With mobile home manufacturers facing rising demand — between  2013 and 2017  the number of mobile homes produced jumped from 60,210 to 92,891 —  there are more inspiring options available for you than ever. If you throw a dart at a U.S. map you likely will land near a great mobile home park.

So, where to go among the top cities for mobile homes?

The top 8 states for mobile homes are New Mexico, South Carolina, West Virginia, Alabama, North Carolina, Arizona, Florida, and Texas. However, you don’t have to limit yourself to those states.

A couple of notes for you here. The data we show is a percentage of mobile homes among all dwellings. So, states like Maine, North Dakota and Delaware may have higher percentages, but they have a much smaller total number of residential dwellings compared with the other states.

Also, we’ve compared the U.S. Census Data used to build our tables of top cities for mobile home and compared it against MHVillage listing volume by metro area to land on our selections for the eight top cities for mobile homes.

1. Albuquerque, New Mexico

New Mexico’s largest city has a rich cultural history from the Hispanic, Latino and Native American influences in the Southwest. Albuquerque’s culture and natural resources weave together to create an incredible living experience. One of the most impressive attractions is the Petroglyph National Monument, which has volcanic cones and thousands of petroglyphs carved by indigenous people nearly 3,000 years ago. Albuquerque boasts unique museums like the Rattlesnake Museum and the Turquoise Museum that highlight the area’s natural resources.

In New Mexico, mobile homes are aplenty. The state is ranked first for the highest percentage (16.9%) of mobile homes . As for the park itself, Bogue Pines is an all-ages community that offers large, wooded lots, a pool, a fishing pond, trails and more. It has 22 mobile homes available that average around $55,000, which falls below North Carolina’s average mobile home price of $86,807. The average home age is impressive as well, with 2019 being the average model year of a home in Bogue Pines, beating out North Carolina’s 2009 average.

Despite the fact that mobile homes are ubiquitous in modern housing—there are more than 40,000 mobile home parks on our site alone, with lively communities in every nearly every corner of every state—the general public still knows surprisingly little about this under-leveraged form of affordable housing. 

To address some of the common misconceptions and inquiries about these residences, we’re answering a few frequently asked questions regarding mobile homes. We’ll cover everything you might want to know about manufactured homes, from financing, buying, and selling to maintaining, repairing, and safeguarding.

What Is a Mobile Home?

Mobile homes, also known as manufactured homes, are factory-built dwellings towed or trailered to their permanent site.

When we talk about mobile homes, we’re most often referring to manufactured homes or homes that are built offsite at a factory and then transported to their final destination. However, technically, the mobile home classification only applies to those constructed before June 15, 1976, when the National Manufactured Housing Construction and Safety Standards Act was passed.

Homes built after June 15, 1974 were and are still required to follow a strict set of construction and safety standards set forth by the U.S. Department of Housing and Urban Development (HUD). Though we tend to use the phrases “mobile home” and “manufactured home” interchangeably, unless the home in question is a pre-1974 unit, it’s more than likely a manufactured home.

What Are the Benefits of Living in a Mobile Home?

Compared with site-built homes, mobile homes come with a variety of benefits. Though there are hundreds of unique advantages to this lifestyle, the five biggest ones, in our opinion, are:

  • Affordability – Because prefabricated homes are produced at scale in a factory, they cost much less to build, even for brand-new units. Buyers are able to get more higher-end amenities for a significantly lower price, meaning less compromise throughout the designing, building, and purchasing processes. Additionally, these homes are built for energy efficiency, saving on energy bills.
  • Customization – Constructing your dream home, with a layout and design you’ve conceived yourself, is within reach when you opt for the manufactured home. You’re able to select your preferred floors, finishes, colors, and size when you purchase a new unit.
  • Freedom – Apartment dwellers looking to transition to a single-family home will revel in the freedom of this lifestyle. Mobile home parks afford residents luxuries like their own parking spots, their own walls, and their own yards.
  • Social living – Life in a mobile home community is good for social types. Residents have a built-in social circle of like-minded friends, typically with access to organized events, outings, clubs, and even vacations.
  • Speed – Let’s face it: Building a typical house is time-consuming and stressful. On the other hand, factory-built homes are built efficiently and affordably, so you can get into your new home fast. They produce less stress because they don’t require you to hire a team of contractors, builders, and other laborers to get the job done.

How Is It Different from a Modular Home?

Though manufactured homes and mobile homes are generally considered synonymous, modular homes are slightly different. Modular homes are built in multiple parts, called modules, which are then transported to their final site and put together using a crane. Though they are factory-built, modular homes must follow the local and state codes where the home will reside. Since multiple modules can be combined to create the home, these types of dwellings tend to vary greatly in terms of size, architectural style, and cost when compared to manufactured homes.

How Much Do Mobile Homes Cost?

According to MHVillage’s latest data, the average price of a manufactured home is around $75,775 with newer single-wides averaging $57,022 and double-wides averaging $102,551. In May of 2019, the overall average listing price of a home in the United States reached an all-time high of $300,000, so even the most expensive mobile homes are considered a bargain for most owners.

One of the principal differences between factory- and site-built homes is the way the land is handled. When you buy a site-built house, the price always includes the land. However, when you buy a mobile home , this is not always the case. Residents generally rent the land from the owner of the mobile home park but own the house. With that said, it is possible to purchase a home and land bundle or to place a prefabricated home on land you already own.

Can You Mortgage a Mobile Home?

This issue is complex, but here’s our short answer. You can absolutely finance a mobile home, but there are more limitations in terms of financing options when compared with traditional stick-built homes. Depending on the classification, these homes are either financed as personal property (through loans) or real estate (through a mortgage). 

Mortgaging a mobile home is different from mortgaging a site-built home. The tricky thing here is that not all manufactured homes are classified as real estate, especially if they don’t have an approved foundation and if they aren’t taxed as real estate. If your home does fall into the category of real estate, you can generally secure a mortgage. In fact, mobile home financing is increasingly being backed through Fannie Mae, Freddie Mac, the VA, and the USDA.

If your mobile home is classified not as real estate but as your personal property, financing is achieved through a personal loan. Popular loan options include home-only loans (chattel loans), land-home mortgages, and construction to permanent loans. Depending on your credit and the exact situation, you can acquire financing through a bank, a credit union, or even through the mobile home community where you plan to live.

Can You Rent a Mobile Home?

Absolutely! Renting is a smart option for many, especially those who seek affordable, flexible housing and those who want to give the manufactured home lifestyle a try before investing in their own house. Many apartment- and condo-dwellers transition to renting a manufactured home if they like the freedom of renting but want a bit more privacy, outdoor space, parking, and other amenities commonly provided by mobile home communities. How Long Do Mobile Homes Last?

Contrary to popular belief, modern-day mobile home units are not shoddy shelters or temporary housing. In fact, they are built to an extremely high set of quality control standards in a factory, more like your car than your (traditional) home. They meet or exceed the standards for site-built construction and are built to withstand the rigors of being transported to the site as well as being lifted by a crane. Manufactured homes are made with the same tried-and-true building materials as site-built homes—aluminum, steel, wood, etc.—yet have the distinct advantage of being produced by well-oiled machines and experienced teams that oversee every job.

Can Mobile Homes Withstand Natural Disasters?

Yes. In fact, manufactured homes must be built to HUD’s wind zone classifications, meaning that if they are placed in high wind areas, they must be designed and constructed to handle the wind loads common in those regions. Those homes in high wind areas, particularly along the east coast and the Gulf of Mexico, as well as in areas prone to tornadoes, must be constructed to withstand higher wind loads.

What about fires? As part of the National Manufactured Housing Construction and Safety Standards Act, manufactured homes must be built to very stringent safety standards to prevent fires and other disasters. They must be produced with certain fire-resistant materials and must have smoke alarms installed in all living rooms and bedrooms. With that said, residents of any home should closely follow a fire prevention plan and safeguard each room to avoid any disasters.

Do Mobile Homes Retain Their Value?

In short, yes. There are a number of recent data points that support the longevity of mobile homes , and the FHFA report released in September of 2018 solidifies this. When you consider that today’s manufactured homes are well-built and sturdy, with less complicated and more affordable maintenance, it makes sense that they retain their value over the long-haul. Like any investment, the value depends on the market, the economy, and the available inventory in the area where the home is up for sale.

Where Can Mobile Homes Be Placed?

You can live in a mobile or manufactured home virtually anywhere you can live in a stick-built home, so long as the placement abides by the law of the land (zoning) and it makes sense given the climate and landscape of the region. 

The two primary options for placement are a vacant piece of land you own (or have permission to use) and a pre-planned mobile home community where you can either rent or purchase a parcel of land for your unit. If placing your home on a vacant piece of land, you’ll be responsible for all compliance—including all permits and zoning—according to the laws set forth by your state and local governments. 

Because mobile homes are constructed to suit their environment, such as with wind-proof materials in high wind zones, there are very few regions of the United States where they aren’t a smart housing option. Today’s manufactured homes are designed to be immensely efficient, so they’re easy and affordable to keep at whatever temperature is ideal for your climate. 

Can Mobile Homes Be Moved?

One of the most common misconceptions about mobile homes is that they can be transported from point A to point B easily like an RV or a trailer. Mobile homes are classified as mobile (and this is a dated term) only because they are mobile from the factory to the final home site, but they are typically not moved after that. The cost, complications, and liability of moving the home make it prohibitive for many.

With that being said, it is possible to transport your mobile home if you are prepared to spend several thousand dollars per section and obtain permits issued by the state or local government. A professional mobile home transport company should be used to ensure that the home doesn’t get damaged in transport. A book dedicated to the trend of glamping (glamour camping), exploring the history of mobile homes over time

“Mobile home for outdoor tourism. The history of evolution” , published by Il Vicolo del Pavone (Alessandria) is the first volume investigating the different kinds of open-air tourism and nomadic living . The book required a year for the analysis and the cataloging of stories and images. The research focuses on the definition of the mobile home, also deepened from a technical and constructive point of view, to move on to a historical excursus, which explains the stages that led to the concept of glamorous outdoor tourism, as we know it today.

There are three sections in the book; the first didactic and technical section explains the concept of the mobile home, a second historical-architectural part, illustrates the various types of mobile homes over time and in different areas of the world. Finally, a third part focuses on eco-sustainability, directly linked to this new way of living tourism and leisure, but also of living, with fewer restrictions.

For the realization of this volume a fundamental role was played by the research carried by out by Carlo Berizzi and Luca Trabattoni of the AML (Architectural Maker Lab of Dipartimento di Ingegneria Civile of Università di Pavia), in collaboration with Crippa concept , leader in the design of mobile homes and lodge tents for tourism in the open air. Whats the largest home you sell?

We have homes in so many sizes. Starting with tiny homes, these are small homes that unfortunately cannot be lived in year round, but serve well as hunting cabins or simply a lakeside cabin you can visit with your family in those hot summer months. Generally anything less than 400 square foot would be a tiny home that can be lived in temporarily. Just above that are our Park Model homes, which are technically RVs. Being an RV, you can only live in these for 6 months at a time during any calendar year. There are many RV parks that accept these types of homes, and they can easily be hooked up to a capable truck and moved elsewhere. Then weve got the standard mobile home, a single wide. Consisting of one section, they are usually narrow and offer everything you need. A double wide is of course twice this size and each section are merged on site. Finally, we have modular homes which can be 2,000 feet or more. These are homes you would buy if youre planning on living in your home for a long, long time, or would like to sell it at a later date, since they are indistinguishable from stick built homes in appearance and in price. Thats right, they appraise for the same, since theyre built to the same code!

Leesburg Animal Park

Take your kids to see the animals at  Leesburg Animal Park , with 21 acres to explore, where you can see creatures from all over the world. The park has native and exotic animals that roam and play. Children can experience the wonder of getting close to animals such as grand African serval cats, zebras, llamas, camels, kookaburra, wallabies, white-handed gibbons, donkeys, lemurs, bunnies, sheep, cows, goats, and pigs.

The park also hosts Junior Zookeeper Summer Camps for children who are animal lovers. The camp is a chance for kids to learn what goes on behind the scenes at the park through a unique adventure. Junior Zookeeper Summer camp is open to children aged 5-14, but everyone can see all the animals at 19246 James Monroe Highway in Leesburg.

Summit Ropes

For an indoor rope adventure for the whole family, head to  Summit Ropes , an indoor ropes course for your kids and teens where they can learn to overcome fun challenges. Depending on age and skill level, you can choose your adventure by selecting an easy or more challenging path. The course is adaptable for the whole family and is suitable for ages six and up.

This course was designed to resemble the beauty of Zion National Park in Utah, but at this indoor facility, you won’t have to worry about the weather. You won’t have to brace for the winter cold or swelter in the summer heat, and it’s the perfect destination for a rainy day. You and your family can climb the ropes at 44810 Old Ox Road in Sterling.

Flight Adventure Park

For a world of indoor adventure, check out  Flight Adventure Park  at 7200 Fullerton Road in Springfield. The park is suitable for all ages, offering a world of fun all under one roof, including ice skating, climbing structures, trampolines, virtual reality games, dodgeball, ninja warrior-style courses, and laser mazes.

You can also check out the Foam Zone, where you and your kids can dive into a pit of foam shapes. Try the battle beam, where you’ll have a playful sparring match atop a trampoline with foam around you, so you don’t have to worry about getting knocked down. There’s also a bounce house for the younger kids to play in. You can enjoy time with your family while actively playing at Flight Adventure Park. Experiencing the park is action-packed, heart-pumping, and full of fun.

Kid Junction

Kid Junction of Chantilly  is an interactive play space with many attractions, including the tubes and slides area, which has two levels of obstacles, slides, tubes, and bridges. The play area is designed with safety in mind and provides a clear view for you to supervise your children while they play by providing parent walk-unders and using netting, see-through panels, and webbed areas. Up to age 3, toddlers get their own dedicated space with a mini play unit, age-appropriate, safe discovery toys, and soft flooring.

You can all enjoy playtime in the Kid Junction Arcade, a kid-friendly, kid-sized arcade to make it easy for them to play. They can play sports-oriented games, air hockey, shoot basketball hoops, or a classic skee ball game. You can all head to the Kid Junction Cafe with various children’s favorite foods and healthy options. The Kid Junction Café is free of peanuts and all tree nuts, so you don’t have to worry if your child has allergies. Explore all the fun at 4090 Lafayette Center Drive in Chantilly.

Single-family detached homes are the single most common housing type in Ashburn, accounting for 38.32% of the town's housing units. About the appreciation rate data

Our data are designed to capture changes in the value of single-family homes at the city, town and even the neighborhood level. Different neighborhoods within a city or town can have drastically different home appreciation rates. NeighborhoodScout vividly reveals such differences. Our data are built upon median house values in each neighborhood, and combine data from the United States Bureau of the Census with quarterly house resale data. The data reflect appreciation rates for the neighborhood overall, not necessarily each individual house in the neighborhood.

Our data are calculated and updated every three months for each neighborhood, city and town, approximately two months after the end of the previous quarter. Each quarter, Fannie Mae and Freddie Mac provide their most recent mortgage transactions to the FHFA. These data are combined with the data of the previous 29 years to establish price differentials on properties where more than one mortgage transaction has occurred. The data are merged with neighborhood-specific median house values from the Census Bureau using NeighborhoodScout's proprietary algorithms developed by Dr. Schiller, creating an updated historical database that is then used to estimate the appreciation rates for each city, town and neighborhood within each time period. These resultant neighborhood appreciation rates are a broad measure of the movement of single-family house prices. The appreciation rates serve as an accurate indicator of house price trends at the neighborhood level.

How is the home appreciation data calculated?

Neighborhood appreciation rates from NeighborhoodScout are based on both median house value data reported by respondents via the U.S. Bureau of the Census, and a weighted repeat sales index, meaning that they measure average price changes in repeat sales or refinancings on the same properties. This information is obtained by reviewing repeat mortgage transactions on single-family properties whose mortgages have been purchased or securitized by Fannie Mae or Freddie Mac (by the FHFA). Then proprietary algorithms developed by Dr. Schiller, NeighborhoodScout's founder, are applied to produce neighborhood appreciation rates. Appreciation rates are updated by NeighborhoodScout each quarter as additional mortgages are purchased or securitized by Fannie Mae and Freddie Mac. The new mortgage acquisitions are used to identify repeat transactions for the most recent quarter, then are fed into NeighborhoodScout's search algorithms.

What transactions are covered in the appreciation rate data?

Neighborhood appreciation rate data are based on transactions involving conforming, conventional mortgages. Only mortgage transactions on single-family properties are included. Conforming refers to a mortgage that both meets the underwriting guidelines of Fannie Mae or Freddie Mac and that doesn't exceed the conforming loan limit, a figure linked to an index published by the Federal Housing Finance Board. Conventional means that the mortgages are neither insured nor guaranteed by the FHA, VA, or other federal government entity.

Mortgages on properties financed by government-insured loans, such as FHA or VA mortgages, are excluded, as are properties with mortgages whose principal amount exceeds the conforming loan limit. Mortgage transactions on condominiums or multi-unit properties are also excluded. As such, NeighborhoodScout does not produce appreciation rates for neighborhoods that consist solely of renters or have no single-family homes (dwellings without an entrance directly to the outside).

Gigantic bill apparently reflected using 9.5 gigabytes of data on a phone that had not been set up for international roaming

A Florida man was stunned to come back from a European trip and – upon checking his phone bill – realize that he had been charged a staggering $143,000 by his phone company for using his device while overseas.

ABC Action News reported that Rene Remund and his wife had toured Switzerland last September and had even gone to a T-Mobile store to share his travel plan with his phone provider before leaving.

But the gigantic bill apparently reflected using some 9.5 gigabytes of data while overseas on a phone that had not been set up for international roaming.

Remund told ABC that he called T-Mobile and waited on hold while the charges were examined and the person he spoke with informed him that the bill was not a mistake and that he was liable for it.

He then hired a lawyer, who contacted ABC for help. Shortly after T-Mobile were contacted by ABC, the company offered to credit Remund’s account.

T-Mobile told ABC : “We recommend our customers check the travel features of their plan, such as international data roaming, before departing … if a customer is on an older plan that doesn’t include international roaming for data and calling, they’ll need to make sure they’re using airplane mode and wifi when using data to be certain the device doesn’t connect to an international network.”

Self-checkouts - they're like marmite, people seem to either love them or hate them.

But the boss of Sainsbury's has claimed that his customers do  enjoy using self-checkouts, despite criticism that that machines don't always provide the convenience promised.

Simon Roberts told The Telegraph that there are more of them in Sainsbury's stores "than a number of years ago" as shoppers like the "speedy checkout".

But despite this, he said there won't be a time when they'll replace cashiers completely.

"Over the last year, where we've put more self-checkouts in, we're always making sure that the traditional kind of belted checkout is there," he said.

His comments come after northern supermarket Booths ditch self-checkouts at all but two of its sites after customer feedback. 

Walmart and Costco in the US have also scaled back on the systems.

We've all heard consumer advice that's repeated so often it almost becomes cliché. So, every Friday the Money team will get to the bottom of a different "fact" and decide whether it's a myth or must.

This week it is...

'Smart meters save you money'

For this one, we've enlisted the help of Dr Steve Buckley, also known as the Energy Doctor and head of data science at Loop...

So do smart meters help you save? 

"The short answer is both yes and no," Steve says.

"Installing a smart meter by itself won't magically reduce your energy consumption. But, by giving you easy access to your energy usage data, smart meters pave the way for savings that you couldn't achieve otherwise."

Before smart meters, most households only found out how much energy they had used when the bill arrived. 

By that stage it's too late to address wasteful usage, leading to what's known as "bill shock". 

"With a smart meter, you can see your usage and costs in real-time through an in-home display or an app provided by your supplier," Steve says. 

"This immediate feedback encourages you to use less energy. If you measure it, you can control it."

In 2022, the Department for Energy Security and Net Zero found that homes with smart meters used about 3.4% less electricity and 3% less gas. 

"This might not seem like a lot, but it adds up to a saving of over £50 per household annually," Steve says.  

If all homes in the UK made similar cuts, that would amount to savings of around £1.5bn and a potential reduction in CO2 emissions by about 2.7m tonnes each year. 

"Good for individual households but also great for the planet," Steve says. 

Smart meters are often installed at no extra cost to the consumer - it's effectively free data for households. 

Limitations

Smart meters are more or less what you make of them - a simple, free tool that allows you to see headline figures. 

However, "without detailed analysis, it's tough to identify and eliminate" where you could be wasting money, Steve says. 

Apps like Utrack, Loop and Hugo Energy can help you work out where you might be losing money by offering a more detailed breakdown if connected to your smart meter. 

Those tools are often free, but you may need to register your card details as proof of address. 

The tools give a number of useful insights, including looking at consumption in other households of similar size or monitoring where chunks of your money are going, such as to a faulty boiler or the "phantom load" (energy wasted by devices left on unnecessarily).

Myth or must?

Although smart meters alone don't reduce energy bills, they are a vital tool to help energy efficiency and cost savings.

It can be hard to balance getting nutritious foods that make you feel good without spending a lot.

In this series, which ends today after digging into yoghurt, bread, pasta, fruit juice and plant-based milk, we've tried to find the healthiest options in the supermarket for the best value.

Sunna Van Kampen,  founder of  Tonic Health ,  who went viral on social media for reviewing food in the search of healthier choices, has given his input for the past six weeks.

And for the final part of the series, we're looking at the nation's favourite snack: crisps. 

The series does not aim to identify the outright healthiest option, but to help you get better nutritional value for as little money as possible.

We're a people obsessed: in the UK, we get through six billion packets of crisps a year.

Sunna has three easy tips for finding the tastiest options that are kinder to your body...

1. Understand the fat facts

"Typical crisps can be oil sponges and contain over 30% fat from low-quality vegetable oils that have been fried," Sunna says. 

"What we are on the lookout for those that buck the trend and stay away from the fat." 

So, he says, aim for crisps that contain less than 15% total fat.

2. Fibre up your snack time

"While crisps aren't exactly salad, some can offer more nutritional value than others," Sunna says.

"Check the labels for options that have more fibre or protein."

These help you feel fuller for longer and also keep your digestive system happy.

3. Portion control

"It's easy to demolish an entire bag in one sitting - however, many brands offer multipack bags that are portion-controlled, usually around 25g a bag," Sunna says.

Sticking to these helps to manage calorie intake and stops overindulging.

The big picture

"Small changes might not immediately seem like a lot but if you eat a bag a day with your lunch, we are talking about up to a whopping two litres of oil cut from your diet over the course of the year," Sunna says,

"This is not permission to eat crisps every day (enjoy as an occasional treat) but rather an indication of how small changes add up quickly overtime."

The good news is Sunna's recommendations are all similar in price to their popular, fattier rivals - so you don't need to make a bigger investment to reap some health benefits. 

We've included the prices for the brands' standard multipacks at Tesco - correct as of time of writing. 

Walkers Oven Baked - £1.95 for six-pack

"Around £1.95 for a pack of six, these crisps are baked, not fried, slashing the fat content to 13%, so a great option."

Popchips - £2.25 for five-pack

"These have just 13% fat content as they're popped rather than fried so are a great way to go reducing fat without compromising on the crunch."

And for some non-crisp options...

ProperCorn Popcorn - £2 for six-pack

Often described as "the healthier, lighter option", Sunna says ProperCorn "isn't actually the best option on the market for fat content at 17.4%".

That being said, you do get "double the fibre of standard crisps at 10.9g per 100g". 

At only £2 for a pack of six, it's well-priced, too.

Snack A Jacks - £2.20 for five-pack

"At only 8.3% fat per 100g, it's a great option at £2.20 for a pack of five."

Penn State Baked Pretzels - £1.50 for 175g bag

Now for Sunna's winner.

"The German classic is a great option at only 4.6% fat per 100g," he says.

One downfall is that they are not available in portioned bags, so be careful with the whole 175g bag for £1.50.

Want another option altogether?

"If you want to be even healthier, consider the switch to nuts, seeds or even dried cheese snacks," Sunna says.

"Higher in calories yes, but higher in good healthy fats too and are more satiating which will limit the chance of overeating."

The nutritionist's view -  from  Dr Laura Brown , senior lecturer in nutrition, food and health sciences at Teesside University...

"Baked instead of fried crisps is definitely a way forward as well as the popcorn suggestion," she says.

"We should also be aiming to look at the amount of protein and fibre found in products. For example, lentil and pea snacks are growing in popularity due to their higher protein and fibre values, so the focus should be more on looking for ingredients other than potatoes, oil and salt. 

"I also feel 'crisp' based snacks made in an air fryer are becoming more popular. These can include a wholemeal wrap with a small amount of oil added, and placed in the air fryer with paprika and other seasoning added for flavour. 

"Also, chickpeas in the air fryer make for a super delicious protein and fibre rich snack. They are cheaper than crisps and lower in fat since no oil has to be added."

Halifax has become the latest major lender to up mortgage rates.

They are putting up a range of deals by 0.2%.

BM Solutions also announced increases today.

It follows similar moves by TSB, NatWest, Virgin, Barclays, Accord, Leeds Building Society, HSBC and Coventry last week.

Lenders are responding to swap rates - which dictate how much it costs to lend money - rising on the back of higher than expected US inflation data, and concerns this could delay interest rate cuts there. 

US trends often materialise elsewhere - though many economists are still expecting a base rate cut from 5.25% to 5% in the UK in June.

This is what average mortgage rates look like as of today...

Justin Moy, managing director of EHF Mortgages, told Newspage: "Yet more bad news for mortgage borrowers, as two of the biggest lenders announce increases to their fixed-rate products. 

"As mortgage rates creep up and past 5% even for those with the largest deposits, we seem to be lacking a clear strategy of the government or the Bank of England on how rates will eventually fall. 

"Even 2% inflation may not be enough to reverse the recent trends in rates."

Morrisons has launched two major changes for shoppers – with stores now offering travel money and trolleys featuring advertisements.

Announcing their bureau de change service, Morrisons said customers could exchange currencies in select stores or could place their money orders online at Morrisonstravelmoney.com.

Using the online service means customers can either click and collect their cash in certain Morrisons stores or at any of Eurochange's 240 branches. Alternatively, they can go for home delivery.

Services director at Morrisons, Jamie Winter, said the service "will provide our customers with easy access to a wide range of currencies at competitive exchange rates".

In other news, the supermarket chain rolled out a new trolley advertising across 300 stores in a partnership with Retail Media Group.

A sweetener used in drinks, sauces, savoury and sweet foods and chewing gum can cause serious damage to people's health, according to a new study.

Neotame, a "relatively new" sweetener, could damage the intestine by causing damage to healthy bacteria in the gut, according to the study, leading it to become diseased and attack the gut wall.

The study by Anglia Ruskin University (ARU), published in the journal Frontiers in Nutrition, found the negative effect of neotame "has the potential to influence a range of gut functions resulting in poor gut health", potentially impacting metabolic and inflammatory diseases, neuropathic pain, and neurological conditions.

The illnesses this could lead to include irritable bowel disease or insulin resistance.

As we reported yesterday, a pilot programme is coming into force in Venice today that means visitors have to pay a €5 (£4.28) charge to enter the city.

Authorities say the pilot programme is designed to discourage tourists and thin the crowds that throng the canals during peak holiday season, making the city more liveable for residents.

Pictures have been emerging this morning of people queueing to register for a QR code that will allow them to enter after they have paid the charge - and officials carrying out checks on people inside the city.

People found to be contravening the rules can be fined up to €300 (£257).

As detailed in our story , the move has been met with anger among some in the city.

Venice is the first city in the world to introduce a payment system for tourists - but comments from its most senior tourist official suggested it may become a more common practice for major tourist hotspots in Europe.

Simone Venturini revealed the pilot programme was being closely watched by other places suffering from mass tourism - including other Italian art cities and hugely popular weekend-break destinations Barcelona and Amsterdam.

More than 160,000 people switched to Nationwide from other providers at the end of 2023, when the building society was offering a huge cash switching incentive.

According to figures from the Current Account Switch Service (CASS), Nationwide had a net gain of 163,363 account switchers between October and December, after leavers were taken into account.

It was the highest quarterly gain since the same period in 2022, when 111,941 switched to Nationwide.

The building society launched a £200 switching bonus for new joiners in September last year - the biggest giveaway on offer at the time. It withdrew the offer just before Christmas.

The latest CASS figures, which show Nationwide had 196,260 total gains before accounting for leavers, suggesting it could have spent up to £39m on nabbing customers from other providers in the last three months of the year.

Barclays and Lloyds Bank saw more modest net gains of 12,823 and 5,800 respectively, while the rest of the UK's big banks reported net losses.

NatWest and Halifax fared worst, losing over 40,000 more switchers each than they gained.

This week saw the last remaining switching offer on the market withdrawn.

Sainsbury's is having technical issues again - with shoppers taking to social media to say their deliveries have been delayed or cancelled.

The supermarket has been replying to customers saying: "I'm really sorry about the tech issues this morning. 

"We're aware of the situation and are working to sort it as quickly as possible. In the meantime, we'd advise you place a new order for a future date."

Customer Andrew Savage wrote: "Order has not been delivered and no confirmation email this morning."

Another, John B Sheffield, said: "So angry! Just got through to your customer line after 40 min WAIT. 

"Tells me NO DELIVERIES TODAY! tech problem? I've NO FOOD IN! ANGRY!"

In a statement to Sky News, a Sainsbury's spokesperson says: "A small technical issue affected some groceries online orders this morning. 

"We have contacted these customers directly to apologise for the inconvenience." 

In another update at 10am, the supermarket said that the issue has been resolved. 

Responding to customers on X, Sainsbury's also offered those affected e-vouchers and details on how to rebook their orders.

It comes a month after the supermarket had to cancel almost all deliveries on a Saturday in mid-March due to another technical issue.

A potential $38.8bn (£31bn) takeover of UK-based mining company  Anglo American  has sent its shares soaring - and helped the FTSE 100 hit yet another record high this morning.

The attempted mega-merger, by larger Australian rival BHP, is currently being reviewed by Anglo American's board.

The deal, if it goes through, would create the world's biggest copper mining company - and comes as the price of the metal continues to climb amid soaring demand.

Anglo American's shares have surged as high as 13% this morning as news of the negotiations emerged.

The announcement also helped spur the FTSE 100 to a new intraday (during the day) high of 8,098 points.

The index, of the London Stock Exchange's 100 most valuable companies, has hit a string of records this week, including  an all-time closing high of 8,044 points  on Tuesday.

The score is based on a calculation of the total value of the shares on the index.

Also moving the markets are a string of company results which were published earlier on Thursday.

Among those issuing updates to investors was drugsmaker AstraZeneca. Its stock is up more than 5% after the firm reported quarterly profit and revenue above market estimates.

Unilever is also up 5% following similar better-than-expected quarterly figures.

Another good performer is  Barclays  - despite reporting a 12% fall in profits for the first three months of 2024. Its shares are up more than 4%.

That's because its quarterly figures are slightly better than expected, and the bank has said it expects its fortunes to improve later this year.

Meanwhile, as tensions in the Middle East continue, the price of a barrel of Brent crude oil continues to hover at a price of around $88 (£70).

This morning £1 buys $1.25 US or €1.16, similar to yesterday.
