Une tour environnementale en bord de Seine

Au cœur du quartier d’affaire Seine Ouest, la tour Sequana avec sa silhouette elliptique se repère de loin. Son habillage extérieur, tout en verre, forme un camaïeu de bleu qui reflète le travail sur la lumière entrepris par Arquitectonica le cabinet d’architecte américain à l’origine du projet. Tout en rondeur et en fluidité, le bâtiment déploie ses courbes sur 24 niveaux jusqu’à une toiture découpée en bosse à 100 mètres de hauteur. Celle-ci est revêtue de 1 000 m² de vitrage dont 450 m² de cellules photovoltaïques. Sous cette charpente vitrée, des terrasses permettent d’accueillir des espaces de convivialité.

Les 45 000 m² de l’édifice, dont l’architecture et l’agencement intérieurs ont été confiés à l’architecte Jean-Michel Wilmotte, abritent de nombreux équipements et services au premier rang desquels un auditorium de 350 places. Une salle de sport, plusieurs restaurants d’entreprise et une cafétéria, un salon de coiffure, un pressing, un point banque, une agence de voyage et un centre médico-social contribuent également au bien-être des 2 400 occupants des lieux. Un parking de 540 places sur 3 niveaux de sous-sol vient compléter les infrastructures de la tour. Au-delà de l’élégance sobre et moderne des aménagements intérieurs, l’orientation du bâtiment a été pensée pour que chaque salarié puisse bénéficier de vues sur le panorama alentours et d’un maximum d’éclairage naturel.

Cette dimension environnementale de la tour Sequana, prise en compte dès sa conception, lui a d’ailleurs valu de remporter le grand prix « Eco Building » et de figurer parmi les premières grandes tours de bureaux certifiées HQE.

The Sequoia Tower begins a new turn in La Défense. Forced to build on increasingly complex grounds, the architects abandoned fragmented volumes in favour of pure prisms where curves are the constant elements. The Sequoia Tower thus presents on one side a dière façade and on the other an arc of a circle. The latter echoes both the vault that crowns it and its new façades designed in 1989. The connection between the two bodies is made by a horizontal lift spanning the pedestrian walkway. Inside, the office spaces unfold around a central atrium and are lit by a double skin of glass. The building is one of the first intelligent buildings, integrating all computer technologies.

A word about the architects

Michel Andrault (1926) and Pierre Parat (1928) joined forces in 1957 and for almost forty years held a prominent place on the French architectural scene. Known for their work on housing (the Pyramids of Epernay and Evry), they also designed major facilities such as the Palais omnisports de Paris-Bercy.

In 1985, they entered La Défense and, along with Henry La Fonta, became the most influential architects on the site. They accompanied its transformation over nearly ten years and signed several master plans. In terms of projects, Michel Andrault and Pierre Parat are involved in around ten projects, including the restructuring of the CNIT and Le Michelet-Gan Groupama. In 1997, the Renaissance Hotel marked their last collaboration. Michel Andrault then continued his career by founding the Conceptua agency with Nicolas Ayoub.

Accor va vendre son siège parisien pour près de 500 millions d'euros

Le groupe hôtelier est entré en négociations exclusives avec le groupe Valesco pour lui vendre la Tour Sequana, qui abrite son siège social. L'opération devrait lui rapporter 465 millions d'euros. Il a également relevé ses objectifs financiers pour 2022.

Accor continue son opération de délestage, consistant à se séparer des immeubles dont il est encore propriétaire. Le groupe hôtelier français a annoncé mercredi être entré en négociations exclusives avec la foncière britannique Valesco afin de lui vendre la tour Sequana, qui abrite son siège social. Il continuera toutefois à occuper le bâtiment situé à Issy-Les-Moulineaux (Hauts-de-Seine) en le louant pendant 12 ans. L'opération, qui devrait être conclue avant la fin de l'année, lui rapportera 465 millions d'euros. L'immeuble avait été acquis en 2018 pour 363 millions.

Cette dernière « s'inscrit dans le cadre de la stratégie « asset-light » du Groupe qui vise notamment à simplifier la structure du bilan d'Accor », indique un communiqué. Depuis plusieurs années, le groupe a en effet vendu la plupart de ses murs, pour constituer un réseau hôtelier constitué de franchisés ou d'établissements en contrats de gestion.

Message aux investisseurs

Accor, qui a confirmé son rebond au premier semestre mais n'a pas réussi à redresser son cours de Bourse, a également actualisé ses prévisions financières pour l'année 2022. Son excédent brut d'exploitation (EBE) est désormais attendu entre 610 et 640 millions d'euros sur l'ensemble de l'exercice, contre un objectif d'au moins 550 millions annoncé précédemment.

Un optimisme nourri « par la forte reprise de l'activité au cours de l'été » et par « le résultat des investissements marketing et ventes réalisés au premier semestre 2022 ». Un message à l'adresse du marché, qui avait durement sanctionné l'action Accor lors des résultats semestriels.

Pour son activité de services aux propriétaires, l'entreprise prévoit en outre un retour à l'équilibre de son EBE au second semestre. Ce dernier était resté dans le rouge lors des six premiers mois en raison de « la réalisation de dépenses marketing en amont afin de capturer le rebond de l'activité ».

Sequana Tower Signs AccorHotels to 12-Year Lease

Hines france successfully helps secure one of the largest transactions of 2015.

(PARIS) – Hines, the international real estate firm, announces a long-term lease at Sequana Tower in Issy-les-Moulineaux near Paris. AccorHotels, Europe’s largest hotel operator, has signed a 12-year lease, beginning in January 2016, for the entire 43,000-square-meter (462, 848-square-foot) tower.

Sequana Tower is a Class A office building located in one of the main office submarkets southwest of Paris. The deal has enabled Hines France, Asset Manager for Sequana Tower, to provide an optimum response to the objectives of its investors by securing a long-term rental income.

“The lease signed by AccorHotels in Sequana Tower marks a significant step forward for Hines France. In 2015, in a real estate market that has been characterized by the absence of large transactions, we are pleased to have secured this major transaction which enables us to create value for our investors by the signature of a long-term lease,” commented Xavier Musseau, managing director of Hines France.

Melbourne council issues parking tickets to residents before finding signs ‘tampered with’

It happened without notice. Residents of a suburban Melbourne street discovered they – and their neighbours – had received parking tickets on vehicles they had long kept in front of their properties.

They found out on Tuesday that the parking signs along Malane Street in the south-eastern suburb of Ormond had been changed, and they were shocked.

The new signs said there were two-hour restrictions in place. There had previously been unrestricted parking.

First there was anger. Then came the confusion.

Emails were written and calls made to the City of Glen Eira council. One resident told the Herald Sun that he had received no warning from the council about the amended parking restrictions.

Then, in a letter to residents and posted to social media by 3AW radio presenter Jacqueline Felgate on Wednesday, the City of Glen Eira council said an investigation found signage had been “fraudulently modified”, and since modified by council traffic engineers.

“All infringements issued yesterday will be cancelled,” the email said.

“This will be followed up by a letter-drop in the location.”

It said those responsible were “unknown parties outside of council”.

The council’s acting chief executive, Kellie Vise, confirmed the contents of the email on Wednesday, and said all the fines had been cancelled after it was notified about the issue late on Tuesday.

“Parking signs in Malane Street, Ormond were recently tampered with and the Glen Eira City Council apologises to residents and commuters who inadvertently received parking fines as a result,” she said.

“It goes without saying that we urge people not to tamper with or install their own parking signage, and we do apologise to those who were caught up as a result.”

The council has amended the signage, although parking inspectors had already issued the fines.

After launching a new QR code-based payment system for parking on opening day, the Brewers temporarily suspended it after fans struggled with connectivity issues at the April 2 opener.

When do the parking lots and the gates open for Luke Combs' concerts at American Family Field?

The parking lots at AmFamField will open at 3 p.m. April 12 and 2:30 p.m. April 13 for Combs' concerts. Tailgating will be permitted in the stadium lots.

On both days, the gates will open at 5 p.m., with the first opener starting at 5:45 p.m. Combs has two different slates of opening acts: On April 12, it's folk group the Wilder Blue, singer-songwriter Charles Wesley Godwin and outlaw country artist Cody Jinks; on April 13, it'll be Colby Acuff, Drew Parker, Mitchell Tenpenny and Jordan Davis.

A reminder: Give yourself plenty of time to get into the ballpark, especially on April 12, when there'll be Friday afternoon commuter traffic to contend with . Getting through security into the stadium will take some time, too, so plan accordingly.

St. Paul City Council Member Anika Bowie has more than $1,200 in unpaid parking and speeding tickets dating back to 2021 as well as questions around her sworn affidavit of candidacy, which lists a home address at which she does not reside.

Bowie’s affidavit of candidacy, filed last August with the Minnesota Secretary of State’s office, lists her home address as 839 Aurora Ave. in St. Paul. The duplex was one she had attempted to buy but did not ultimately purchase. “She never lived there, no,” said recent property owner Rodney Mulholland, who sold the duplex to a different buyer around April 1.

She won her eight-way race for the Ward 1 seat in November with 40% of the vote, elevating her to a key position to advocate for the Summit-University and Frogtown neighborhoods, as well as parts of adjoining areas.

In a recent interview, Bowie said she lived at 839 Aurora Ave. under a previous landlord when she ran for office in 2019, but later moved to Roseville and currently resides down the block in the house her parents have owned for more than 15 years. She said her family’s roots in the neighborhood go back 100 years.

“I live in Ward 1. My address is (the 800 block) of Aurora,” she said. “I don’t know why that would be in question. I live with my parents.”

Parking violations

Meanwhile, state court records show Bowie was convicted of overstaying a parking meter 11 times last year, with each incident occurring in Minneapolis. On Aug. 18 and Aug. 15, the dates of her latest citations, she also was charged in Minneapolis with having expired license plates, another petty misdemeanor.

Together with a May 2022 speeding ticket at the Minneapolis-St. Paul International Airport and a December 2021 parking ticket in downtown St. Paul, she incurred more than $1,330 in fines and late fees in the past three years, all but $75 of which remains unpaid, according to state court records.

The court records show all but two of the tickets have been sent to a collections agency.

Bowie said last week that she had been unaware of the debt but would pay it off.

“This is being brought to my knowledge about parking tickets,” Bowie said. “I can pay my parking tickets.”

Roseville home address

The citations list her home address in the 2700 block of Lexington Avenue North in “St. Paul,” though the address actually corresponds to an apartment and townhome community located near Central Park in Roseville and the Roseville License Center, about two miles north of St. Paul. She registered her political consulting firm, Run Like Harriet, at that address in 2021.

Bowie, who ran for St. Paul’s Ward 1 seat in 2019, said she lived at the Roseville residence after that campaign ended and until the end of 2022, around the time her campaign for St. Paul City Council launched again in earnest.

“It sounds like I haven’t received my tickets because I haven’t changed my address on my driver’s license,” said Bowie, in a recent interview. “I have no problem paying. My taxes go to my (Ward 1) address. My health insurance is connected to my address. Checks in the mail go (there). My most valuable and important documents go to my address.”

Bowie is engaged to Jamael Lundy, who is a campaign worker, attorney and lobbyist for Hennepin County Attorney Mary Moriarty’s office, and recently bought a house in Minneapolis. Bowie last week said the two “obviously spend time” together but “we don’t live together.” She said she was in the process of buying a home in St. Paul.
