How To Tour a House Today: Tips To Make the Most of Virtual or In-Person Showings

Touring a house is like going on a first date: It’s your chance to get a sense of whether this home is the one. Can you envision baking cookies in that kitchen, or cracking a beer on that back deck?

But in this day and age, with so many houses to see and so little time before they get snapped up, the prospect of finding this dream home in the real estate haystack can sometimes feel a bit overwhelming. Add in the coronavirus pandemic, and the idea of checking out houses all around town might feel unsafe, too.

But here’s the good news: The rules on how to tour a house have changed in ways that can save time, lower your exposure to COVID-19, and curb your workload and stress levels, too. Here’s what you need to know to ace your house-hunting game for the modern day.

How to schedule a home tour

Most home buyers start their house hunt online—that’s a given. But once you spot a home you love, what’s next?

In the olden days of real estate, a home tour would kick off with several rounds of phone/email tag. You’d call your real estate agent, who would then contact the home’s listing agent, and once they’d talked you’d get looped in to when you can finally see the house. Talk about complicated! And that’s for just one house; most home buyers are juggling multiple home tours.

But today, the process is much simpler. For one, many real estate listings have a button you can click on to learn more about a property, sans the annoying phone games. On some listings, you can schedule a tour simply by clicking on your preferred day and time to visit. (See the Schedule a Tour  option on the right side of the sample listing below.)

In short, the process of scheduling a tour can now happen in a few seconds, no harder than ordering lunch on Seamless. Should I schedule a virtual tour or visit in person?

It wasn’t long ago when the only way to tour a house would be to visit in person. But today, you also have the option to take a virtual tour. You just schedule a tour as you usually would, but request a virtual home showing where a real estate agent shows you around the house via a live video stream on Google Hangouts, FaceTime, Zoom, or other app.

So should you opt for a virtual tour, or go for the real thing? According to many real estate experts, a virtual tour is the faster, easier, and safest place to start. While buying a home “sight unseen” as they say is a risky move few are willing to take (although it is done now more than ever), virtual tours are still a great way to whittle down your options and spend less time running around town.

“Virtual tours can act as a clearinghouse for buyers to narrow down their search,” says Jack Smith , a real estate agent with Shorewest Realtors in Milwaukee. From there, if you like what you see, you can proceed to an in-person tour to get a closer look.

What to look for on a home tour

Whether you’re conducting a virtual or in-person tour, it’s important to get to know every nook and cranny of the property. Breezing from room to room is not enough—particularly if you’re doing a remote tour where small details might be out of view.

As such, you’ll want to check out some less obvious features to make sure the house is in good shape. Here are some areas to home in on that many buyers might miss:

  • The HVAC and hot water systems:  The age and quality of these big-ticket systems can make or break your budget, so while they’re not quite as fun as that gigantic kitchen island or the bonus room above the garage, they should be top priorities during your tour, even if you plan to hire an experienced home inspector.
  • The exterior:  Don’t limit your tour to the house itself. Be sure to check out the garage, front and back yards, and any structures on the property such as swimming pools or gardening sheds.
  • The neighborhood at large: You’re not just buying a home, but the neighborhood. Try to see the homes surrounding the one for sale to get a sense of what your life there would be like. Tons of traffic whizzing by might be a deterrent if you have kids or a dog; nearby restaurants and bars might be nice but will add to ambient noise. To get to know this area better, check out local neighborhood apps like Nextdoor.com.

What role does a real estate agent play in a home tour?

A real estate agent can serve as an excellent sounding board when touring a house. Plus, if you’re conducting a virtual tour, your agent may be able to visit the property on your behalf and answer any lingering questions you have, says Tony Mariotti , a real estate agent with RubyHome in Los Angeles.

“Buyers have asked us to check the number of electrical outlets and data ports in a room they intend to use as an office,” Mariotti says. “We’ve also measured and ‘reality checked’ rooms that looked big in listing photos due to wide-angle lenses.”

What to ask when touring houses

During a home tour, you’ll want to delve deeper by asking your real estate agent questions about the house. Here are some topics to hit.

  • How old is the home? How old are the various systems and structural elements, like the roof and the water heater?
  • Has any renovation work been done? If so, were the proper permits pulled and can I see them? Was the work performed by a licensed contractor, electrician, plumber, etc.?
  • Are there any previous insurance claims that could affect insurability? Are there any special insurance policies required for the home?
  • What were the average costs of utilities (water, electric, gas, sewer, and trash) over the past 12 months?
  • What is the home’s listing history, including any price reductions or contracts that fell through? Why did the seller drop the price? Why did the home fall out of contract?
  • Are there homeowners association fees? If so, what do they cover? How are the fees billed?

How home buyers can make the most out of touring homes

When touring bunches of homes, it can be hard to remember which house had that spa bathroom or sunroom you adored. To keep one home tour from blurring with the next, keep a notebook where you can make notes and reminders to help keep all the homes straight. Give each house a name if that helps you, and be sure to highlight any important concerns that jumped out during the tour.

And lest you get swept up swooning over home features that won’t really matter that much in the long run (e.g., that outdoor hot tub is nice but not all that necessary), it may help to write down a list of your top house-hunting priorities.

“Buyers should have a list of their ‘must haves,’ their ‘like to haves,’ and things they are willing to compromise on in a property,” says Cara Ameer , a real estate agent with Coldwell Banker in California and Florida.

Similar to dating, you should probably just accept that you can’t have it all, and that some flexibility will be needed if you want your house hunt to end anytime soon.

Vice President Kamala   Harris Launches Nationwide Economic Opportunity   Tour

The Vice President will kick off her multi-state tour with a moderated conversation in Atlanta, GA on April 29 and an event in Detroit, MI during the following week

WASHINGTON – Vice President Kamala Harris announced today that she will embark on a nationwide Economic Opportunity Tour with a series of events focused on investing in communities, building wealth, and ensuring every American has the freedom to thrive. The Vice President’s tour will take her back to several states across the country as she highlights how the Biden-Harris Administration has built economic opportunity and delivered for the American people. The Economic Opportunity Tour will kick off with a moderated conversation in Atlanta, GA on April 29 and an event in Detroit, MI during the following week. Additional dates and locations will be announced soon.

“President Biden and I are committed to creating an economy in which every person has the freedom to thrive. That is why we have taken historic steps to advance economic opportunity by increasing access to capital, investing in small businesses, addressing housing costs, forgiving student loans and medical debt, investing in infrastructure, and championing additional policies that put money in people’s pockets and build wealth,” said Vice President Harris.   “Our economic approach has delivered great progress, and we will continue to invest in you, your family, and your future.”

During the Vice President’s Economic Opportunity Tour, she will highlight how the Biden-Harris Administration has delivered historic investments that have supported communities and helped people thrive. This includes making unprecedented investments in small businesses and achieving the fastest creation of Black-owned small businesses in more than 30 years, creating a record number of jobs, increasing access to capital for underserved communities, investing in infrastructure, cutting the price of insulin and expanding access to health care, erasing medical debt, forgiving more student loan debt than any administration in history and boosting investments in education, making housing more affordable, lowering child care costs, and increasing the wealth of American families. Vice President Harris will also outline additional steps that she and President Biden are taking to expand this work. She will be joined on the tour by Administration officials, members of Congress, local leaders, and other special guests.

The Vice President’s tour is a continuation of her nonstop travel to communities across the country. She has made more than 35 trips to 16 states since the beginning of 2024. This includes consistent travel to meet with small business owners and entrepreneurs in underserved communities to discuss challenges and opportunities they face. In March, she traveled to Black Wall Street in Durham, NC to announce $32 million in funds to support historically underserved entrepreneurs. She began the year in Las Vegas, NV where she announced an SBA rule that will ensure millions of Americans who have served time are eligible for SBA loan programs that help individuals start and run small businesses.

The Vice President has long been focused on ensuring that minority, rural, and low-income communities have the capital and resources they need to thrive and support small businesses. Last year, she announced that Treasury’s CDFI Fund has awarded over $1.73 billion in grants to 603 Community Development Financial Institutions (CDFIs) across the country. In 2022, the Vice President also announced a first-of-its-kind public-private sector initiative — the Economic Opportunity Coalition (EOC) — that is a historic public-private partnership of more than 20 private sector organizations that will invest tens of billions of dollars to create opportunity and grow wealth in historically underserved communities. The EOC has already surpassed over $1 billion in increased member company deposits into community finance institutions. As a Senator, the Vice President partnered with key Congressional stakeholders to secure a transformative $12 billion investment for CDFIs and MDIs in December 2020. Since that time, she has worked to ensure these programs are as successful as possible.

Now that we're entering the busy season for house sales, "curb appeal" is on many homeowners' minds more than ever, especially if they're gearing up to sell in the near future. A home's exterior serves as the first impression as potential buyers scope out your home and can oftentimes hint at what lies inside. And getting the look right is worth it, especially if doing so can increase your resale value .

Business Insider asked three interior designers to share the biggest mistakes homeowners make when it comes to curb appeal.

Here's what they said to avoid if you want to have the best-looking house on the block.

Bold paint colors can make a home stand out in the wrong way.

Loud, trendy colors can make passersby take a double take, but not always in a good way. Although it's tempting to embrace the latest, boldest hues , it's not a wise idea when it comes to curb appeal.

"Sometimes standing out is not a good thing, especially when you are the only Pepto-Bismol pink residence in a neighborhood of neutrals," Sarah Latham, principal designer of Latham Interiors, told BI.

Insufficient exterior lighting can make a house look dim and less inviting.

According to Jessica Dorling, owner and principal designer of Dorling Design Studio, insufficient exterior lighting can negatively impact the curb appeal and functionality of your home.

"Adequate lighting is essential for enhancing your landscaping and curb appeal," she told BI, adding that curb appeal isn't confined to daylight hours.

"You want your home to exude the same warmth and hospitality at night as it does during the day, and effective exterior lighting is pivotal in achieving this," she said.

Dorling also said that when adding additional exterior lighting, don't overlook the importance of illuminating elements such as the stairs and house numbers.

Skipping out on regular maintenance can make a good home look run down.

Using temporary materials in exterior finishes that won't hold up to your local environment is a big mistake, said Latham.

The designer shared this example: If you select a wood siding that's going to have intense sun exposure and needs yearly maintenance you don't have time for, your home can soon look degraded and neglected. That's why it pays to use long-lasting, high-quality exterior materials appropriate to your climate.

The upkeep also applies to outdoor furniture and accessories.

"If a homeowner puts wicker furniture on a patio with no overhang in a snow environment, that furniture is going to age quickly and into disrepair," Latham added.

Clutter like toys and bikes can be a distracting eyesore for buyers.

When you're trying to sell your home, it's important to clean up outside in the name of curb appeal.

Sarah Storms, owner and principal designer of Styled by Storms shared that too much clutter is overpowering to prospective buyers.

"Your front yard is your first impression. Remember to put away your bikes or kids' sports equipment," she told BI. "Sometimes, the best appeal is just tidying up."

Not mirroring the style inside the home with outdoor elements can cause a disconnect.

"To ensure cohesion between the exterior and interior narratives of your home, it's crucial that they tell the same story," Dorling told BI.

"I often advise my clients to view their home as a book — if you're selecting a mystery novel, the inside of the book should be a mystery story and not a science-fiction story," she explained.

If the interior has been remodeled but the exterior hasn't, you're also doing your home a disservice, Dorling said.

Simply put, make sure the architectural styles match inside and out.

They bought homes for under $1 million. here’s what they learned..

It takes creativity, compromise, determination — and more money than ever — to buy a home in America right now.

Last year, just over 4 million existing homes sold in the United States — the lowest number in nearly three decades, according to the National Association of Realtors. Loans have gotten more expensive, as mortgage rates have more than doubled in three years and are now about 7 percent, for a typical 30-year loan.

Still, resolute buyers are managing to make the big purchase. Nine households across the United States that bought real estate in the past year told The Washington Post how they navigated the buying process during tumultuous times — and what advice they have for others.

Ryan Smith was determined to buy a home, but he needed assistance to make a down payment.

“That was the barrier for myself — and for a lot of people,” Smith said.

So Smith, a D.C. resident for five years, started researching programs that help first-time home buyers make down payments. Lydia’s House, a community development nonprofit organization, helped him apply for D.C.’s Home Purchase Assistance Program.

The selective program gives interest-free loans to first-time home buyers with low to moderate incomes. Smith was approved in November, a month after applying.

Smith, 43, sees his purchase as a chance to increase the representation of Black homeowners.

“It’s really important, in my eyes, especially for minorities in marginalized communities to be in those numbers,” he said.

Just 7 percent of recent home buyers are Black, compared with 81 percent who are White, according to a National Association of Realtors survey released last year.

For years, Jennifer Morris and Joel Cuevas, both 39, had been dutifully tracking their spending. But they had no idea what kind of mortgage they could afford, and a bank offered little advice.

Cuevas’s boss at the University of San Diego connected the couple with a real estate agent, who set them up with a mortgage lender. Unlike the bank, the lender answered their questions and helped calculate their mortgage payments with current interest rates. They started their hunt in earnest.

Are you ready to buy a house?

Morris and Cuevas were determined to stay in the city, but they didn’t have the money to compete with all-cash offers or big down payments. “Three or four places, we got denied,” Cuevas said.

With each failed attempt, the couple got more competitive with their offers. Finally, they offered to close on a condo in just 11 days.

“We didn’t have the highest offer,” Morris said. But she thinks that quick timeline sealed the deal.

The condo gives them financial flexibility to continue to travel, see shows, go out to eat — and keeps them in the city close to the beach.

“We’re not sacrificing what’s important to us just to own a home,” Morris said.

Sarah and Mitch Shervin used a nontraditional approach to stay in the Jackson Hole region in Wyoming amid rising prices: They moved into their Sprinter van with their three dogs.

Sarah, 37, and Mitch, 33, both work full-time jobs — as a paralegal and an IT specialist — but part of their income comes from freelance work, a combination that proved difficult when they were trying to secure a loan from the bank.

“We couldn’t even afford to stay in our hometown,” Sarah Shervin said. The cheapest place they saw in Jackson was an $800,000 two-bedroom condo, and that was out of their budget.

Then they heard about Shacks on Racks, a local organization that moves old houses that are scheduled for demolition and sells them. They bought a 1947 home that had been lifted from Jackson and moved to a vacant lot 45 miles south of the town.

Even after Shacks on Racks extensively renovated the dwelling, the Shervins’ new-old house was significantly cheaper than anything else they had found in Jackson, where the median sale price for a home in February was nearly $2.8 million, according to Redfin.

“I’m kind of glad the bank threw up so many roadblocks to us staying in Jackson Hole,” Sarah Shervin said. “It honestly worked out better.”

Lucy Lopez, 42, and Damon Holmes, 49, intended to buy a move-in-ready home for them and their child. But after searching for nearly three years, they ended up with a 100-year-old brick home that was previously condemned and in need of a total remodel. The house, including renovations, will cost just $2,000 under their $400,000 budget.

“We wouldn’t move there the way it is,” Lopez said, “but the bones are beautiful.”

Initially, she said, she would have been “so scared” to do a big remodel project like this. But after years of investing in property and touring houses, the couple decided the risks of construction were worth it to get their own perfect space.

In 2021, they used a combination of their personal savings and a first-time home buyer loan to buy their first property together — a multifamily building that they fixed up and rent out. The process prepared them to later buy their own home.

In the end, their home’s total construction project will cost more than $250,000 — the largest chunk of their $400,000 budget. But when it’s done, the family is looking forward to moving into a customized home.

Stephanie Yaa Annor, 34, started looking for a multifamily home — where she could live while making rental income — in January 2023. She was thrilled when her offer on a remodeled home, with a separate back unit, was accepted the next month.

Then came the inspection. The seemingly perfect house needed to be rewired, the water heater needed to be moved, the siding was collecting moisture, and it had foundation issues.

“I think that inspection really just kind of opened my eyes,” Annor said.

She found similar issues with her next accepted offer, on a duplex. Inspection revealed it had been built too close to the house next door.

“It was a major fire hazard,” Annor said.

Annor was finally released from the duplex contract in July. But in those five months, the interest rates she was quoted for her loan climbed from 5.625 percent to 7.125 percent.

Finally she found a 1940s bungalow with a rental unit in East End, one of Houston’s oldest neighborhoods. The inspection wasn’t perfect, but the seller was committed to making the necessary repairs because the house had been on the market for more than a year. Annor closed in November.

The back unit, which she rents on Airbnb , has been occupied nearly every weekend since February.

“The next time I do this, I’ll be well-informed,” she said. In the meantime, she’s happy where she ended up.

First-time home buyers Jasmin and Dan Deitrick, 28 and 30, once estimated they could afford a $300,000 home. But as they learned more about buying a home, they decided to shave $100,000 off their upper limit, in part so they could keep their monthly payment below $1,400, similar to their rent.

Their real estate agent and lender also helped them analyze their savings and how much to use for a down payment, insurance and maintenance.

The couple also found they were eligible for a Federal Housing Administration loan. The loan, which is popular with fellow first-time home buyers, is guaranteed by the FHA and allows buyers to put down as little as 3.5 percent of the purchase price.

Even with financing in place, the search was frustrating. The loan requires certain inspection qualifications, such as having a roof that will not need to be replaced right away. In their first month, the Deitricks lost out on two properties and pulled a third offer because the house “failed miserably in the inspection stage.”

So when Jasmin Deitrick saw a two-bedroom home in their budget with a large, fenced yard in good condition, she raced to put in an offer — even though Dan hadn’t even seen the home.

“This house had only been on the market for, like, a day, and it already had 119 showings scheduled,” Jasmin Deitrick said.

She was the first to make an offer, and Dan loved the house when he saw it that night.

When searching to buy a short-term rental property north of New York City, Karl and Owen Rutter realized they had to become experts in the municipal laws of New York’s Hudson Valley region.

Short-term rentals, like those on Airbnb or property management sites , have exploded in popularity in the last decade. But across the country, many towns are cracking down on rentals.

The Rutters, who wanted to know how those laws would apply to their new home, found some of them limiting. One town allowed only 12 permits for short-term rentals each year. Another had put permitting on pause as it figured out how to navigate the growing industry.

Finally, the couple found Saugerties. The rural town about two hours north of New York City would allow them — with proper permits — to buy a house to rent out on a short-term basis.

Originally they wanted a multiunit building to invest Karl Rutter’s inheritance, but such properties were out of his budget, so Rutter, 55, pivoted to single-family houses. Even with an all-cash offer, it took them nine months.

The Rutters worked with contractors to fix up the foundation, kitchen and bathroom before renting it out this spring.

“We put in a lot of sweat equity,” Owen Rutter, 32, said.

As an active-duty Army officer, Rosa Maria Robertson, 30, doesn’t always have a choice about where she lives. But when she was relocated to her hometown of Miami, she started thinking seriously about buying an investment property there.

Robertson realized she had an advantage because she qualified for a loan partially guaranteed by the Department of Veterans Affairs, allowing her to skip the down payment. She figured out that she could use the loan to buy a multifamily property and live in it, while renting out the other units.

“What I did was look for a little bit of a rougher house in a good area and then invest the money in doing the renovations,” Robertson said.

But it hasn’t been easy, and Robertson leaned on her real estate agent, her contractor and other landlords for advice on navigating city regulations while renting and renovating.

“I ended up reaching out to someone I trusted,” Robertson said. “She helped me through the entire process.”

When Alan Bergstrom’s financial industry support company went fully remote during the pandemic, he and his wife, Rebecca, started thinking about relocating from Wisconsin to a warmer climate and smaller home.

Alan, 68, and Rebecca, 53, had friends in the Tucson area, and they decided to visit to see whether the city might be right for them.

Seven months and a dozen house tours later, they found a house with a view of the Santa Catalina Mountains and made an offer in July. It was accepted the next day — and the Bergstroms paid under asking after the house appraised for less than the list price.

However, the Bergstroms’ home in Wisconsin still hasn’t sold. They are hopeful that as the weather warms up — and perhaps interest rates go down — the market will improve.

“We left a 2.9 percent mortgage in Wisconsin,” Alan Bergstrom said. “It’s 7.5 percent here.”

Still, he believes they made the right choice.

“It’s just a matter of time,” he said.

DEAR ANNIE: I’ve always disliked house parties. During the first ones I’d been invited to, I had to leave early due to the loud music, vulgar dancing and drunk classmates -- an environment that would only make me feel anxious, disgusted and sick.

I thought this feeling would wear off and I’d eventually be able to integrate and have fun just like everyone else. However, after attending a couple more, I came to the realization that it’s just not my thing and that I like to have fun in other ways. So, I began declining all house party invites with silly excuses or anything that I could come up with.

Because of that, I earned the reputation of being a boring and wearisome person, and that I hated everybody and didn’t want to spend time with them, which is not true.

My high school days are over, and I am about to begin university. I know I will be invited to parties in the coming months. What would be a more assertive and confident way to decline all these invites? -- ‘Boring’ Student in South America

DEAR ‘BORING’: Embrace what makes you comfortable. A simple “No, thanks, that’s not really my scene” is honest and assertive. Suggest an alternative way to hang out that aligns with your interests. The House passed a long-stalled foreign aid package on Saturday that gives funding to Ukraine, Israel and Taiwan, with a majority of lawmakers backing money for American allies across the globe. The package, which now goes to the Senate, is almost certain to become law.

The Senate passed similar legislation in February. But in the face of distinct bases of opposition to different elements of the legislation, which threatened to tank the package as a whole, Speaker Mike Johnson advanced the foreign aid using a convoluted strategy: It split the package into three parts, each of which received its own vote, added a fourth bill with Republican priorities as a sweetener and melded it all together again once everything passed.

The plan, laid out in a rule that passed on Friday, was concocted to capitalize on the pools of support for each part of the $95 billion package, while preventing opposition to any one piece from taking down all of them.

How Different Factions Voted

Note: Progressive Democrats are members of the House Progressive Caucus. Hard-right Republicans include members who were supported by the House Freedom Fund during the 2022 midterms, opposed Kevin McCarthy’s election as speaker in January 2023, or voted to oust Mr. McCarthy from the speakership last October. The fund is the campaign arm of the House Freedom Caucus, a hard-right faction founded in 2015.

A majority of Republicans voted against Ukraine aid on Saturday, in a reflection of the stiff resistance within the G.O.P. to continuing to aid Ukraine against President Vladimir V. Putin of Russia’s invasion. The coalition that voted against the bill extended from right-wing members of the House Freedom Caucus to leadership, such as Representative Elise Stefanik of New York, the No. 3 House Republican. On Israel aid, on the other hand, most Republicans voted “yes.”

Thirty-four right-wing Republicans also opposed aid to American allies in the Indo-Pacific, while Representative Rashida Tlaib, Democrat of Michigan, declined to take a yes-or-no position and voted “present.” Representative Bob Good, Republican of Virginia and the chair of the House Freedom Caucus, was one of the 21 members of his party who voted against the Israel package. Echoing one of the many grievances shared by hard-right Republicans who opposed all of the aid measures, Mr. Good said his support for “Israel’s right to defend itself remains unshakeable” but that he disagreed with a measure that would add to the nation’s debt.

While all Democrats voted in favor of aid to Ukraine and all but Ms. Tlaib supported funding to Taiwan, 37 left-leaning Democrats defected to vote against the Israel aid bill. They said before the vote that they opposed unfettered aid to Israel that could be used in its offensive in Gaza. The opposition to the Israel aid represented a minority of Democrats, but reflected the deep resistance to unconditional aid and the divisions in the party on Gaza. Representative Jamie Raskin of Maryland represented a notable new “no” vote among Democrats, and other standouts included Representatives Donald S. Beyer Jr. of Virginia, Earl Blumenauer of Oregon and John Garamendi of California.

Still, 37 “no” votes, while a break from Washington’s ironclad support for the Jewish state, fell short of the opposition bloc progressives had hoped to muster. Thirty-nine Democrats had voted “no” on Friday on the rule to allow the foreign aid package to come to the House floor, a target that progressives just missed on Saturday on the Israel bill. Fourteen of those Democrats voted on Saturday in favor of aid to Israel, while 12 Democrats who voted to allow the package on the floor on Friday then cast votes against the funding itself.

Twenty-five Republicans voted against the fourth bill, which included measures that could lead to a ban on TikTok in the United States and that would redirect funds from seized Russian assets to help aid Ukraine. Democrats put up a big vote — 174 — in favor of this bill, which was intended to sweeten the overall package for conservatives.
