The gargantuan Ford Excursion SUV retired from the American market in the 2005 model year, but Custom Autos by Tim has made a successful business out of creating new ones on the Super Duty pickup chassis. The company even offers massive, six-door versions for folks who desire even more room from their rig.

Buyers generally commission their SUV from Custom Autos by Tim. Customers can provide a donor vehicle to the company or pay more for the business to take care of that. Because of the greater use of aluminum, the firm can't convert 2017 model year or newer trucks.

If a client provides a truck to start from, then the conversion requires six to 14 weeks. The Excursion conversions start at $41,000 for the four-door, $49,000 for the six-door, and $59,000 for a dually. On top of that, there are a wide variety of customization options, like different seats, rear HVAC system, up to six inches of suspension lift, and much more. 

Custom Autos by Tim has no problem keeping busy building these modern Excursions. The company has a two-month waiting list for them, according to The Detroit News . Info on the business' site shows it completed 34 of them in 2018 and 38 in 2017.

The buyer of this one opted for a mean, dark look with a lifted suspension, big front bumper, and leather-upholstered interior.

Ford hasn’t made a Super Duty Excursion SUV for years. But that hasn’t stopped enthusiasts from wishing it still did. That was the basis behind MegaRexx Trucks’ converting an F-250 into a new Excursion. And if you like it, you can buy one of these hulking seven-passenger SUVs .

Over-the-top trucks are a MegaRexx specialty. The Castle Hayne, North Carolina-based outfit calls this three-row extra-large SUV the “MegaRexx SVN.” We’ve covered the company’s other creations, including the MegaRaptor and MegaBronc . When it comes to Ford trucks on bath salts, MegaRexx delivers.

First, the company fashions a long roof from aluminum. Then it turns the F-250 bed into a part of the cabin. Easier said than done, we know. It’s integrated with the rest of the F-250 , not just a fiberglass bed cap.

The long expanse of tinted windows in the murdered-out presentation goes almost unnoticed.

Inside, the blackness continues with leather-trimmed Lariat Ultimate everything. That and more give the cabin an upscale appearance.

The front and second-row seating feature power bucket seats. And the rear uses a Ford Expedition third row, trimmed like the front and middle-row bucket seats. Additionally, the third-row passengers get a Vintage Air climate-controlled system. And with the Lariat Ultimate trim, the front seats come heated and ventilated.

Also, expect the Ford Sync 4 infotainment system and a 10-speaker Bang & Olufsen sound system as part of the package. 

This 7-seat Excursion conversion has other unique touches

Outside, the MegaRexx SVN Super Duty receives a modest 2.5-inch lift, along with a Carli Suspension leveling system. The 20-inch rims are Fuel Militia wheels, supporting 35-inch Nitto Ridge Grappler off-road hoops. Thanks to those tires and lift, tubular side steps are also part of the package.

In addition, you’ll find plenty of MegaRexx ID badging on the exterior. The front and rear fenders get badges, as do the C-pillars. Also, the company name is emblazoned on the tailgate. Inside, the only identification appears on the dash, expected for a high-end custom SUV . 

How much does a MegaRexx SVN Ford F-250 ‘Excursion’ cost?

The starting price is $179,950. At first, that’s enough to make you think twice. But this vehicle is truly unique, yet it can haul family, friends, toys, and more with ease. And it’s big. If you want big, the MegaRexx SVN is it.

My 2005-2009 mega mega.

My favorite platform is the 2006-2009 Dodge Mega cab platform with a full 42″ stretch. I have become a fan of the dependable torque from the 6.7 Cummins and addicted to the 6 speed automatic coupled with the built-in exhaust brake. I also like the rear AC vents and other amenities only found in the 2006-2007 trucks. So for this build I started out with a 2007.5 with the 6.7, Laramie with the Tan interior (very rare truck)

Current  Adela’s Ride

After building a number of Excursion conversions for other families…I finally got around to building my wifes 2002 six door Ford Excursion 7.3 . We have owned this Excursion for some time and it has served our family well… but I did not like towing with the short wheel base and we can always use more passenger space. So it was time to add another set of doors.

We started with a Limited Edition that was Green on Tan, But decided on the white monochrome look…With updated front end and custom hood-bumper combo.

Next it was time to address the worn interior… since the exterior turned out so well we decided to go with the 2005-2007 King Ranch Leather.  This is the softest , best looking leather ever put into a truck. In 2008 Ford went with the pigment in the KR and while you do not have to oil it… the look and feel will never be the same.

We ended up with a custom one-off 6 door Excursion with King Ranch interior capable of hauling the entire Mega X 2 crew !

Specs : 7.3 with 80 HP Injectors , Hybrid Turbo, King Ranch Interior, 11 Passenger Seating, Harley Davidson Headlights, Bull Bumper, 3″ Lift with Firestone Air Springs, Diamond Eye 4″ Turbo back Exhaust with 5″ tip, Upgraded towing trans with external cooler, American Racing 17″ ATX rims, Toyo 285/70 R 17 tires…etc…etc

I started out with an 1987 Ford F-350 that I added an extra row of seats.  It started out as a gas motor, then progressed from a first generation Cummins, second generation with the 98 P Pump, all the way to a third generation common rail pushing 65lbs of boost with a single turbo, propane and methanol injection.

As you can tell by the trophies this 10,000 lbs truck was dominant in the mud bog competition for a number of years.  ( You know you build a truck right when you can rev it to 4,800 rpms and drop the clutch )

In my pursuit for performance I was introduced to Steve Benson of ATS Turbo ( Arguably the father of diesel performance)  and found that he had also built a 1987 Ford… even though it had a stock 7.3 in it … I talked him out of it.

I did not even have the truck 24 hours before the 7.3 was pulled and a 5.9 cummins was installed.  Through multiple turbos, injectors and P-Pumps calibrations, It was running up to 37 degrees timing…. Used to race Corvettes and lift the head gasket in under 8 seconds under full throttle.  Truck was scary powerful … and can’t count the number of grenaded tranny / upgrades built for this specific truck.

Owner Review: I Converted My 2000 Ford Excursion 4×4 with a 7.3L Diesel V8 into a Camping Rig in a Very Simple Way!

Could this Ford Excursion 4×4 with a 7.3L turbo-diesel V8 be one of the most wanted used SUVs on the market today? Used market prices around $20,000 or more point in this direction. TFLtruck viewer – Daniel B. – sends us this owner review of his 2000 Excursion.

“I loved that you finally did a video on the Excursion. My wife and I bought a 2000 Ford Excursion Limited about a year ago before the prices went crazy and we got the coveted 7.3L diesel V8 from the original owner. We have loved owning it. We have taken it camping all over Arizona and my wife loves that we can sleep on a memory foam mattress in the back rather than in a tent.”

“I’m excited to see your overlanding conversion to your Excursion and here are some pictures of what we did. I wanted to keep it as stock as possible so we could still carry 8 people if needed. We didn’t build a platform in the back or anything, but it is still so roomy and easy to use for overlanding in its stock form. A couple of things that I like is the original owner put BFGoodrich KO2 tires on the vehicle. I think they are a size bigger than the stock tires that came on the Excursion. I also had my mechanic add a kill switch because at night when you open the door all the interior lights turn on and attract bugs. Now I don’t have to worry as much about the bugs or draining the battery. Yes, you can fit a full-size mattress and still have room for gear!”

99-07 to 2020 Ford Super Duty Conversion Kit

This is an instruction page for most vehicles. Not specific to every vehicle. All vehicles very from make and model.  Some of these instructions are not listed for Chevy full size pick ups. For most Chevy full size trucks please have a professional install. ALL of our off road fiberglass parts come standard in a white gel coat.  They are not primed or painted.  To prepare the parts for painting you will need to lightly hand sand them to knock down the shine of the gel coat.  From there you can prime/paint them as if they were a standard sheet metal body panel.  All parts should be painted after they are test fitted and installed.

Step 1: Remove Stock Fender

Before you can attach a fiberglass fender, you naturally have to remove the old fender first. Although there are some add-on fenders that can go right on top of the stock fender. But for this example, we will remove the old fender.

Open the hood of your car and locate the bolts along the hood line. Once you have located them, loosen and remove them using your socket wrenches. Once they have been removed, keep them in a safe place for reuse later on.

Step 2: Remove the Bumper

Since there will be a bolt also located within the bumper, you have to detach your bumper before you can reach this bolt. But if your wrench can fit, there’s no need to remove the bumper and go right ahead and remove the bolt. Otherwise, remove the bumper and subsequently remove the bolt that it was covering.

Step 3: Remove Corner Lamps

Also remove the corner lamps since there will be more bolts hidden behind them. Remove the lamps by carefully twisting the bulb socket and detaching it from the lamp. A screw will be holding the lamp in place so remove that also. Once the lamp has been removed, remove the bolt it was covering.

Step 4: Remove Mudguards

You also have to remove the mudguards since they will be in the way when removing the fenders later. Use your screwdriver and wrenches to remove this part.

Step 5: Remove the Stock Fender

Depending on your vehicle, you may need to open both doors where you will see more bolts holding the fender in place. These are the last bolts to remove so be careful as you remove these since the fender might fall off. Finally, detach the steel fender from the body after you remove the last remaining bolts.

Step 6: Aligning the Fiberglass Fender

Align the new fender to the spot where the original one sat. Make sure that the holes line up to each other. If there are extra holes on the fender, you may need to drill holes into your chassis. Mark the holes and drill into your chassis. Set up the new fiberglass fender again and align all the holes.

Step 7: Attach the Fiberglass Fender

With the fender properly aligned, put the original bolts back on to keep the fender from falling off. Tighten the bolts and make sure that they are secured and fastened correctly. Inspect the fenders and assure they are lined up correctly and that there are no gaps on the frame of the car or truck. Reinstall the corner lamps, mudguards and bumper after you have installed both fiberglass fenders

*Chevy Silverado’s and 80-96 F150’s are slightly different than all other installs. For these trucks you will need to split the outer fender from the inner fender. To do this you will need to drill out all of the spot welds around the perimeter of the fenders. Our fenders will then install on to the inner fender using your hardware. To install your new fiberglass fenders, reverse the process! You will need to drill out the mounting holes. Be sure to use a drill bit that is larger than actual bolt size. This will allow you to make minor adjustments before you finalize and tighten down your fenders. This is the time to look at the body lines and door gap. You may need to push, pull or lean on the fenders to get them in to the optimal position, a friend is extremely helpful for this. If you run in to a place that doesn’t seem to be lining up, look at the back side of the fender to see why. When the fenders are pulled from the mold they are trimmed and occasionally they will need a bit more trimming

To start with the bedside installation consider the option of removing your bed. While this is not an absolute must, it can make the process a bit easier. You will then need to remove the tail lights, and bumper. The factory bed skins are held on via numerous spot welds around their perimeter. We highly recommend using a spot weld cutter to remove these spot welds, it will make your life a lot easier!

Once your factory bedsides have been removed you will be left with a bare inner bed structure. Start by hanging your new fiberglass bedside over the bed rail. This is the time to start the alignment process. You may need to trim a bit more off the inner bed, or the fiberglass as you work the bedside into its final location. Use the body lines on the cab, and the tail light as reference points. Once your happy with the alignment, begin bolting the bedside into place.

4 evenly spaced bolts along the inner bed rail are sufficient. Also plan on 2-3 bolts along the flange on the front portion of the bed, as well as a bolt or two in the the area that wraps around your tail light. The final step of the installation process is to secure the front and rear portion of the wheel well. These supports are in all trucks straight from the factory. There is not cut and dry way to do this step, but use what is on your truck already for inspiration. It can be as easy as cutting and splicing the existing supports, or you could go as far as fabricating your own custom mounts. This step is very important and if not done properly can lead to cracking and other issues.

Start by removing your hood and hood hinges, the new 1 piece will not utilize the factory hinges. Next step will be to remove your fenders (see fender section above for reference). After these items are removed start the install by mounting your mini fenders. The mini fenders typically allow you to use 2 factory mounting locations, 1 would be at the lower rear portion of where the fender was, and the other location is behind the door. You will need to access this bolt location from inside cab with the door halfway open. We also recommend some extra support where the mini fender latches to the cab. This area is more or less floating and can benefit from extra support from either a tube with a tab, or an L bracket. When mounting your mini fenders be sure to dill out your bolt holes slightly larger than the actual bolt to allow room for adjustment.

Now that your mini fenders are loosely mounted (allowing room for adjustment) it’s time to move on to the hood itself. Set the rear of the hood down on to the mini fenders and slowly lower the front of the hood down to the headlights. You’ll likely need a spacer at the front of the hood for proper mock up alignment, a couple pieces of wood works great. Once you’ve got the front of the hood aligned with the head lights, it’s time to install your latches. The latches have a latch, and a clasp portion. The latch goes on the mini fenders, and the clasp goes on the hood. Drill out the 6 mounting holes and rivet or bolt the latches to the fiberglass. Blue painters tape helps to keep everything in place

Now that the hood is sitting in roughly, its final position, we need to address the hood pins. Proper placement of the hood pins is crucial. Too far out and the center of the hood can catch the wind, too far in and the outside of the hood catches the wind! The ideal spacing for the hood pins is going to be roughly the width of your grille. This is not an exact science, use your best judgement. The actual way to mount the pins will vary by model. With some vehicles you’re able to mount the hood pins directly to the radiator core support, and with others you will need to build risers.

If you’ve got a vehicle that you’re doing a conversion 1 piece on you will need to fabricate a frame structure to mount the lights and grille off of. There are a lot of vehicles that have header panels, which greatly simplifies the mounting process. If there is not a header panel available, you will need to fabricate your own mounts.

Transit times for LTL freight are longer than for full truckload freight (FTL). LTL transit times are not directly related only to the distance between shipper and consignee. Instead, LTL transit times are dependent upon the makeup of the network of terminals and break bulks that are operated by a given carrier and that carrier’s beyond agents and interline partners. For example, if a shipment is picked up and delivered by the same freight terminal, or if the freight must be sorted and routed only once while in transit, the freight will likely be delivered on the next business day after pickup. If the freight must be sorted and routed more than once, or if more than one linehaul is required for transportation to the delivering terminal, then the transit time will be longer. In some instances the LTL freight has up to 10 days of delivery time frame. Also, delivery to beyond points or remote areas will almost always add days to the transit time.

The main advantage to using an LTL carrier is that a shipment may be transported for a fraction of the cost of hiring an entire truck and trailer for an exclusive shipment. Also, a number of accessory services are available from LTL carriers, which are not typically offered by FTL carriers. These optional services include liftgate service at pickup or delivery, residential (also known as “non-commercial”) service at pickup or delivery, inside delivery, notification prior to delivery, freeze protection, and others.

This is usually a 3-5 day transit  time from the time the shipment has left.

Shipping to Canada

Shipping to Canada is a Little bit of a longer Process. We Try very hard to get the shipments across the border as easy as possible. McNeil Racing does not pay for the Customs and Taxes fees for crossing the border. The customer will have to take care of those fees. McNeil Racing only takes care of the paper work and actual shipment for the package.

McNeil Racing Inc packs all products carefully to prevent damage during shipping. However, damage may still occur occasionally in transit. Buyer must inspect the packaging and the products carefully upon receiving them, then accept or deny the shipment, and if need be, notate any damages and irregularities, such as crushed, torn, punctured, or broken parts on both the packaging and the product, on the freight bill or receipt at the driver’s presence. A signed receipt without any notation releases the carrier as well as McNeil Racing Inc., from any further damage claim. Discovery of damages after a clear delivery becomes responsibility of the customer.

All damages must be notified to carrier AND McNeil Racing Inc within 24 hours. In cases of damage with proper notion on receipt, the carrier will determine whether to pay for the repair cost or replacement value of the damaged goods after damage inspection. Replacement value is the amount the buyer paid to McNeil Racing Inc and is not negotiable.

'99-'04 Excursion/ Super Duty 2x4 to 4x4 conversion questions.

I've done some searching, and this really has not been covered in depth. Everybody chooses to write this question off as "easier to buy a 4x4", "cheaper to buy a 4x4". I don't want to hear that. That has no bearing on this topic. The basic (and rhetorical) question is simple, what needs to be done to make a 2 wheel drive Excursion or Super Duty into a 4 wheel drive? Obviously the vehicle needs a transfer case, a front drive shaft, and a front axle. Preferably a Dana 60. I feel it is also obvious that the truck needs the twin I beam front suspension removed, and either a leaf spring or coil spring/coil over with radius arms or 4 links installed to locate and cycle the front axle. For our purposes here, I prefer to focus on the Excursion, and the leaf spring front suspension, mainly because it is what came stock under them. The specific questions are the ones I am concerned with, and here they come: -Is the radius arm mount on the two wheel drive vehicles in the same location as the rear leaf spring/ spring shackle mount on the four wheel drive? -Is the above mount the same mount as the leaf spring/ shackle mount? -Are there holes in place on the two wheel drive frames for the front leaf spring mounts? -Does the two wheel drive automatic transmission have a removable tail housing that would allow installation of a four wheel drive tail shaft and transfer case? -Are there any significant differences in component placement beneath a two wheel drive Excursion that would inhibit the installation of a front driveshaft, transfer case, or front axle (aside from the front suspension)? -I know the Excursion four wheel drive uses a track bar to help locate the axle. I have read that the track bar is not needed. All the same, are there bolt holes in the frame for this track bar mount? These are the basic "how hard is it" questions I need to know regarding this job. I would be posting answers to these questions, the only problem is I do not have access to either a two wheel drive or four wheel drive of this era. Your help is appreciated immensely on this matter. I feel like it is important to document this. My thought process is simple; people that buy two wheel drive Super Dutys and more importantly Excursions are typically older folks (at least around here). These trucks typically pull travel trailers, or horse trailers, boats and the like. They are typically in better shape, with less miles, for less money than a similarly equipped 4x4. In the case of the Excursions, you are talking a BIG difference in cost. Big enough that you could almost PAY somebody to do the conversion for you, and still be money ahead. My thought process is, why pay more for a 4x4, when I am going to swap in a D60, at least a 4" lift, better shocks, etc anyways. Thanks in advance guys.

Build your own radius arms and they will  

Bringing this back up because I've found one (2wd) that I might buy. I really think I am just going to do leaf springs, but ya never know. I need some more insight here. I have done solid axle swaps before. What is a fair price on a set of 99-04 Super Duty D60/10.5 axles vs their 05+ coil sprung counterparts? I honestly want this to be as close to factory as possible. As close to bolt on/ drop in as I can make it. I don't have the time for it to be down for a week or something while I find time in my schedule to wrench on it. I guestimate I could have all the IFS garbage out and live axle in in about 8 hrs with help. Also, I am wondering about transmission stuff. On the auto tranny, can a guy just remove the tail housing and install a transfer case, or do I need a new transmission as well. What has to be done?

hit up http://www.statewidelist.com/ and search illinois. i know i just saw a bunch of ads from some guy who was parting out some super duties. iirc he was asking $600 for a s/d d60. problem is all those bastids also think 4-500 is a fair price for a stock 10.5'' :shaking: saw some d50's too if it comes down to it.  

If it comes down to it I can re-gear the rear for that. I don't know man. I have one guy with that Durango I posted about in GCC that seems like a good way to go. I am trying not to spend too much money here.

never got a reply on it. wanted a bronco to be honest, just couldn't find one. i had a pretty sweet 85 f150 in h/s and saw this rust free hunk of shit on c/l in my price range so i snagged it. fawked up part is the cool as shit old dude that owned it actually has an 80-86 bronco with a bad timing chain that i'm most likely buying next weekend. body is a little rough but i may end up swapping the lift and shit over to the bho if it ain't too horrible. otherwise i'ma strip everything i need or can use as spares and junk the bho.  

I want to add some questions to this, as I am thinking of converting a F-350 as well. 1. Can the 2wd pitman arm be reused with the 4wd draglink(tierod?) 2. Do I need to change the VSS? Isn't it on the transfer case for the 4wd? Is is just on the tail shaft of the 2wd? Can the same computer be used? 3. Sway bar? I dont know if this project was abandoned or not but if you buy a factory service manual for the 2wd Excursion/SD you buy you will have all of the info you need on a factory 4wd setup for your application, that matches the year model you buy. FSM are the best guide you can obtain. They are full of exploded diagrams of every component.  

The superduty has a sort of detachable front frame section. If you have a donor truck you can swap the whole front frame over. Saw a thread where someone did that. Not really necessary. I'd go 05 and radius arms if I was doing it. Dana 50's were stock under an excursion and they fetch maybe $200 here so you could definitely get it done on the cheap.  

So YOU would rather take about the frame section? So instead of a quick axle swap you would rather mess around with engine, body, electric, brake lines, steering shafts, And whatever else I can't think of at the moment? I can assure you the front axle can be swapped in a few hours and is a lot easier to do than swapping the front frame section. Now I will agree to buying the whole front section out of a junkyard or whatever will be a big advantage, But no way in hell is swapping that section to the truck easier nor faster.

Im glad someone dug this old thread up. I have a 2wd Excursion (forsale) but I also have the front cross member, shackles and transfer case crossmember, trac bar and rear driveshaft from when I want big on my 4wd Excursion. So all I need is the front axle, springs (which I can get for $50) and steering. Then find a tcase and front DS  

I know this is a 5 year old post but Family_TJ you don't happen to still have the 4x4 stuff from your excursion do you?  

Ok, So... Are the radius arm mounts and coil buckets in the same location from the 2x4 truck/excursion and the '05+ 4x4's? Is it a "bolt in swap"?

The return of the 2023 Ford Excursion is more likely than ever. We can all agree that bigger is better. There are several speculations concerning the Excursion SUV’s probable comeback. A small step at a time. Nothing is official yet, but established automotive brands are resurrecting vintage nameplates. The Excursion is an ideal choice, and Ford stands to gain significantly from the new full-size SUV.

Of course, given that the Excursion is the world’s largest SUV, you can see where this is heading. From 1999 until 2005, this big SUV was manufactured. Now, several reputable sources are speculating about its possible comeback as the 2022 model. We’ve compiled all of the important facts, so have a look.

2023 Excursion Dimensions and Exterior Design

The forthcoming 2023 Ford Excursion will have nearly identical proportions to its predecessor. Because the platform will be new, we cannot anticipate the precise dimensions of the SUV. Ford, on the other hand, will undoubtedly provide the biggest SUV. At the present, the Chevy Suburban, which measures 134 inches in length, dominates the full-size SUV segment. Given that the last Excursion was 137 inches long, we expect slightly bigger dimensions than the Suburban model.

Additionally, some rumors predict a redesigned Excursion with a 140-inch wheelbase. Excursion’s design will have to vary from that of its predecessor. The 2023MY will undoubtedly include Ford’s new design language, although the specific appearance is difficult to predict.

Additionally, the F-250 truck is available with a 7.3-liter V8 gasoline engine.

I built a 296-square-foot backyard tiny home in Atlanta: What to know if you want to convert a $5,000 shed from Costco

In 2021, I converted a 12-by-24-foot shed into a tiny home in my backyard in Atlanta, Georgia. Since then, I've used this structure — formally known as an accessory dwelling unit (ADU) — as a short- and long-term rental, my own personal living space, and most recently a home for my sister, brother-in-law, and new baby nephew.

Now, as a 28-year-old real estate entrepreneur, I run marketing for Gather ADU , the startup I co-founded to help other homeowners create more housing on their existing property.

With rising home prices , a national housing shortage , and demand for creative and affordable living arrangements, it's no wonder that companies like Amazon, Home Depot, and Costco are selling DIY shed kits and backyard guest houses.

I'm not surprised that people are attracted to the low prices. There's a lot of buzz , for example, about the easy-to-assemble Costco shed that's on sale in March for $5,000 and the possibility of converting it into a living space.

If you're tempted to click "add to cart" and turn one into a tiny home, though, here's what you should consider first:

1. You might need approvals or permits

Not all municipalities let you place or construct additional dwellings on your property. 

Your local zoning codes and classification will determine whether you can put a structure like this in your backyard in the first place, and dictate any rules that apply. For instance, some areas may have minimum lot size requirements, limits on the size or height of structures, setback regulations that tell you how close the ADU can be to property lines or other structures, and guidelines regarding utility connections.

You can find this information by searching your address online or calling your local zoning or permitting office. Try hitting Ctrl + F to look for the terms "accessory dwelling unit" or "guest house" in your zoning code.

By familiarizing yourself with these regulations up front, you can avoid potential legal hurdles such as fines and stop-work orders.

2. The structure might not be built for residential purposes

While sheds sold by companies like Amazon, Home Depot, and Costco may offer affordability and convenience, not all of these structures are suitable for long-term habitation.

Many sheds on the market are designed primarily for storage purposes. They lack the proper insulation, ventilation, and structural integrity to withstand the rigors of residential occupancy.

Before purchasing a shed for conversion into a living space, review the product specifications. Look for options explicitly marketed or certified for residential use. Reach out to the manufacturer if needed.

3. Plumbing and electricity aren't a given

Shed options typically aren't equipped with essential utilities like plumbing and electrical systems. 

Installing toilets, sinks, and showers requires careful planning and professional expertise. In addition to the cost of fixtures and materials, there might be expenses associated with trenching and connecting to existing sewer or septic systems.

Similarly, ensuring access to electricity involves more than simply plugging into an existing outlet. To convert a shed into a tiny home you can actually live in might require installing dedicated electrical wiring and outlets that comply with building codes and safety standards. 

Given the complexity of plumbing and electrical work, you'll need competent contractors. I'd urge you to prioritize expertise and reliability over price here.

4. Sheds aren't always the cheaper route

While the initial price tag may make a $5,000 Costco shed, for example, seem like a steal, the reality is that transforming such a structure into a livable space can get expensive fast. If you want a floor with that Costco shed, you're already up to $6,000, even with the sale.

You'll have to factor in additional expenses such as concrete foundation work, permit fees, and professional services from architects or engineers. And the interior build-out adds up with insulation, drywall, plumbing, electrical wiring, and furnishings.

In my experience, even a modest conversion will likely end up running $50,000 to $75,000 these days with all the labor and material costs. Mine cost $35,000, but I've seen costs rise significantly in just the past few years as I've helped others navigate the process.

Before committing to a shed conversion, browse various prefabricated models online and get three to five quotes from contractors for a shed buildout versus a newly constructed — or "stick-built" — dwelling. A stick-built home's durability and long-term value may end up outweighing the initial savings.

5. Making a shed functional can take longer than you think

Many shed kits claim the structures can be assembled in one day . The reality is that achieving a functional and comfortable living space requires careful planning, coordination, and execution.

Sure, the structure can be delivered and assembled in one day. But that doesn't account for preparing the foundation the structure will sit on or hooking it up to utilities.

In my experience, a typical tiny home build or conversion can take anywhere from three to 12 months to complete, depending on factors including permit processing times, contractor availability, and the complexity of the particular project. Mine took eight months altogether from building, electrical and plumbing permit submissions to finished home.

Plan accordingly — considering feasibility , costs , and financing options — and be prepared for unexpected delays.
