How To Tour a House Today: Tips To Make the Most of Virtual or In-Person Showings

Touring a house is like going on a first date: It’s your chance to get a sense of whether this home is the one. Can you envision baking cookies in that kitchen, or cracking a beer on that back deck?

But in this day and age, with so many houses to see and so little time before they get snapped up, the prospect of finding this dream home in the real estate haystack can sometimes feel a bit overwhelming. Add in the coronavirus pandemic, and the idea of checking out houses all around town might feel unsafe, too.

But here’s the good news: The rules on how to tour a house have changed in ways that can save time, lower your exposure to COVID-19, and curb your workload and stress levels, too. Here’s what you need to know to ace your house-hunting game for the modern day.

How to schedule a home tour

Most home buyers start their house hunt online—that’s a given. But once you spot a home you love, what’s next?

In the olden days of real estate, a home tour would kick off with several rounds of phone/email tag. You’d call your real estate agent, who would then contact the home’s listing agent, and once they’d talked you’d get looped in to when you can finally see the house. Talk about complicated! And that’s for just one house; most home buyers are juggling multiple home tours.

But today, the process is much simpler. For one, many real estate listings have a button you can click on to learn more about a property, sans the annoying phone games. On some listings, you can schedule a tour simply by clicking on your preferred day and time to visit. (See the Schedule a Tour  option on the right side of the sample listing below.)

In short, the process of scheduling a tour can now happen in a few seconds, no harder than ordering lunch on Seamless. It wasn’t long ago when the only way to tour a house would be to visit in person. But today, you also have the option to take a virtual tour. You just schedule a tour as you usually would, but request a virtual home showing where a real estate agent shows you around the house via a live video stream on Google Hangouts, FaceTime, Zoom, or other app.

So should you opt for a virtual tour, or go for the real thing? According to many real estate experts, a virtual tour is the faster, easier, and safest place to start. While buying a home “sight unseen” as they say is a risky move few are willing to take (although it is done now more than ever), virtual tours are still a great way to whittle down your options and spend less time running around town.

“Virtual tours can act as a clearinghouse for buyers to narrow down their search,” says Jack Smith , a real estate agent with Shorewest Realtors in Milwaukee. From there, if you like what you see, you can proceed to an in-person tour to get a closer look.

What to look for on a home tour

Whether you’re conducting a virtual or in-person tour, it’s important to get to know every nook and cranny of the property. Breezing from room to room is not enough—particularly if you’re doing a remote tour where small details might be out of view.

As such, you’ll want to check out some less obvious features to make sure the house is in good shape. Here are some areas to home in on that many buyers might miss:

  • The HVAC and hot water systems:  The age and quality of these big-ticket systems can make or break your budget, so while they’re not quite as fun as that gigantic kitchen island or the bonus room above the garage, they should be top priorities during your tour, even if you plan to hire an experienced home inspector.
  • The exterior:  Don’t limit your tour to the house itself. Be sure to check out the garage, front and back yards, and any structures on the property such as swimming pools or gardening sheds.
  • The neighborhood at large: You’re not just buying a home, but the neighborhood. Try to see the homes surrounding the one for sale to get a sense of what your life there would be like. Tons of traffic whizzing by might be a deterrent if you have kids or a dog; nearby restaurants and bars might be nice but will add to ambient noise. Plus, if you’re conducting a virtual tour, your agent may be able to visit the property on your behalf and answer any lingering questions you have, says Tony Mariotti , a real estate agent with RubyHome in Los Angeles.

“Buyers have asked us to check the number of electrical outlets and data ports in a room they intend to use as an office,” Mariotti says. “We’ve also measured and ‘reality checked’ rooms that looked big in listing photos due to wide-angle lenses.”

What to ask when touring houses

During a home tour, you’ll want to delve deeper by asking your real estate agent questions about the house. Here are some topics to hit.

  • How old is the home? How old are the various systems and structural elements, like the roof and the water heater?
  • Has any renovation work been done? If so, were the proper permits pulled and can I see them? Was the work performed by a licensed contractor, electrician, plumber, etc.?
  • Are there any previous insurance claims that could affect insurability? Are there any special insurance policies required for the home?
  • What were the average costs of utilities (water, electric, gas, sewer, and trash) over the past 12 months?
  • What is the home’s listing history, including any price reductions or contracts that fell through? Why did the seller drop the price? Why did the home fall out of contract?
  • Are there homeowners association fees? If so, what do they cover? How are the fees billed?

How home buyers can make the most out of touring homes

When touring bunches of homes, it can be hard to remember which house had that spa bathroom or sunroom you adored. To keep one home tour from blurring with the next, keep a notebook where you can make notes and reminders to help keep all the homes straight. Give each house a name if that helps you, and be sure to highlight any important concerns that jumped out during the tour.

And lest you get swept up swooning over home features that won’t really matter that much in the long run (e.g., that outdoor hot tub is nice but not all that necessary), it may help to write down a list of your top house-hunting priorities.

“Buyers should have a list of their ‘must haves,’ their ‘like to haves,’ and things they are willing to compromise on in a property,” says Cara Ameer , a real estate agent with Coldwell Banker in California and Florida.

Similar to dating, you should probably just accept that you can’t have it all, and that some flexibility will be needed if you want your house hunt to end anytime soon.

For decades, open houses have been a key tool for buyers and sellers alike, providing a simple way to show a property or to begin your house hunt. However, situations can arise when it becomes impractical or impossible for buyers to make it to open houses in person. And in today’s digital and fast-paced world, where virtual real estate is on the rise, more and more buyers and sellers are simply looking for convenience. That’s why Redfin is now offering live video open houses - so buyers can still see homes without being there in person and sellers can continue to hold open houses regardless of the circumstances.

What is a live video open house.

A live video open house is an open house in which all prospective buyers tour the home virtually via a live video conference through Zoom. The local Redfin agent will physically be in the home, walking potential buyers though every detail of property while also answering any questions you may have.

How to attend a virtual open house

If a home has an upcoming live video open house, it will be listed on the property’s details page on Redfin.com. Step 1: To sign up for a live video open house, click the “sign up here” button below the home you’re interested in seeing.

Step 2: Once you click the “sign up here” button, you will be brought to a registration form. Complete the registration form and click register.

Step: 3 You will then receive a confirmation email noting the date and time of the event. The email will also include a link that you can easily click to join the Zoom meeting the day of the open house. You will also receive a reminder email with the Zoom meeting details one hour before the open house begins.

Step 4: If you are unable to sign up for the open house in advance, don’t worry, you can join at any time while the open house is happening. Simply click the “click here to join” button on the home’s listing page and you will quickly be added into the live-streamed Zoom meeting.

What to expect at a live-video open house

A traditional open house is typically held over a few hours and potential buyers can come and go as they wish. With a live video open house, attendees will be asked to join at a specific start time and the open house will typically last an hour. Additionally, instead of being able to wander around at their own pace, a Redfin agent will guide prospective buyers through the home via video-chat.

Here’s a sample schedule for what you’ll experience during a live video open house:

Introduction: The Redfin agent will introduce themselves and the home you’re about to see.

Tour: The agent will walk slowly through the home, pointing out features as they go. They will show each room and all additional spaces like the yard, garage, and immediate outside area to give an idea of the neighborhood. They will highlight the layout, flooring, windows, fixtures, and more. The agent will carefully explain things that buyers aren’t able to experience through virtual tours, like the sounds, smells, and general ambiance of the home.

Time for Questions: The agent will pause at the end of every room to take questions, either via video or through chat messages.

Recap Tour: If time allows, the agent may go through the home a second time, based on what attendees are interested in.

Live video open house do's and don'ts

There are plenty of do’s and don’ts that come with seeing a home in person. However, with live video open houses, things are a bit different. Here are a few do’s and don’ts to follow: Do:

  • Wait until the agent has finished showing a room before asking questions.
  • Take notes on your likes, dislikes, and follow-up questions.
  • If you have family members present with you, invite them to join the Zoom conference so they can also see the home.
  • Don’t take screenshots or recordings. Remember that you’re viewing someone else’s property. Unless the owner has granted permission, you may be violating state laws.
  • Reveal information that would compromise your negotiating power, like your level of interest in the home or your budget.

Questions to ask at a virtual open house

An open house is your best opportunity to ask the listing agent your questions — don’t be shy. There are plenty of recommended questions you should consider when touring homes in person, but what about when you’re taking virtual house tours? Here are some critical questions to consider asking during a live video open house:

  • Have there been any recent renovations or repairs?
  • What are the noise levels like inside and outside the home?
  • Can you open any curtains or blinds so I can see all the possible views?
  • How old are the kitchen appliances?
  • Can you test functions such as opening cabinets, doors, and drawers; run the faucets; check the water pressure?
  • What direction is natural light coming from?
  • If touring a single-family home, how close by are neighbors’ homes?
  • If touring a condo, can you show me any common areas, like the hallways or amenities of the building?

It’s also important to be aware that there will likely be other potential buyers on the live video open house with you, so you will likely not have one-on-one time with the listing agent. If you want to spend additional time noting detailed measurements and scrutinizing every square inch, book a private live-video chat tour or in-person tour with your Redfin agent.

How to prepare your home for a live video open house as a seller

As a seller, an open house is one of the best opportunities to attract potential buyers - and a virtual open house isn’t any different. While there won’t be the formalities of a sign in sheet, and hours spent away from your home, many potential homebuyers will still see your home thoroughly. Be sure to take time and prepare your home for this virtual setting just as you would with an in-person open house.

At the end of each year, when I take the time to look back on all the homes we’ve featured on Clever, it never ceases to amaze me (and impress me! and inspire extreme jealously in me!) what people can do with their homes. There are renters who have figured out how to turn less than 600 square feet into a breezy oasis. There are minimalists who will make you want to give away all your clutter. There are homeowners who truly know how to pick a perfect paint color . From Australia to France, Rome to Rotterdam, the incredible spaces keep on coming.

“At its core, my outlook is nourished by the layers of my culture and travels,” says Yasmine Ghoniem, founder and principal of YSG Studio . Yasmine, who has an Australian mother and an Egyptian father, grew up between Kuwait and Saudi Arabia—with a few years in-between in Australia—and almost a decade in America for postgraduate studies and work. “Like all YSG spaces, everything in my home is interconnected and there is no hierarchy.”

After renting a place in another Sydney suburb for some time, Yasmine and her husband, Tom Swanson, were ready to take the big leap toward home ownership. “Several months of online searching [brought us to] this golden find,” Yasmine says. Situated on a building’s upper level in the city’s iconic oceanside neighborhood of Bondi, the compact 592-square-foot apartment immediately seduced Tom—who is “a mad surfer,” according to Yasmine—with its beachside location. It didn’t take much more to convince the interior designer, who loved the sensible layout. “It shares no common walls and has no internal corridor, meaning absolutely no space is wasted,” she says. “Tall ceilings were the added kicker. Alan Eckstein has mastered the art of the search. As the founder of Somerset House, a Brooklyn furniture store that’s cultivated from his collection, Alan has the type of knowledge for chairs, consoles, and tables that any professor would have for a subject.

Alan and his wife, fashion stylist Haley Loewenthal , lived in a one-bedroom apartment when the pandemic hit. And though it felt like home, it was missing one detail that suddenly took on a profound amount of importance. “We didn’t have any outdoor space,” he says. “We also wanted to start a family, and there wasn’t room for an extra person to join us there. We knew that in order to grow, or to even have somewhere to exhale, we needed to move.” So, Alan began to do what he does best: search.

The 2,500-square-foot duplex in New York’s Long Island City had two bedrooms and two floors, providing more than enough space for the couple to spread out. It was almost as if Craigslist, a long-beloved treasure chest for Alan, had come through for him again. “I think it was available because of the pandemic,” he notes. “My wife and I were looking for an interesting open space with character. When Megan Hershman, a design director at Common Living, and her husband—Noah Venezia, a graphic designer and adjunct professor at Pratt Institute—stumbled upon the top floor of this two-story town house in Carroll Gardens , it was the abundance of natural light that instantly hooked them. “The unit is north and south-facing, and gets direct sun for most of the day,” Megan says. “We immediately knew it was right for us.” In addition to good lighting, the couple appreciated the old-world charms of the building, like the tin ceilings, cast-iron built-in kitchen sink, and original hardwood floors. “We also loved the old-school charm of the pink bathroom, which felt so playful and one-of-a-kind,” Megan adds. — Monica Mendal

Not much more than 600 square feet, Fanny Singer ’s Rudolph Schindler apartment is housed in a 16-unit complex from the 1920s that has a semi-commune feeling with its interconnected living spaces and garden walkways. As each apartment was given its own identity, Fanny has loved figuring out how to live in this vision. “There is a vast array of different apartments in the building,” she says. “The one across the way is a double-height apartment with an incredible wall of windows. Mine is oriented toward the Hollywood sign—a perfect painting studio.”

The writer and cofounder of design brand Permanent Collection thinks that even though Schindler was an iconic LA architect, the space doesn’t have a particularly local feeling. “The shapes are very Russian Constructivism.” This idea rings true in the wood features, the fireplace, and the shape of the ceiling. “Schindler was very specific with his work. Patrick Janelle always dreamed of living in a downtown Manhattan loft . The lifestyle influencer, who also runs the talent agency Untitled Secret , fantasized about an airy and industrial home as he spent the past decade climbing the rungs of the New York City housing ladder. So when he grew out of his most recent abode, a compact yet curated SoHo apartment, he knew it was time to actualize his goal.

“I’m very romantic in my ideals about how I envision things for myself and my life in New York,” Patrick shares. “I’ve always made a point that I wanted to be in Manhattan—as cool as I think Brooklyn is—and I never have had this quintessential loft moment.”

Since Patrick couldn’t afford to buy the type of spacious loft he’d been lusting after, he focused his hunt on rentals that would allow him to renovate. You might assume that a 200-square-foot apartment would be the home of a student on a budget or maybe a short-term rental for travelers. This apartment, however, belongs to a successful businesswoman who lives outside of Paris and was in need of a small pied-à-terre in the capital. 

Pauline Lorenzi-Boisrond was commissioned to renovate the studio on the rue du Cherche-Midi. “She comes to Paris regularly for work, but she had grown tired of impersonal hotel rooms where she can’t leave her things from one visit to the next,” Pauline, the interior designer and founder of Studio Ett Hem , explains. “She wanted her own little suite in the Saint-Germain-des-Prés area.” Ett hem means “house” in Swedish. It is indeed a fitting name for a designer tasked with overcoming the limitations of the space to bring out its homey charms. — Nicolas Milon

The New York–based architect could argue that this hobby doubles as valuable market research for Le Whit , the design studio she founded with Liza Curtiss, but its most fruitful reward was the discovery of a Lower East Side apartment she could actually afford.

The 400-square-foot residence popped up on Corey’s screen during a heat wave, so she quickly put in an offer while the city was a ghost town. It was accepted thanks to the lack of competition and her instant connection with the seller, who was giving up the place to enroll in a Philadelphia architecture school. Designer Kimberly Biehl ’s fascination with old Hollywood began as a child. That was around the same time that her quest to discover and bring new life to old pieces also began. She started shopping at estate sales, garage sales, and flea markets in her teens. “As soon as I could drive, that’s where I was,” she says.

Raised by two aesthetes in an historic 1899 house in Hartford, Connecticut, Audrey Rose Smith had an art-filled childhood. Her father was a preservation architect, and her mother ran an art gallery, so their home was constantly host to artists and their work. It’s only logical that Audrey later became a gallerist herself.

It also makes sense that she swiftly fell in love with a fellow creative. Only eight months after meeting Ecuadorian photographer and designer Vicente Muñoz , the pair jointly purchased their prewar Clinton Hill apartment in Brooklyn. They married soon after, partnering in matrimony as well as real estate without looking back.

Eight years later, the couple has cultivated a tight-knit and like-minded community in the neighborhood. Turn-of-the-century buildings by architects like William Tubby, Montrose Morris, and Ebenezer L. Roberts pepper the streets where they frequently run into friends and colleagues. “It feels like an art world sitcom,” Audrey quips. “The farmers market is really exciting.” — Morgan Goldberg

“I think of a house as a complicated machine in which something new breaks down every day: a lamp, a faucet, a lock, an electric socket, the boiler, the refrigerator …. But when we can forget about the responsibility of continuous maintenance, we feel happy. Then the other side of the coin, opposed to the responsibilities of ownership, is sheer gratitude.”

That was the thinking of Álvaro Siza, the great Portuguese architect who, at the age of 89, continues to inspire a younger generation. In their space, design duo Eugenia Rolando and Federico Patacchiola of Paros Architettura —a couple in life as well as at work—start from these very words to create subtly inventive places.

A prime example of their work is Casa Costantino, a small but elegant Rome apartment. The building, a 1960s structure in the Ostiense district , is a stone’s throw from the famous Garbatella area. Stéphane Monnet and Jeroen Dijkstra either have good luck, good timing, or simply the good sense to know when something just feels right. When they were apartment hunting in Rotterdam, the Netherlands , Stéphane was seeking out distinctly European surroundings—since he was moving from Toronto—and they found them in a one-bedroom property, downtown. “With all of its flourishes, huge windows, and open spaces, it was a perfect fit,” Stéphane says. “It was already snatched up, but that deal fell through at the last minute.”

Set inside a building from the 1880s, facing a busy street on one end and a verdant courtyard on the other, their home had been recently restored to reflect what existed way back when. Intricate crown molding sprawled across ceilings while wainscoting lined the lower half of the walls, and that artistry was painted in shades of green to contrast the white in between. Windows stretched over their contrasting outdoor views, and plenty of light streamed in. The couple also had a private balcony to share, in case they ever wanted a closer look at the birds, whose pleasant song woke them in the morning. — Kelly Dawson

The President and Dr. Biden are delighted to welcome members of the public to tour the White House. Public tour requests are scheduled through your Member of Congress and their Congressional Tour Coordinator. Constituents may reach your Member of Congress and Congressional Tour Coordinator through the U.S. House of Representatives Switchboard at 202-225-3121, the U.S. Senate Switchboard at 202-224-3121, or online at  www.congress.gov/members .

Consistent with prior practices, public White House tour requests must be submitted a minimum of 21 days in advance and no more than 90 days in advance of the requested tour date(s). Reservations cannot be accepted for tour dates outside this 21 – 90-day window.  

Public tours are typically available from 9:30 AM to 12:30 PM Tuesday, Wednesday, Thursday, Friday, and Saturday, excluding Federal holidays or unless otherwise noted. If your tour is confirmed, please note that you will be assigned a specific time.  All White House tours are free of charge. The White House tour schedule is subject to change, with little notice, based on inclement weather or official use.

If you are a citizen of a foreign country, please contact your embassy in Washington, D.C. for assistance in submitting a tour request.

Identification Requirements

All U.S. citizens ages 18 and older, and foreign nationals of all ages (including children), must present a valid, government-issued photo ID upon arrival for their tour. Acceptable forms of identification are below.

U.S. CITIZENS

  • United States Driver’s License
  • Valid United States Passport
  • United States Military ID

FOREIGN NATIONALS

  • Valid Passport
  • Alien Registration Card
  • Permanent Resident Card
  • U.S. State Department Issued Diplomatic ID Card

A U.S. driver’s license is not an acceptable form of identification for foreign nationals. No foreign-issued state IDs, foreign-issued driver’s licenses, expired passports, photocopies, other transmissions of these documents, or other forms of identification will be accepted. Individuals without acceptable identification, or whose identification does not exactly match the information previously registered, may be denied entry.

  • Bags of any kind (including fanny packs and clutches)
  • Cameras with detachable lenses
  • Electric stun guns
  • E-cigarettes
  • Knives of any kind
  • Martial arts
  • Tobacco Products
  • Toy Weapons
  • Video cameras
  • Weapons/devices
  • Any pointed object
  • Any other item determined to be a potential safety hazard

Please note that storage facilities are not provided during your visit. Individuals who arrive with bags or prohibited items will not be permitted to enter the White House.

  • Baby carriers worn on the body
  • Breast pumps
  • Cell phones
  • Compact cameras with lenses less than 3 inches
  • Umbrellas without metal tips
  • All items needed for medical purposes (i.e. wheelchairs, EpiPens, medication, etc.)

Getting Here

Use of public transportation is strongly encouraged, as there is no parking available on the White House complex and street parking is limited. The closest Metrorail stations to the White House are Federal Triangle (blue and orange lines), Metro Center (blue, orange, silver, and red lines), and McPherson Square (blue, orange, and silver lines).

The White House Tour entrance is located in Sherman Park at 15th Street NW and Alexander Hamilton Place NW. If arriving by rideshare, use the White House Visitor Center (WHVC) as the drop-off address. The WHVC is located at 1450 Pennsylvania Avenue NW, Washington, D.C. 20230, which is one block from the White House.

Restrooms are located at the White House Visitors Center, located at 1450 Pennsylvania Avenue NW, Washington, D.C. 20230. There are no restrooms available once you arrive for your tour.

Accessibility

The White House tour route is wheelchair accessible. Visitors who wish to use a White House wheelchair should notify a U.S. Secret Service officer upon arrival.

Guide animals are permitted in the White House.

Health and Safety Guidance

Guests who receive a confirmed tour reservation will be issued a White House Tour Pass ahead of their tour date containing pertinent health and safety guidance.

Know Before You Go

  • Tours are self-guided and last approximately 45 minutes
  • Eat a snack and stay hydrated prior to arrival.
  • Dress for the weather, knowing you will be outside before your tour.
  • Arrive 15 minutes before your scheduled tour time.
  • No late arrivals are accepted.
  • All guests must be previously registered via the RSVP link provided by the White House.
  • Please silence your cell phone and refrain from phone calls during the tour.
  • No flash photography or video recording is permitted during your tour.
  • Visitors may call the 24-hour Visitors Office information line at 202-456-7041 for latest updates and information relevant to White House tours.

Boris Pasternak's museum house

Guided tour of Pasternak's museum housein Peredelkino village

Pasternak’s “important achievement both in contemporary lyrical poetry and in the field of the great Russian epic tradition" was honored with a Nobel Prize for Literature in 1958. For many readers outside Russia, Pasternak is known mainly as the author of the touching historical novel Doctor Zhivago written in 1957. The novel as a whole communicates the haphazard, uncertain and chaotic quality of life caused by the Russian Revolution and the heroic case of quiet humanism demonstrated by a single person.

Pasternak’s translations of Georgian poets favored by Joseph Stalin probably saved his life during the purges of the 1930’s. However, the individualistic Pasternak was not suited to the Soviet artistic climate when art was required to have a clear socialism-inspired agenda and so Russian publishers were unwilling to print Pasternak’s novel. In fact, Doctor Zhivago first appeared in Italy in 1957.

Pasternak won his Nobel Prize the following year. Despite Pasternak politely declining his Nobel Prize quoting: “because of the significance given to this award in the society to which I belong”, the award nevertheless spread his fame well beyond Russia. He ended his life in virtual exile in an artist's community in Peredelkino village. His last poems are devoted to love, to freedom and to reconciliation with God.

Pasternak was rehabilitated posthumously in 1987. In 1988, after being banned for three decades, "Doctor Zhivago" was published in the USSR. In 1989 Pasternak's son accepted his father's Nobel medal in Stockholm.

Pastenak loved his house in Peredelkino, the house and surrounding nature featuring in his poetry. The poet considered the cycle of poems "Peredelkino", which he completed in the spring of 1941, to be his best work. The poet spent the first difficult months of the war in Peredelkino; he completed the novel "Doctor Zhivago" here, wrote the Lara poems and translated Shakespeare and Goethe. It was in this house that he learned he was to be awarded the Nobel Prize for Literature on October 23rd 1958. He died here on May 30 1960.

The house in Peredelkino only acquired the status of a museum in 1990, thirty years after the poet's death and a century after his birth. The museum has fully preserved the environment and atmosphere of the house where Boris Pasternak lived and worked. The director of the museum is Elena Pasternak, grandaughter of Boris Pasternak.
