximity to Alys Beach and Rosemary Beach puts it in an ideal location.

The Merchants of Seacrest Beach  – This is the best place to experience the shopping of Seacrest. Here you can find lots of great places to shop for all kinds of local goods and also to grab a bite to eat. While you’re visiting, you can also come here to rent a bike from Peddlers 30A Bike Rentals here to make it easier to get around.

Seacrest Sundries  – Located within The Merchants of Seacrest Beach, Seacrest Sundries is your one stop shop for everything you need. It’s a mom and pop grocery store, a coffee shop, and a great place for a quick bite to eat combined into one.

In an area full of unique communities, Alys Beach stands out as the most unique and interesting of all. It’s a small village with striking architecture modeled after the Mediterranean towns of Greece and Caribbean villages in Bermuda. It’s designed to give visitors an escape from ordinary life in a peaceful and serene environment that feels like its own little world. A stroll through the elegant streets and courtyards while you browse the shops and restaurants of Alys Beach is something you must do on any 30A visit. Its picturesque and romantic vistas make it a one of a kind wedding venue. Some of the areas most exciting events also take place here including Digital Graffiti, an art exhibition unlike any other.

NEAT Tasting Room & Bottle Shop  – Have a delicious cocktail at Neat, where minimalist design meets high quality ingredients to deliver something special.

Caliza Pool  – You are unlikely to find a more beautifully designed pool than this one. It’s an oasis of calm, a brilliant place to soak in the sun at the water’s edge. While you’re there, you should have an upscale meal at Caliza Restaurant.

Rosemary Beach is a romantic planned community modeled after New Orleans’ French Quarter and the West Indies. It has a distinct and recognizable style that will make you feel like you’re being swept away to another world. Walking through the town center immerses you in that world completely while you take in the romantic atmosphere and lively energy. With great shopping, plenty upscale dining, and beautiful outdoor spaces to explore, you are unlikely to get bored in Rosemary Beach. Yet, it still manages to feel like a small, cozy town with a focus on community. Even though it feels completely disconnected from the outside wold, it’s actually just a short drive from Panama City Beach.

Hidden Lantern Book Store  – Lots of shops in Rosemary Beach are worth stopping by, but make sure you stop by Hidden Lantern Book Store if you want to find something special to bring home with you.

The Pearl Hotel  – One of the most unique buildings along 30A is Rosemary Beach’s signature hotel, the Pearl. In addition to having a beautiful facade, it is also home to an upscale spa and a restaurant, Havana Beach Bar & Grill, which features a rooftop deck with stunning views.

La Crema Tapas & Chocolate  – If you want a nice place to grab a dinner, dessert, or even a glass of wine, this is one of the places to get it. Here, you can enjoy the romantic surrounding environment of Rosemary Beach while you enjoy your meal.

Inlet Beach is the community where 30A ends. It’s a great midpoint between 30A and Panama City Beach, so this is the place to stay if you want to see a lot of the Florida Panhandle. It’s one of the easiest places to access the beach in South Walton. You can enjoy the beautiful shoreline here or head offshore where there’s an artificial reef you can snorkel. There’s also a lot of great dining and high end shopping at 30Avenue, where you can spend the day if you want a break from the beach. The beach area is lined with family homes, so it’s the perfect place to have a laid-back vacation with the whole family.

Shopping at 30Avenue  – There’s a wide variety of shopping options at 30Avenue, from boutiques and furniture shops to a bridal store and more. Whatever you’re into, you are sure to enjoy strolling along, checking out the shops here.

Cuvee 30A  – This is a classic Florida style dining experience with award winning dishes from celebrity Chef Tim Creehan. It also has amazing wine. Come here for a top-of-the-line night out.

30A joins back to U.S. Route 98 at Inlet beach. Right after that, you’ll come to Camp Helen State Park, which contains lots of great beachfront nature in addition to well preserved historical landmarks. After that, you can drive along Panama City Beach’s 27 miles of beachfront.

Best of 30A Florida: Travel Guide to South Walton – Florida’s Best-Kept Secret 2024

Most people have never heard of South Walton, but Florida’s Best-Kept Secret is one of the state’s most charming, adventurous and unique beach destinations.

Located on the Florida Panhandle just off the Gulf of Mexico , South Walton ( affectionately known as 30A by locals ), has 26 miles of sugary white sand beaches, crystal clear emerald waters, and the added fun of 16 distinct neighbourhoods all with their own personalities.

South Walton is located along the scenic Highway 30A (hence the nickname), and is located only 40 minutes from the more well known coastal destination of Panama City Beach.

South Walton’s official motto is “Find your Perfect Beach” , which refers to the diverse beach communities that make this location appealing to every kind of traveler.

In this 30A travel guide I cover where to eat, stay, and play in the Sunshine State’s best-kept secret.

Why Visit 30A?

Nestled quietly between Panama City Beach and  Fort Walton Beach , 30A doesn’t have any big hotels or high rises , there is more of a family feel than student hotspot and boutique local shops trump chain stores in every way.

In the US it is known as the “Hamptons of the South” as it attracts celebrities and the wealthy.

Why is 30A so Popular?

30A is popular for its perfectly pristine beaches , relaxed holiday vibe, and access to 4 state parks and countless coastal dune lakes.

Why do they call it 30A?

The name 30A comes from the actual road in South Walton County (County Road 30A) that spans the Florida Panhandle coastline .

Where is 30A? How do you get to 30A?

Located along the Florida Panhandle between Fort Walton Beach and Panama City Beach , the closest airport is Northwest Florida Beaches International Airport (ECP) , which is 35 miles from South Walton.

You can catch a direct flight to ECP on one of these four airlines : Delta, American, Southwest and United Airlines, from the following US airports :

  • Nashville TN
  • St Louis MO
  • Washington DC

Other nearby airports are Destin-Fort Walton Beach Airport (VPS), and Pensacola International Airport (PNS) which is around 2 hours drive away.

From abroad , the easiest route is to fly to Atlanta (ATL) and then fly 1 hour directly to ECP.

When is the Best Time to Visit 30A?

June to August is the busiest time of year to visit 30A, with Memorial Day kicking-off the summer season.

However there are quieter (and more affordable times to visit) such as April/May.

In fact I visited in late April, and we had perfect weather the entire time, at a fraction of the summer prices.

September and October are also cheaper times to visit but they do coincide with hurricane season.

However it is during this time that the Monarch butterflies migrate through the Panhandle of their way to Mexico.

How many Beach Towns are in 30A?

There are  16 charming beach communities in South Walton county.

From East to West: Inlet Beach, Rosemary Beach , Alys Beach , Seacrest Beach, WaterSound, Seagrove, Seaside , WaterColor , Grayton Beach , Blue Mountain Beach, Santa Rosa Beach , Gulf Place, Dune Allen, Sandestin, Seascape and Miramar Beach.

The Beach Communities of 30A

The beach communities across 30A all have their own personalities , this is visible to visitors through the architecture and the overall vibe.

Below is a lowdown of the 6 most popular beach towns in South Walton , so you can pick which one resonates the most with you:

Santa Rosa Beach

Great for: Adventure seekers

The largest beach community in 30A is Santa Rosa Beach.

It is more of a laid-back, golf cart-friendly, part of South Walton.

There are some stunning public beaches (with free parking), and it felt like a hidden gem on it’s own.

It is great place for adventurers, as there are plenty of watersports, hiking opportunities in Point Washington State Forest , and cycling along the Timpoochee Trail.

One of the most unique things to do in Santa Rosa Beach is visit The Underwater Museum of Art .

It is a permanent sculpture park located in the waters of the Gulf of Mexico, within a mile of the shore at a depth of 58 feet .

Snorkelers can view the museum from a comfortable depth above the installations, but certified scuba divers can observe the sculptures at depth.

The museum is free but you do need to pay for entrance to Grayton Beach State Park.

Grayton Beach

Great for: Creatives

The oldest beach community in the area is Grayton Beach.

It is an eclectic and quirky place with plenty of art galleries.

It is also one of the most pet friendly places in 30A , as it’s unofficial motto is “ Nice Dogs, Strange People ” which you’ll find depicted in the street art.

Unique things to do in Grayton Beach include driving a Jeep on the sand (with the proper permits) and exploring the rare coastal dune lakes on a SUP board or a kayak.

Great for: Coastal charm

The pastel-coloured houses and unique white picket fences of this quaint town were made famous by the movie “The Truman Show”.

Chosen for its picture perfect looks, this planned city was designed with New Urbanism in mind.

Meaning it is extremely walkable, shopping and amenities are in close proximity and it has accessible public spaces.

In the case of Seaside, there are three green spaces worth visiting, Ruskin Place, the Amphitheater and the Lyceum.

MUST VISIT: For street food make sure you head over to the airstream trailers that serve as food trucks just outside the Central Square.

Great for: Luxury stay

Alys beach (pronounced Alice beach) is an Bermuda inspired architectural gem and an Instagram hot spot.

The all white exteriors will remind you of the Mediterranean , and whilst you can explore its perfectly pristine streets, there is a “members only” vibe to this town.

It is so exclusive that you can’t access the beach here unless you are a resident or a guest of the area, but the streets are still great for cycling , and there plenty of interesting art sculptures dotted around.

The best time of year to visit Alys Beach is for the annual Digital Graffiti Festival in May.

The white walls of the buildings provide a large-scale blank canvas for artists to project their colourful work onto the walls.

Festival goers get to experience an immersive and interactive art show under the stars at this unique exhibition in Florida.

Rosemary Beach

Great for: Couples break

Rosemary Beach is known as one of America’s most romantic small towns .

It is packed with artisan boutiques, restaurants, and independent stores.

The best way to get around is by bike , or simply walking, as there are plenty of parks with public art, fountains, and playgrounds, that you would otherwise miss out in the car.

Great for: Family vacation

This beach is the perfect choice for large groups or families as everything you need is within walking distance. 

The beaches here are impeccable and the best place to eat has to be the famous FOOW  (Fish Out Of Water) located at the Watercolor Inn.

Where to Stay in 30A

One of the best places to stay in 30A is  Osprey Point at Sandestin Golf & Beach Resort.

It is made up of spacious 2, 3, and 4 bedroom apartments with a full kitchen, living room and balcony area.

It is located in the heart of the resort, where you can easily access the beach, but you are still only a 15 minute walk (or an even shorter bike or tram ride ) from The Village of Baytowne Wharf.

The Village, houses plenty of restaurants, shops and entertainment facilities. It reminded me of a ski village in the Alps. All the amenities under one roof, but without the snow!

Tips for Visiting 30A

Getting around 30a.

One of the best ways to explore 30A is by golf cart or bicycle .

There are plenty of cycling trails and if the heat puts you off, hire an e-bike from Pedago , it will take all the sweat out of the journey, so all you’ll feel is the cool breeze on your skin.

Note: The majority of the 30A beach communities allow golf carts but Alys Beach, Seaside and Rosemary Beach do not.

Explore the Beach Communities

Regardless of the beach town you choose to stay in, make sure you visit as many of the other areas as you can, they differ so much and you might find the perfect place for you to stay on your next visit to South Walton.

Follow the Beach Rules

  • Drinks are welcome, but glass containers are not allowed.
  • Leave no trace – the beaches here are the cleanest I’ve seen anywhere in the world, and visitors are expected to keep it that way.
  • Respect the sea turtles and their nests , it’s against the law to harm or disturb them in any way.
  • Beach bonfires  are allowed with proper permits , but the most stress free way to experience this is with 30A Blaze .

Best Things to do in 30A

Beyond the beach trips, South Walton is bursting with outdoor experiences , from bicycle routes to stand up paddle boarding.

There are also plenty of activities for culture vultures , like art galleries and distilleries.

Soak up the Art Scene

Visit the art studio of Tik-Tok famous Justin Gaffrey .

Located at Blue Mountain Beach , Justin uses a technique of painting with heavy acrylics to create dreamy landscapes and fun unique paintings.

I was lucky enough to meet the man himself and experience an art demonstration where I got to experience painting with a palette knife myself (I have to say, it is harder than it looks!).

Explore the Unique Coastal Dune Lakes on a Paddle Board

30A is one of the few places in the world (alongside Madagascar and New Zealand) that has coastal dune lakes (there are actually 15 of these freshwater lakes that dot the coastline here).

The best way to experience this rare ecological gem is to get out onto the water and see it for yourself on a kayak or a stand up paddle board. 

Head down to Grayton Beach State Park , and explore the backwaters of their unique 100-acre Western Lake.

The lake water is calm and tranquil so is suitable for all skill levels , but you’ll notice it is a dark, rich tannin-colour , which is caused by water seepage from the nearby sea.

This ensures Western Lake is one of the most biodiverse places in Florida.

Jump in the Sea

It’s as simple as that!

I have always preferred a swimming pool to the sea, but the water at Grayton Beach was calling to us all and we couldn’t help but jump into the waves.

Art Bicycle Tour

Hire an e-bike and cycle along the Highway 30A.

Cruise through Alys Beach and check out their permanent outdoor sculptures then explore the WaterSound Monarch Art Trail and the Timpoochee trail .

Then finish up at Rosemary Beach by the sculpture exhibition .

The route is only 3 miles long, so is manageable by all age groups and fitness levels.

Visit a Distillery and a Brewery

Just steps away from each other in Santa Rosa Beach , is Distillery 98 and Idyll Hounds .

Distillery 98 produces small batches of handmade vodka made from locally sourced ingredients and family farmed crops.

They use a oyster shell filtration process to distill their unique Dune Laker vodka . They also provide tours, tastings, and cocktail classes for visitors, that I can highly recommend!

Next door is, Idyll Hounds Brewery , a microbrewery that features creative flavours and new takes on beer, ciders and hard seltzer drinks.

Luxury Beach Picnic and Bonfire

The beaches of the Florida Panhandle are one of the best places to experience a luxury picnic and bonfire.

The setup is catered for your group, but expect a handcrafted table, lounging pillows, blankets, flowers, and candles, alongside the most beautiful charcuterie boards and even a guitar player or two to serenade you into the evening.

Pictures don’t do this experience justice but trust me, once you’ve tried it, you’ll be too spoilt to go back to a simple picnic in the park.

After the 2 hour beach picnic you can also opt for a bonfire , fully equipped with tiki lights, a fire pit, and all the ingredients to make the perfect s’mores, whilst you soak up the sunset.

Where to Eat in 30A

There are countless places to eat in 30A, but here a collection of places I have visited first hand.

Charlie’s Café

There are several branches of Charlie’s Café located around South Walton including Rosemary Beach and Inlet Beach .

It is such a great place for quick and tasty food, that I visited twice in 3 days!

You can pick up breakfast (I loved their 1920’s style donuts and breakfast burrito), or grab lunch to go (I went for the classic grilled cheese with red pepper gouda soup).

FOOW- Fish Out of Water , is located in the WaterColor Inn , and is one of the few family restaurants in 30A that overlooks the Gulf of Mexico.

It serves breakfast, lunch and dinner. The menu focuses on fresh seafood , but there are plenty of choices to suit everyone, and I can thoroughly recommend the “Georgia Peach at the Beach” drink.

Airstream Row

Address: 2235 E. County Highway 30A

As already mentioned, Airstream Row in Seaside is one of the best places for street food in South Walton.

You can enjoy quality barbecue, hot dogs, grilled cheeses, donuts, snow cones, and crêpes — all prepared from custom retrofitted Airstreams.

Located in Hotel Effie in Sandestin , Ovide is a must visit if you are looking for fine dining.

The cuisine showcases Gulf Coast flavours and classic French techniques .

Highlights included, Effie’s biscuits with bacon jam, and the pasta primavera pictured below.

Ara Rooftop Bar

Address: 1 Grand Sandestin Blvd, Miramar Beach, FL, US 32550

Hotel Effie Sandestin, is the only hotel with a rooftop pool on Florida’s Emerald Coast.

It also happens to be the best place for sunset cocktails.

Whether you fancy a dip in the heated pool , a cosy evening in one of the cabanas or a game of life-size Connect 4, Ara rooftop bar is most chic space to spend an evening in 30A.

Hibiscus Coffee & Guesthouse

Address: 85-117 Defuniak St, Santa Rosa Beach, FL 32459

Located in Grayton Beach , this hidden gem is the perfect breakfast cafe.

It has plenty of veggie options like vegan biscuits and gravy next to staples like smoothies, granola, waffles, cinnamon rolls and organic drinks.

There is limited seating inside but plenty of outdoor space where you can sit under the oak trees and enjoy your breakfast in nature.

Where to Visit After South Walton?

After taking in the atmosphere of South Walton, you can drive just 40 minutes to Panama City Beach for a more laidback beach vacation or drive in the opposite direction to Fort Walton Beach or Pensacola , where you can soak in more of the history and wildlife of the Florida Panhandle .

Here’s our guide on the best places to stay, eat, and things to do when you visit 30A. Read on for all the details.

Where to stay in 30a.

There are tons of hotels and condominiums in 30A, as well as rental homes (i.e., VRBO).

Below are some highlights of staying in a rental house:

  • This area of Florida has so much natural beauty! When we stayed at our VRBO this past vacation, the neighborhood our home was located in was surrounded by natural beauty, which we enjoyed so much. For Spring Break 2022, we stayed at a lovely VRBO in Blue Mountain, FL. This is the exact one we stayed in HERE . It is a great one!
  • Community interaction with others who are vacationing or the ability to be near several other families you may vacation with.
  • Access to fun recreational activities at your fingertips (we’ll talk more about that below!).  We always rent bikes and have them available to hop on when heading to the beach or riding around the sidewalk areas of 30A.
  • Space and amenities, of course, are maximum when staying at a rental home. We had a four-bedroom house at our most recent VRBO , which allowed plenty enough room for our family of six. 

*Update 12/2022: We highly recommend the rental home we stayed in this winter . It sleeps up to 10, has two levels and porches, is located in a quiet neighborhood, is a leisurely bike ride to the beach, and has an amazing neighborhood area with pools/a firepit/a playground/hammocks, and more!

The Islander in Destin, Florida

We stayed in unit 713, which is a platinum-rated unit with a view of the East Pass in Destin Harbor, some beach views, and sunsets.

The rental also gives you two beach chairs and an umbrella so you can enjoy being on the beach. The Islander has lots of things to do for the family, like music, painting on the beach, and fireworks. It’s in a quiet area, but not far from restaurants and The Track.

All these things considered, your lodging is up to you, as each family is different. This is what we enjoyed the most.

What To Do with Kids In 30A

There is much to do in 30A, and I’m sharing what we’ve enjoyed in this 30A travel guide! We primarily go to spend time on the beautiful sandy, white beaches, but there are many other activities in addition to that.

Always have to build a sandcastle!

The beach is easy to get to from anywhere on 30A. You can rent beach gear like chairs and umbrellas or bring your own.

Take a walk down the sidewalks and walkways to get to the ocean. Your rental company can tell you the best way to get to the beach.

Don’t forget to bring volleyballs, footballs, sandcastle toys, towels, a cooler, and suntan lotion if you want to have a full day at the beach!

Morning bike rides with friends are so fun!

When we are not on the beach, we are typically bike riding.  This is the primary form of transportation I’d say most guests utilize during their stay on 30A.  There are many places to rent bikes in the towns there on 30A.  Make sure you get one with a basket to hold your phone, snacks, and other things because you won’t be happy with a short bike ride through these gorgeous beach towns.

Our favorite bike ride is through Watercolor and gazes at the lovely beach homes there. They also have a must-see garden and fountain entrance as you come straight off 30A.

Walking through Seaside with friends, enjoying the lovely evening.

Seaside, Rosemary, Alys, and Grayton have some fun places to walk around and enjoy shopping. These are more high-end stores but have a lot of fun things to look around at and window shop nonetheless.

The Hub is a family-centered establishment that offers multiple food venues and an open green area for your kids to have a good time while you get a good meal.

Baytowne icecream

We also enjoy going to Baytowne Wharf, another family-friendly, fun destination in Sandestin, FL. There are several outdoor activities (i.e., zipline, climbing wall, and more), and don’t miss the delicious ice cream store.

Where To Eat In 30A

Rooftop views of Seaside at Bud And Alley’s Restaurant.

I am most excited about this one, haha! There are so many amazing restaurants; it’s hard not to include all of them in this 30A travel guide.  I will share with you the ones we can’t stop returning to! 

  • Bud And Alley’s Waterfront Restaurant & Bar .  We love this restaurant because of the beautiful beachfront views and delicious seafood.  Andy and I have enjoyed the crabcakes and the calamari appetizer (get two orders, they go fast, haha!) Our kids always get their pasta dish with shrimp and love it!
  • Shunk Gulleys. This may be our absolute favorite! Be prepared to wait, but there are several little shops around that you can browse while you wait. Make sure to order their grouper sandwich!

  • The Great Southern Cafe. This restaurant is a bit more dressy than Bud And Alleys but one you don’t want to miss.  Their southern cuisine is delicious for brunch and dinner.
  • The Candy Bar: Your kids will LOVE this place! It is the happiest little candy shop, decorated wall to wall with candy and full of bright text and color everywhere you turn.

Enjoying our shave ice at Hokulia Shave Ice!

  • Hokulia Shave Ice : This past vacation, we enjoyed this shave ice experience for the first time…and we will definitely be going back again and again.  The serving sizes are amazingly generous, and the staff is very friendly service. 
  • FOOW (Fish Out Of Water) Restaurant .  This is another nice restaurant that is located waterfront too.  The food is so good, and the surroundings are quite lovely as well. We highly recommend going at sunset for the views!
  • Stinky’s Fish Camp : This laid-back seafood restaurant is one of our very favorites! Andy cannot get enough to the “Stinky’s Stew,” and for that matter, neither can I.  It is a fun, local-feeling restaurant to try.
  • The Donut Hole: You cannot miss this place! The breakfast here is to die for (not to mention the doughnuts, of course). We love their eggs benedict, pancakes, and breakfast sandwiches. But you seriously can’t go wrong with anything!

What’s Up With The Public and Private 30A Beaches?

We may earn money or products from the companies mentioned in this post. All opinions are our own.

If you are planning a trip to  30A  for the first time, you may feel overwhelmed by the various public and private 30A beaches. That’s understandable!

The 30A beach situation is unique because most of the beachfront in South Walton County is private. I will structure this post with section headings addressing frequently asked questions. I hope to answer them, help you understand the 30A beaches better, and plan the best trip for your group. 30A is special, and the beaches are some of the most beautiful in the world! 

Most of this advice really pertains to peak season, including Summer as well as Fall and Spring Breaks. In the off-season and shoulder seasons, the beaches as a whole aren’t as busy. So, there isn’t really a need to dwell on finding the  perfect beach . If you are wondering when the best time to visit 30A is,  make sure to read this blog post !

Why Are Some 30A Beaches Private?

Today’s public vs. private beaches situation that you see throughout 30A (Walton County, Florida) stems from  House Bill 631 , passed by the Florida Legislature in 2018. Effective July 1, 2018, this law essentially voided Walton County’s 2017 customary use ordinance and allowed private property owners to more easily claim the beach in front of their homes as their private property. 

What is Customary Use?   

It’s the idea that the beaches in Walton County, and throughout the world, have historically been open to the public and should remain so regardless of where property lines were drawn. In a 1974 ruling, the Florida Supreme Court backed up customary use as the standard for pretty much all of Florida. In most counties in Florida, the beaches are all available for the public to enjoy. But that is not necessarily the case here on 30A. 

This is a heated debate. In the five years since HB 631 was passed, countless appeals, rulings, and new bills have been introduced to address this. The issue has been tied up in the courts for years now. I am not a legal expert, so if you want to learn more about this law and the background of this contentious debate, simply search for  HB631 Walton County, Florida , and you will find countless articles to dig through! It is set to be heard again in mid-2023. I would not be surprised if this drags on for years and goes all the way up to the Supreme Court.

Even if this were to be overruled or modified, the beach access points on private property would still exist. For example, the Seaside access would still be gated. The difference could be that once you get down to the beach, you can enjoy any part of it. This means that you would likely be able to go down the stairs at small public access and set up anywhere you want, as far as the eye can see, without encountering No Trespassing signs in both directions.

I would love to go back to customary use for all, like most other places are. It’s embarrassing when people  visit 30A  and are told they have to sit on one specific portion of white sand while the adjacent area sits empty, except for the No Trespassing signs.  

But this got passed, and I know there are an equal number of people who want the beaches private.

In mid-2023, t he Walton County Commissioners reached some type of settlement with only some beachfront owners. But my take is that it makes it even more of a mess, allowing the public to use 10-20 feet of some private beaches between certain hours of the day. However, the property owner can make anyone leave if they choose, and visitors have to be 5 feet apart and can’t use umbrellas. That’s just a brief look. But it's not clear which properties are settled and what will happen with the other ones. This is why I am going to wait to see exactly how this is going to be implemented. It's slow season now, so the effects of this settlement won't really be seen until summer 2024.

Do Private Beach Owners Own the Entire Beach?

No. Generally, a private beach is only private up to the mean high water mark or wet sand. This means you can walk along all 26 miles of white sand 30A beaches as long as you are on or near where the wet sand is.

Technically, it means you can set up your chair on the wet sand of a private beach. And I do this sometimes. There is a vast, always empty section of beach that is private just to the west of our beach access in  Seacrest Beach . I often walk that way and set up my chair along the water’s edge when no one is there. However, I would never set up my chair in front of another guest’s set up on a private beach. This advice is often given in Facebook groups, which I think is quite rude when others pay for their beach setups or get there early to claim a space.

The Differences Between Public and Private Beaches on 30A

Both public and private beaches on 30A have advantages and disadvantages, depending on your priorities and preferences. There is no blanket answer as to which one is better. It all depends on the actual beach access and what type of public or private access it is.

In fact, in some parts of  30A , private beaches are smaller and busier than public beaches and vice versa. In areas like Rosemary Beach, the private beach is very large, running the length of the entire community. On the other hand, you may visit a public beach access in Seagrove that is only about 50 feet wide.  

So, let’s go ahead and talk about the different types of public and private beaches you’ll find on 30A. In this post, I am covering all of Walton County. This means that Inlet Beach, just east of 30A, and the Miramar Beach area to the west, will be included in my post.  

I do want to mention that 30A property owners are fiercely loyal to “their beach,” and that should be taken into consideration when someone tells you where the best place to stay on 30A is.

Each part of 30A has something different that makes it special, and most owners bought in that area because they love it. I am not going to sit here and tell you that my beach, Seacrest Beach, is the best beach on 30A. It is small and gets very crowded in peak season, but for us, that is a welcome tradeoff for the fantastic location and walkability that the area offers. Plus, we have a large regional access just under a mile away when we want more room to spread out.

Public 30A Beaches

There are various  Walton County public beach access points  on 30A that offer free or low-cost access to the Gulf of Mexico. These can be broken up into three types:  state parks ,  neighborhood beach access points , and  regional beach access points . And they are all quite different!

The county generally allows you to choose from various beach vendors for services such as chair rentals and beach bonfires. All of the county-run beach access points have one set of  beach rules . For example, tents must be 10 feet wide or smaller and set up on the back half of the beach.

Public 30A State Park Beaches

South Walton County is home to some of the best Florida State Parks. The following have direct beachfront as part of the park: Grayton Beach State Park, Topsail Hill Preserve State Park, and Deer Lake State Park.

These are such treasures; if you want a less crowded public beach on 30A, this is where to be. These state parks each have the dune lakes that 30A is known for. These are rare bodies of water formed when freshwater accumulates behind the dunes and mixes with saltwater from the Gulf of Mexico. Visitors can kayak or paddleboard on the lakes in most nearby state parks, offering a peaceful and scenic experience.

Here is a photo of my kids at Grayton Beach State Park over Memorial Day weekend a few years ago. We were actually camping there and rode our bikes right up to the beach each day!

However, there are a few drawbacks. In peak season, the parking lots fill up quite early in the morning, and they close the gates. So, you must get there early to get a parking spot.

Also, these tend not to be within walking distance from many accommodations unless you are camping or staying in the cabins there. This makes trips back and forth to your house or condo more difficult. 

Lastly, Florida State Parks prohibit alcoholic beverages in all public areas. So, you’ll have to leave your boat drinks at home. 

Public 30A Neighborhoods Beach Access Points

There are  47 of these in South Walton County . So, if you are staying in an area that is not a “private town” with its own access, such as Seaside, Alys Beach, Watercolor, Watersound, or Rosemary Beach, this is likely where you will access the beach.  

The upside is that many are walkable to your accommodations, making the trek there easy, especially in places like Seagrove Beach. But they do vary quite a bit in size! Most will have stairs down to the beach, over the gorgeous dunes. This means they are generally not handicap accessible, and any wagons or wheeled coolers will need to be carried down an often steep set of stairs. 

These generally have little parking or no parking at all. And remember, LSVs (street-legal golf carts) must park in an actual parking spot. They do ticket and tow often when these are parked illegally at a neighborhood beach access. 

Public 30A Regional Beach Access Points

You will find  10 Regional Beach Accesses on 30A  or nearby. Most have parking, lifeguards (seasonal), ADA-accessible restrooms, and boardwalks. However, only one regional access point on 30A has more than 50 parking spots. So again, like anywhere along 30A, the early bird gets the worm in peak season.

You are in a good spot if you are within a mile or two (walking or biking distance) of these  regional access points ! They typically offer a decent amount of room for visitors to spread out. However, as I mentioned, everywhere on 30A is busy during peak season! 

You may think you’ll skip the public beaches and look for private ones. Let’s slow down! There is much more to consider, and private beaches aren’t always better.  

Private 30A Beaches

Just as we saw with the public beaches, there are several different types of private beaches along 30A. But, very few of them are what most would consider “private.” I like to refer to many as “deeded beach access.”

Since they are deeded beaches, you can access them when staying in a particular area, but so can everyone else staying there. In peak season, that can mean a lot of people. Typically, these beach access points have their own rules, including no beach tents, and all chair/umbrella rentals have to go through a particular vendor.  In many cases, the community has a relationship with the beach chair vendor that allows them to enforce the rules and maintain the beach on their behalf.

The three types of private beaches on 30A are  beachfront homes ,  private neighborhood or condo complex access , and  private community beaches . 

Private Beachfront Homes on 30A

If you are looking for a  private  beach, something only accessible to your group, you must look for a private beachfront home. But bring your wallet because these are typically quite expensive to rent, like this  one on VRBO that runs $28,000 for a week in the summer . The people who own these homes are the ones who fought hardest for HB631, and I can see why. If you can hold that asset, referring to the white sand beaches, it’s a huge selling point.  

Many times, the public access points are adjacent to these homes. This means that on both ends of the public portion, there are typically No Trespassing Signs that indicate where the private property starts.

Private Neighborhood or Condo Access

Most of the time, when  renting a non-beachfront home or condo on 30A  advertising a private beach, it’s one of these. And they all vary quite a bit! 

For example,  High Pointe  is a gated beachfront condo complex just west of Rosemary Beach. This means that the beach is private to all staying in that condo complex. They have a nice sized beach for the number of units, making it not uncomfortably crowded during peak season, but units there rent and sell for more than many of the surrounding neighbors across the street in Seacrest Beach because of that.  

Another example is  Gulf Place , on the west end of 30A. While the complex isn’t gulf-front, they have a walkover to their beach access that is shared with the whole community, beachfront homes, and the people who spill over from the adjacent public access point. 

We own  four condos in Seacrest Beach , and we have deeded beach access via an easement through Sunset Beach across the street. In our case, we share a small beach area with a few other communities in Seacrest Beach, and it gets very busy in the summer. Luckily, we have  Inlet Beach Regional Access , just a mile away. 

These beach accesses are different, and some get busy during peak season. I like to look at these accesses this way… you have access to them but don’t HAVE to use them. So many places on 30A do not have any deeded beach available and must travel to the nearest public access, sometimes miles away. If these are too busy for your taste, you can always try the nearby public access points.  

Private Community Beaches

These are beaches that are reserved for a specific town on 30A. This includes Seaside, Watercolor, Alys Beach, Watersound, Rosemary Beach, and more. In these areas, staying in  hotels on 30A  or vacation rentals within the limits of that specific community grants you access to one or many access points within that community.

This is usually the sweet spot on 30A, giving you plenty of beach access and walkability to shops and restaurants, which is the top priority for my family. However, staying within these communities is often more expensive than staying in neighboring communities. 

This is the reason why you typically see more affordable rentals in Seacrest Beach than in Rosemary Beach. The tradeoff, which I will talk more about later, is the price point.

And while I would happily stay there in a heartbeat, even in communities with large private beaches such as Watercolor, you may find your  rental house  quite far away from the beach and well north of 30A. This is why you really need to look at each property when determining where to stay.

Are Public or Private 30A Beaches Better?

To answer this, you need to consult your wants and needs. I recently explained it to a friend this way… weigh three priorities and pick two! 

30A: You Have  Three Priorities; Pick Two   

What does this mean? There are three things to consider when deciding where to stay on 30A, and you get to pick two. I often see people looking for all three, which will be impossible to find. By its very nature, an area with a town center and a lot of dining and entertainment areas will have more people in a small area.

  • Closeby, Quiet Beaches
  • Walkability to Shops, Restaurants, and Entertainment

What is important to you?   For us, it is budget and walkability. Remember, when the beaches are busy in peak season, so are the roads and parking. Getting in the car and dealing with that to go out to eat for every meal is a dealbreaker for me. But, if you plan to cook all week, you could sacrifice the walkability and look in places like  Dune Allen Beach  or Blue Mountain Beach. 

The gated neighborhood Watersound is fantastic for people who want a really quiet vacation with a lot of open beach space. I would love to stay here for the experience, but would really miss not being able to walk to dinner in 3-5 minutes like I can in  Seacrest Beach .

For that reason, I think Rosemary Beach is the best place to stay on 30A, and if I could afford to buy my properties there, I would have. But we enjoy being close to all of that at a lower price point.

Alys Beach is where it’s at for someone not working within any budget! It’s upscale, the beaches are vast (and usually pretty empty), and you have the walkability to a variety of shops and restaurants on the east end of 30A.  

Is The Beach Really That Important?

I hate to say this, but the focus on the actual beach is pretty overrated, in my opinion. Most beaches on 30A are going to be crowded mid-day and in peak season. I love visiting the beach in the late afternoons and sometimes even staying through the sunset. The sunsets are magic on 30A! You will find the beaches less busy and the sun much less intense doing it this way.

We often enjoy the pool for the first part of the day, eat out for a mid-day meal with no wait at around 2:30 pm, and then head to the beach for the rest of the afternoon / early evening. Once we come home and shower, we head downstairs to  Peddler’s Pavillion  to listen to live music and eat ice cream. 

The Great Beach Chair Vendor Debate

Something I see discussed so often is the beach chair vendors. 

On the public beaches, the county has regulations and requires the chairs not to be set up until you arrive and check in. Some don’t allow chair rentals at all. All vendors on public beaches are permitted and overseen by the county.

On the private beaches, there is usually one dedicated vendor who manages the private beach in addition to providing that service. For example, in Rosemary Beach, you would rent these from the Rosemary Beach Property Owner’s Association Beach Service. In fact, at most of the walkovers, there is a small area for people to bring their own chairs and rows of rental chairs to the right and left. Things are done similarly in Seaside and Watercolor. 

Our beach in Seacrest Beach is split 50% bring your own and 50% rentals from La Dolce Vita, one of the prominent vendors in the area. There is also a neighborhood to our east that is 100% rentals managed by La Dolce Vita and available to rent. 

Should You Rent Chairs on 30A?

People have strong feelings on both sides about the chairs. But, here is the truth. In the summer, there are often four or more rows of chairs, and they are sold out. Many people vacationing on 30A enjoy renting chair and umbrella sets and not having to haul a bunch of stuff to the beach. While I provide two chairs in each of my rentals, almost 75% of my guests opt to rent these setups. It’s a treat, and they are on vacation! 

On the other hand, some families are on a budget and want to bring their own chairs and umbrellas, as well as people (like me) who like to go down for short periods during the day or in the evening after the rentals end at 5 pm. Often, big groups prefer to bring their own but have trouble finding adequate space to set up at the small private neighborhood access points. 

We have done both, and there is no right or wrong way. Everyone plans a 30A vacation for a different reason, and finding your perfect emerald coast beach day, all comes down to you and your needs. 

30A Beaches Wrap Up

To summarize, it’s impossible to make a blanket statement saying whether the public or private beaches on 30A are better. You need to consider your priorities and do some research before booking. Everyone will have a different view here. 

When booking vacation rentals, your  Airbnb host  or the vacation rental management company should be able to answer any questions and let you know what nearby beach options you have. You need to look at the specific property and precisely what neighborhood, community, or beach town it is in.

For reference, 30A has two zip codes that cover the entire area. Probably 2/3s are under Santa Rosa Beach, and the others are on the east end as Inlet Beach. So, a home may say Inlet Beach in the address but may be several miles from the Inlet Beach Regional Access. And Santa Rosa Beach is literally most of 30A.

My advice is don’t stress.   You could spend all your time and energy finding the perfect 30A beach only to have double red flags and rain during your stay. You could get sunburnt the first day and want to avoid the beach for the rest of your visit. You could forget your chairs at home and be glad rental chairs are available.

And the worst of them all… your young kids can decide they “hate the sand” and refuse to enjoy the beach when they loved it last year. Trust me; I’ve been there!
