Real estate moves fast these days, and that means you may not have as much chance to look at a home as you would in a slower market. Often, you must decide whether to make an offer on a house within hours of viewing it, rather than scheduling an appointment to see the house again with your best friend, parents and cousins.

That means that you have to make that first tour really count, but knowing where to focus your attention and what to ignore can help. In short, look hard at things you cannot change, or that will be expensive to change , and concentrate less on things that aren’t permanent.

“Do not focus on cosmetic things,” says Connie Durnal, a Redfin agent in Dallas. “That’s something that can be changed economically and easily. If you go into a home, and it’s staged and it’s decorated to the nines. don’t look at all these pretty things in a home.”

Dawn Rae, broker-owner of Florida Buyers’ Advocate in St. Petersburg, Florida, and the president of the National Association of Exclusive Buyer Agents, agrees with this strategy. “You have to be sure you ignore the decor, the paint colors, the personal items, the window treatments,” she says.

She recommends paying attention to what will really matter in your life and elements that are difficult to change. “Will the layout work for your lifestyle? Is there enough space?” she says. “If they buy the wrong layout, they’re going to be very unhappy.”

The first, and most important, rule of real estate has not changed: location, location, location. If the home is not in the right community, near a busy highway or in the wrong school district, you can rule it out before visiting.

“Don’t ignore your neighbors,” says Victor Quiroz, of Berkshire Hathaway HomeServices California Properties in Southern California. “If your neighbor doesn’t take care of the yard and has all kinds of clutter and junk … they may make a lot of noise and have a lot of things going on.”

Durnal suggests that each member of a couple write a separate list of what they want and need in a home , then compare lists to see what's important to both. When touring prospective homes, mark which items do and don't meet your criteria.

“If you’re in that home and you don’t check any boxes mentally, it’s probably not a good home for you,” Durnal says.

Buying a home that needs major repairs – a new roof, new plumbing, new electrical panel or all of the above – might be a good move, if the price is right and you have the cash for repairs. But you don’t want to think you’re buying a home in good condition and then be surprised by expensive repairs.

A home inspection is one protection against expensive surprises, but you’ll also want to scrutinize seller disclosures , ask questions about the age of roofs, electrical and plumbing systems, furnaces and air conditioners. Also inquire about termite treatments and water damage. These issues may not be apparent when touring a home, even to experienced observers.

“When you’re in a home you should pay attention to everything, but don’t overanalyze a home and overcritique a home.” Durnal says.

Here are nine things to look for when you tour a home:

Location, location, location. Driving to a home via one route may leave you oblivious to what's half a block away in another direction. Look at neighbors’ homes, nearby buildings and road systems in search of things that would make living in your home less pleasant, including odors, noise and traffic. If you can, drive the area at different times of day.

Floor plan and room sizes. Yes, you can knock out a wall to create bigger rooms, but it’s not as easy as the home improvement shows make it look. The home must have all the rooms you need and a layout that works for your family. “Those are expensive to change and a lot of work,” Quiroz says. “Don’t buy a property you have to do a lot of demolition on.”

Signs of water damage. Dark spots on roofs and walls, a mildew smell or even marks low on a wall that indicate a flood could be a sign of problems. Water damage that is repaired quickly is usually no big deal, but a leak that went undetected for months could have caused significant damage or brought mold . It also could be a sign of damage that has not been repaired.

Roofs and gutters. As a lay person, you may not be able to tell if a roof has reached the end of its natural life, especially from the ground. But you certainly can tell if it looks worn, a sign that you need to ask more questions. If the seller or seller’s agent doesn’t know the roof's age, you may be able to find records of a permit in the city’s archives. If the roof doesn’t meet certain standards, you may not be able to get a mortgage or homeowners insurance.

Electrical boxes . If you’re considering a home that still has the old fuse boxes, you’re definitely looking at a job that needs to be done immediately – and perhaps something that will prevent you from getting a mortgage or the homeowners insurance required for a mortgage. Other electrical signs to keep an eye out for are wiring that's obviously jury-rigged. “If it’s old and worn out, it may need some maintenance, and those are not cheap,” Quiroz says. “That electrical panel may be the tip of the iceberg.”

Furnaces and air conditioners. If possible, ask to have the air conditioning and the plumbing turned on, and listen for suspicious sounds. A home inspector will examine these components more carefully, but you can get a hint by looking and listening.

Cracks in garage floors and uneven flooring. Foundation problems can be expensive to repair. Cracks in the garage floor or floors that feel uneven when you walk are indicators of potential problems. Cracks in ceilings and walls may or may not matter. Foundation issues can create such cracks, but so can less serious causes such as slamming doors or normal settling.

Light and the home's general feel. Buying real estate is both a logical and emotional process. How the house makes you feel can be part of your decision-making process, as long as you’re not unduly swayed by decor and staging . Is the house light or dark? Which direction does it face? When and where will sunlight come in?

Yard size, shape and features. You can change the flower beds , but it’s unlikely you’ll be in the house long enough to see new trees grow into a mature canopy. If you want a place where your children can play baseball, a yard with a steep slope will probably not work. And, of course, you will never be able to make the yard bigger.

Condominiums can be low maintenance, offer luxury amenities, and provide the easy living you might want. For many first-time buyers, a condo may be the manageable first home you need or, for retirees, the best option for downsizing. But they also come with different considerations you might not be aware of, especially if you’re used to single-family homes. Most HOAs have strict monthly fees and rules for your unit that, for some buyers, might cause more headaches than happy nights.

So how do you know you’re finding the right condo for you? With the help of a veteran real estate agent, we’ve compiled a list of 25 questions to ask when buying a condo. With these answers in hand, you should be able to find the perfect condo that matches your needs and provides more conveniences than hassles.

1. Does your condo qualify for the type of financing you need?

It’s imperative to find out right off the bat if your condo qualifies for the type of financing you need, according to Colorado real estate agent Robert Hryniewich . Some buildings might not be approved by the U.S. Department of Housing and Development ( HUD ) and might not work with FHA , VA , or even USDA loans . Hryniewich, a HomeLight Elite Agent who has sold 78 more condos than the average agent in his area, estimates around 50% of condo properties aren’t HUD-approved and won’t qualify for an FHA loan. HUD wants to make sure an HOA has sufficient funds, is well-managed, and has an acceptable renter-to-owner ratio.

Check with the HUD website to see if your condo meets their requirements or ask the condo’s HOA board. Ensuring your condo meets your financing requirements early on will save you plenty of time and stress.

If your condo doesn’t qualify under HUD’s guidelines, you still may be able to find financing under a conventional program, but you’ll want to talk to your lender early to ensure it will qualify under their guidelines as well. Asking these questions in advance can help you find the lender and loan that will work for you.

2. What are the HOA fees?

It’s also best to know early on what extra money you’ll have to budget for on top of your mortgage. Most HOAs require a monthly fee, ranging from a couple of hundred dollars to over $1,000, in order to cover communal expenses. The average monthly cost for an HOA fee is between $200 and $300 , but the exact amount will depend on your location and what the HOA provides.

3. What do the HOA fees cover?

Of course, this will vary between every association, but, generally, HOA fees will cover:

  • Utilities in the common areas
  • Building maintenance
  • Repairs in common areas
  • Landscaping
  • Building security
  • Amenities on the property

In some cases, they might also cover water, utilities in your unit, and cable/internet costs. Confirm with your HOA precisely what your dues provide.

4. What are the association rules?

No one wants to settle into your new condo unit only to find out you can’t hang all of your cherished Christmas decorations up. So, before you complete your purchase, ask for a copy of the Declaration of Covenants, Conditions, and Restrictions (CC&R) , bylaws, and rules and regulations set forth by the condo association. These all might sound like the same document, but they’re different, and they each outline specific rules for the building. They also contain the legally binding regulations every homeowner needs to follow.

These rules might include what you’re allowed to have on your balcony or patio, pet restrictions, how much noise you can make, or even what holiday decorations you can put up.

5. How are the HOA and building managed?

If you’re in a larger building, the HOA association might oversee a professional management company. If you’re in a smaller building, all the individual unit owners might make up the entirety of the HOA board and have an equal say in the daily operations of the condo association. Either way, it’s good to know precisely how your HOA is managed and how the day-to-day operations work.

6. Do I need to attend condo meetings?

Almost every condo association will have regular meetings for owners to attend. You might feel it’s important to participate in every one of them to ensure you know what’s going on. Or you might think it’s best just to let the board do their thing. Either way, find out the requirements (if any) for condo meetings, so you know how much involvement you’re expected to have.

7. Can I see the condo board’s meeting minutes?

A condo association’s meeting minutes can tell you a lot about the HOA and the organization of the building. The minutes will usually include information on the association’s budget, upcoming projects, and if the owners have any complaints with the property or association.

8. Can I see the association’s latest financial report and annual budget?

Hryniewich believes the biggest misconception around condos is that HOAs are just there to take your hard-earned money. But he emphasizes that’s not the case, and the proof is in the financial reports. Take a look at whatever financial documents are available, including the annual budget , to see how much it costs to manage the property and how your HOA fees will be used. These financial reports will also show you how well-managed the property is and if you can expect any financial issues in the future.

9. How much money is in the reserve fund?

Any well-run association will have a reserve fund as a part of its annual budget set aside for unexpected expenses. Ask how much they currently have in the fund to assess the association’s financial health and ensure there’s enough for any unforeseen projects. Many HOAs might invest in a “reserve study” to figure out what repairs are possible in the future and how much money your association should have set aside for them.

Plus, many lenders will require at least 10% of the association’s budget to be in a reserve fund to receive a mortgage loan.

10. Are there any special assessments due?

If a reserve fund isn’t enough to cover a significant expenditure, a special assessment might be required from the association. This is an additional fee collected from every unit owner to raise funds for the large repair. So, let’s say a large leak develops in the building’s roof, and the reserve fund can’t cover the entire repair cost. The HOA might ask for a special assessment to collect the necessary funds to repair or replace the roof.

Ask the HOA if they’re aware of any possible special assessments now or in the future.

11. What is the ratio of owners to renters?

Hryniewich believes this is one of the most important questions to ask. A building with fewer owner-occupied units may be a riskier investment since it might make it undesirable to you and future owners. Your unit might be harder to sell down the line, and the value of your property might not rise as fast if there’s a high number of renters in the building, Hryniewich says. He adds that an HOA might set a cap for what percentage of the building can be renter-occupied.

Furthermore, if you’re hoping for an FHA loan, you might have a more challenging time securing financing. An FHA loan requires at least 50% of all units within a property to be owner-occupied.

12. Is there any pending litigation?

An association may be involved in a lawsuit for many reasons, including HOA disagreements, discrimination, construction issues, or even unpaid dues. But no matter the reason, pending litigation will likely mean more headaches for you. It may increase your monthly fee down the line, cause selling issues, and lenders may steer clear of providing financing if litigation is pending on an association.

13. Has the building invested in any green energy initiatives?

Not only will a green building help improve your air quality, but it should also lower energy costs , water costs, and maintenance costs throughout the building.

14. What are my repair and maintenance responsibilities?

Usually, you will be required to cover the maintenance and repair within your own unit, and the HOA will cover all of the common areas. However, it’s wise to double-check to make sure you aren’t responsible for more or less maintenance than you want.

15. Do I need insurance?

Every HOA will have an insurance policy for the building, known as a master policy, covering damages to the structure and any communal areas. Part of your monthly dues should go toward paying that. But, in most cases, you’ll also be responsible for a condo insurance policy that covers your specific unit from the walls in.

Hryniewich, our Colorado Elite Agent, believes it might also be helpful to get “loss assessment coverage” with your condo policy that may help cover your out-of-pocket expenses in the case of a special assessment.

16. What are the boundaries of my unit?

This might seem pretty straightforward, but confirm what the exact boundaries of your unit are. Are you responsible for any exterior locations or even any repairs inside the walls?

17. Is there parking for condo owners?

You don’t want to show up on moving day only to realize you have nowhere to park your truck. Check if it’s deeded parking (meaning you own the spot as a part of your unit), assigned parking, if there are any added costs for parking, and how many dedicated spots you have available.

18. Is there parking for guests?

It’s never too early to start thinking about your housewarming party. Figure out the best place for your guests to park.

19. Can I run a business out of my condo unit?

The COVID-19 pandemic changed a lot about where and how we work — and some of it for good. According to Upwork, 22% of the American workforce will work remotely by 2025.

Make sure your condo association doesn’t have any rules that might affect your ability to work from home, including if you’re able to run a business or company out of your unit. Many HOAs believe a business, especially one with several employees, might be noisy and disrupt others in the building.

20. Can I rent out my unit?

Whether you plan to rent out your unit or it may be a possibility down the line, confirm what the rules are regarding rentals. Your condo docs and bylaws should lay out the regulations on renting and if it’s allowed on the property. Sometimes it may be permitted, but you need approval from your association.

21. Are short-term rentals allowed?

If you’re interested in using your unit as an Airbnb or VRBO , see if your association has any rules on short-term rentals. Sometimes HOAs state a rental must last for at least 30 days; other times, there might not be any restrictions at all. Keep in mind what your local city and state laws say about short-term rentals as well.

22. Are there any pet restrictions?

Many condo associations have requirements on the type of pet you’re able to have as well as the size and specific breeds.

23. How noisy is the building?

This might be something you’re able to figure out from the meeting minutes if there are any specific noise complaints or disagreements. But it’s smart to ask the condo association or even your potential neighbors what the noise level usually is.

24. What exactly do I own?

In a condo, you will often own your specific unit and a certain percentage of the common areas. Your copy of the CC&R should precisely outline what is a part of your unit and part of the common areas. In addition to your other condo docs, it should show your “interest,” or ownership, in the property.

25. What is the potential resale value?

This, of course, isn’t set in stone and can change based on many different factors. However, it’s fair to get a potential resale value so you know how your equity might grow while you’re in the unit.

Consider everything from the unit itself, the condo fees, the ratio of buyers to renters, and the number of unsold units. The HomeLight home value estimator will be an excellent tool to aid in your estimate as well.

Decorating a Condo: 6 Ways to Go From Basic Whoa to Wow

Follow these expert tips from interior designer Caitlin Murray for decorating a condominium with luxe style and personality.

A blank, neutral canvas might seem an appropriate background for an artist. But living in a beige box didn't do anything to spark inspiration for the painter who inhabits this 900-square-foot condo in West Hollywood. Enter interior designer Caitlin Murray. "I wanted the space to reflect the homeowner—to be her grown-up bachelorette pied-à-terre," Murray says. "I wanted it to feel luxe without taking itself too seriously."

Cream walls were repainted in crisp white to create a gallery-like backdrop for the homeowner's art and other pieces she's collected. Next, color came in a few bold strokes delivered via upholstery, rugs, and the ceiling, which is painted high-gloss black in most spaces, and even wallpapered in the primary bath. See the other ways she took the bare bones of this builder condo from bland to fabulous.

1. Pick Pieces that Can Do Double Duty

Murray added new energy to this living room with velvet jewel-tone furniture and an antique Persian rug. She balanced the dark tones with reflective pieces, including a vintage mirrored folding screen, shiny brass tables, and black metal lamps. The designer layered various textures—mirrored and lacquered, soft and fluffy—and mixed furniture styles for a look that's eclectic yet polished.

She also tucked a narrow console table into the living room to work as a desk. Side tables with drawers store linens, candles, and other tabletop goods for the nearby dining room.

There are hints of vintage, traditional, and contemporary, which keeps a home feeling classic, not locked into one decade or era. It's definitely a theme of cultivated caprice."

2. Don't Be Color-Shy

Neutral colors can make a small space seem even smaller. Colorful hues on walls , floors, or ceilings add interest and can make rooms look expansive. In rooms without natural light, Murray adds her own sunshine. She painted the walls in the powder room a peach color to create a jewel-box effect. Dated industrial-looking floor tiles were replaced with graphic concrete tiles. Murray carried the tile's grounding shades of black and gray throughout the room with a new marble-top vanity, black fixtures, and a rounded mirror. Deco-inspired sconces amp up the opulence in the small space.

Consider adjacent spaces when choosing colors in a room. Tie spaces together by repeating a hue. A colorful pair of modern works of art by Julian Opie depicting a man and woman coming and going seems to reflect the purpose of this hallway , which is just around the corner from the main living spaces.

3. Layer with Accessories

Beige carpet throughout the condo was removed and replaced with sleek seamless stone flooring that mimics the look of poured concrete. It provides a contemporary anchor for retro-style pieces, such as the black metal hexagon shelving unit and velvet-clad chair in a corner of the bedroom. Show off your personality with accessories. Stacked books, throws, pillows, vases, and collections neatly contained on trays, tabletops, and shelves lend soul to a space. "Don't go to extremes, but if a room is too bare, the space feels smaller," Murray says.

4. Play with Scale

Sculptural rattan chairs, a black lacquered oval wood table, and a gem-shape faceted glass pendant provide shapely silhouettes in the dining area while allowing the eye to travel through the space. Jolts of color come from a lavender rug and a gallery wall of art . "You have to strike a balance between hefty pieces and furniture with more modest silhouettes," Murray says. Vary the proportion of furniture. Try using a few large pieces instead of packing a room with a plethora of small-scale items, which can crowd a space.

5. Change the Layout

The kitchen remains within the same footprint but a wall that closed it off from the rest of the condo was removed. Murray added a waterfall peninsula as a subtle divider and painted the new cabinets gray to contrast with the white quartz countertops.

6. Add Wallpaper

There's a softer side on display in the primary bedroom where Murray added interest to a long wall with a graphic, yet muted-color wallpaper. An airy iron four-poster bed draws the eye up, while floor-to-ceiling draperies provide privacy and soften the hard edges of a sliding glass door leading to a balcony.

D’ailleurs, la demande a relancé la question de la hauteur des tours d’habitation à Montréal et la Ville souhaite maintenant faire le point sur cette réglementation. Voici donc les 10 plus hautes constructions résidentielles de Montréal, construites ou en cours de réalisation.

1.  L’Avenue , 175 mètres

Réinterprétation moderne de la tour Manhattan, ce bâtiment de 50 étages constitue LE projet de construction du promoteur Broccolini. Situé sur l’avenue des Canadiens-de-Montréal, le bâtiment comprendra plus de 300 condominiums allant de 500 à 1 500 pi ca, des penthouses allant jusqu’à 5 300 pi ca, en plus d’un rez-de-chaussée commercial, incluant une épicerie et des bureaux, du troisième au huitième étage.

2.  Tour des Canadiens , 167 mètres

La construction de cette tour d’habitation de 50 étages devrait se terminer en 2016 sur la Place du Centenaire à l’angle de la rue de la Montagne et de l’avenue des Canadiens-de-Montréal. Le succès sans précédent (les 520 condos se sont vendus en trois mois) a incité le promoteur Cadillac Fairview a lancé une deuxième phase. Les dates de début des travaux ne sont pas encore annoncées.

3. Le  Roccabella , 147 mètres

Situé sur le boulevard René-Lévesque Ouest, entre les rues de la Montagne et Drummond, le Roccabella présentera deux tours de 40 étages dans lesquelles on retrouvera des unités de 1, 2 ou 3 chambres et des penthouses avec terrasse. Le projet, dont la livraison est prévue en décembre pour la phase 1 et en 2017 pour la phase 2, est l’œuvre de MC Finance.  (1)

4.  Icône Nord , 146 mètres

Tour résidentielle de 38 étages située au coin de De la  Montagne et René-Lévesque qui regroupera  360 condos et penthouses de 1 à 3 chambres, signé par la même firme d’architectes que le Roccabella. Livraison prévue en 2016.

5. Le V, 138 mètres

À l’angle de Bleury et René-Lévesque, cette tour filiforme de 40 étages, développée par le groupe Canvar, propose des appartements de location. À côté, une deuxième tour plus petite, se trouve un Holiday Inn offrant des espaces d’entraînement auxquels les locataires ont accès.

6. Altitude, 124 mètres

Presque la totalité des 190 unités de 728 à 2795 pi ca de cet immeuble de 33 étages a trouvé preneurs, dont un tiers acheté par des clients étrangers. Situé au 1225 boulevard Robert-Bourrassa (University), l’Altitude, un projet du groupe Daca et de l’architecte Jean-Pierre Lagacé, se distingue entre autres par ses commodités et services haut de gamme.

7. Appartements Port Royal, 122 mètres

Ce bâtiment résidentiel s’élève au 1455, rue Sherbrooke Ouest depuis 1964. Il compte 33 étages, et comprend 209 unités de 400 pi ca à 3400 pi ca. Sa construction a été financée par Generale Immobiliare, un groupe immobilier relié au Vatican.

8.  Tom Condos , 121 mètres

Situé au 1188, rue Union, le Tom Condos est un projet de 318 condos de 400 à 2700 pi ca répartis sur 40 étages. Ce projet développé par Daniel Revah et dessiné par l’architecte Karl Fischer devrait être complété en 2017. Fin novembre 2015, 70% des unités ont trouvé preneurs.

9.  Altoria , 120 mètres

Au cœur du Quartier International, cet immeuble de 35 étages construit par la Corporation Immobilière Kevric et complété en 2014 comporte 152 unités de 600 et 5575 pi ca réparties sur 25 étages, les dix premiers étant réservés à des bureaux.

10.  Yul Tower , 120 mètres

Ce projet colossal regroupant deux tours de 38 étages et 800 condominiums de 333 pi ca à 3000 pi ca a fait beaucoup parler avec ses espaces communs dont le design sera signé par la maison Armani. Développé par Brivia Groupe en collaboration avec Tianco et la firme d’architecture MSDL. Livraison : 2017.

We’re still finishing up the makeover of the bedrooms and bathrooms ( see my plans for the master bedroom HERE ), but I’ve shared lots of individual projects of the other rooms that we’ve completed so far – the living room, kitchen and dining room .  So I thought it would fun to do a video tour of those main rooms because some things just don’t come across as well in still photos.  The video is a fun way to take a closer look at things, to better show you how all three of the spaces tie together and to talk about my resources.

The video is located down below, but before we get to the tour, let me show you a before and after of the spaces that we’ll be taking a look at.  These will serve as a refresher if you’re a long time Worthing Court reader and will give those of you reading for the first time a better idea of how far this condo has come.  Click on the name of the room above the photo to take a tour of the entire space.

LIVING ROOM

In addition to using it themselves, the previous owners of this condo used it as a rental and it showed.  Every single thing in the living room was tired, worn and dated.  The carpet was icky-sticky, the furniture was gross and saggy and everything felt generally dusty and grimy.

We donated nearly all of the furniture, repainted the walls (Sherwin Williams Snowbound throughout the entire condo), replaced the ceiling fan and replaced the carpet with laminate flooring and an area rug.

After the major changes were made it was on to the fun part – making the space pretty!  In came new furniture, diy draperies and fun accessories.  All along, I’ve been working toward a modern farmhouse look with just a nod to the fact that this place is located oceanfront. No tacky beach tchotchkes allowed.  😀  In the video, I’ll explain how I accomplished capturing a coastal feel without going overboard.

DINING ROOM

The dining room in the condo does double duty.  In addition to being the place where we eat, it also serves as the entry area into the condo.  It was a bit of a dilemma to figure out how to treat a room with two totally different functions as one, but you can see how I accomplished that in the video.

Two of the walls were covered with a wallpaper mural, the flooring was ceramic tile, the table was way too small and I’m not a fan of having a ceiling fan above a dining table.  Who wants to eat cold food???

Some of the tiles were broken, so out it came, along with the carpeting that ran along the edge, and in went laminate flooring.  We removed the wallpaper murals and added board and batten to one wall, which is painted Sherwin Williams Software.  The back of the peninsula was painted the same color as the board and batten wall to help tie it all together.

A large’ish chandelier, which serves as the main light, makes quite a statement in the space.  I kept the original chairs and barstools and painted them with my favorite spray paint , but we replaced the table with a larger one and added two wicker chairs to each end of the table. A beautiful area rug, the addition of some artwork and cool mirror and another piece of furniture completed the space.

The kitchen is a small galley kitchen and the before photo pretty much speaks for itself – greasy and grimy dark cabinets, worn fake butcher block laminate counters and older mismatched appliances.  At least there wasn’t an ugly backsplash that we had to remove.

This is the one room in the condo where we spent a significant amount of money, but by careful shopping we were able to keep the cost down.  In the video you’ll get a closer look at other details that we added and a couple of projects that are yet to be completed.

The cabinets were painted, instead being replaced, the granite counters are made from remnant pieces and the appliances are all just basic models.  Painting the cabinets white (Sherwin Williams Extra White) totally transformed the space!

Hi Heather. Glad you enjoyed the video! I just used plain old white spray paint with a gloss finish on the knife block, without priming it first. It’s a new year, a time for optimism and renewal. So we’re turning our attention to those potential homebuyers who could use it the most: the first-timers, who are facing the most challenging market in a generation.

With mortgage rates hovering near 7%, still-astronomic home prices, and bone-dry inventory levels across the nation, the monthly cost to own a home—especially for those who haven’t built equity by owning already—has never been higher. It has caused many wannabe first-time homebuyers to throw in the towel.

But there is still hope! For many newbies, it might just be a matter of making a shift toward something they can better afford—like a condo or townhome. These lower-cost homes have historically been a stepping stone for buyers looking for a less expensive alternative to a single-family home. And now is no different.

Condos and townhomes are typically priced at about 5% to 7% below the price of a single-family home—sometimes much more—though they appreciate a bit more slowly.

“Condos can help prospective homebuyers who perhaps have a smaller budget, but who are really determined to get a foothold in the market and start to accumulate some equity,” says Realtor.com senior economic analyst Hannah Jones . “It can be a really great entry point.”

These comparisons come with caveats, most notably that the price per square foot for condos and townhomes is paradoxically higher, because they’re smaller than single-family homes. Condos and townhomes are concentrated in the center of urban hubs, whereas the peripheral suburbs are reliably filled with single-family homes.

It might seem a bit confusing, but we break it down for you! We’ve crunched the data to find the cities where buyers can get the biggest discounts by purchasing a condo or townhome instead of a traditional single-family home. For cash-stretched, first-time homebuyers, it could be a lifeline.

We compared November median list prices for both housing types: single-family homes and the condo/townhome/row home/co-op category. Our criteria: cities where median condo prices are below $525,000 (approximately 125% of the national median) to avoid extremely expensive condo markets (such as Park City, UT, where million-dollar condos are considered a steal). We also focused on larger cities with robust economies, ensuring at least 100 average monthly condo/townhome listings, 300 average monthly single-family home listings, and 500 total average monthly listings over the past year. Finally, we selected the city with the largest discount in each state.

We uncovered impressive savings spanning a diverse array of U.S. cities, from retiree-friendly South Florida to quirky Portland, OR, and from the beaches of South Carolina to sun-drenched Arizona.

“This is how you can get a price point down in the threes [$300,000–$400,000], which is the starter price point these days,” says John Hunt , the principal at MarketNsight, a real estate data tracking firm. “It’s got to be the higher density, smaller square footage product. The two biggest demographic groups we’re thinking about here are millennials and boomers, who don’t need that 3,000-square-foot, single-family detached home.”

Here’s where buying a condo or townhome in 2024 can offer the best savings.

1. Delray Beach, FL

A gem on Florida’s southeastern coast, Delray Beach offers a blend of luxury and affordability in its condo market, with a nearly 80% discount compared with single-family homes in the area.

Of course, the high median list price for single-family homes here—$1.2 million—largely accounts for the list-topping savings, but with median condo prices at $250,000, they’re quite affordable on their own.

Delray Beach is known for its beautiful beaches and vibrant arts scene. It’s a popular destination for retirees and tourists alike, with toasty weather that allows outdoor activity year-round.

2. Reno, NV

Along the western edge of Nevada, sidled up against the California border, you’ll find the state’s capital city, Reno.

Dubbed the “Biggest Little City in the World,” because of the metropolitan feel and big-city casinos in a relatively small town, Reno offers significant savings for those looking at the condo market. Here, a median-priced condo is about less than half the price of a single-family home.

On top of the big savings, being nestled at the base of the Sierra Nevada makes Reno attractive to outdoor recreation enthusiasts. Having natural wonders like Lake Tahoe less than an hour away adds to its allure for condo buyers looking for a balance between city living and outdoor adventures.

3. Galveston, TX

Next up is the Gulf Coast of Texas, where condo buyers in the city of Galveston stand to spend less than half of what they would on a single-family home in the area.

Galveston is unique for its long-documented history as the home of the native Karankawa people, before European explorers landed there in the 1500s. Later, it was the site of one of the deadliest natural disasters in U.S. history, the “Great Galveston Hurricane” of 1900.

It’s also the only city on our list that occupies what is actually an island, separated from the Texas mainland by the West Bay. Galvston Island is lined with miles of beaches, offering another benefit to living there.

“In Galveston, buying a condo allows you to enjoy the beachside lifestyle and access to larger metro areas at a more affordable price,” says Realtor.com analyst Jones, noting the proximity to Houston.

4. Myrtle Beach, SC

Myrtle Beach is one of the prime tourist destinations on the East Coast, known for its seaside attractions—including one of the tallest Ferris wheels in the country.

It’s also where homebuyers can find a median-priced condo for only $229,000, well below the national median home price and nearly half of a single-family home in the area.

The sweet condo prices also come with a unique lifestyle that’s geared toward leisure. There are plenty of golf courses, of course, in addition to the miles of boardwalks, white-sand beaches, and festivals like the Carolina Country Music Fest.

5. St. George, UT

In the southwestern corner of Utah, on the border with Arizona and about 10 miles east of where Nevada begins, you’ll find the small city of St. George. The city is known for its stunning red cliffs and quick access to Zion National Park, about a 30-minute drive to the northeast.

Single-family home prices here have settled at around $650,000 in recent years, about 50% more expensive than the national median, after somewhat modest price gains in the past few years. But condos here are below the national median condo price of $399,000.

Mild winters and lots of sunshine make it a year-round paradise for outdoor obsessives.

6. Baton Rouge, LA

Louisiana’s vibrant capital city, perched on the banks of the Mississippi River, offers an impressive discount for home shoppers eyeing condos and townhomes. With a median condo price of less than $200,000, Baton Rouge has the most affordable price point of any place on our list.

Baton Rouge is also known for its blend of Southern charm, deep history, and bustling urban life. There’s also a lively music scene and an array of great Cajun and Creole cuisine. And as home to Louisiana State University, the city retains a youthful vibrancy.

“Baton Rouge, with its university town dynamics, offers condos as a feasible choice for those sticking around after they finish their education, or for newcomers moving into the city,” Jones.

7. Phoenix, AZ

In the heart of Arizona’s Sonoran Desert, Phoenix is a true Sun Belt boomtown. It’s renowned, of course, for its year-round sunshine—including some thermometer-busting temps in summer—but also a vibrant arts scene fostered in the center of the city’s historic downtown, the Roosevelt Arts District.

Phoenicians can enjoy outdoor activities nearly year-round, whether it’s hiking the nearby mountains that encompass the Valley of the Sun or hitting the links at one of the area’s numerous golf courses.

The condo market in the state’s capital city offers a nearly 40% discount compared with single-family homes. And although single-family homes have swelled in value, hitting more than a 30% premium compared with the national median price, condos here are about 13% below the national median.

8. Denver, CO

Denver, the “Mile High City” and the capital of Colorado, is known for its picturesque Rocky Mountain views, a relentless enthusiasm for the outdoors, a lively urban core, and, of course, its pioneering legalization of cannabis.

There’s easy access to great skiing, hiking, and any number of other outdoor activities. Combined with a thriving arts and music scene, Denver caters to a diverse set of lifestyles.

It’s also where condo buyers can get a major discount compared with single-family homes. This comes with a caveat, which is that condos in Denver are near the upper threshold we used for consideration. (We limited to median prices at or below 125% of the national median.) So while these condos are somewhat pricey, they’re far below the single-family home prices here, which saw a meteoric rise in the 2010s.

“Denver’s condo market presents a budget-friendly alternative for homebuyers in this high-priced area,” Jones says, “especially in the urban center.”

9. Portland, OR

The city of Portland has come to define Pacific Northwest charm and the eccentric inhabitants it attracts. It’s also a great place to find a relatively inexpensive condo, with a $250,000-plus discount compared with single-family homes.

For John Hunt , the real estate researcher based in Raleigh, the concentration of condos in the center of the city makes them all the more appealing for first-time buyers or retirees who favor amenities and attractions over sprawling living space.

“If I want to live downtown, where all the action is, and I want to buy something priced affordably, say $350,000, what am I describing?” Hunt says. “Well, in Raleigh, like a lot of cities, that’s going to be a condo. And you know, it’s a great opportunity for [someone] to become a homeowner.”

Moscow Sky Lights Up With Strange Glow After Explosion at Electrical Substation: Reports

N ew footage has emerged showing bright flashes lighting up the night sky in southern Moscow during the early morning hours of November 22.

Knewz.com has learned that there was an explosion at an electrical substation on the outskirts of Russia's capital city followed by an alleged power outage in "several" homes.

Video snippets, shared on Russian news channels like ASTRA , captured a series of flashes that caused the sky to change color. Smoke could also be seen rising from a building.

Corroborating the video, several Russian Telegram accounts reported an explosion near the south of Moscow and a subsequent fire at the Lyublino electrical substation, southeast of central Moscow, per Newsweek .

The local authorities from the area have since confirmed that an explosion occurred in the village of Molokovo, but they reassured the public that all vital facilities were operating as normal.

Russian outlet MSK1.ru reported the blaze at the substation and noted “several” power outages.

The town of Lytkarino, located to the southeast of Moscow, was one of the affected areas, as reported by the independent outlet, Meduza .

Additional power failures were reported in the southern Domodedovo section of the city. However, electricity was later restored to these areas.

One local resident speculated that a drone may have been responsible for the explosion, but additional sources are yet to support this theory.

Newsweek reported that messages on the ASTRA Telegram account run by independent Russian journalists showed residents near the substation panicking. One concerned Russian called it a "nightmare."

The incident follows an attack by Russia on a power station in southwestern Ukraine that left 2,000 people without electricity .

The assault came after repeated warnings by Ukraine’s President Volodymyr Zelensky that Russia would try to cripple its power grid as winter approaches.

Ukraine's leader warned that if Russia resorted to attacking its power utilities, it would respond in kind.

Ukraine has conducted numerous long-range aerial drone strikes on Moscow since May 2023.

Most recently on November 20, it was reported that one such incursion was intercepted close to the city, per Kyiv Post .

Moscow’s Mayor Sergei Sobyanin confirmed this and elaborated that the region's air defense systems intercepted the unmanned craft over the city of Elektrostal to the east of Moscow, as well as another over the Bogorodsky district, northeast of central Moscow.

The details of the recently surfaced video footage have yet to be independently verified.
