Unfortunately, due to blackout dates, there's no way to know whether or not a property is available to book with points in the reservation calendar, and you'll need to wait for the Wyndham representative to look up your specific dates.

TPG contributor Jennifer Yellin has booked different vacation homes at ski resorts in New England and is about 50-50 with properties being able to be booked with points (even though they are all available for a paid reservation).

Once you confirm a vacation rental and date that works, the representative will lock in your reservation with points and explain the cancellation policy. When using Wyndham Rewards points for a vacation rental, you'll typically have to cancel at least 30 days in advance. As long as you cancel within the window, all points will go straight back to the account they came from and there are no additional fees. However, if you cancel within the 30-day window, you'll forfeit all points redeemed.

Truthfully, if you are looking to redeem your hotel points for a vacation rental, this has the potential to be one of the best programs out there. Especially since you can easily earn Wyndham points from Wyndham Rewards credit cards or transfer your Capital One miles to your Wyndham account at a 1:1 ratio.

Redeem Ultimate Rewards points for vacation rentals

Just as you can redeem your Chase Ultimate Rewards points for as much as 1.5 cents each when booking flights and hotels via the Chase travel portal, you can do the same for home rentals. Though Chase no longer has a designated "vacation rental" tab on its travel portal dashboard, if you search under "Hotels," type in the area, dates and number of guests, you will see a list of hotels as well as a few vacation home rentals.

Unfortunately, there is no filter to search for vacation homes so you will have to scroll, but the option is available on the Chase travel portal.

For example, I searched for a "hotel" in Park City, Utah, for Jan. 8 to Jan. 10, 2025, for six guests and found a vacation rental available for $454 per night (not including taxes and fees).

If you hold the Chase Sapphire Reserve® , you can redeem your points at a fixed value of 1.5 cents each, which means one night at this vacation property (before taxes and fees) will cost you about 30,266 Ultimate Rewards points.

Use Hyatt points with Hyatt Homes & Hideaways

Hyatt launched its own collection of rental homes in late 2023, branded Homes & Hideaways by World of Hyatt. At the moment, Hyatt appears to only offer popular locations within the U.S. (think Hawaii, Florida, Colorado, etc.). Hyatt will eventually expand the program to international destinations.

Booking a stay at one of these properties confers many of the same perks as staying at a Hyatt hotel, such as 5 base points per dollar (plus any elite status bonuses), elite night credits and the ability to earn American Airlines miles when linking your account. You can redeem Hyatt points for award nights at any of these properties — though, after experimenting with some dummy bookings, the value proposition doesn't seem to be as high as with traditional Hyatt hotels.

Because you can transfer both Bilt Rewards and Chase Ultimate Rewards points to Hyatt at a 1:1 ratio, it's not difficult to accrue the points you need for a free night.

Homes & Hideaways gives customers a fixed purchase rate of 1.2 points per dollar. For example, if you book a three-night stay at a villa for $5,000, expect to pay about 416,667 points. TPG values Hyatt points at 1.7 cents apiece; therefore, if you redeem your Hyatt points for a Homes & Hideaways vacation rental, you are not maximizing their value.

Use Choice points with Bluegreen Vacations

Choice Privileges partners with a vacation rental company called Bluegreen Vacations through its Ascend Hotel Collection . It operates primarily within the U.S., though there's one property in Aruba (you can see the map of all locations on Bluegreen's website ).

Bluegreen Vacations offers cheap award prices for surprisingly large accommodations. Take a look at the above example of a three-bedroom suite for just 25,000 points at the Bluegreen Vacations Christmas Mountain Village in June 2025.

You can earn Choice points with Choice credit cards , or you can transfer American Express Membership Rewards points to Choice at a 1:1 ratio (though we don't usually recommend this; Amex points can be worth considerably more than Choice points, depending on how you use them).

Use Amex points via Amex Travel

American Express Select Homes + Retreats is a fancy collection of homes that are available exclusively to those who hold The Platinum Card® from American Express and The Business Platinum Card® from American Express . You can either purchase your stay with your eligible Platinum card to earn 5 points per dollar (on up to $500,000 of these purchases per calendar year, then 1 point per dollar), or you can use Amex points to book your stay.

Click on "Vacation Rentals" on your Amex travel dashboard to see the select locations and properties available.

At present, American Express Select Homes + Retreats are only found in 12 areas around the U.S. You'll find them in the Panhandle area of Alabama and Florida; Maui, Hawaii; Charleston, South Carolina; and other popular vacation spots. As is the case with many programs on this list, Amex's offering isn't even in the same galaxy as Airbnb in terms of volume — but it provides properties you may not be able to find elsewhere.

Here's the issue: You'll only get a value of 0.7 cents per point for your booking. TPG considers American Express Membership Rewards points to be worth an average of 2 cents each — meaning this is a horrendous use of points in most cases.

Capital One vacation rentals

Capital One recently unveiled two collections of vacation rentals: Premier and Lifestyle . The collection(s) you can access depends on which Capital One credit card you hold.

If you've got either the Capital One Venture Rewards Credit Card or the Capital One Spark Miles for Business , you can access the Lifestyle collection. If you've got either the Capital One Venture X Rewards Credit Card or the Capital One Venture X Business , you can access both the Lifestyle and the (more fancy) Premier collections.

When you book a stay through Capital One, you'll receive bonus perks such as experience credits ($100 for Premier Collection stays, $50 for Lifestyle Collection stays), early check-in and late checkout when available, and destination experts to help you round out your trip. You'll also earn 5 miles per dollar when paying for your stay — or you can redeem Capital One miles to offset your bill at a rate of 1 cent per mile.

Again, using rewards to pay for your reservation isn't ideal, as TPG estimates Capital One miles to be worth 1.85 cents each toward travel when transferring to airline and hotel partners.

Redeem points for Airbnb gift cards

Another way to redeem points for a home rental is to cash in your points for a home rental gift card. Airbnb gift cards, for example, are available via several points programs.

Be careful when redeeming points for gift cards, as it isn't always the best return per point, but it is an option. With Chase Ultimate Rewards , you can redeem points for Airbnb gift cards at 1 cent each. While that is not a great use of points if you're looking to maximize your points, which TPG values at 2.05 cents apiece, it is an option if you want to save on your next vacation rental.

Don't forget multibedroom hotel residence options

While not a home rental in the true sense, don't forget that multiple hotel loyalty programs have redemption options for multibedroom residences. You probably won't have a backyard and a pool with these, but the odds are good for a kitchen.

Many hotel chains, such as Hyatt and Marriott, offer multibedroom residence-style redemptions, though availability is more limited than when booking a standard hotel room. Keep in mind that Hyatt allows you to book suites online with points , too.

Bottom line

Your points can get you more than just flights and traditional hotel rooms — you can use them to book vacation home rentals.

If you know for sure you want to go that route, now may be the time to take stock of your wallet and see if you have the best card for this goal. The perfect program for you may vary as there are many different credit cards and loyalty programs that will allow you to use rewards toward that next vacation home rental.

From the outside it doesn’t look like much. Certainly not a place currently owned by one of the most famous actors in the world.

Palm trees crane skyward from behind a low brick wall; the lighting is almost otherworldly when we pull up just after sunset. This is my dinner venue for the night—a house, but not just any house—a desert modernism classic. Built in 1964 by famed architect Donald Wexler, the home was commissioned by the recording artist and nine-time Emmy winner Dinah Shore. And sometimes, when he’s in town, current owner Leonardo DiCaprio stays here.

Wexler—who also designed the Palm Springs Airport — is known for his steel post-and-beam designs. Here, an entryway framed by beams that mimic spider legs direct traffic to front doors, the entryway to a lush 1.3 acre property boasting 7,000 square feet of living space. The one-story ranch home includes six bedrooms and seven and a half bathrooms, but there’s also a pool house, and tennis courts. One time, Diana Ross performed on them.

Formally known as the Dinah Shore Palm Springs Estate, 432 Hermosa sits in the aptly-named Movie Colony neighborhood, which along with its adjacent Old Las Palmas neighborhood was once the refuge of stars like Cary Grant, Elvis, Sammy Davis Jr., and Marilyn Monroe, among many others. The home itself has been purchased and preserved by a string of celebrities, including Broadway composer and lyricist Jerry Herman, ( Hello Dolly! and La Cage aux Folles ) and screenwriter and producer David Lee ( The Jeffersons , Cheers , Wings , Frasier ).

And prior to DiCaprio purchasing the house in 2014 for $5.2 million, it was rarely seen by the public. Now it’s a truly rare vacation rental, and a travel-worthy destination unto itself.

If you’re going to play pretend in a true mid-century home, this would be an excellent choice. Though Palm Springs has the largest concentration of preserved mid-century modern architecture in the world, with their flowy open concepts, flappy butterfly roofs , and massive windows bringing the surrounding San Jacinto range indoors, only a few are designed by architects we would consider significant today. Even fewer had notable owners, and out of those, there is only one other that will let you check in for the night and roam around like you own the place.

Walking into the house feels like stepping back in time: Floor to ceiling windows shed light on a sunken living room with low slung furniture, helmed by a roaring fireplace. A rounded cocktail bar sits near a baby grand piano with views of the outdoor pool. I immediately regret not opting for vintage wear. It’s the ideal setting to cosplay Mad Men -era coiffed nostalgia, a common occurrence when it comes to guests who want to curate an immersive throwback experience.

“It's fun to see the different outfits,” says Richard “Kip” Serafin, who manages the estate for photo shoots and events. “If they don’t bring clothes with them, some people go downtown to the vintage shop, which is great for business in Palm Springs.”

Lacking the proper attire, I instead decide to pick out my own bedroom. Down a hallway (“Dinah Shore Avenue,” capped with Warhol-esque portraits of the actress), there’s one themed in blue, another in lime green, and another in red. The master bedroom is neutral, but its bathroom is sage and bigger than my apartment in Brooklyn. In the corner a deep Japanese soaking tub is set by a wall of glass, framing a garden and the desert mountains.

The Dinah Shore Estate can all be yours to stay in for about $5,000 nightly for up to 16 people. Or you can work with Serafin for an event or photo shoot. He’ll make sure all your permits are in order and property and city rules followed whether you want to crane some BMWs in or just set up some tables. “Sometimes people want to put a big table by the pool,” he says, “That’s wonderful in theory, but they don't think that when a person slides out in the chair, they're going to be too close to the edge and will fall into the pool. Some people just don't think.”

If you want to fill the pool with synchronized swimmers, he can help you do that, too. And if you want a DiCaprio lookalike, that can be arranged as well. “His name is Ben Cornish . He mingles, talks to people, and they ask him questions,” says Serafin. “He knows a lot about Leo’s film history and his life, but he looks so much like Leo.”

Today Palm Springs is synonymous with midcentury modern design , but it took some work to get there.

The first non-tribal settlement came in the 1880s, by those hoping the hot springs and crisp desert air would cure their tuberculosis. Hotels were built to heal those with respiratory ailments; disease put Palm Springs on the map. The celebrity draw was originally a product of the 1920s Hollywood studios’ “two hour rule,” which mandated that actors could be no further than a two-hour drive from Los Angeles, in case they were needed on set. The Coachella Valley was especially alluring because it was away from the prying eyes of the press.

In the decades that followed, in addition to glamorous names Palm Springs drew architects like Wexler, Williams, Albert Frey, and Richard Neutra, whose house for department store magnate Edgar Kaufmann was captured by Slim Aarons in Poolside Gossip , a symbol of modernism as famous as the house is today . The city thrived with culture, stardom, and fantastic hairdos. But in the early 1980s a recession took hold, and when the economy crashed it prompted an exodus downvalley. Storefronts were empty, with “for rent” signs in the windows. The city leaned into its reputation as a party destination; streets were overrun with spring breakers, culminating in a pivotal riot . But still, luckily, the architecture remained.

At the time, the land was so inconsequential that it wasn’t even considered worth bulldozing for development. And so, like perfectly preserved ruins, the city remained a near fully intact shadow of what it was until 1990, when then-mayor Sonny Bono pledged to bring glamor back to the city, and launched the Palm Springs International Film Festival . The first year there were 17,000 attendees; today it attracts 135,000, over 11 days. By the late 1990s architectural preservation efforts had begun.

Some of those behind the scenes are a group of volunteer architecture and history enthusiasts who make up the Palm Springs Preservation Foundation , of which Serafin is a member. The nonprofit's mission is “to educate and promote public awareness of the importance of preserving the historical resources and architecture and other historic elements of the city of Palm Springs and the Coachella Valley area.” But more importantly, they work to allow these functional pieces of art to be enjoyed by more than those that have the means to purchase them.

In 2001, the PSPF co-launched the wildly popular Modernism Week , which has evolved into 11 usually sold-out days of lectures, themed parties, and home tours. The preservation efforts have also brought Hollywood back to the desert: Don’t Worry Darling and Behind the Candelabra have used its setting for time travel; countless others have used it because the architecture is just so sleek (See: Ocean’s Eleven ).

Serafin manages a portfolio of six houses, but he can help you secure events in many others, including the Frank Sinatra House. It may seem like a risk, opening these significant homes to the public. But Serafin says that thanks to the restrictions on who can rent the spaces (for example, no Coachella afterparties), so far there’s been no problem. “We wanted to bring tours and let people see the different homes and experience the architecture,” he says. Those who drop serious cash to rent out the spaces are usually fans of the architecture and thus would be appalled if anything happened to the structure under their watch. And besides, his events are mostly corporate; the rowdy ones you have to watch out for are the weddings and bachelorette parties.

The property doesn’t advertise who owns it, and they don’t need to; there’s enough interest in the house as is. “We get enough tour buses, private tours, architectural tours, and walking tours in the neighborhood,” says Serafin. “And then people that Google it on their own.” He says the tours do get distracting at times—especially for the people that reside in the neighborhood full-time. But it's also a nice reminder that tourists are into this stuff.

He will, however, station a security guard out front when they’re setting up for events. “People aren’t standing outside to disrupt, but most haven't been behind the gates and are just curious,” explains Serafin. “Even some of the neighbors have never been in the backyard. They just want to sneak a peek.”

Are Airbnbs banned in Hawaii? New law seeks to cracks down on short-term rentals.

Airbnb listings and other short-term vacation rentals in Hawaii are one step closer to being phased out as the state grapples with a housing crisis exacerbated by last year’s wildfires on Maui.

A bill with the potential to reshape vacation rental regulation across the state passed the Senate and the House on Wednesday and now awaits Hawaii Gov. Josh Green’s signature – who already promised to sign it if it hits his desk. If signed, the new law will go into effect on January 1. 

SB2919 would grant each Hawaii county the authority to redefine zoning ordinances, including converting short-term rentals into long-term residential housing, in order to “guide the overall future development of the county.” Those who violate the law would be charged a fine of $10,000 per day.

Significant change won’t happen overnight, but it is the first major legislation regulating short-term vacation rentals statewide, according to Hawaii Sen. Jarrett Keohokalole, who introduced the bill. 

“It’s huge,” Keohokalole told USA TODAY.

The bill actually overturns a 1957 ordinance that drove Native Hawaiian communities from their homes and converted their land into sugar plantations. Many of the other zoning ordinances are outdated, Keohokalole said, and don’t reflect the influx of foreign investors or overtourism.

“We know the majority of STRs (short-term rentals) in Hawaii are illegal, owned by non-residents, and contribute to skyrocketing housing costs,” Gov. Green posted on X , formerly Twitter, last week. “We support Senate Bill 2919 to empower counties to regulate STRs and potentially phase them out.”

Housing affordability in Hawaii has worsened over the past two decades. A single-family home cost four times as much in 2023 than in 2000, and less than one-third of households can even afford the typical local home, according to the Hawaii Housing Factbook by the Economic Research Organization and the University of Hawaii. Rents also continue to rise, and Maui has the most expensive median rent in the state – a typical apartment is $2,500 a month. 

Part of that is due to the high percentage of short-term rentals in Hawaii’s housing stock. About 30,000 of Hawaii’s 557,000 total housing units, or 5.5%, are short-term rentals, compared to cities like Las Vegas, where only 3% are short-term rentals, the report said. It’s even worse in Maui, where vacation rentals account for 15% of the island’s total housing supply. 

August’s wildfires, which destroyed the majority of Lahaina and displaced thousands of West Maui residents, only amplified the housing crisis on Maui. “With Lahaina, we’re in an emergency situation,” Jordan Ruidas of Native Hawaiian-led community organization Lahaina Strong told USA TODAY. 

“The fire burned away the majority of our working-class housing,” she said. “We’re in shambles, and people are still waiting for long-term housing.” 

Ruidas said around 3,000 displaced residents are still living in hotels, over eight months since the fires ravaged West Maui. Some are leaving Hawaii entirely due to the lack of stable long-term housing. 

“What’s become clearer, at least in Lahaina and that outlying community, is that so much of the housing stock on that part of the island has been converted into vacation rentals that the survivors are struggling to find places to live,” said Keohokalole.

Maui County Mayor Bissen has said that he wants to “increase the inventory of available long-term units for people of Maui” and even proposed tax incentives for owners to convert their units into long-term housing in November.

“It’s not an inventory problem, it’s the fact that the inventory is being used for something that’s not helping the community,” said Ruidas.

A few days before flying to Bali, Indonesia, I received an unexpected email from Airbnb: My host had sold my vacation home.

"We’re reaching out with the unfortunate news that your reservation was canceled," it said. "Your refund is on its way."

But wait – I didn't want my money back. I needed a place to stay while I was in Indonesia. Airbnb assured me I had nothing to worry about. It would find a new rental and cover my extra expenses. But, as always, some restrictions applied.

Sales cancellations are on the rise

Selling a vacation rental out from under a guest is becoming a big problem, insiders said. There are no statistics on the number of vacation rentals with active reservations that are for sale. But Justin Gordon, who runs the rental price comparison site HiChee , says more hosts are putting their rentals on platforms like Airbnb and Vrbo while they wait to sell their properties. He has seen the disruption it causes guests who are about to leave for vacation. 

"I felt so sorry for the guests," he said.

Did I mention the Indonesia rental? That wasn't my first cancellation. I rented a condo in Oahu, Hawaii, a few years ago through Vrbo. A week before I checked in, I got an email saying my stay had been canceled because the property was sold.

"Many homeowners are investors, buying properties low and selling high or holding them for a set number of years as a part of their financial strategy," said Matthew Deal, managing director of Element Vacation Homes , a central Florida vacation rental company.

A cancellation can have consequences for the seller. For example, if you list your home on Vrbo, you might have to pay the platform a cancellation fee, which gets higher as your arrival day approaches. 

"In addition to financial penalties, repeat offenders may see limited search visibility on the Vrbo app and site, temporary suspension, or revocation of their Premier Host status," said spokesperson Nola Lu.

Airbnb has similar restrictions. "We expect Hosts to honor accepted reservations," said spokesperson Aaron Swor.

What are your rights when your vacation rental is sold?

If your vacation rental is sold before you arrive, you have some rights – though not as many as you'd assume.

• For rentals booked directly through the owner, your rental contract will outline your right to a refund. If you're dealing with a host who has only one rental or can't accommodate you at a different property, you'll get a full refund, but you'll have to start over and find a new vacation rental. Pro tip: Use a credit card to book. If the owner flakes out and tries to keep your money, you can always dispute the charges.
• For rentals booked through a popular vacation rental platform like Airbnb or Vrbo, the platform will offer a full refund or or accommodate you at a different rental property. If there's a price difference – and there usually is – then the platform may offer to cover the extra cost.
• If you booked through a property management company, your rights may not be spelled out in your contract, but chances are the company will have a plan "B" ready. For example, Element Vacation Rentals has a policy to promptly present multiple options to displaced guests, including comparable properties from its portfolio and those of its competitors. Ask about the policy before you make a reservation.

At least, that is what's supposed to happen if there's a cancellation. But let's talk about what actually does happen.

What if an owner sells a vacation rental?

When an owner sells your vacation rental from under you, you'll probably feel confused and upset. And even as you're processing the loss of your rental, your host may ask you for a favor.

When the owners of Gerri Detweiler's Airbnb rental sold their place, her host asked her to cancel the rental. The reason? The host didn't want to incur a fee from Airbnb. So Detweiler, a personal finance expert from Sarasota, Florida, canceled the stay. 

"I didn't bother booking another rental with Airbnb," she said.

For both of my cancellations, I had no choice. I was only days away from checking in. 

To their credit, both Airbnb and Vrbo helped me. Vrbo found a new rental in Hawaii and covered the price difference. Airbnb offered a coupon and sent me a few options for a replacement rental in Bali. The only one available on such short notice was thousands of dollars more than my original rental, so Airbnb increased the amount of the coupon to cover the extra cost.

The difference between the platforms was in their approach to the situation. Vrbo transferred me to a special team that took care of everything quickly. With Airbnb, it felt like more of a negotiation. But in the end, I was grateful to have the protection of both vacation rental platforms.

This could happen to you

This isn't an abstract issue. Two of this year's hottest housing markets – Orlando and Tampa, Florida – are popular with vacation renters and are likely to have lots of homes that are also on the market. 

But that's not the real problem. It's that most vacation rental customers don't know their rights when they rent. They either assume that they have no choice but to take the refund and that they're on their own. Or they believe the vacation rental company must find them a comparable rental and cover any price difference. 

But you're not on your own unless you rented directly through an individual – and even then, the previous owner may be able to refer you to another rental. And your vacation rental platform won't automatically find you a new place and pay for it. You may have to negotiate.

The best solution is disclosure. Vacation rental owners should tell you if their property is for sale. Then you can make an informed decision about whether you still want to rent the place – and take your chances.

Elliott's tips for avoiding a vacation rental cancellation

Getting surprised by a vacation rental sale is preventable. Here are a few strategies:

• Talk to the owner : Before you rent a vacation home, ask if the place is for sale. If it is, ask what would happen if the unit were to be sold. If it's sold, talk to the new owners," said hospitality consultant Steve Turk. "See if they'll honor your reservation."
• Read the reviews – all of them : If you're renting on a popular platform, don't just skim the reviews. Read them. Sometimes, hosts will stop caring about their rental unit if they know they're going to sell. "Check to see if recent guests have posted any negative reviews," advised Pete Evering, a business development manager at Utopia Property Management , a rental management company.
• Do your research : If you have the address of the rental, run a quick online search. If it shows up on Zillow or Realtor.com , you know you have a problem. Gordon from HiChee is considering developing technology that would notify travelers in case their booked rental shows up for sale on the internet.
