The transformation of Parramatta Square is a $2.8 billion dollar project led by Walker Corporation. The purpose-built project will be home to six new state-of-the-art buildings, a refurbished Town Hall and extensive community space.
The site is bounded by Church Street Mall, Macquarie, Smith and Darcy Streets. The full demolition of the existing buildings across the site, including the council’s former administration building at 30 Darcy Street, were completed in early 2016.
When it’s completed in 2022, Parramatta Square will be an outdoor space for city residents, a place for office workers to mingle and enjoy lunch, a forecourt and public space for students, a community gathering space, and a dynamic entertainment area for events and festivals.
1 Parramatta Square
Western Sydney University
1 Parramatta Square (also known as 1PS), houses the $220 million dollar Parramatta city campus for the Western Sydney University which opened in 2017.
It’s home to 10,000 students from the School of Business. It is designed to promote close relationships with the business community, and has allowed the University to expand and leverage its research expertise.
The 15-storey building was developed in close collaboration with the University, which holds a 40-year lease to house its principal campus in the Parramatta CBD.
The other tenants of 1PS are Australia’s largest professional services firm, PwC, and government agency WaterNSW.
3 Parramatta Square
National Australia Bank
3 Parramatta Square, features a glass facade and central atrium, the 45,000 square metre of commercial space is the Western Sydney address for the National Australia Bank (NAB).
Completed in April 2020, the 17-level A-Grade office tower features childcare facilities, a central atrium, three basement parking levels, a mezzanine level and ground floor podium with 412 square metres of retail space.
As the building's anchor tenant, National Australia Bank (NAB) has a 12-year lease for the entire tower.
4 Parramatta Square
Multiple Government Departments
Not only offering A-grade commercial space, 4 Parramatta Square will also include a Business and Events Centre and a range of dining options—from cafes to fine dining - that will flow out and activate the outdoor space.
4 Parramatta Square with A-grade office accommodation is taken up by multiple NSW Government tenants with 5,000 employees within the departments of Planning, Industry and Environment and Finance, Services and Innovation.
The tower offers a direct connection from Parramatta train station to the public domain via a seamless single level access to the rest of the CBD.

6 and 8 Parramatta Square
Australia's Largest Commercial Office Tower
6 and 8 Parramatta Square will provide a combined 124,000 square metres of commercial floor space over 50-storeys. It’s set to become Australia's biggest office tower. Two NSW government departments have secured long-term leases across these two buildings, bringing 4200 workers to the Parramatta CBD.

An open space for the community to enjoy
Parramatta Square's public space will be a lively and engaging connection between the world-class buildings that surround it.
It will also be an important gathering place, destination and transit area for the many people who move through Parramatta on a daily basis.
The public domain is the centrepiece of Council's plan to transform its public spaces and will be completed in stages.
Archaelogical digs across the site have revealed important remnants of Parramatta's First Nations people and European heritage.
These will be captured through a range of interpretations and references throughout the precinct, acknowledging the role of the site in Australia's earliest and ongoing history.

Parramatta Square’s Six Star Performance
Wednesday, 22nd june 2022.
Walker Corporation’s 4 Parramatta Square has secured the prestigious 6 star NABERS rating for Energy, making it one of the most efficient buildings in Australia.
Walker Executive Chairman Lang Walker AO said achieving the six star accolade delivers the highest benchmark for businesses seeking the best workplace environment.
“The $3.2 billion development at Parramatta Square has sustainability at its core and we pride ourselves on saving energy and being water wise on every floor,” Mr Walker said.
“4 Parramatta Square’s state of the art environmental features were carefully designed and delivered to make a big impact on reducing carbon emissions and we are proud to receive this incredible accolade on behalf of our tenants.”
The building was recognised for its 95kw solar energy system, LED lighting and sensor activated zoning, electric car charging stations, very high performance glazing, energy performance metering and high efficiency chillers.
4 Parramatta Square also secured a 5.5 star NABERS Water Rating and was able to achieve an astonishing 92% recycling rate across all construction and demolition waste which was taken to a state-of-the-art materials recovery facility, helping to further reduce landfill and our overall carbon footprint.
Parramatta Square is now officially ranked 2nd in the country for NABERS Energy Efficiency. Collins Square in Melbourne is ranked second in Australia for water efficiency.
Deputy Secretary, Property & Development NSW Leon Walker said 4 Parramatta Square ticks all the boxes to increase comfort and wellbeing benefits to over 5,500 NSW Government workers in the tower.
“Parramatta Square has delivered another six star performance,” Mr Walker said.
“The NSW Government, specifically sought modern, sustainable, A-grade office space in Parramatta with market-leading sustainability design and we are proud our workspace sets the best example for efficient buildings across the State.”
The 70,000 square metre 4 Parramatta Square has previously been awarded the rare dual accolade of the Green Building Council’s 6 Star Green Star – Interiors rating as well as a 6 Star Green Star – As Built rating.
The building is an acclaimed Transit Oriented Development which encourages low carbon forms of travel having direct links to train, buses, ferries, and trams as well as first class end of trip facilities to encourage workers to walk, run and cycle to work.

End-of-trip facilities often include:
- Secure bicycle parking or storage
- Locker facilities
- Showers and change rooms
They can even offer extra features like ironing facilities and clothes steamers, and beauty facilities like hair-dryers and styling tools, to help employees freshen up and get ready for their workday, and some even include bike repair stations for any unforeseen accidents that may occur on the way to work.

BARRINGTON END-OF-TRIP FACILITY
The Barrington’s new end-of-trip (EOT) facility is a fully integrated zone that offers tenants an array of amenities including bike racks, lockers, showers and change rooms.
ISPT’s ‘The Barrington’ is one of Parramatta’s A-grade office buildings and home to high-end tenants. IA Design were appointed to work with Shead Management to install a new EOT facility into The Barrington, along with an upgrade to the lift lobby.
The IA Design team converted the existing toilets, refuse room and storeroom into 9 showers, 90 lockers, drying cupboards, joinery for towel services and 39 bike racks, both floor mounted and wall hanging. The design carefully maximised the tight space available, and the aesthetics provided users with a contemporary and fresh environment.
The upgrade of the lift lobby complemented the new EOT facility, and was completed with stunning large format tiles were used (1.2m wide and floor to ceiling in height), new signage and new lights.
The project was completed without disrupting day-to-day building operations and the end result was a stunning new environment for cyclists and runners to start their day. Following this project, IA Design were appointed to another ISPT building, 363 George Street.

3 Parramatta Square
A prefabricated, modular mechanical services solution has contributed to the successful delivery of the second stage of the $3.2 billion parramatta square development..
Working under a Built Obayashi Joint Venture, A.G. Coombs has played a key role in the construction of the new $175 million 3 Parramatta Square building for developer, the Walker Group. This venture with BOJV has also successfully delivered the neighbouring commercial tower in the Parramatta Square precinct.
The 3 Parramatta Square mixed-use tower features the architectural design by Johnson Pilton Walker (JPW) over 43,000m² of A-Grade office space across 16 levels. Central within the building is an open atrium starting above the Ground floor and spanning the entire tower allowing natural light through a glass ceiling above to illuminate the interior. The building also features three Basement car parking levels below plus a Basement Mezzanine level with end-of-trip facilities. Multiple retail spaces are located along the Ground floor to face the greater promenade from Parramatta Station.
Following its engagement as a full design and construct mechanical services contractor in 2017, A.G. Coombs worked collaboratively with base building consulting engineers LCI for the base building design and Norman Disney & Young (NDY) on the integrated NAB fit-out. With the first 13 floors of the tower tenanted by NAB, A.G. Coombs worked with the fit-out architects Woods Bagot and project manager Savills to deliver an integrated fit-out concurrently with the base building.
A.G. Coombs led the development to adopt a hybrid system for the base building that features an efficient passive chilled beam arrangement serving the floorplate perimeter, and a low-temperature variable air volume (VAV) system across the open office floors. A high-temperature chilled water system supplying the chilled beams is provided through a secondary heat exchanger arrangement with the main chilled water plant.
Several adaptive prefabrication techniques were utilised by A.G. Coombs to expedite the services installation and minimise time on site. These included the offsite prefabrication of approximately 350 modular frames featuring chilled beams manufactured in Denmark. By prefabricating the frames offsite, each chilled beam could be pressure tested after assembly to identify potential defects in the factory prior to their installation across Levels 3 to 16.
Approximately 90+ meeting and comms rooms located across Levels 1 to 13 (tenanted by NAB) are served by separate packaged units fed by the tenancy condenser water loop. To simplify the manufacture and installation to a consistent quality, A.G. Coombs consolidated their design into three typical acoustically treated box modules.
Prefabricated offsite, the acoustically treated packaged unit modules were able to be quickly mounted and connected to services in the ceiling above each meeting room saving significant site installation works.
In its lead services role A.G. Coombs also implemented the use of building information modelling (BIM) software on the project and were the lead modelling coordinators of the 3PS project.
Furthermore, site utilisation of BIM models on handheld devices allowed visibility of installation during construction preventing many potential clashes through quick resolution.
Practical completion at 3 Parramatta Square was reached in April 2020. NAB’s lease commencement was scheduled for the beginning of July, however to manage workplace exposure to COVID-19, NAB occupation of the building has pushed back to August 2020.
Post completion, A.G. Coombs have been engaged to provide ongoing service and maintenance to both the 3 and 4 Parramatta Square buildings showcasing an A.G. Coombs Whole-of-Life delivery.

Was that one previously a very attractive wedge-shaped design, a la a modern take on the Flatiron Building, that has (obviously) sat on the shelf for several years now?
Likewise Dyllip, it's an absolute eyesore. That whole part of Parramatta is rather embarrassing. Vacant overgrown lot on one side, brothel on the other.

Getting to and around Parramatta
There are so many ways to get to Parramatta, a well-connected city served by bus, train and ferry.
May 2024 - Parramatta Wharf temporary closure
Between Monday 13 May and Thursday 23 May, the F3 Parramatta River Ferry service will not run between Rydalmere Wharf and Parramatta Wharf. The planned closure will allow Transport for NSW to safely remove the fully enclosed scaffolding system in place on the Gasworks Bridge.
Replacement bus service While the ferry service is unavailable, a replacement bus service Route 60F3 will run between Parramatta Wharf, Phillip Street, and the Rydalmere Wharf bus stop. Signage will be in place to assist passengers.
Please allow an additional five to ten minutes of travel time when planning your public transport trips. Visit transportnsw.info for further information on public transport changes.
Getting to Parramatta
Parramatta is just 24 kilometres from the Sydney CBD and is easily accessed by express train or by Parramatta Road/M4 freeway, Victoria Road, Cumberland Highway or Windsor Road.
The city is served by buses to the interchange near Parramatta Station. Bus routes connect Parramatta with other Sydney destinations like Castle Hill, Hornsby, Ryde, Strathfield and the Sydney city centre.
Parramatta Station connects to locations all around metro Sydney. It’s a 30-minute ride from Sydney’s Town Hall to Parramatta. There are stations at nearby Harris Park and Westmead, too.
The F3 Parramatta River ferry service travels from Parramatta Wharf to Circular Quay. Known as the Parramatta RiverCat, these catamarans are a great way to travel to and from Parramatta.
Parramatta is well serviced by major road connections. There are parking stations around Parramatta, many of which offer pre-booking discounts. There are also paid and free street parking spots in the city.
Parramatta is filled with an array of bushwalks and walking tracks that allow you to explore the diverse natural beauty that Parramatta has to offer.
Parramatta is a great place to ride a bike. It is reasonably flat and has good cycle links to Greater Sydney. Riding a bike for short trips is often quicker than driving at peak times, plus it’s a great way to explore the local neighbourhood.

Free City Shuttle Bus
If you need to get around the Parramatta CBD, the Parramatta Shuttle Bus is a fast, free and accessible service run by Transport for NSW through Transdev.
Operating on a continuous loop starting from Macquarie Street near Centenary Square, the shuttle bus also connects rail, bus and ferry transport interchanges with local clubs and shops and other community hubs.

The free Parramatta Shuttle Bus runs every 10 minutes, 7 days a week. The trip takes approximately 25 minutes to complete the loop. Visit Transport for NSW or call 131 500 for up-to-date timetables.
Cycle Routes
Parramatta has an extensive cycleways network of cycleways:.
Two Transit-ways (T-ways) to the North-West and Liverpool both include shared pedestrian and cycle paths offering a good route to Liverpool via Wetherill Park, and Windsor to Westmead.
M4 Path links Wentworthville to Sydney Olympic Park and Wentworth Point via Auburn, Granville and Parramatta.
Parramatta to Liverpool Rail Trail is nearly 17km long and runs parallel to the railway line through Merrylands, Yennora and Fairfield to Liverpool.
Prospect Creek Cycleway or Pipeline Cycleway ride along dedicated paths out to Prospect Reservoir. Feeling adventurous? Go on a round trip and do both! Start at either Guildford or Fairfield Train Stations and follow the paths to the west.
Parramatta Park a favourite training ground of local riders, roughly half the size of Centennial Park.

Parramatta Light Rail
