We helped Travel Chapter, one of the UK’s largest holiday lettings agencies, integrate over 400 new employees into its business, following its acquisition of Original Cottages.

Stepping into the project

In May 2022, Travel Chapter acquired Original Cottages , a Norfolk-based cottage letting agency with over 5,500 UK properties. Original Cottages’ strong family heritage and people-centric values made it a perfect fit for Travel Chapter’s existing portfolio, and the acquisition meant the business could offer its guests an even greater choice of accommodation.

Foot Anstey’s Private Equity team advised Travel Chapter on the acquisition. Following the deal’s completion, and with a strong relationship already in place, the team at Travel Chapter turned to the firm to help it integrate Original Cottages into the Travel Chapter business.

Foot Anstey’s specialist portfolio company experience in post-acquisition integration and its existing knowledge of the two businesses, meant the team could support Travel Chapter on the next stage of its journey.

The challenge

The integration of two businesses requires careful planning and this was vital to the success of the Travel Chapter/Original Cottages integration, particularly given the scale. Over 400 Original Cottages employees needed to be integrated into Travel Chapter’s business within a tight timeline.

To make the acquisition a success, the Travel Chapter team were required to look beyond the early stages of the integration and understand and plan for how the two businesses would work together long term.

The Foot Anstey team were able to strategically advise Travel Chapter on streamlining the Original Cottages business, delivering advice on how it could reduce cost and align operations once the businesses were fully integrated.

This involved supporting on the restructure and integration of the businesses by advising on the employee information and consultation process, including reviewing employee communications and training employee representatives, as well as mapping employees into new roles and harmonising terms and conditions of employment where needed.

Reepham-based holiday cottage business Original Cottages , which has been owned and run by the Ellis family for 30 years, has been taken over by Devon-based self-catering holiday rentals firm Travel Chapter for an undisclosed amount, it is reported.

  Original Cottages owns a number of holiday let brands across the UK, including Norfolk Cottages and Suffolk Secrets.   The company, which began trading as Norfolk Country Cottages, was founded by Richard and Lesley Ellis in 1992. It is one of Reepham’s largest employers with more than 100 people working in the town out of a total of 400 employees at 36 offices around the UK across some 25 holiday brands.   It has not revealed whether Original Cottages will continue operating under its current branding or under Travel Chapter.   Having started business in the Ellis’s cottage in Whitwell Street, the company moved to Carlton House, Market Place, Reepham, in 1994, and later acquired the adjacent building and shop of Melton House.   By now known as the Original Cottage Company, it then purchased what is now Bank House, also in the Market Place, in 2014 as its head office.   A plan to relocate the Reepham office to a new building on land off Dereham Road, behind the doctors’ surgery, was proposed in 2019, but never carried through, with plans put on hold with the onset on the Covid-19 pandemic.   Earlier this year, private equity firm ECI Partners sold Travel Chapter to the management team.   Travel Chapter offers about 8,000 properties across the UK, and features brands such as Holidaycottages.co.uk, Canine Cottages and Cottages & Castles.   According to Travel Weekly , ECI acquired a stake in Travel Chapter in 2018, and the business has since grown, both organically and through seven acquisitions.   In June 2021, Travel Chapter made its largest acquisition to date, acquiring the Sally’s Cottages brand, which has more than 500 properties in the Lake District.   See our earlier stories:

ECI portfolio company  The Travel Chapter  has acquired  Cottages and Castles . Since partnering with ECI, this is the third acquisition completed by The Travel Chapter. Previous acquisitions include  Gorgeous Cottages  and  Dorset Coastal Cottages . Established over 30 years ago, Cottages and Castles boasts a collection of over 600 Scottish properties. It has a reputation as one of Scotland’s leading self-catering cottage agencies. Now, the Cottages and Castles brand will become The Travel Chapter’s primary Scottish brand, promoting the entire collection of Scottish properties that it lists. Owners of Cottages and Castles properties will benefit from increased marketing reach. They will appear across The Travel Chapter’s portfolio of brands, including its flagship brand  holidaycottages.co.uk .

Private equity firm ECI Partners has sold self-catering holiday rentals Travel Chapter to the management team, supported by investment from Intermediate Capital Group (ICG).

Travel Chapter offers about 8,000 properties across the UK, and features brands such as Holidaycottages.co.uk (pictured), Canine Cottages and Cottages & Castles.

ECI acquired stake in Travel Chapter in 2018 , and the business has since grown, both organically and through seven acquisitions.

In June 2021, the business made its largest acquisition to date, acquiring the Sally’s Cottages brand, which has more than 500 properties in the Lake District.

ICG already owns Park Holidays UK, which has 42 holiday parks.

Travel Chapter was reported previously to have been working on an IPO, advised by Houlihan Lokey, an American investment bank.

In November 2021, a plan by Travel Chapter to go public was delayed due to “market volatility”.

The IPO plan had been announced in October, attracting interest from investors on the back of a boom in staycations.

Had our holiday cancelled. Rubbish.

Had our holiday cancelled 10 weeks before we were due to go. The booking had been made nearly 12 months prior. The cottage owner had somehow made a mistake with the dates the property was going to be available. How this was overlooked for 40 weeks is beyond me. We were offered a discount when rebooking with the same property owner in the future as compensation for cancelling a family holiday for 9 with 10 weeks notice. Since then our complaint email has gone unanswered. I would strongly advise you book your holiday with someone else and do not use this unprofessional outfit.

Wost customer service I have ever had the misfortune to contact

Please avoid HolidayCottages.co.uk at all costs - they value profit over people and their customer service is absolutely appalling. My mother passed away and I needed to cancel a booking I had made in error with them, two days after placing the booking. The customer service team seemed to take some enjoyment in telling me, repeatedly, that it was not company policy to provide a refund and I should have read the terms and conditions before booking. Because, of course, that is exactly the thing everyone does in the midst of the emotional turmoil of a bereavement. Read the tiny small print. We hope the worst things will never happen to us, or at least that when they do, those difficult times would not be unnecessarily compounded by insensitivity and ''computer says no'' mentality. Unfortunately, that is what HolidayCottages.co.uk approach to customer service is.

A professional, caring company

We have been really impressed with the way Travel Chapter has taken care of all the business aspects of renting our holiday cottage in Wales. The team are very professional and always available to support you. Our first meeting with them was very positive and we have not regretted our decision to let Travel Chapter handle our bookings. Since going live with our bookings at the end of July the cottage has been booked for the majority of the weeks. Sensible letting prices which are closely monitored help to maximise lettings. All payments are deposited into your bank account 3 weeks before the guests go. The website is easy to use and provides up to date communication.

Unbelieveable it has all been said by…

Unbelieveable it has all been said by others e.g not registered and disonest Customers and Owners beware e.g watch out for their annual fees and booking charge cant find anywhere that it is clearly stated and they charge if you take your dog. Could continue about this company but they specialize in ignoring infomation that is not useful to them. They need to be investigated for VAT fiddles and Fraud.

Alanna, Glasdale in Comrie, Crieff is perfect. A really beautifully restored and furnished stone cottage in the most gorgeous, peaceful village. We stayed at the beautiful Seahorse…

We stayed at the beautiful Seahorse Cottage which is part of Palmerston Grange in Shanklin Isle of Wight. I don’t usually post reviews as I’m never sure they are true, however I have to for this absolutely beautiful accommodation, we loved it as did our dogs, inside was amazing but outside was spectacular, the B&b do lovely pizzas too! Cannot thank Hayley enough for allowing us to rent this cottage our only sad point was that we didn’t have longer! Beaches were also spectacular our dogs were welcomed everywhere we went! If I could give 10* I would thank you Angela 😊

Do not waste your time renting your properties with these people !

What a horrible experience dealing with these people I own three properties and listed them They were fully aware of the amount of owner weeks I had booked out but still issued a contract There was an incentive to leave my original company so I gave notice When it came time to payout accounts said twice it was on payroll Money never came through ……., Finally a Nicola s called me with no apology for the inaccurate information I’d been given Then cancelled her appointment to come see me due to travel chapters lack of due diligence Plus the rates they gave me in hindsight where s pittance once they’d taken 18 percent plus vat I would of ended up With renting my properties for less than a night in a travelodge A lucky escape from these pirates !

We made the decision to holiday let a…

We made the decision to holiday let a cottage we own in our village. The staff at Holiday Cottages/travel chapter have been wonderful, supporting us through the process and advising us on the steps along the way. We initially had a new owners manager whilst we went through the renovations before being handed over to our permanent account manager Claire. It has been under a year but we are happy with the level of bookings and the service that we have received.

Travel Chapter, the No 1 choice to manage bookings.

Travel Chapter was our choice to deal with bookings for our holiday let. The sign up process was simple but comprehensive and their suggestions on how to increase bookings were gladly received. Having a dedicated Account Manager means there is always someone on hand to deal with and resolve any issues if and when they arise.

Travel Chapter works with our individuality

After letting independently for a decade, we signed up with Travel Chapter to reduce our workload while also downsizing our unit. I am very impressed by their patience with my slow progress, my insistence upon only letting weekends and sensitivity to my dislike of feeling 'pestered'. But when I request help from my property manager, it feels like contacting a friend and issues are dealt with very promptly and professionally. Bookings are climbing fast!

Beware the Travel Chapter monster.

The lettings company we used was taking over by Travel Chapter last year. The service and Account Management since the takeover has been pitiful. Staff are pleasant but not setup to succeed; inadequate training and enormous workloads - our Account Manager had a portfolio of over 170 properties. This suggests that Travel Chapter is financially focused rather than Customer Focused- a strange strategy in the leisure sector. Be afraid if your local, friendly agency is gobbled by the Travel Chapter monster!

Dreadful company, don’t work with them

Dreadful company, one star is too much. Stay well away, they’re cowboys. They have delivered exceptionally low bookings. Much lower then other booking providers we’ve worked with. The service was misssold and they have tried to tie us in to a 12 month minimum period, despite being assured it was only 6 months when it was originally sold in. Work with airbnb they’re so much better.

Awful, awful awful. We booked a holiday through Original cottages, one of the Travel Chapter's brands. They cancelled the holiday home we had booked for 2 weeks next year, several months after we had deliberately booked up early to secure the property we wanted. The property in Beadnell had been sold, yet they failed to inform us it was even on the market. If they had this would have allowed us to have made an informed choice earlier. As an 'alternative' they offered us a much smaller property for pretty much the same price, which was unsuitable. I got the impression they expected us to feel grateful. There was no discount, compensation or genuine apology offered. It was just take it or leave it. Customer service was poor, impersonal and robotic. They really didn't care. We've been left with no holiday now. Very disappointing as we've holiday's in Northumberland for the past 14 years with the same few companies. Customer loyalty does not pay.

Great choice for us …..

Last year we started to let our property as a Holiday Home through Travel Chapter. They are very helpful, organised and efficient and always available if we need any help. Our bookings have been great we are very pleased with our choice to use them as they listen to what the owner wants and do not dictate to us.

Travel Chapter Review

We, as owners, have been with Travel Chapter coming up to a year. I honestly think that we have been treated very well. My account manager Jackie Hammond usually responds to any queries promptly with sound advice, our bookings have been consistent, with options to promote our property if bookings are down, but the most important thing is that the payments are made up to three weeks in advance. The owners online dashboard is very easy to navigate, with all your bookings and future payments at your finger tips. I would happily recommend this company.

A new chapter for coquet cottages.

Coquet Cottages , the award-winning North East luxury holiday letting agency, has joined The Travel Chapter in a deal that will see Coquet Cottages become the latest addition to its quality portfolio of businesses.

Founded in 1998 by Julie Ringland, who was subsequently joined in the business by her husband Mark, daughter Stephanie Robertson and son Miles, Coquet Cottages manages a portfolio of around 140 privately owned luxury holiday properties in Northumberland.

The business, based in Warkworth, was launched when Julie, at the time managing her own portfolio of luxury holiday properties, saw an opportunity to expand the portfolio under management after she was approached by other owners in the village to take on their properties.

During the past 25 years Coquet Cottages has grown exponentially, winning numerous awards and accolades and consistently maintaining an impressive average occupancy rate. For the year ended December 2023 their properties had an occupancy rate of more than 56% percent.  

As a result of the acquisition, Coquet Cottages joins a portfolio of high-quality regional and lifestyle holiday letting brands owned by The Travel Chapter.  Based in Devon, The Travel Chapter has evolved from a small South West-focussed lettings agency into one of the largest, award-winning, holiday letting businesses in the UK.

Following the acquisition Julie and Mark will gradually take a step back from the business while Stephanie, as General Manager, will retain responsibility for the day-to-day running of the business, working alongside the team at The Travel Chapter.

Coquet Cottages were advised by Newcastle-based RG Corporate Finance (RGCF), which was introduced to the business by the company’s accountants Robson Laidler .

Advising the business was RGCF Partner and Head of Corporate Finance, Carl Swansbury CF Senior Manager Connor McBride , and CF Executive Max Woodhouse.

Accounting and tax advice was provided by Accounts Director John Holbrook and Client Manager Joe Brown from Robson Laidler.  Legal advice was provided by Ward Hadaway , delivered by Corporate Partner Tom Pollard , Managing Associate in the Real Estate team Matthew Miller, Managing Associate in the Employment team Tom Shears , Corporate Associate Liam Stubbs , Corporate Solicitor Jamie Guy and Corporate Solicitor Nicole Axon .

Outstanding Company

We have been with Travel Chapter for about three years, it was the best decision we made. We have our own property manager 'Sally Thomas' who has been absolutely outstanding. Whenever there has been an issue, her response has always been swift, very helpful and she really could not do more to promote our property. Throughout 'Covid' the company has always done its best for us and the guests, something which I'm sure has not always been easy. We are thrilled with our bookings, fully booked for pretty much the next year. I cannot rate this company highly enough and especially our property manager.

After a year of very few bookings my cottage is finally getting a lot more. I did swap over to Travel Chapter last summer, I can't say I get as much money as I would have expected but at least it is coming in. When I do look at other business that do bookings for holiday cottages the ones near me and other areas aren't getting as many bookings as I am currently getting. So I am relieved that at least I am getting bookings this year.

Complaints about the dirty state of the…

Complaints about the dirty state of the property, including smell from shower drain and mouldy waste in the fridge overflow tray not resolved even though the local management company were called out and found the mould that was causing some of the offensive odour in the property. I wouldn’t use this company ever again.

Why the dacha was a Soviet heaven on earth (PHOTOS)

In modern Russia, a dacha is usually a cottage or a nice house in the country, with a high fence, running water and sometimes heating. The concept of ‘dacha’ appeared in the Russian language back in the 18th century. For nobles, it meant a country estate with a splendid manor house, where they did not live permanently, but would visit from time to time, usually in the summer. A Soviet dacha was a completely different thing altogether.

First of all, it was a place where city dwellers could grow their own vegetables and fruit. Dachas were allocated free of charge to employees of various departments, officials, the military, teachers, members of the professional unions of architects, writers, artists and many others, as well as to many ordinary public servants in the USSR. Usually those were small wooden houses on a small plot of land, typically just 600 square meters in size.

In the USSR, there were whole dacha settlements (known as ‘allotment associations’), where a large number of houses stood close to each other along several streets, separated by low fences. Sometimes, houses were semi-detached and would be shared by two families, each having a separate entrance.

However, even those cramped houses were people’s favorite place to escape from the city. Albeit small, it was a patch of land that a Soviet person could call one’s own and where they could relax.

Those who were not given a dacha could still get a plot of land in an allotment association, where they could grow vegetables, visit regularly to tend their kitchen garden and gather crops. Usually people grew potatoes, cabbage and strawberries, but also much more.

Tiny Soviet apartments had hardly any storage space in them, so many people used their dachas to store old clothes, books, furniture and other junk that they did not want to throw away.

Even now, dachas are often used as a place for recycling old things, which has given rise to a peculiar “art” form, sometimes quite tacky. Check out this picture gallery of garden art here .

Traditional Soviet dachas usually had no heating. Thus, the dacha season usually opened with the first visit of the year around the May holidays, when the dacha was cleaned after several months of disuse, its shutters opened, garden furniture taken out of the shed and arranged on the plot of land, which also had to be taken care of after the winter months.

Since most dachas were just summer houses, visited mainly at weekends, they also usually did not have running water or sewerage. What they did have were outdoor wash-hand stands, consisting of a water container with a stopper underneath that had to be pushed up for the water to come out. The water from it went either directly onto the ground or into a basin.

Toilets were outdoor, too: usually in the form of a small wooden hut built over a large hole in the ground. Some dachas had outdoor shower rooms, with water collected in tanks on their roofs and heated by the sun.

In winter, dachas mostly stood unused. Those that had a stove could be visited for the New Year holidays, too, but the house had to be well heated first.

A Soviet person practically did not know how to relax. If they were lucky, they could be issued with a holiday voucher to spend a fortnight at a sea or a health resort. However, those fortunate enough to have a dacha, usually ended up spending their vacations there.

The catch was that while at the dacha, there was absolutely no time to relax, because there were always so many things to do. Something would always break down and needed to be repaired.

Even when everything was in order, there was always room for further improving the property and the patch of land it stood on, e.g. by installing a shower or building a summer veranda, for instance.

In addition, looking after the kitchen garden took a lot of time and care – first planting, then weeding, watering and caring for plants, treating them against pests and then harvesting the crops. Often, a whole weekend or vacation could be taken up by all this work.

The only time to relax at a dacha was when receiving guests. Then, hosts would heat a samovar, set a table outside and treat their guests to homemade berry jam and other goodies.

During the three-month-long summer holidays, schoolchildren could go to a pioneer camp for several weeks. But for the rest of the time, to escape from the city (and to give their parents some breathing space), children were often sent to the country, to spend time at their grandparents’ dachas. Often, parents would also take their annual leave in the summer and spend it in the country with their children.

In large dacha settlements, there were always many children, who spent all their time outdoors, running around, playing together, or disappearing to their secret haunts. An added bonus was the proximity of a river, a lake or even a small pond.

While at the dacha, children usually wore old clothes that had been retired from the city (and that could get torn or dirty without anybody minding), so they often ended up looking quite ridiculous. But nobody minded that either, as it was one of the charms of dacha life, where kids felt liberated after spending nine months in tidy and ironed school uniforms.

Stalin was very fond of spending time at his dachas. He had about 12 of them - several in Moscow Region, as well as in Sochi, Abkhazia and in Crimea. He not only worked at his country residences, but also often received ministers and officials there.

The country’s leaders after Stalin, as well as high-ranking officials, members of the Soviet nomenklatura and generals also had dachas. Theirs, however, sat not on 600 sq. m. plots of land, as those of ordinary people, but often occupied entire hectares of land.

We are proud to be celebrating the 5-year anniversary of our dog-friendly lifestyle brand, Canine Cottages.

Alongside sending thousands of happy dogs and their owners on quality UK holidays over the last 5 years, Canine Cottages has accomplished a host of other exciting milestones and we are proud of all our team has achieved.

The number of properties in our collection has more than doubled from 2,000 to over 4,800 pet-friendly holiday cottages, providing an ever-expanding, quality selection of holiday homes for our customers.

Our annual Canine Critics campaign first launched back in 2018 and has become a huge draw with 49,223 applicants in our most recent 2021 search. Since it began, 38 dogs have been selected to represent our brand and have done a fantastic job reviewing our cottages.

In 2020, we became headline sponsors of Bring Your Dog to Work Day , a fantastic initiative going into its ninth year that encourages owners to spend time with their pets, while raising money for charities dedicated to making a difference to the welfare of dogs.

Canine Club also kicked off in 2020 and has developed into a supportive community of like-minded dog owners who can discuss and provide advice on canine ownership, alongside sharing fun and entertaining content.

Early last year, Battersea Dogs Home become an important partner when we began sponsoring its pet advice email series, The Battersea Way, which provides important information and tips for keeping your dog happy and healthy.
