Opening times

This tour is available year-round with the following schedule:

  • Monday - Saturday : 9:30 am - 7 pm
  • Sundays & public holidays : 10 am - 6:30 pm
  • Matchdays : open until 5 hours before the match
  • December 24 & 31 : 9:30 am - 2 pm

Please note that the stadium is closed on 25th December and 1st January. For logistical reasons, the club reserves the right to alter the visiting times, in which case we'll notify you as soon as possible.

We attended the stadium on a Friday morning for the tour which we booked with TUI. Although the stadium wasn’t fully open due to the construction works my two sons really enjoyed it and seeing all the trophies. On weekdays, Madrid’s buses start at 6 am and continue till 11.30 pm with a frequency of 4 to 15 minutes (which depends on the line and the time of day). 

On weekends and public holidays, buses start at 7 am and return to the shed at 11 pm.

The Lima-Santiago Bernabéu (Bus No: 14, 43, 120, 150) is just a minute away from the attraction.

Bernabeu tour hours

From Monday to Saturday, the Bernabeu tour at the Santiago Bernabeu Stadium starts at 9.30 am and closes at 7 pm. 

On Sundays and holidays, the Tour of the World’s best soccer stadium and Museum opens at 10 am and goes on till 6.30 pm. 

The last entry is 90 minutes before closure.

The Santiago Bernabeu tour is open throughout the year, except for 25 December and 1 January. 

On the day of the match, you can join Tour del Bernabeu for up to 5 hours before the game starts. 

The changing rooms are closed from the day before at 1 pm, so you can’t visit the team dressing room on match days.

When it is four hours to go for the match, all Bernabeu tour participants are requested to leave.

History and description

In the early parts of the 20th century, Real Madrid first played at Campo De O’Donnell, and then moved to the larger Campo de Chamartín in 1924.

In 1943, Chamartin had already become too small again, and club-president Santiago Bernabéu decided that Madrid needed a new and modern 100,000-stadium.

This new stadium got built at the same site of Campo de Chamartín. Construction began in 1945, and on the 14th of December 1947 Estadio Santiago Bernabéu officially opened with a match against Portuguese champions OS Belenenses (3-1).

The stadium was initially still called Nuevo Estadio Chamartin, but received the name of the club-president eight years later.

At that time, Estadio Santiago Bernabéu consisted of two uncovered tiers that could hold just over 75,000 spectators. Capacity was further increased to 125,000 in 1954, when one of the long sides got expanded with a third tier.

The Bernabéu was together with Camp Nou playing venue of the Euro 1964 Championships, hosting one of the two semi-finals and the final between Spain and the Soviet Union (2-1).

Towards the end of the 1970s, the stadium had already started to age, and club officials started making plans to build a new stadium in the north of the city.

However, with the perspective of the 1982 World Cup it was instead decided to renovate the Bernabéu, which included the construction of a roof over the three two-tiered stands and the installation of seats in half of the stadium. As a result, capacity was reduced to 90,800 places.

During the 1982 World Cup, Estadio Santiago Bernabéu hosted three matches in the second group stage and the final between Italy and West Germany (3-1).

In the 1990s, UEFA required the stadium to become an all-seater, which would have reduced capacity to 50,000 seats. Club president Mendoza therefore started an extensive redevelopment program that included extending the third tier over the entire stadium, the creation of corporate facilities, and four access towers in each corner of the stadium. Works started in 1992 and were completed two years later.

Estadio Santiago Bernabéu got further refurbished an upgraded between 2001 and 2006. Works most of all focused on improving corporate facilities, and were concluded in 2006 with the construction of a roof over the one remaining uncovered stand.

In its history, Estadio Santiago Bernabéu has hosted four European Cup and Champions League finals . The first final was in 1957 between Real Madrid and Fiorentina (2-0), the second in 1969 between AC Milan and Ajax (4-1), the third in 1980 between Nottingham Forest and Hamburg (1-0), and the last one in 2010 between Internazionale and Bayern Munich (2-0).

In 2012, Real Madrid presented plans to further upgrade the stadium with commercial and corporate facilities, and to increase capacity to over 90,000 seats. Four architects were asked to present designs, from which the winner was chosen later in 2013. However, the project was first put on hold due to an investigation of the European Union into the granting of illegal state aid, and later rejected by the Madrid city council.

A few years later, in 2017, revised plans were presented to upgrade the stadium with a new exterior, retractable roof, and hospitality facilities, leaving capacity the same. Works started in 2019 and were planned to be performed over a two-and-a-half year period while Real would keep playing at the stadium. However, when the Covid-19 pandemic hit in 2020 and matches were forced to be played behind closed doors, works were accelerated and Real Madrid moved their home games to Estadio Alfredo de Stefano of their reserves team.

How to get to the Bernabeu

Estadio Santiago Bernabéu is located in central Madrid on the Paseo de la Castellana, one of Madrid’s principal avenues. The stadium lies about 4 kilometres north of the Plaza de Cibeles, where the Paseo de la Castellana originates. It is a similar distance from Puerta del Sol, one of Madrid’s main squares.

The stadium is best reached by metro line 10. Stop Santiago Bernabeu lies right next to the stadium. In the centre, line 10 can be caught at Plaza de España or Tribunales, but can otherwise be reached with a transfer (e.g. line 1 from Puerta del Sol or Atocha train station).

From Atocha, Paseo del Prado, or Plaza de Cibeles one can also take bus 14 or 27 to get to the stadium. Take bus 14 in the direction of Avenida Pio XII. It passes the stadium on the Paseo La Habana. Take bus 27 in the direction of Plaza de Castilla, and get off at Plaza Lima, right in front of the stadium.

From metro station Callao in the city centre, one can take bus 147. Take the bus in the direction of Barrio del Pilar and get off at Plaza Lima.

From Puerta del Sol one can take bus 150 in the direction of Colonia Virgen del Cortijo. Again, get off at Plaza Lima.

Eat, drink, and sleep near the Bernabeu

Estadio Santiago Bernabéu is located on the large tree-lined Paseo de la Castellana avenue, one of Madrid’s principal arteries. The area around the stadium is a mix of mostly offices, shops, and residential buildings, but there are enough bars and coffee shops mixed in to find something to eat or drink.

The number of bars and restaurants increase while you walk south in the direction of Madrid’s centre. Most nightlife is located in the northern parts of the centre.

There are a fair few hotels near the Bernabeu. The Holiday Inn Madrid , AC Hotel Aitana , and Rafaelhoteles Orense are closest, get good reviews, but are far from cheap.

Only slightly further away are Espahotel Plaza Basílica , Hotel Gran Atlanta , Hostal Falfes , Hostal Los Ángeles , and Sunotel Amaral . They get good reviews, are all close to several metro stations, tend to be reasonably priced between €50.00 and €100.00 per night, and no further than 20 minutes walking from the Bernabeu.

Real Madrid Tickets

Tickets for Real Madrid games can be bought online through the official website or Ticketmaster , or at the ticket windows (taquillas) of Estadio Santiago Bernabéu.

Tickets that are bought online can be picked up at the printing kiosks at the stadium.

Regular tickets tend to go on sale in the week before the match, though VIP tickets are available earlier. There is generally not much reason to buy a VIP ticket as Real Madrid only sell out a few high-profile matches per season and tickets for most matches are easily available if bought in advance.

For those matches that do sell out, e.g. El Clásico, the Madrid derby, and high-profile Champions League matches, you might have to revert to the secondary market. The likes of viagogo and Stubhub offer good choice and tend to be reliable, though can get expensive. Prices for regular matches tend to be fairer though or even lower than face value and can offer an alternative for those wanting to book their tickets longer in advance.

Ticket prices depend on the opponent, but typically start at €30.00 for a seat behind the goal and €40.00 for a seat at one of the sides.

Stadium tours

Real Madrid offer self-guided stadium tours, during which you follow a route through the stadium. The route includes the dugouts, presidential box, press room, changing rooms, players’ tunnel and trophy room, and ends in the club shop.

The stadium is opened Mondays to Saturdays from 10:00 am to 7:00 pm, and Sundays and public holidays from 10:30 am to 6:30 am. On matchdays the tour is open until 5 hours before kickoff (though with limited access).

No reservations are required, though the tour can be booked online . Entrance costs €25.00 with further premium options available.

Recently attended the Madrid derby and was sat in the top tier of the sur stand ( literally the last row of the top tier). As a previous post has stated the stands go up rather than back so the view is excellent. Found the atmosphere good but quite relaxed compared to the big British derbies, the stadium is superb but is starting to look a bit dated and the upcoming renovation is needed. A must if you are in Madrid and can get a ticket.G

I have just read your stadium review and, as a local Real Madrid fan, I must say it’s very complete (congratulations!). However, there is some recent information I’d like to let you notice so that you might be able to correct them and prevent further users be misinformed about the current and future condition of the stadium.

The most notable point which lacks updating is on the renovation project. Though it was blocked before by the city council and the European Union, there has been a lot of bureaucratic movement these last years and now only the go-ahead from the city council is needed to start renovating the stadium (which, giving how well have recently been the relations between the club and the city council, is pretty much granted). That last step is said to be done in just a matter of weeks or months so that construction work would start in summer 2018 to be finally finished in mid-2020. Once we are authorized to renovate the Bernabéu and manage to finish the renovation, we could be talking about one of the best stadiums in the world (if not the best).

Will the renovation interrupt football-related activity in the stadium? Of course not: football-inhibiting work will be done in winter and summer breaks so that the stadium will be always ready to host matches except for those periods of time. Apart from that, the renovation will not only affect the stadium: but the Esquina del Bernabéu shopping center will be completely demolished to build a new 6000 Sq Plaza de los Sagrados Corazones and another green zone will be opened between the stadium and the Paseo de La Castellana.

That is pretty much everything that was needed to say. With such a renovation, the stadium will be an arhitectural jewel as well as a Mecca for football fans. As a recommendation to improve the information provided in the page, I’d like to suggest adding these points to the page: design description, capacity distribution and locals’ and fans’ opinions on the stadium.

Best stadium in the world. Ive seen Madrid play on 6 separate ocassions. perfect size of 85,000 and so close to the pitch gives it an incredible enclosed sensation. The tour is another incredible experience. Cant wait to see the new stadium. Would have to be mindblowing as it is already an incredible stadium.

I went to watch Real again, this time against Malaga. Unfortunately it finished 0-0. Bought my ticket at one of the ticket windows before the game. It is worth mentioning that free match day programmes are available from inside the stadium. The support was not the best. The stadium itself is beautiful and well worth visiting.

The most beautiful stadium i have been to. Great location. I went to watch Real against Ajax in Champions League. Bought the ticket at the ground for 35 Euros. It is massive and even if you are sat at the very top you still manage to see everything as the upper tiers go up rather than up and back. The support from Real fans was good, but Ajax fans were amazing! Great place to go.

I was there on 14/03/2012 CL game against CSKA Moscow the game wasn’t that exiting but it is the most beautiful stadion in the world same infrastructure like AC Milan. Just lik twin stadions i also was in Milan for stadion tour also beautiful. I defenetly go back this season to Real and perhaps watching a game of ACMilan also.

I agree its a wonderful stadium and right in the city centre. In some ways a bit like St James Park in Newcastle except it seats 80,000 plus and the climate’s better!!! watched Real come back to win against Espanyol and atmosphere was electric – match ended around 11.30pm then on to a few bars and back to hotel in time for breakfast.

Fantastic stadium and atmosphere. I saw RM v Espanyol and as it was January they had heaters warming the fans from the stand above, so although it was cold I had to shed some layers.

The Santiago Bernabeu is a fantastic stadium to visit when you are in Madrid! I watched Real Madrid play against Real Zaragoza at the Bernabeu last year (2011) and they lost 3-2 but still the experience of watching Real Madrid was amazing and fantastic! I loved the singing from the Ultras Sur end! I really recommend visiting the Bernabeu if you are in Madrid because it is a massive stadium and it’s amazing! I did the stadium tour aswell on the day I was leaving Madrid! I am going back to Madrid and the Bernabeu this year (2012) to watch another Real Madrid match and they play against Sporting de Gijon this time! I hope they win this time and not lose!

Very pleasant tour but if you don’t have a guide, there is no-one you can ask questions to. You do not go into the home team changing room. You go up the tunnel to get there and so do not have the experience of going down the tunnel to enter the stadium in the style of the players. Also, you cannot sit on the Real Madrid manager’s seat. In these respects, the tour at Manchester United is much better. I had an excellent tour guide, Marianne.

History of the stadium

Santiago Bernabeu stadium is home to the most successful and sought after team in the world, and arguably the greatest football club to have ever played the sport, FC Real Madrid. This stadium is one of the most prestigious and well-known stadiums in the footballing and sporting world, and it has witnessed some of the greatest moments in modern football.

In the early parts of the 20th century, Real Madrid first played at Campo De O’Donnell and the larger Campo de Chamartín. In 1945, a new stadium got built at the same site of Campo de Chamartín. Construction began in 1945, and on the 14th of December 1947 it was officially opened with the name Nuevo Estadio Chamartin. But eight years later, it was named after the legendary Madrid manager, who presided over the club from 1943 to 1978.

At that time, Santiago Bernabéu stadium consisted of two uncovered tiers that could hold just over 75,000 spectators. Capacity was further increased in 1954, when one of the long sides got expanded with a third tier. After several decades with couple times of renovation and extension, Santiago Bernabéu stadium got further refurbished an upgraded in the early 21st century.

Nowadays, with many accesible commercial and corporate facilities and a seating capacity of over 90000, the Santiago Bernabeu is the 14th largest football stadium in the world and 4th largest in Europe. The stadium also has 245 VIP boxes.

Important infomation of the tour

Santiago Bernabéu Stadium is located in central Madrid on the Paseo de la Castellana. It is best reached by  metro  line 10. Stop Santiago Bernabeu lies right next to the stadium. This is the easiest and most convenient way of reaching the stadium from every corner of the city.

If you’re coming to the stadium via the public bus, you can take the following lines – 14, 27 40, 43, 120, 126, 147 and 150 and the stop you should get off is Plaza Lima. The closest local train(Cercania) station to the Bernabeu is Nuevos Ministerios. From here, it is a short 7 minute walk to the stadium.

The stadium is opened every Mondays to Saturdays from 10:00 am to 7:00 pm, and Sundays and public holidays from 10:30 am to 6:30 am (closed on December 25th and January 1st). On match days the tour is open until 5 hours before kickoff (note, there will be no access to dressing rooms on match days).

Tour tickets(not the game tickets) can be purchased at the official website or at site. No reservations are required. Entrance costs €25.00 with further premium options available; €18 for children under 14 and children aged 0 to 4 get in free. The entire stadium tour takes approximately 1.5 hours to complete, however you are welcome to stay for as long as you like.

What to expect in the stadium tour?

The tour is self-guided, during which you follow a route through the stadium. You get a behind the scenes look at Real Madrid and a chance to relive and experience more than a century’s worth of the club’s past, present and future. The tour starts off outstandingly with a panoramic view of the Bernabeu from the highest point of the stadium. Almost touching the sky, this is the absolute best spot to get a view of the entire arena.

Next, head to the club rooms, where you will be taken on an interactive, audiovisual journey of the history of the great club. These include: the trophy room, the pitch, the presidential box, the dressing rooms, press room, tunnels, benches and coach area and merchandise store.

Eat, drink, and sleep near the Bernabeu

The area around the stadium is a mix of mostly offices, shops, and residential buildings, but there are enough bars and coffee shops mixed in to find something to eat or drink. The number of bars and restaurants increase while you walk south in the direction of Madrid’s centre. Most nightlife is located in the northern parts of the centre.

There are a fair few hotels near the Bernabeu. The  Holiday Inn Madrid ,  AC Hotel Aitana , and  Rafaelhoteles Orense  are closest, get good reviews, but are far from cheap. Only slightly further away are  Espahotel Plaza Basílica ,  Hotel Gran Atlanta ,  Hostal Falfes ,  Hostal Los Ángeles , and  Sunotel Amaral . They get good reviews, are all close to several metro stations, tend to be reasonably priced between €50.00 and €100.00 per night, and no further than 20 minutes walking from the Bernabeu.

Several of the biggest soccer teams in the world will take the pitch in the New York metropolitan area this summer. 

MetLife Stadium and Yankee Stadium will play host to two of the six matches that will be part of the 2024 Soccer Champions Tour, The Post has learned, which takes place from July 27 to Aug. 6 and involves European heavyweights Real Madrid, AC Milan, FC Barcelona, Manchester City and Chelsea. 

The two matches in the New York area pit Man City against AC Milan at Yankee Stadium on July 27 and Real Madrid against FC Barcelona at MetLife Stadium on Aug. 3. 

“Soccer Champions Tour is thrilled to return this summer with enticing matchups featuring some of the world’s most storied clubs for fans in the U.S. to witness the beautiful game at the highest level,” Commissioner of Soccer Champions Tour Joe Carr said in a statement. “With all five clubs possessing passionate supporters that span the globe, we’re pleased to unveil an exciting range of matches throughout the U.S., a market experiencing exponential growth in the sport’s popularity.”

Matches will also take place in Orlando (Barcelona-Manchester City), Chicago (AC Milan-Real Madrid), Baltimore (Barcelona-AC Milan) and Charlotte (Real Madrid-Chelsea) as part of the Soccer Champions Tour. 

New York has long been a summer stop for touring international clubs, but carries some extra significance as the metropolitan area gears up to host the World Cup final in 2026.

MetLife Stadium was selected by FIFA last month to host the coveted game, beating out AT&T Stadium in Arlington, Texas, among other potential sites. 

With the World Cup coming to North America in two short years’ time, the profile of the sport is growing, and friendlies featuring some of the biggest teams in soccer can only help generate more interest.

AC Milan boasts US men’s national team star Christian Pulisic on the roster.

Pulisic has been red-hot in his debut season with the Serie A club. He has 12 goals this season for AC Milan and has scored in four straight games recently.

It’s also fitting that AC Milan and Man City will make a stop at Yankee Stadium with both clubs having ties to the Yankees. 

The Bronx Bombers own a minority stake in AC Milan and they partnered with City Football Group – owners of Man City – in establishing MLS’ New York City Football Club, which plays part of its home schedule at Yankee Stadium.

Manchester City faced Chelsea in The Bronx in 2013, days after MLS announced NYCFC would join the league as its 20th franchise.

Real Madrid, already boasting a lineup led by midfielder Jude Bellingham, is expected to add superstar forward Kylian Mbappé in a marquee move this summer.

The August match will be Real Madrid’s third time playing at MetLife Stadium and FC Barcelona’s second time playing at the home of the Jets and Giants. 

Barcelona last played in the area in 2022, when the Spanish giants faced the New York Red Bulls in a friendly at Red Bull Arena.

Pre-sale tickets for all matches will be available on March 25, and general tickets go on sale March 27 via the Soccer Champions Tour website .

Madrid and Barcelona will play three games each — including a Clasico at New Jersey’s MetLife Stadium — in addition to three Milan matches against City, Madrid and Barca. City will play twice, while Chelsea will only play one game against Madrid at Bank of America Stadium.

The Soccer Champions Tour will return in 2024, with five European powers set to tour the United States during preseason.

The Soccer Champions Tour debuted in 2023, and will return this summer with six games featuring five clubs: Real Madrid, Barcelona, Chelsea, AC Milan, and Manchester City.

The marquee event of the Soccer Champions Tour will be a preseason El Clásico featuring Real Madrid and Barcelona, with this year’s edition taking place at MetLife Stadium in New Jersey.

American fans will also get the chance to see AC Milan star Christian Pulisic face Madrid and Barcelona in Chicago and Baltimore, respetively.

Endrick has had to deal with a lot of hype from an extremely young age. At the age of 16, Real Madrid had already signed him to a future deal that would see him join the biggest club in Europe once he turned 18 years old in July of 2024.

While he played continuously for Palmeiras at club level, a call-up to the Brazilian national team was just a matter of time. He made his debut in November of 2023 and was called up again for a pair of high-profile international friendlies this week.

Endrick scores at Wembley, then at Bernabeu days later

Against England, Endrick put the world on notice by scoring the game-winner at the iconic Wembley Stadium .

He became the youngest men's player for either club or country to score a senior professional goal at the stadium.

Three days later, Brazil faced Spain at the Santiago Bernabeu , the home where Endrick will make a living starting this summer. What did Endrick do in this first game there? Score again , this time to tie the game at 2-2.

Endrick's hype was already somewhat out of control, and this will only amplify it. The fact that he is responding to it by scoring goals in huge matches bodes very well for his immediate and long-term future.

Yet again, Brazil have a serious young star on their hands. They will need him as they look to win the 2024 Copa America , five years after their last international trophy triumph.

Building Tottenham Hotspur Stadium: The toll on Levy, staff and the club

Tuesday will mark the fifth anniversary of the most important date in Tottenham Hotspur ’s modern history. April 3, 2019: when Spurs finally played their first game at the Tottenham Hotspur Stadium.

It took three years to build , but was almost two decades in the making. Since Daniel Levy took over as Tottenham chairman shortly after ENIC’s buyout in December 2000, he had three main ambitions: make the club competitive on the pitch, build a state-of-the-art training ground, build a world-leading stadium.

He and Spurs had already achieved two of these and now, after a gruelling, prolonged, hugely expensive process, they had finally pulled off the third. A remarkable achievement and the thing that would transform Tottenham’s finances and wider standing in the game.

The details of the build are well-documented. The delays, the rising costs (a £250million stadium ended up coming in at £1.2billion, or $1.5bn), the almost two seasons spent at Wembley — plus one home game played in Milton Keynes, almost 50 miles away. Then there was the infamous VIP Cheese Room, which was held up as a symbol of the stadium’s excess, but which Spurs denied was ever part of their plans.

Some of you may remember the chaos on the stadium site that saw one source tell Construction News that there were workers “off their heads, drinking cans first thing in the morning before going on to site and snorting coke in the toilets”. Mace, the company that delivered the construction of the stadium, rejected this characterisation at the time — and there was no suggestion it was informed of the instances of drinking and drugs, or failed to take action. Mace did not respond to a request for interview for this piece.

This is not an attempt to recount all that happened during the building process — there’s enough material there to fill a book.

Instead, in part one of a two-part series on the stadium, The Athletic will look at how the build affected those within the club and changed the way it operated — hearing from those who experienced it first-hand, mostly speaking anonymously to protect relationships.

Anniversary certainly feels like an appropriate word for the milestone coming up. Multiple people who were there for the grand opening describe it as being like a wedding day: “Years of build-up, then over in a flash.”

Katrina Law and Martin Cloake were the Tottenham Hotspur Supporters’ Trust (THST) co-chairs for the stadium opening and build. The previous few years had seen the trust help relocate fans to Wembley, engage in discussions and disputes with the club over ticketing at the new stadium, and reject the idea of playing in Stratford or Milton Keynes. It had been a tumultuous period.

“We were honestly beside ourselves,” Law remembers, reflecting the jubilant mood of the Spurs fans in attendance for the opening match against Crystal Palace . “We were up on a balcony and thousands of people were there hours before kick-off. It was so exciting and emotional.”

Part of the emotion came from thinking about the people who should have been there. Darren Alexander, the former THST co-chair, had died in 2014, while Jonathan Waite, Tottenham’s supporter liaison officer who had been heavily involved in the stadium build, passed away four years later.

“We were thinking back because Darren had led the trust when it looked like we might be moving to east London,” Cloake says. “We’d been on quite a journey.”

The club’s manager at the time, Mauricio Pochettino, felt similarly emotional as he heard the fans’ roar from his office while preparing to head out onto the pitch. Levy had tears in his eyes as he watched the opening ceremony.

Paul Coyte, the stadium’s on-pitch announcer, remembers feeling excited and nervous as he said to the nearly 60,000 fans in attendance: “We’re home, we’re back home.”

Five years on, he says: “The noise from the South Stand was what struck me. We’d never heard that noise. That was when you could really feel it.”

“It was unreal,” Law says. “There was a huge sense of pride that it was the best stadium in the world. The views from all the seats were amazing, and there were lots of lovely nods to White Hart Lane. It felt like we were entering a new era and this would propel us on. I remember saying, ‘The giant has awoken’.”

Not everyone felt so triumphant. “The first game you were just pleased it was over,” says one source involved in the process, pointing to how exhausting the years leading up to April 2019 had been.

Others say it was a bruising period when the stresses and strains were almost overwhelming at times. It’s hard to overstate just how all-encompassing the stadium build was — it dominated all areas of the club and only became more stressful as the delays went on. “Totally insane”; “Absolutely ridiculous”; “I’ve never worked so hard,” are some of the ways people who were there describe it. Those leading the project have said there were periods when they hardly slept.

The plan had originally been for the stadium to be ready for the game against Liverpool in September 2018. When it became clear that issues with critical safety systems meant this wouldn’t be possible, and the publicity around the build became increasingly negative, the atmosphere internally became increasingly tetchy. There was a particular fear of leaks to the press, not helped by stories like the one in Construction News in September 2018 that painted a picture of a dysfunctional building operation, including those reports of “a minority of workers being under the influence of alcohol and, in some cases, cocaine while working on the project”.

Tina Chisholm, who runs the Coach and Horses on Tottenham High Road, used to host some of the workers regularly at her pub. She laughs as she tells a story from that period: “One time a few of them came here for lunch and they got caught drinking. They got slung out of the ground and told they couldn’t work that afternoon. So they just stayed here drinking all day!”

The building site chaos was extreme, almost comical, but internally at Tottenham, there was a frenzied feeling too. In that summer 2017 to April 2019 period, Spurs were trying to be competitive in the Premier League and Champions League , and attempting to satisfy fans and commercial partners at their temporary home of Wembley, all while navigating a hugely ambitious stadium build that also involved challenges such as selling the naming rights. Everyone was under huge pressure — around 35,000 people logged on each day to watch live footage of the build.

Spurs did not secure a naming rights partner before the stadium opened, but they did have positive talks with several significant companies during this period. Part of the challenge was selling the vision of the stadium while it was still a building site — but even so, there was plenty of interest. Tottenham’s position has always been that it has to be the right partner and that commercial revenues are viewed as a whole on the balance sheet.

There were tragedies, including the death of Waite, the club’s hugely popular SLO, in November 2018. No wonder the build took a toll on people then and in the aftermath. Everyone was proud to be involved in such a big project, but some felt their non-stop work hadn’t been properly appreciated. Many left in the years that followed, with some feeling like they had little left to give — though the Covid-19 pandemic and the club’s handling of it was a big factor in this as well (Spurs’ position remains that they were trying to protect jobs).

Spurs were changing. It is estimated that from 2014 to 2022, Tottenham grew from a company employing around 250 people to 700. The new stadium was a symbol of Tottenham’s transformation from an upwardly mobile Premier League club to one with global ambitions and very different revenues and outgoings.

It would be wrong, though, to characterise the stadium build as a negative process or experience. Some who were involved look back fondly at how energising and exciting it was to be part of something so ambitious and challenging. Others point to the “entrepreneurial” spirit the club had at that time, led by Levy, who was a force of nature throughout the period and oversaw everything, including the smallest details. Spurs was a much leaner organisation back then, as those staff numbers indicate, with almost a start-up feel in how the new stadium was built.

What makes Daniel Levy tick?

The re-opening of the Corner Pin is a good example of the club’s entrepreneurial spirit back then. The pub had closed in 2010 and been used by the club as a ticket office until 2020 — but Spurs partnered with local brewery Beavertown, which also operates a microbrewery in the stadium’s South Stand, to reopen the pub three years ago in a more modern guise. Craft beer hadn’t really existed in big British stadiums before, let alone in an on-site brewery, but it has been a very successful venture. If people had good ideas they could run with them.

One of those people was Simon Bamber, who oversaw the club’s commercial operations during this period, and was described by Tottenham after his death in 2021 as “an integral part of delivering the stadium”. Bamber led a team that laid the foundations for the stadium becoming what it is today — managing the relationships around concerts, the NFL , European rugby and others that have helped make it the 365-day-a-year venue that Levy always envisioned.

And the stadium was absolutely Levy’s vision. When assessing the legacy of the build, so much of it comes back to the Spurs chairman.

In many ways, it encompasses the central debates around him. Is he the unrelenting visionary who saw through the build despite no handouts from the taxpayer or backing from a nation-state? Or the micromanager who was so on top of the stadium detail that he obsessed over what the toilets should look like, and was recently described as “maybe driving our architects to distraction”?

The reality is that those two things are not mutually exclusive. Levy achieved his vision largely because of his absolute dedication to making sure everything about the build was top-quality and unique. Some involved suggest Levy didn’t micromanage as much as has been made out.

Nothing was decided without his approval, even though there was also a project team, headed by Andrew Downs. Levy was exacting in his standards and pushed everyone to make every part of the stadium better than they had seen elsewhere.

Every Tuesday, he would have a day-long meeting with the stadium project team and once a week, he walked the stadium, checking it personally. He regularly looked at the camera footage monitoring the construction, zooming in to inspect why things were not ready yet.

“His attention to detail was something else,” as one source puts it — born of a need for every element of the stadium to reflect well on the club, and to satisfy the demands of Haringey Council.

It wasn’t just small details that Levy managed — he could see the bigger picture too and some of the stadium’s most distinctive features were a product of his refusal to settle for anything run of the mill. In 2013, for instance, he brought in architect Populous to rethink KSS’s original design because he thought more could be done to make the new stadium more distinct.

He subsequently pushed for the unique design of the South Stand, and when Populous had a plan for the connecting bridge between Lilywhite House and the stadium as a fairly normal enclosed glass bridge, Levy wanted something aesthetically and architecturally different. Hence the ‘twisted’ look that Populous eventually came up with. Levy also very carefully managed the relationship with the architect F3, which designed some of the most creative elements of the stadium, including the home dressing room and media area (as well as the training ground).

Internally, some became frustrated by Levy’s exacting standards, and one view is that the chairman contributed to the delays by questioning everything. Others say that without Levy’s energy and determination, it would have dragged on even longer.

Levy’s way of working is to set a very tight deadline, appreciating that if it runs slightly over that is better than meeting one that is more achievable but a lot further out.

In the case of the stadium, those with knowledge of the construction industry always felt that summer 2018 was an unrealistic aim for completion — something that again comes back to Levy.

In projects of this size, the owner can choose to pay more for a construction company to deliver the scheme to a fixed price, which leaves the latter making up the difference if the cost overruns. That was not the case here, with Levy saying in his programme notes for the Crystal Palace game that no construction company would commit to a fixed price for the stadium build, so “we have ended up taking all the risk and pain ourselves”. This left Levy and his team as effectively the project managers, meaning more work for them and a greater role in driving the bespoke aspects of the stadium. In theory, it meant scope for them to drive down costs themselves, but it also left Spurs with more risk and, ultimately, a bigger bill.

The period when the stadium’s opening was being delayed also gives an insight into the dynamics of Spurs at the very top.

One source who looked around the stadium weeks before it was scheduled to open against Liverpool in September 2018, felt that the timeline was so unrealistic that it suggested Levy had too much power over the project. “Clearly, it wasn’t going to be ready but everyone you spoke to was telling you the probability was that it was going to open,” the source told The Athletic in 2020 . “I would describe it as ‘the cult of Daniel’. Everyone knew this wasn’t going to be completed in time but it was basically like King Canute or the Emperor’s New Clothes. Nobody would turn around to him and say, ‘This isn’t going to be ready’.”

Similarly, some staff remember walking around the stadium a few months before its supposed opening in September 2018 and sharing this view that it wouldn’t be ready, but not wanting to say anything. As a counter, operations and finance director Matthew Collecott said in 2019 that during the stadium build he, Levy and executive director Donna-Maria Cullen “had the benefit of being able to be fairly rude to each other! We’ve known each other for 20-odd years, so we can be really honest”.

On their public bullishness that a September 2018 completion date remained possible, Spurs’ felt they had no choice. To say anything else could have led to the contractors easing off.

In any case, the delays had other effects — leading to resentment among some of the players.

“When I felt we were most capable of winning a trophy, we had to move to Wembley,” the club captain at the time Hugo Lloris told The Athletic last month . “The year before at White Hart Lane, we won 17 games and drew two. We thought if we stayed we could match that.”

Meanwhile, the club’s supporters, who had largely stomached playing at Wembley for a year, became increasingly restless during the second season away from Tottenham.

In that 2018-19 campaign, they even had to play one ‘home’ League Cup tie against Watford in Milton Keynes, with Wembley unavailable. The October 2018 match against Manchester City at Wembley was played a day after an NFL game, with the American football markings still visible. Fans ultimately voted with their feet, with attendances falling from a peak of more than 85,000 in 2016 when Spurs played their European games at Wembley to below 30,000 for the January 2019 league game against Watford.

Tottenham and NFL extend partnership until 2030

Generally, the Wembley experience is not viewed as universally negative by those who lived through it. Many feel that the period there acted as a bridge to the new stadium, helping Spurs understand what it took to manage operations at such a big ground. There were a few members of Tottenham staff permanently based at Wembley, and nearly tripling the capacity from White Hart Lane meant Spurs could attract more fans and host a more international audience, while delivering matchdays in a very different way. This all exposed the business to a different hospitality offering, much more like the new stadium would be than the far more basic White Hart Lane.

Wembley was where Spurs learned how to operate a mega-stadium and run matchdays as major events, like the 3-1 win over Real Madrid in November 2017. There were new protocols and those that were there say it shifted the club’s mindset.

Many of the players also grew to like playing at Wembley and for Pochettino, it cemented his role as the second-most important person at the club after Levy.

Numerous sources felt that Levy was less hands-on when it came to the football side during this period because he was so laser-focused on the stadium. Many appreciated the greater autonomy this left Pochettino with, and it coincided with Tottenham emerging as a major player in the Champions League — reaching the knockouts in both seasons away from White Hart Lane, the second of which ended at the new stadium and the final in Madrid. The Spurs view is that football decisions have always been taken by the football management group.

Either way, Pochettino still felt frustrated at being away from White Hart Lane, and it’s a credit to him that he managed to hold everything together on the football side. He and everyone connected with Spurs will always wonder whether they could have won the Premier League in this period without the inconvenience of playing their home games away from Tottenham.

Even as April 2019 drew closer, there was still a huge amount of work to be done. Before the final two test events — an under-18s match against Southampton and a legends game against Inter Milan — there were about a dozen other test events, including a Super Bowl party in the NFL Lounge with club legends Clive Allen and Darren Anderton, to check the safety systems in every area.

The safety team found issues from the test events and had to make sure they were all sorted and signed off for the opening. They worked overnight, knowing that there was no margin for error. The test events also threw up other lessons, such as the huge volume of food and drink people wanted to consume, and how popular the Beavertown beer was. Spurs were realising that they were transitioning from being just a football club to something bigger.

With all the safety checks done, Spurs were finally ready to return home. Before the match against Palace, fans marvelled at some of the touches at the new ground that nodded to White Hart Lane, like the old programmes on the walls, the historical pictures hanging up, the bricks from the original east stand “shelf” that were now part of The Shelf bar.

Spurs beat Palace 2-0 and the stadium was extremely well received, but there was barely a moment for those involved to pause and congratulate themselves. There was still so much work to be done — operationally, commercially and, most importantly, ensuring the players had the best platform to succeed on the pitch.

The stadium build wasn’t an end in itself — it was a means to help take Tottenham to the next level.

As next week’s piece will look at, the last five years suggest the stadium has been a mixed bag in that regard.
