Leading luxury hospitality company Four Seasons Hotels and Resorts and Oman Tourism Development Company (OMRAN Group), the executive arm of the Sultanate of Oman for tourism development, announce plans for the upcoming Four Seasons Resort and Private Residences Muscat, Oman.

The luxury development will comprise of an urban style resort, perfect for business travellers or leisure guests looking to visit the historic sights of Oman’s capital city – a rare opportunity to relish in the relaxing mountain and seaside setting. For those looking to make Four Seasons part of their everyday lifestyle, the project will also include a collection of Private Residences with sweeping views of the Sea of Oman.

Oman is located on the southeastern coast of the Arabian Peninsula, along the Sea of Oman. Muscat is an ancient city with a long history as an important port destination with a vibrant culture. Four Seasons Resort and Private Residences Muscat, Oman will be created through the redevelopment of a former yacht club and marina into 200 rooms and suites and 100 Private Residences. Guests and residents will enjoy access to a private beach, five dining outlets, and both indoor and outdoor pools with cabanas. In addition to water sports offered at the onsite beach, the resort will provide many additional activities for travellers of all kinds to experience through its tennis centre, spa and fitness facilities, and for younger guests, through a dedicated Kids For All Seasons and young adults centre.

The property will also feature extensive indoor and outdoor meeting and event spaces, as well as a bride’s room, business centre, business departure lounge, and prayer rooms.

Oman launches $1bn first phase of sustainable tourism city

The Yiti sustainable city in Oman has been officially launched by the country’s Tourism Development Company (Omran Group) and its main private sector backer, Diamond Developers.

The project, announced in January (see further reading), is aimed at attracting tourists to Muscat. The $1bn first phase will include 1,657 energy-efficient residential units, including 300 villas. There will also be shops, schools, an equestrian centre and the “SEE lab” to showcase the latest green technology.

The final two stages of the scheme will be announced later this year.

According to a press release from Omran Group, the 100ha city will be the first in the Gulf state to meet global best practice in sustainable development. When complete in 2025, it will get all its energy from solar power and biogas. It will also grow much of its own vegetables, recycle its water and waste, and will have car-free zones where only autonomous shuttles are allowed.

Much of its attraction is based on the natural landscape around it, which combines mountains and sea.

Mohammed Salim Al Busaidi, chairman of Oman Tourism Development Company, commented: “As it’s being developed within one of the largest urban developments in the Middle East, it will open avenues for numerous lucrative investment opportunities for both local and international investors in line with the directions of the Oman Investment Authority.”

Faris Saeed, chairman of Diamond Developers, added that the city would be “a working model for future cities”, in particular its use of sustainable energy, vertical farming, humidity harvesting and autonomous transport.

This will play a part in allowing Oman to achieve carbon neutrality by 2040.

Omran Group inks $1bn pact for first phase of Yiti tourism project

As part of its ongoing efforts to expand tourism investments through strategic alliances, the Oman Tourism Development Company (Omran Group) has entered into a development partnership agreement with Diamond Developers, a major real estate development company.

The agreement entails the development of the first phase of the Yiti Tourism masterplan with an investment value of approximately USD1 billion. In conjunction with this partnership, a joint venture called Sustainable Development and Investment Company (SDIC) SAOC has been established to carry out the execution of this phase.

“Omran Group’s partnership with Diamond Developers marks a major milestone in Yiti Development as we together begin the first phase of this integrated urban destination in Muscat. The signing further attests to Omran Group’s strategic vision in expanding the nation’s tourism sector and continuing to play a pivotal role as a catalyst and enabler of multi-fold, lucrative investment opportunities in the country in line with Oman Investment Authority’s directions in realising the ambitious goals of Oman Vision 2040 and supporting the delivery of the National Tourism Strategy,” said Hashil bin Obaid al Mahrouqi, CEO of Omran Group.

“We are delighted to collaborate with Diamond Developers as they are one of the leading and reputable companies in building sustainable cities in the region. Their approach is in line with our vision of adopting the foundations of placemaking and harnessing sustainability in all aspects of the development,” Al Mahrouqi added.

The first phase of the Yiti project, which covers 900,000 square metres, will focus on constructing a fully sustainable mixed-use project, the country’s first of its kind community that promotes sustainable living. The first phase will include green public spaces, residences, tourism, commercial, and educational facilities, all with well-balanced and integrated components. Visitors and residents alike will enjoy a variety of unique lifestyle experiences, including restaurants, cafés, shops, and an equestrian center, a farm along with other distinctive components that create a meaningful green-living environment. The two sides announced that full details of the project will be revealed at the official launch ceremony later this year.

Commenting on the occasion, Engineer Faris Saeed, Chairman of Diamond Developers said, “We are very excited to join hands with Omran to execute our first project in the Sultanate of Oman, and to work together on preserving the country’s rich natural environmental resources in accordance with the best global green practices. The tourism sector has long been the focus of Oman’s efforts to diversify the economy away from a reliance on hydrocarbons. After slow but steady growth throughout the 2010s, the tourism sector’s contribution to GDP reached a high of 2.9% in 2019. However, restrictions imposed due to the Covid-19 pandemic weighed on the sector’s performance for much of 2020. As part of its long-term economic diversification strategy, Oman Vision 2040, the Ministry of Heritage and Tourism and the Oman Tourism Development Company, Omran, are pursuing sector expansion with renewed vigour. Tourism has been earmarked for 21% of the OR11bn ($28.6bn) in investment opportunities promoted under the National Programme for Investment and Export Development for the 2021-25 period. The sector rebounded strongly in terms of visitors and expenditure in 2022, and government investment in hotel capacity and niche markets such as integrated tourism is helping the country make progress towards its 2040 goals.
