43. National Civil Rights Museum

Plan to spend about 1.5 hours at this great historical experience. This museum has over 260 artifacts from the beginning of the resistance to slavery to events in the 20th century that focus on people standing up for equality.

Many exhibits are in the Lorraine Building, which was renovated in 2014. It is self-guided and takes you through critical events of the American Civil Rights Movement. Visitors can also spend some time in room 306, where Dr. King spent his last hours.

45. Belz Museum of Asian & Judaic Art

Starting as an Asian art gallery in California, the founders had an excess of artifacts and decided to donate to an exhibition in Memphis. The Belz Museum has the biggest collection of 19th century Chinese art in the U.S. It houses a collection from the last dynasty in China, the Qing Dynasty.

Galleries include a Holocaust Memorial Gallery, 1 Judaic, and 3 Asian focused art spaces. The Belz Museum is also known by locals as the Jade Museum because of its well-known jade sculptures.

46. Memphis Rock n Soul Museum

They feature local artists at these exhibitions as well as talented and less known artists.  If you are in town for a while with little ones, be sure to check out their summer art camp. For ages 5-11 Brooks teaches children about classic art and how to expand their artistic skills.

AutoZone also hosts special events. You can rent this space and utilize the field, batting cages, Home Plate Club, and luxury suites to celebrate with friends or family.

51. Metal Museum

52. Memphis Pyramid

Downtown Is Looking Up

Major projects are luring residents and visitors to the heart of the city.

Downtown Memphis has continued to evolve as we come out of the pandemic into curious fiscal times that seem, for now at least, to be stabilizing. Plenty of projects are underway from proposal to completion that are changing the face of the core Downtown area; we check in on several here.

The State of Downtown

The Downtown Memphis Commission (DMC) said in its 2022 “State of Downtown” report that restaurants and nightlife had returned, the Grizzlies had enjoyed a hot run, and live music was (and is) being played every day of the year.

According to the DMC, last year tourism rebounded and pedestrian counts returned to pre-pandemic levels. Memphis Tourism and the Greater Memphis Chamber said last year that the leisure and hospitality industries here made a “full recovery” from job losses associated with the Covid-19 pandemic after nearly two and a half years.

In addition to the rhythms of daily life, Downtown’s population is increasing. The DMC said the number of people living in the area rose by 6 percent in 2022, up to 26,086 residents.

The area is continuing to develop with growth and development on the rise despite occasional setbacks. Developer Chance Carlisle is heading up the One Beale project, but his plan to open a Grand Hyatt ran afoul of what Mayor Jim Strickland thought was prudent late last year and the project is on hold. And a Loews Hotel by the convention center stalled last year. But other hotel developments have been proceeding apace.

In the report, DMC president and CEO Paul Young paints a rosy picture of what’s been going on and what the agency hopes will come. The agency is tasked to attract and retain development Downtown, something largely done through tax abatements.

Last year, the DMC incentivized 38 projects that it says will bring 1,165 apartment units, 310 hotel rooms, 85,000 square feet of retail space, 5,500 square feet of office space, and 1,000 parking spaces.

Major Projects

  • Tom Lee Park’s major renovation, on Riverside Drive, is adding spaces for sports and fitness, children’s play, outdoor education, community and private events, concerts, festivals, and more, including Memphis in May’s Beale Street Music Festival and the World Championship Barbecue Cooking Contest.
  • The Mobility Center, a mixed-use building at Beale Street and Main Street, will have a 960-stall parking garage, an area for ride-share pickup and drop-off, and space for bicycle storage and electric scooter stalls.
  • The Walk, a 29-acre area on Union Avenue that will have apartments, hotels, retail, office, and open space, is a long-term, multi-phase project. The plan is to connect several Downtown neighborhoods including Uptown, South City, the Medical District, and the Downtown core.
  • The Historic Snuff District, just north of Downtown’s core, is now headquarters for Varsity Spirit. The area also has office space, rental units, retail, and restaurant space.
  • Construction has begun on the new Memphis Brooks Museum of Art at Union Avenue and Front Street. The museum is expected to be completed in 2025.
  • The newly redone Cossitt Library, also on Front Street, opened in April after being shut down for five years. It offers 10,000 books as well as performance spaces, digital communications services, and a dining area.
  • As part of its mission to boost Downtown, the DNC has various programs going on. The 2022 report says its Groove On Demand rideshare service expanded from an eight-mile area to 12. About 50,000 Groove On Demand rides were taken last year.
  • The DMC is also focusing on safety and received a Shelby County grant to work with the University of Memphis to develop new safety strategies. It also plans to expand the Blue Suede Brigade hospitality team to include overnight shifts.

The agency also won an award from the International Downtown Association for its work on diversity, equity, and inclusion. On that front, the DMC took over the region’s Emerging Developer curriculum, which encourages a developer community that looks more like the Memphis community.

“Our stewardship of Downtown is critical to our entire community,” DMC president and CEO Paul Young says in the report. “Downtown is the Memphis the world recognizes: We are Beale Street, the Grizzlies, Sun Studio, and the National Civil Rights Museum. We are also the neighborhood of choice for AutoZone, St. Jude, and FedExLogistics, as well as six breweries, one world-class distillery, and countless innovators in the arts, music-tech, med-tech, and ag-tech space.”

“‘Downtown for everyone’ is more than a slogan,” Young continued. “It is the fight song for our entire community. We take it seriously. We are Downtown Memphis.”

The Sterick Building

One of the most surprising and welcome announcements was the purchase by Stuart Harris of the historic Sterick Building at North B.B King Boulevard and Madison Avenue.

The 340,000-square-foot, 29-story skyscraper was built in 1929 and added to the National Register of Historic Places in 1978. However, the building has stood vacant since 1986. Previously, the idea of a purchase had been complicated, owing to a ground lease that had considered the building separate from the land it sits on. But the new agreement resolves that issue, allowing for future plans of a full redevelopment to begin taking shape.

Harris, principal of Constellation Properties, has acquired the property. Harris previously oversaw redevelopment of the Commonwealth building at 240 Madison Avenue. Constellation Properties also purchased parcels at 220 and 224 Madison Avenue, with an eye on further developing the corridor from the Commonwealth down to the Sterick.

New Projects Underway

Meanwhile, new proposals for Downtown show a skybridge on Front Street, a boat dock at Greenbelt Park, and a new co-working space in the Edge District.

AutoZone Inc. has proposed building a skybridge from the $42 million Downtown Mobility Center, currently under construction, and its Downtown headquarters on Front Street. The bridge would link the Mobility Center’s fifth level to AutoZone’s third level, spanning the intersection of Front Street and Peabody Place.

“This skybridge will be an enclosed and secure connection for AutoZone employees and their visitors,” according to a description of the project. “The exterior of the skybridge will extend the modern aesthetic of the Mobility Center using the same metal finishes and curtain wall glazing.” The DMC’s Design Review Board approved the proposal in February.

Greenbelt Park already has a boat ramp at its northern edge, but the city is proposing to dock more than boats: Cruising vessels, cruise ships, and riverboats could pull in at Greenbelt Park.

“With the growth of the number of cruising vessels on the Mississippi River, the city of Memphis needs to be able to accommodate multiple vessels docking Downtown,” reads a description of the project.

An enormous dock would jut into the river just north of the existing boat ramp. Two shade structures would be built nearby for passengers waiting land transportation. Another building would house golf carts for passengers. The parking lot would be patched and new lighting added.

Some Mud Island residents have expressed concern that the new dock’s additional traffic will be a problem for the neighborhood, but the DMC staff emphasizes the improvements: “The new pedestrian paths will help connect visitors to the park’s existing trail system, and the shade structures will provide a welcome amenity during warm weather,” reads the staff report. “The proposed structures blend well with the landscape of the park, and the use of the golf cart storage structure for signage and art near the entrance to the lot will assist with wayfinding.”

The Design Review Board also gave the go-ahead to a tucked-away and vacant space in the Edge District that could see two new storefronts, one an office for cnct. design + develop and the other offering studios, gallery space, and retail space for Ugly Art Co. The building at 635 Madison stands near Marshall and Madison with an alley connecting the two streets.

“Art will spill into the alley in the form of asphalt art and lighting,” reads a description. “The alley will connect the site, strengthening access to a central courtyard and pedestrian traffic within the Edge District.”

Design renderings show the massive white walls of the building covered with a mural of koi. The application says the fish are only placeholders, but the koi theme is expected to carry through to the final design.

Florence, Alabama In an exciting development for the city of Florence, Alabama, Rob Carnegie, the President & CEO of Florence Lauderdale Convention & Visitors Bureau, and Larry Bowser, the General Manager of Marriott Shoals, have collaborated to successfully pass legislation enabling the establishment of Tourism Improvement Districts (TIDs).

St. Jude expansion to close 2 Downtown streets; new restaurant planned at Hotel Pontotoc

This week's mane street covers updates on a new downtown memphis restaurant and the latest on st. jude's expansion..

Well, Tax Day is in the rearview mirror and some more notable Downtown Memphis developments are underway.

Last Mane Street I discussed some happenings at the former Commercial Appeal building , and last week I shared some more updates in the Edge District with the notable "Heartbreak" site now up for sale .

There's a lot happening over in that neighborhood right now with Rock'n Dough Pizza and Brewery recently opening at Orleans Station and nearby JEM restaurant along Madison Avenue . Not to mention, construction on the 104-unit University Lofts project continues moving along at the former Holliday Event Flowers site at 440 Monroe Ave. The historic Cycle Shop building is still seeking tenants, and plans for the $34 million Tomorrow Building would add another 108 residential units to the district (not including the proposed Rise Two expansion.)

St. Jude campus expansion closes two Downtown streets

The $12.9 billion St. Jude Children's Research Hospital strategic plan took its next step forward on April 11. The Land Use Control Board approved a pair of street closures in conjunction with the project.

The permanent right-of-way closures will close a portion of Jackson Avenue east of North Third Street and a portion of Lauderdale Street along Alabama Avenue. A second right-of-way closure was also approved for east Danny Thomas Boulevard near Winchester Park.

The latter right-of-way closure will be used for staff parking and deliveries during construction, Sara Hall of American Lebanese Syrian Associated Charities (ALSAC) said during the meeting. ALSAC is the fundraising and awareness organization for St. Jude.

In January, a pair of construction permits were filed for two new buildings at the campus . Both towers are part of the ongoing multibillion dollar campus expansion. One will be a 15-story outpatient building and the other will be a three-story building. The estimated construction costs for each building are $156,997,333 and $22.8 million, respectively.

St. Jude also recently opened its $110 million Domino's Village in October 2023 . The six-story, 307,000-square-foot building has 140 residential units for extended stays for families and patients.

The Dame at Hotel Pontotoc

The historic Hotel Pontotoc at 69 Pontotoc Ave. in Downtown's South Main district has a potential restaurant tenant set. The Dame, a cocktail and wine bar with tapas concept, was approved for $30,000 retail improvement grant from the Center City Development Corp., an affiliate board of the Downtown Memphis Commission (DMC).

The Dame restaurant concept would occupy the basement and lower floors of the three-story Hotel Pontotoc building, which dates back to 1906.

The grant application was filed by Joseph Lewis of The Dame LLC. Lewis and Tony Kuhn purchased the property in April in 2022 under the entity 69 Pontotoc LLC for $1.2 million, according to the Shelby County Register of Deeds. In September 2022, Lewis and Kuhn were awarded a $60,000 development grant from the Center City Development Corp., for exterior and interior improvements at the property.

The retail improvement grant was approved during the April 17 meeting for the board. The Dame will also sign a 10-year lease at the property.

Shoot 360 Memphis relocating

On April 4, Shoot 360 Memphis announced it would be relocating from its Collierville-based location to a new 50,000-square-foot facility at 1375 Big Orange Road in Cordova.

The new facility will include five full-sized basketball courts, five shooting cages, and additional amenities. The new facility plans to open this summer. Once renovations at the Cordova facility are complete, Shoot 360 Memphis will merge with Reform Sports Training, according to a news release.

“This move demonstrates our commitment to our current members and the Memphis basketball community as a whole,” Shoot 360 Memphis co-owner said Steven McCulley said. “In addition to being centrally located, this facility is more than double the size of our current space, giving us more opportunities to provide the best equipment and training to allow our athletes to reach their full potential.”

McCulley, Preston Butts and NBA player Thaddeus Young (Young is currently playing for the Phoenix Suns) opened the 360 Shoot Memphis facility in 2021. The basketball training company was founded by Craig Moody in 2012 and operates more than 40 locations nationwide.

3 Memphis landmarks receive historic development grants

On April 15, the Tennessee Department of Economic and Community Development (TNECD) announced the recipients of its state historic development grants, which included the Lowenstein House, Sterick Building and Dermon Building in Memphis.

TNECD is providing $5.7 million toward historic preservation projects across Tennessee . The Lowenstein House, Sterick Building and Dermon Building developments each received $300,000 grants.

Shelby County grant recipients

  • Sterling Hedrick, LLC | $300,000 to rehabilitate the Sterick Building at 8 N. B.B. King Blvd.
  • The Dermon Building OZ LLC | $300,000 to rehabilitate the Dermon Building at 44-46 B.B. King Blvd.
  • Regents Park QOZB, LLC | $300,000 to rehabilitate the Lowenstein House at 756 Jefferson Ave.

“The Historic Development Grant program assists in preserving and revitalizing some of Tennessee’s most historic and notable buildings so that they once again have the opportunity to serve as a hub for commerce and tourism,” TNECD Commissioner Stuart C. McWhorter said in a statement.

Memphis-based Constellation Properties purchased the Sterick Building in March 2023 . No fixed plans for the 29-story office tower are in place yet, however, developer and owner Stuart Harris has discussed potential mixed-use for the Downtown Memphis site. In December 2023, the Memphis and Shelby County Economic Development Growth Engine (EDGE) approved a parking garage agreement in conjunction with the Sterick Building redevelopment .

The 10-story Dermon Building will be converted into a Holiday Inn Express . In September 2023, property owners and developers Dermon Building OZ, which consists of Nick Patel and Sam Patel, received a 10-year payment-in-lieu-of-taxes (PILOT) from the DMC for the project. In February, Memphis-based cnct design filed construction permits for the 159-room hotel .

Developer Bill Townsend is redeveloping the historic Lowenstein House in the Medical District . Townsend purchased the property in October 2021 and also owns the nearby Pillow-McIntyre House and the Luciann Theatre on Summer Avenue .
