Get out of the house – go visit the Tour of Homes to see Salem’s latest

The beauty of the Tour of Homes put on by the Home Builders Association of Marion and Polk Counties is that potential house buyers can look at a variety of houses on the market, while still being socially distant from other guests. 

There is one more week to view 18 outstanding new homes from our region’s finest builders. Guests can tour homes that range from a modest 1,600 square feet  to over 4,300 square feet with prices under $350,000 to more than $1.2 million.

“We’re thrilled with the opening weekend turnout for this year’s Tour of Homes,” said Mike Erdmann, the CEO of the Home Builders Association. “Our builders have implemented a strict set of Covid-19 safety precautions at each of the homes, and we’re hearing from visitors that they’re just really appreciative that the tour is taking place and that they have the opportunity to get out there and see the homes.” 

Among the builds, one favorite is always the New Product Showcase House. This year it was built by Builders Future Inc. and Mike Riddle Construction and located in the Illahe Forest subdivision at 3725 Illahe Ct. S.

“My inspiration was a fusion of modern and traditional, with clean lines,” explained Riddle. “I love the front door, which was custom made for this home with leaded glass.” The three-bedroom, 2,813-square foot house is in a transitional Tudor style with soaring high ceilings and wood beams, custom limestone fireplace, and natural light.

Priscilla Glidewell of Budget Blinds of the Mid-Willamette Valley contributed the window coverings to the project. She showed off the automatic shades in the tall windows in the living room and was especially pleased with the Roman shades in the master bedroom that included a side panel custom drapery with French return hardware. 

The kitchen had a unique wheel pulldown faucet from Waterstone Faucets that looked like a piece of art itself.

There was a folding wall that went out to a covered patio onto stone pavers and a firepit. Rich Kansky, the president of Green Acres Landscape, said they created the yard with custom pavers, a horizontal fence, synthetic turf, large custom pots, garden boxes, LED lights, and flowers. Synthetic grass is also becoming popular, according to Kansky.

“It’s easy to clean for pet owners,” he said. “It always looks good, it’s great to play on, it is cost-effective, and it preserves water.”

The home, priced at $659,900, was sold before it was opened for the tour.

HBA Offers Building Code Update Class on March 19th

Oregon's building code changes April 1st. Are you ready? Beginning April 1st, all permit applications will have to comply with the new 2023 Oregon Residential Specialty Code, which contains a number of significant changes over the previous code. Attend the HBA's Code Update Class on Tuesday, March 19th to get the information you'll need to avoid costly errors and corrections.

Don’t Get Scammed by Email List Vendors

A number of HBA members have reported receiving emails from rogue list brokers in recent weeks, with fraudulent offers to sell HBA member lists and emails. Unfortunately, some members have paid money to these spammers, only to find that they're not getting the lists they were promised. Please be aware that the Home Builders Association does not authorize any third parties to sell lists of members or their emails.

Independence Proposes Massive SDC Hike

The City of Independence has proposed a massive $21,000 increase in their water System Development Charge (SDC), increasing Independence's total SDCs to nearly $54,000. If adopted at the Independence City Council's February 27th meeting, Independence's SDCs would be the most expensive in the state of Oregon.

Andrew Wheeler Installed as 2024 HBA President

The HBA celebrated its annual change in elected leadership on December 13th, as Andrew Wheeler of T. Wheeler Homes was installed as 2024 President of the Association. The installation took place during the HBA's annual Holiday & Installation Banquet held at the Salem Convention Center. The event also marked the installation of the other officers and members of the Board of Directors.

Santiago Sarmiento Named 2023 Associate of the Year

Santiago Sarmiento of Sarmiento's LLC has been named the Home Builders Association’s 2023 Associate of the Year. The award is given annually to recognize outstanding contributions to the HBA, the building industry and the local community. Santiago Sarmiento's involvement with the HBA has been noteworthy. In the previous year, he served as the HBA's Associate Vice-President, showing leadership and dedication to the association's growth. However, Santiago's impact goes beyond his official role. He's been actively engaged in industry and community initiatives.

Nolan Fridley Receives 2023 Builder of the Year Award

Congratulations to Nolan Fridley of Fridley Custom Homes, named the 2023 Builder of the Year by the Home Builders Association of Marion & Polk Counties at the annual Holiday & Installation Banquet at the Salem Convention Center in mid-December. The House of the Seven Gables Museum Campus was designated as a National Historic Landmark District in 2007. Our seaside campus consists of 2 acres of land, seaside colonial revival gardens, and several historic buildings. In addition to preserving and maintaining our campus, the organization cares for over 3,000 works of art, furnishings, and ephemera as well as an archive with thousands of documents, books, and mixed media.

Salem historic home holiday tour set this weekend.

SALEM — The owners of six historic Salem homes will be opening their doors to the public this weekend as part of a holiday tour.

The event, sponsored by the Salem Federation of Women’s Clubs, will be held 10 a.m. to 4 p.m. Saturday and 1 p.m. to 4 p.m. Sunday. Tickets for the tour are $20 each and can be purchased by cash or check during the tour at the Smucker House at 271 S. Broadway Ave.

Pre-sale tickets are available at the Salem Computer Center on Second Street, Wild City Bird and Feed on Broadway and Nature and Nurture and a Taste of Gracious Living on State Street. Tickets will also be sold at Consign and Design in Poland.

City Service Safety Director Joe Cappuzzello has also announced that the city will be allowing parking on the streets where the six participating homes are located Saturday and Sunday for the duration of the tours. Participants are asked to only park on the side of the street the house they are visiting is on.

According to a press release about the event, each of the participating homes are beautiful examples of both Salem’s history and of historic architectural movements, highlighting the historic status of each.

David and Kathy Gano’s home at 343 Highland Ave. is a colonial revival style constructed in 1936 and 1937 by Salem Industrialist Nathan Hunt and designed by Cleveland architect Munroe Copper, known for designing many of the homers in the Shaker Heights area of Cleveland.

Dr. Marshall and Sami Bahr’s home at 700 Highland Ave. is a Georgian colonial style home built in 1901 by Salem Industrialist Herbert H Sharp. Sharp was co-founder of the Buckeye Engine Company, the largest manufacturer of both stationary steam and gasoline power plants and electric generators in the country in the late 1800s through the 1930s.

The Baer family home at 1085 Jennings Ave. is a Greek revival style home built in 1866 and known for being the home of former Quaker Senator Jones D. Cattell. The home also stored the wooden box that carried home Edwin Coppock after his 1859 hanging for participating in John Brown’s raid on the U.S. Arsenal in Harpers Ferry, West Virginia, in October 1859.

The Crowell House located at 725 S. Lincoln Ave. is an Italianate constructed in 1880 by Amos Rank and is listed on the National Register of Historic Homes in Salem. The historic residence features a massive living room measuring 18-foot by 32-foot with 12-foot ceilings, brick interiors walls and two Carrara marble fireplace mantels. Paul Metzger, a bodyguard for President Lincoln during the Civil War and longtime proprietor of Salem’s own Metzger Hotel, purchased the home in 1889.

The Greenisen Farm located at 1904 Depot Road is a Century Farm and has been owned continuously by members of the Greenisen Family for over 100 years. Built between 1862 and 1870, the property features a sugar house where maple syrup is made and is currently the home of five Austrian haflinger horses.

Jennifer Brown’s home at 2005 Pearce Circle was built in 1991 and is what is referred to as a “McMansion,” which were larger homes with blending styles. It is a blend of modern, colonial and Victorian styles and features a grand entrance with an open staircase indicative of the “McMansion” and has a semi-open floor plan.
