How To Tour a House Today: Tips To Make the Most of Virtual or In-Person Showings

Touring a house is like going on a first date: It’s your chance to get a sense of whether this home is the one. Can you envision baking cookies in that kitchen, or cracking a beer on that back deck?

But in this day and age, with so many houses to see and so little time before they get snapped up, the prospect of finding this dream home in the real estate haystack can sometimes feel a bit overwhelming. Add in the coronavirus pandemic, and the idea of checking out houses all around town might feel unsafe, too.

But here’s the good news: The rules on how to tour a house have changed in ways that can save time, lower your exposure to COVID-19, and curb your workload and stress levels, too. Here’s what you need to know to ace your house-hunting game for the modern day.

How to schedule a home tour

Most home buyers start their house hunt online—that’s a given. But once you spot a home you love, what’s next?

In the olden days of real estate, a home tour would kick off with several rounds of phone/email tag. You’d call your real estate agent, who would then contact the home’s listing agent, and once they’d talked you’d get looped in to when you can finally see the house. Talk about complicated! And that’s for just one house; most home buyers are juggling multiple home tours.

But today, the process is much simpler. For one, many real estate listings have a button you can click on to learn more about a property, sans the annoying phone games. On some listings, you can schedule a tour simply by clicking on your preferred day and time to visit. (See the Schedule a Tour  option on the right side of the sample listing below.)

In short, the process of scheduling a tour can now happen in a few seconds, no harder than ordering lunch on Seamless. Should I schedule a virtual tour or visit in person?

It wasn’t long ago when the only way to tour a house would be to visit in person. But today, you also have the option to take a virtual tour. You just schedule a tour as you usually would, but request a virtual home showing where a real estate agent shows you around the house via a live video stream on Google Hangouts, FaceTime, Zoom, or other app.

So should you opt for a virtual tour, or go for the real thing? According to many real estate experts, a virtual tour is the faster, easier, and safest place to start. While buying a home “sight unseen” as they say is a risky move few are willing to take (although it is done now more than ever), virtual tours are still a great way to whittle down your options and spend less time running around town.

“Virtual tours can act as a clearinghouse for buyers to narrow down their search,” says Jack Smith , a real estate agent with Shorewest Realtors in Milwaukee. From there, if you like what you see, you can proceed to an in-person tour to get a closer look.

What to look for on a home tour

Whether you’re conducting a virtual or in-person tour, it’s important to get to know every nook and cranny of the property. Breezing from room to room is not enough—particularly if you’re doing a remote tour where small details might be out of view.

As such, you’ll want to check out some less obvious features to make sure the house is in good shape. Here are some areas to home in on that many buyers might miss:

  • The HVAC and hot water systems:  The age and quality of these big-ticket systems can make or break your budget, so while they’re not quite as fun as that gigantic kitchen island or the bonus room above the garage, they should be top priorities during your tour, even if you plan to hire an experienced home inspector.
  • The exterior:  Don’t limit your tour to the house itself. Be sure to check out the garage, front and back yards, and any structures on the property such as swimming pools or gardening sheds.
  • The neighborhood at large: You’re not just buying a home, but the neighborhood. Try to see the homes surrounding the one for sale to get a sense of what your life there would be like. Tons of traffic whizzing by might be a deterrent if you have kids or a dog; nearby restaurants and bars might be nice but will add to ambient noise. To get to know this area better, check out local neighborhood apps like Nextdoor.com.

What role does a real estate agent play in a home tour?

A real estate agent can serve as an excellent sounding board when touring a house. Plus, if you’re conducting a virtual tour, your agent may be able to visit the property on your behalf and answer any lingering questions you have, says Tony Mariotti , a real estate agent with RubyHome in Los Angeles.

“Buyers have asked us to check the number of electrical outlets and data ports in a room they intend to use as an office,” Mariotti says. “We’ve also measured and ‘reality checked’ rooms that looked big in listing photos due to wide-angle lenses.”

What to ask when touring houses

During a home tour, you’ll want to delve deeper by asking your real estate agent questions about the house. Here are some topics to hit.

  • How old is the home? How old are the various systems and structural elements, like the roof and the water heater?
  • Has any renovation work been done? If so, were the proper permits pulled and can I see them? Was the work performed by a licensed contractor, electrician, plumber, etc.?
  • Are there any previous insurance claims that could affect insurability? Are there any special insurance policies required for the home?
  • What were the average costs of utilities (water, electric, gas, sewer, and trash) over the past 12 months?
  • What is the home’s listing history, including any price reductions or contracts that fell through? Why did the seller drop the price? Why did the home fall out of contract?
  • Are there homeowners association fees? If so, what do they cover? How are the fees billed?

How home buyers can make the most out of touring homes

When touring bunches of homes, it can be hard to remember which house had that spa bathroom or sunroom you adored. To keep one home tour from blurring with the next, keep a notebook where you can make notes and reminders to help keep all the homes straight. Give each house a name if that helps you, and be sure to highlight any important concerns that jumped out during the tour.

And lest you get swept up swooning over home features that won’t really matter that much in the long run (e.g., that outdoor hot tub is nice but not all that necessary), it may help to write down a list of your top house-hunting priorities.

“Buyers should have a list of their ‘must haves,’ their ‘like to haves,’ and things they are willing to compromise on in a property,” says Cara Ameer , a real estate agent with Coldwell Banker in California and Florida.

Similar to dating, you should probably just accept that you can’t have it all, and that some flexibility will be needed if you want your house hunt to end anytime soon.

Are Virtual Tours Still Worth It in Real Estate? Evidence from 75,000 Home Sales

Virtual tours helped propel homebuying through the height of COVID-19. But now that life is back to normal, new research finds these 3D tours don’t significantly boost sale prices and may even prolong a property’s time on the market.

When factoring in the quality of photos and listing descriptions, virtual tours benefit sellers less than previous studies indicate, suggests research by Isamar Troncoso, an assistant professor of business administration at Harvard Business School. She studied more than 75,000 home sales to evaluate the impact of virtual tours.

“Maybe it doesn't help you to get a 5 percent sales price rise by using visual tools—but it might help sellers in many other ways.”

“Maybe in a time where you couldn't really go and see how it was in person, it seemed like having the virtual tours helped shorten time on market,” Troncoso says. “That appears to have been a short-term benefit. And once those restrictions are lifted, we come back to this world, where having this virtual tour doesn't really make a big difference in terms of sales outcomes.”

Still, some benefits of virtual tours persist for sellers and buyers alike, and knowing when to use these tools and when to forgo them is a key insight of the study, which Troncoso conducted with Mengxia Zhang, an assistant professor at Western University’s Ivey Business School. Technology continues to roil all sectors of the business world, with few areas watched more closely than real estate, an economic bellwether that remains white-hot despite high interest rates.

“Maybe it doesn't help you to get a 5 percent sales price rise by using visual tools—but it might help sellers in many other ways,” Troncoso says.

Virtual reality for house hunting

To parse selling behavior, the researchers used machine learning to sort data from the real estate platform Redfin for 75,178 houses sold in the greater Los Angeles area from March 2019 to March 2021. The time period gives a snapshot of how the effect might linger beyond lockdowns.

They combed listings for text and photos using computer vision and natural language processing. They examined each home’s sale price, number of days on the market, and initial price.

Then, they screened for 3D virtual tours, which combine images and interactive features to simulate the experience of walking through a home room by room. Depending on quality and expertise, creating a virtual tour can cost as little as $300 or less, or many thousands for realtors willing to hire a professional to photograph a large home.

Roughly 22 percent of houses used virtual tours. To break down those listings further, the authors looked at 20 standard house attributes in each, such as square footage, and whether the home needed repairs.

Researchers included walkability and bikeability scores, average number of offers homes in the area receive, and other neighborhood data parsed from the US Census via data curator SafeGraph . They also considered factors such as the neighborhood’s proportion of Black and Hispanic residents, a metric they think could be important since listings in these neighborhoods tend to feature fewer photos with lower aesthetic quality and more often are handled by smaller firms.

Location, location, location

Sellers who use virtual tours often provide longer descriptions and more high-quality photos, the authors discovered. After controlling for better photos and captions, researchers found virtual tours had an “insignificant” impact on final prices. That’s in contrast to a roughly 1.1 percent increase in sale prices from using virtual tours without those factors, or the 2 percent to 3 percent bump researchers found in earlier studies.

One possible reason for the tiny effect from virtual tours for most listings: pricing strategy of agents who use virtual tours. These sellers tend to start with a higher price, lowering it by the time a home is sold. That can mean listings linger on the market longer, the authors note.

“Maybe it doesn’t really get you to say, ‘Oh, now I really like that house,’ but it’s going to help you to be like, ‘Oh, I don’t like this one, so I won’t bother to go and see it.”

Location, though, provided another wrinkle. In areas served by smaller real estate firms and in less sought-after neighborhoods, virtual tools may help sellers. That’s because if a listing comes with a virtual tour, chances are the rest of the listing is higher-quality, too, Troncoso says.

“These are areas in which these technologies penetrated less,” Troncoso says. "So that's why you see a little bit more of a marginal effect when those sellers have virtual tours. Maybe they get more eyes on that listing.”

For buyers, there may be a bigger benefit that’s hard to nail down: Virtual tours can help screen out what a buyer doesn’t want, so they never make an offer. That may make a search more efficient in a tight housing market.

“Maybe it doesn’t really get you to say, ‘Oh, now I really like that house,’ but it’s going to help you to be like, ‘Oh, I don’t like this one, so I won’t bother to go and see it,’” Troncoso says.

Virtual tour tips

As virtual tour technologies improve—and become less expensive—smaller agents may be able to more efficiently oversee larger portfolios of homes and attract more possible buyers.

Future research areas may examine the use of virtual tours in long- and short-term rentals such as Airbnb. For now, the tours seem to be most used by buyers and sellers, and appear to be here to stay, Troncoso says.

So, when are virtual tours most—and least—useful? Troncoso offers this advice:

  • If you’re working on a tight schedule, prioritize high-quality photos and descriptions for your listing, rather than virtual tours.
  • When your house is in a Black and Hispanic neighborhood or one with lower average household income, consider including a virtual tour as part of your listing. That’s because virtual tours could mitigate greater uncertainty about property values in these neighborhoods, according to the paper.
  • If you’re an agent or a virtual-tour creator, temper your clients’ expectations and highlight potential benefits, like their ability to reduce showings with unlikely buyers.

This Beaux Arts-style mansion located on the Upper East Side of Manhattan was once home to Henry Clay Frick, one of the most prominent industrialists during the Gilded Age. The Frick Collection is located on Fifth Avenue and is one of the last remaining Gilded Age mansions in New York City. At just 26 years old, future President Thomas Jefferson inherited a plantation in rural Virginia. An architecture enthusiast, Jefferson himself devised a combination of Neoclassical and Palladian architecture for the estate that would come to be known as Monticello. It is now a National Historic Landmark, and, along with the University of Virginia—which was also one of Jefferson’s designs—a UNESCO World Heritage Site. If Monticello looks familiar to you, it’s probably because it’s on the reserve side of the nickel.

In 1958, just four years after Frida Kahlo’s death, her eye-catching, bright blue house in Mexico City became a museum. Not only was Frida Kahlo born and raised in this historic home, it was also where she lived with her husband and fellow painter, Diego Rivera, and later, where she passed away. Diego Rivera donated the house in 1957 so that it could be turned into a museum in honor of his late wife. Kahlo’s house has since been operating as both a historic house museum and an art museum for over 60 years, and it is now the most visited museum in Coyoacán. Artworks by both Frida Kahlo and Diego Rivera are on display in the home.

The onetime home of Isabella Stewart Gardner was built in 1903 and is a designated Boston Landmark. As is evident when looking at the home's Instagramable courtyard, the building was inspired by a 15th-century Venetian palace. Isabella Stewart Gardner once said that she wanted her extensive art collection to be exhibited “for the education and enjoyment of the public forever.” Well, so far, so good! The museum is home to American, Asian, and European art, including paintings, tapestries, sculptures, and decorative arts.

This spooky Gothic Revival mansion, built in 1838, was once the home of railroad tycoon Jay Gould. It sits on 67 acres and overlooks the Hudson River. The National Historic Landmark home was used as a filming location for The Blacklist, Project Runway, House of Dark Shadows, and Night of Dark Shadows, to name a few. Former owner Jay Gould had a 243-foot yacht built so that he didn’t have to take the nearby railroad built by his archnemesis, Cornelius Vanderbilt. Talk about rich people problems...

Mount Vernon began as a one-and-a-half story home built by George Washington’s father, Augustine, in 1734. It went on to become the plantation of George and Martha Washington, the first President and First Lady of the United States of America. The architectural style of the home is described as loose Palladian, which is a European style inspired by Ancient Greek and Roman structures. Mount Vernon was expanded twice during George Washington’s lifetime, in the late 1750s and in the 1770s, and it was his home until his death in 1799. In 1858, the Mount Vernon Ladies’ Association acquired the historic home and saved it from ruin by restoring it.

Moscow Sky Lights Up With Strange Glow After Explosion at Electrical Substation: Reports

N ew footage has emerged showing bright flashes lighting up the night sky in southern Moscow during the early morning hours of November 22.

Knewz.com has learned that there was an explosion at an electrical substation on the outskirts of Russia's capital city followed by an alleged power outage in "several" homes.

Video snippets, shared on Russian news channels like ASTRA , captured a series of flashes that caused the sky to change color. Smoke could also be seen rising from a building.

Corroborating the video, several Russian Telegram accounts reported an explosion near the south of Moscow and a subsequent fire at the Lyublino electrical substation, southeast of central Moscow, per Newsweek .

The local authorities from the area have since confirmed that an explosion occurred in the village of Molokovo, but they reassured the public that all vital facilities were operating as normal.

Russian outlet MSK1.ru reported the blaze at the substation and noted “several” power outages.

The town of Lytkarino, located to the southeast of Moscow, was one of the affected areas, as reported by the independent outlet, Meduza .

Additional power failures were reported in the southern Domodedovo section of the city. However, electricity was later restored to these areas.

One local resident speculated that a drone may have been responsible for the explosion, but additional sources are yet to support this theory.

Newsweek reported that messages on the ASTRA Telegram account run by independent Russian journalists showed residents near the substation panicking. One concerned Russian called it a "nightmare."

The incident follows an attack by Russia on a power station in southwestern Ukraine that left 2,000 people without electricity .

Knewz.com reported previously:

The Ukrainian Air Force Command reported that 29 of these drones were shot down [...].

One civilian was injured as a result of the attack that targeted energy infrastructure in the southwestern Odesa Oblast.”

The assault came after repeated warnings by Ukraine’s President Volodymyr Zelensky that Russia would try to cripple its power grid as winter approaches.

Ukraine's leader warned that if Russia resorted to attacking its power utilities, it would respond in kind.

Ukraine has conducted numerous long-range aerial drone strikes on Moscow since May 2023.

Most recently on November 20, it was reported that one such incursion was intercepted close to the city, per Kyiv Post .

Moscow’s Mayor Sergei Sobyanin confirmed this and elaborated that the region's air defense systems intercepted the unmanned craft over the city of Elektrostal to the east of Moscow, as well as another over the Bogorodsky district, northeast of central Moscow.

The details of the recently surfaced video footage have yet to be independently verified.
